Smaller households, smaller homes
Protect yourself from the chill
Canadian households are shrinking,
according to Statistics Canada data.
Seven decades ago, the average
household consisted of 4.3 people; by
2011, the average size had dropped to
2.5 people per household.
While the majority of Canadian
homes over the last century were
built to support larger families,
nowadays one or two people make
up the majority of households. This
is why condominium living have
become increasingly popular.
The impact of smaller families on
the Canadian housing market has
been signifi cant, spurring a dramatic
change in the types of homes and
apartments being constructed.
The introduction of townhomes,
lofts and condominiums is e ectively
servicing smaller families and singles
who need homes and nearby
amenities. While larger homes are still
a need for some, the next time you
see another crane in the air keep this
new demographic dynamic in mind.
The move was intended to mostly
impart a slight cooling on Canada’s
hottest and most expensive real estate
markets – Toronto and Vancouver.
But the federal government’s
recent decision to raise the down
payment requirement for new insured
mortgages from fi ve per cent to 10 per
cent for the portion of the house price
above $500,000, could well have other
unintended consequences.
In particular, Calgary is among those
markets that these new rules could
infl ict additional cooling upon, at a
time when conditions are already chilly
enough.
Prospective buyers have a few
choices: buy before the new rules
take e ect Feb. 15, 2016; fi nd a way to
increase your down payment; or look
at properties of less than $500,000.
Find a way to protect yourself from
this additional chill, until later in 2016
and 2017 when the Calgary economy
and housing market is expected to
begin warming up.

encompasses 130 acres of land
located on an escarpment on the
west side of Okotoks just minutes
from downtown and a wide range of
amenities and conveniences.
“We’re really excited about the
response to this community,” says
Susan Henderson, senior development

“MountainView will have
approximately 400 homes, so it’s fairly
low density with a number of larger lots
and large homes,” she says. “It will also
be very scenic as close to 50 per cent
of the land will be open space – a mix
of environmental reserve, naturalized
wetlands, active public space and
passive recreational park space – and
there is an outstanding entrance and a
community pathway system.

MANY PEOPLE in the calgary region
will start their New Year o by thinking
about buying and moving into a new
home sometime in the near future.
Buying a new home is a big
decision and an important investment,
and there is a lot to consider. You
want to buy with confi dence, enjoy
the experience and know that you
have made the best decision for you
and your family.
Typically, the process takes place
over a substantial amount of time and
in several stages. To begin with, you
want to take some time deciding your
priorities – what you want, where you
want to live and how much you want
to spend. Then explore the variety of
homes available.
Start by doing some pre-planning
before you go house hunting.
Discuss with everyone in your
household what they want in a new
home, the yard, surroundings and
overall location. Make lists of what’s
important and divide them into must-
haves and would-be-nice-to-haves.
Before you look at prospective
homes, consider these factors:
» Think about the community,
the distance to work, tra c and
availability of public transportation.
How far away are you from schools
and child care, and what about
places of worship, hospitals and
libraries? What’s the distance to
shops, services and other amenities
and how close are greenspaces,
pathways, tot lots, sports fi elds and
other recreational facilities?
Exploring the typical new- home buying experience
MORE ADVICE ONLINEypnexthome.ca/news/advice
» When it comes to your home, think
about the style, size and the number
of bedrooms you need now and
down the road. Do you require a
garage, a home o ce, a bonus
room or storage?
» When looking at the layout, do
you prefer open or divided spaces,
formal or informal, and is there
fl exibility in the design so it can
change as the family grows? Are
there mobility restrictions and
health considerations to consider
when looking at the layout?
» What are your outdoor space needs
– yard, garden, deck and fence?
» Consider energy-e cient
materials and products that go
into the home.
» Pre-wiring requirements for
automation, security systems,
entertainment and business should
be looked at, as well as if you want
a vacuum system, underground
sprinkler system or air conditioning.
» Most importantly, before you
being home shopping, you need
to decide on fi nancing – the
down payment you have available,
desired monthly mortgage payment
and other obligations and fi nancial
needs. Get mortgage pre-approval
so you know the price range you
should be looking at.
Once you’ve considered these
aspects, check the website of the
Canadian Home Builders’ Association
- Calgary Region (chbacalgary.com)
for a list of member builders in your
community and you can check ads
and articles like those found in the
New Home Guide to get a sense of
what builders are o ering.
Talk to family, friends or co-workers
who have recently bought a new
home to learn from their experiences.
Browse the Internet for information
about builders, homes, communities,
products, fi nancing and other advice.
The key to successful house
hunting is to take your time, take
a thorough look at everything and
ask lots of questions. The more you
know, the better you’ll feel about the
choice you make for your new home.

» When it comes to your home, think
about the style, size and the number
of bedrooms you need now and
down the road. Do you require a
garage, a home o ce, a bonus
room or storage?
» When looking at the layout, do
you prefer open or divided spaces,
formal or informal, and is there
fl exibility in the design so it can
change as the family grows? Are
there mobility restrictions and
health considerations to consider
when looking at the layout?
» What are your outdoor space needs
– yard, garden, deck and fence?
» Consider energy-e cient
materials and products that go
into the home.
» Pre-wiring requirements for
automation, security systems,
entertainment and business should
be looked at, as well as if you want
a vacuum system, underground
sprinkler system or air conditioning.
» Most importantly, before you
being home shopping, you need
to decide on fi nancing – the
down payment you have available,
desired monthly mortgage payment
and other obligations and fi nancial
needs. Get mortgage pre-approval
so you know the price range you
should be looking at.
Once you’ve considered these
aspects, check the website of the
Canadian Home Builders’ Association
- Calgary Region (chbacalgary.com)
for a list of member builders in your
community and you can check ads
and articles like those found in the
New Home Guide to get a sense of
what builders are o ering.
Talk to family, friends or co-workers
who have recently bought a new
home to learn from their experiences.
Browse the Internet for information
about builders, homes, communities,
products, fi nancing and other advice.
The key to successful house
hunting is to take your time, take
a thorough look at everything and
ask lots of questions. The more you
know, the better you’ll feel about the
choice you make for your new home.

LAST YEAR was a notable one in the
mortgage world: The Bank of Canada
dropped its infl uential overnight
target rate – not once, but twice.
In its latest announcement on
Dec. 2, the BoC held the rate at
0.50 per cent – where it had been
since July after dropping it from
0.75 per cent, where it had been
since January 2015 when the Bank
dropped it from one per cent.
Just a bunch of numbers, right?
Perhaps, but some experts are now
saying rates won’t begin to inch up
from these historical lows until 2017.
This means an extended window of
opportunity for those looking to buy
a home.
If you could lock in at a low rate
over 10 years, for example, that gives
you the comfort of knowing what
your mortgage payments will be
over that period, while over that time
you can also take advantage of any
pre-payment and lump-sum payment
options to pay down your mortgage.
Another appeal of this scenario
is that, as we often point out,
experts advise you take a long-
term view of your home purchase.
For example, some markets have
recently experienced cooling prices
and softening sales. But even if
Window of opportunity
that were to happen in your market
and housing type, ask yourself: in
10 years, is a home you buy today
likely to be worth more or less? If
you need an answer to this question,
just take a look back at prices 10
years ago. Of course, there are
no guarantees, but if you’re in the
homebuying mode anyway, today’s
low rate environment makes a pretty
compelling reason to act sooner
than later to take advantage of these
opportunities.
Low rates notwithstanding, the
banks, fi nancial fi rms, brokers and
other experts still advise homebuyers
to practice smart borrowing.
Experts stress that even as rates
remain low, buyers should explore
everything from putting down a larger
down payment to taking advantage
of pre-payment options to “stress-
testing” your mortgage at a higher
rate to ensure your fi nances can
accommodate rate fl uctuations or
other unforeseen circumstances.
One day, the mortgage landscape
will change. And if you’re among
those homeowners who have been
somewhat spoiled by continuing low
rates, you could be could be in for an
unpleasant surprise.
Take advantage of today’s low
rates while you can, but also spend
the time necessary to fi nd a broker
or banker you trust, who knows
their business, and who can help
you explore what options might be
best for you.
More so than in any other area of
homebuying, you’re going to rely on
this advice – now more than ever. It
will prove to be time well spent.

With 2015 in the rear view mirror and the New Year upon us, it’s an appropriate time to take a look at Canada’s hottest real estate markets.
While you might expect that Canada’s largest and most expensive markets such as Toronto and Vancouver are also the hottest, that’s not necessarily the case.

PURCHASING A HOME will be one of
the biggest investments you’ll ever
make. If you’re just starting to look,
there are a few steps you’ll need to
take before you can buy a home.
Determine how much you can a ord
First, you have to determine what you
can a ord. Your a ordability is based
on your household income, your
current monthly debt payments and
the costs associated with owning a
home (such as property taxes, heating
costs, and condo fees).
A lender will also look at two
ratios to fi gure out how large your
mortgage can be. The fi rst is called
the gross debt service ratio. Your
monthly housing costs for (principal
and interest, taxes, and heating costs)
shouldn’t be more than 32 per cent
of your gross income. The second
is called the total debt service ratio,
which includes your housing costs
as well as any loan expenses (such
as credit card and line of credit
payments, and car loans or leases).
This ratio shouldn’t be higher than
First-time homebuyers:3 steps required to get into the market
MORE ADVICE ONLINEypnexthome.ca/news/advice
40 per cent of your gross income.
You also have to come up with
enough money to make a down
payment. You’ll need to have a
minimum of fi ve per cent. If you’re
able to come up with a down
payment of 20 per cent or more, you
won’t need mortgage loan insurance.
And you should also have money
saved for closing costs, which could
be between 1.5 and four per cent of
the purchase price of your property.
Dip into savings
Once you’ve determined how much
you’ll need, you’ll have to fi nd a
source for your down payment and
closing costs, one of which can be
your RRSP.
Under the Home Buyers’ Plan, you
can withdraw up to $25,000 from
your RRSP on a tax-free basis as
long as the funds have been in the
plan for more than 90 days. If you’re
purchasing a property with a partner
who’s also a fi rst-time buyer, you’ll
each be able with withdraw $25,000.
Keep in mind that the money has to
be paid back starting the second year
after you make the withdrawal and
you have up to 15 years to repay the
amount. If you don’t make an annual
payment, you’ll have to declare it as
taxable income on your tax return for
that year.
If your RRSPs or other savings
aren’t enough, your family may be
able to help you. In fact, an April
2015 BMO survey found 42 per cent
of fi rst-time buyers expect their
parents or relatives to help pay for
their fi rst home.
Shop for a mortgage
It can pay to shop around. If you
and your partner go with the
fi rst mortgage rate you fi nd, you
could end up paying a lot more.
Let’s assume the following: you
plan on buying a $500,000 home
with a $400,000 mortgage, your
amortization period will be 25 years,
and you have a fi ve-year fi xed rate
of 3.5 per cent. That means your
total mortgage payment will be
$1,997 a month.
But if you do a little research, you
could save some money. If you’re
able to get a mortgage with a fi ve-
year fi xed rate of 2.5 per cent, your
payments will be $1,792, a di erence
of $205 a month or $2,460 a year.
That’s why you should look for the
best mortgage rates.
You need to be ready fi nancially
before you’re able to purchase a
property. Knowing what steps are
involved to become a fi rst-time
homebuyer will allow you to start
your search for buying a home.

Create your dream landscape
ONE SHOULD NEVER underestimate the many benefits

options carefully.

different design concepts, your landscape design can

Natural Stone is a fabulous material to use for
landscaping. Serenity, timelessness, balance, beauty and
function are all traits of natural stone.
Landscape lighting is a phenomenal way to enhance
your outdoor space and bring your yard and nature to life.
Lighting provides your space with energy, safety, balance
and interest. The ambient glow of landscape lighting sets
the mood for your yard.
Custom irrigation systems are an excellent way to
conserve water and reduce your yard maintenance. This
will allow home owners to maximize the amount of water
their landscape requires. An irrigation system is a far more
effective way to provide your yard the water it craves.
Homeowners have endless options when it comes to
custom woodwork. Decks, pergolas, privacy walls, arbors
and many other options are possible with wood. Pressure
treated lumber, cedar and Kayu Batu (outdoor hardwood)
are all excellent material choices to bring the luxury
of inside outdoors.
Retaining walls create boundaries, provide function and
most importantly support earth. Walls can be the most
important part of your landscape. Garden beds, steps,
boulders, trees, shrubs and lighting can all become part of
your retaining walls.
Drainage, grade, structure and function must be
considered at every level. With a man-made concrete
product you are able to build retaining walls perfectly level.
Paving stones are another landscape option and can be
creatively incorporated into your yard. Paving stones are
more cost effective than natural stone and there are many
options of colors, textures, and sizes.
Concrete is a product which is extremely functional, low
maintenance and is very cost effective. Concrete can be
done with a brushed, exposed or stamped finish. Concrete
is great for walkways, patios, driveways and walls.
Clearly, there are many aspects to landscape construction
and it pays to explore all your options carefully. More
importantly, hire a company with a strong portfolio.
The key to enjoyment and the longevity of your yard is
quality craftsmanship. Landscaping is a process that’s built
in layers. Many of the steps are tedious, lengthy and labour
intense. Progress can seem slow due to the preparative
work required, with most typical contracts springing to life
in the final few days of construction.
Having professionals with the proper knowledge base

Q&AAsk An Expert
Q: How can using social media help in my hunt for a new home?
A: “Social media is a popular tool to use when researching buying
almost any product nowadays, including purchasing a new home,”
says Brenda Kasianiuk, social media, marketing and sales associate
for Shane Homes and Creations by Shane Homes. “Research
shows that Canadians spend an average of 36.3 hours browsing
and visit approximately 80 websites in one month’s time (source:
comscore.com).”
Many of these people, she says, are using their mobile devices such
as smartphones and tablets to visit sites like Facebook and Twitter. So,
it’s not surprising that with the growing popularity of social media, more
home builders are providing useful and relevant information on social
media for consumer’s convenience.
“Social media is an easily accessible, timely, low cost information

By Heather Ryan
Social media a popular tool for house hunters
in the home building industry,” Kasianiuk notes. “Many builders are on
social media sites such as Facebook, Twitter, YouTube, Instagram and
Pinterest and use these sites to share information such as showhome
openings, quick possession home availability, promotions and more.”
Many builders also provide relevant information for new home
owners after they move in, such as home maintenance information
and decorating tips, as well as sharing information on their community
involvement, awards and introducing new employees and initiatives.
Instagram and Pinterest are popular photo sharing sites and are useful
in providing ideas for customers’ selections when building their homes
– inspiration for flooring, backsplashes, door finishes, cabinet styles in
the kitchen and bath and virtually every aspect of your home. YouTube
is one of the top search engines, and many builders have showhome
video tours, customer testimonials and other useful videos for people
looking to find a new home. You can also research customer reviews on
impartial third party sites such as Home Stars.
“Accessing social media can make the process of buying a home
easier, as it is a source of great content for ideas once you make the
decision to purchase,” Kasianiuk says. “Websites such as Houzz provide
a database of over one million photos for design inspiration when it
comes to actually building your home.”

Welcome to 2016
Intelligence House is beginning the new year with a general review of how economic experts expect key provincial indicators to perform throughout 2016. For this exercise, we’ve studied the comprehensive survey of provincial outlooks published by the Alberta Treasury Board and Finance, in conjunction with their most recent provincial budget, as well as the Canada Mortgage and Housing Corporation’s winter outlook for Alberta’s housing market.
In general, today’s provincial outlooks call for moderate economic performance under the expectation that the price of oil will average marginally higher in 2016 by comparison to those experienced prior to 2015. This expectation is different from the general expectation issued last January when many economists assumed oil prices would grow consistently throughout 2015 and 2016. With this new scenario, a new reality has set in and the expectation for Alberta’s labour markets and corresponding net migration levels in 2016 are in general, moderate.
*Alberta Treasury Board and Finance Average and Range of Outlook Survey (Oct 2015) **CMHC Housing Market Outlook for Canadian Prairie Regions (Nov 2015).
That said, the net economic outcome of 2016’s labour market (real GDP) is expected to outpace 2015 levels, which will encourage stronger household income growth. In turn, annual resale housing transactions in the province are expected to reach similar levels as experienced in 2015, keeping housing prices in this market marginally higher on average.
Provincial new housing starts are, however, expected to contract as the market for new homes focuses more on selling current constructing inventory. This will help relieve any downward price pressure that might otherwise occur if the level of unsold completed new homes were to increase.
The table below provides a summary of the forecasts reviewed in the above interpretation.
Intelligence House reminds the reader that this outlook is for the province as a whole, and does not apply to every provincial community equally – as some communities are poised to perform much better than others by a similar analysis.
Intelligence House is Alberta’s newest and most innovative
Real Estate Marketing Agency with a focus on strategic
market intelligence which includes full research, marketing
and sales / leasing services for the real estate industry.

Showhome Review | SHANE HOMES
Shane Homes takes Tofino III showhome to
PRESENTING A BEAUTIFUL decor, stunning features and
super-sized spaces, Shane Homes has taken its Tofino III
showhome in West Grove Point to new heights.
“The Tofino is one of our most popular plans, and with
this showhome we’ve upped the wow factor,” says area
manager Jack Kushner. “It’s an absolutely beautiful home
and if it’s not the nicest decorated showhome that Shane
Homes has ever done, then it’s in the top three.
“This showhome is a customized version of the Tofino
III, so it’s larger and more luxurious,” Kushner says. “It’s a
30-ft. wide home, so four feet wider than the standard
Tofino creating a very spacious, open feel.
“People come into this home and say ‘Wow!’ They love
the incredible ensuite – it really has that spa-like feel – the
kitchen with the exotic granite and the spaciousness of all
the bedrooms – all of which come with walk-in closets
and built-in shelves,” he adds.
The 2,882-sq.-ft. showhome impresses right from the
front door, with a grand foyer featuring a towering open
to above ceiling, open rails on the staircase that provides
a view through to the rear of the home and a richly toned
hardwood floor.
The nine-ft. ceilings on all three floors and eight-ft.
doors on the main and second floors add to the sense
of grandeur and a classic contemporary look in warm
grey and white gives the home a clean and crisp look
without being stark.
Off the foyer, double French doors open to an IT zone
offering an ideal home office space with a built-in desk
and upper and lower cabinets, and also up front is a half-
bath and a huge mud room that provides substantial space
to store boots and coats with built-in lockers, shelves and
a functional bench.
The kitchen is a feast for the eyes with its upgraded

granite-topped island with breakfast bar seating as the focal
point. Other stunning features include a chimney-style hood
over the cook top range that blends into the cabinetry, built-
in wall oven with microwave above, ceiling height cabinets,
full-height decorative tile backsplash and a walk-through
pantry with built-in shelves and an upright freezer.
Shane adds a special touch by continuing the kitchen’s
style in a built-in hutch complete with a wine fridge and
built-in wine rack in the adjacent dining area, while the great
room offers a warm, comfortable space highlighted by a
gorgeous feature wall that surrounds the fireplace.
At the top of the stairs, the expansive bonus room
offers a vaulted ceiling and an eye-catching built-in
entertainment unit.
The grand owners’ suite presents a relaxing private
retreat that can easily accommodate king-sized furniture
and owners will love indulging themselves in the lavish
ensuite featuring a bank of windows, a free-standing
soaker tub, super-sized walk-in shower and granite-
topped his and her vanities – hers also has a make-up
table – plus there is a large walk-in closet.
The upstairs also features two generously-sized
bedrooms each with walk-in closets and one with an
inviting built-in window bench seat, a full bathroom and
large laundry room.
This showhome features an oversized double garage,
however, Kushner says because the lots in West Grove
Point are average 158-ft. long Shane Homes can build
triple and quadruple tandem car garages. “We also offer
a great selection of lots, about 50 per cent are walkouts
and 75 per cent back onto greenspace.”

PEOPLE WHO LIKE to be a part of the
downtown buzz and enjoy condo
living will love East Village. Active
residents, downtown urbanites and
professionals who value being close
to work and the amenities associated
with downtown should defi nitely
consider this area. Just remember –
you’ll pay for these conveniences
Vibe
East Village has undergone intense
revitalization in the last few years.
Due to once high vacancy rates,
this downtown neighbourhood was
formerly known as “the wrong side
of the tracks,” but in recent years has
become one of the residential hot
spots. East Village is now home to
restored heritage buildings, public art,
brand new condominium highrises,
parkways and connecting bridges.
Meet the neighbours
The convenience of having
downtown so close and the infl ux of
new metropolitan inspired condos,
complete with rooftop patios and a
spectacular view of the river, make
this a popular place with the younger
Neighbourhood Profi le
crowd and professionals. You won’t
see much for families in the area and
many of the residents are renters
versus owners.
In the area
The Riverwalk is always full of
runners, cyclists and outdoor yoga
classes. Coined “Eat Village” by locals,
there’s Charbar restaurant and patio;
Phil and Sebastian co ee and fresh
baking from Sidewalk Citizen Cafe
– all located in the now restored
Simmons Building. You’ll also fi nd an
assortment of food trucks.
Planes, trains & automobiles
Because this community is so
centrally located, this is one part of
Calgary where you could go without
a vehicle. The city hall C-Train stop is
close by and downtown is just a few
minutes walk via the Riverwalk. Bike
and walking paths also make it easy
to cross the river into a number of
nearby neighbourhoods.
The good, the bad & the rest
With ambitious plans to bring in
high-end retail, hotels and other
luxury amenities over the next few
years, this is sure to become one of
the most posh areas to buy a condo
in the city. Revitalization e orts have
gone a long way to clean up this part
of the downtown.
Real estate
If East Village sounds like the place
for you, then you should be prepared
to pay more than average to rent
or own. Living in the heart of the
city means you’re paying more for
groceries, meals out and retail, which
is why it makes for an ideal spot
for single people or couples with
disposable income.

ONCE YOU STEP into foodie territory,
there’s no going back. It’s exciting to
be on the look-out for new delights
– here are three food and drink
establishments well worth a visit.
Ikemen Ramen Bar and Cocktails
Address: 217 10th St. NW
Phone Number: 403.452.2148
There are few better things to eat on a
cold day than a hot bowl of delicious
noodle soup. Ikemen serves up a
variety of Japanese ramen noodle
bowls each with a distinct fl avour
compared to the others because of
carefully chosen ingredients.
Try the mushroom ramen – kombu
shitake broth, assorted mushrooms,
yuzu zest, green kale, garlic chips,
sesame seeds and green onion – but
make sure you add the chicken or
pork on top as you’d be missing out
if you didn’t try at least a few slices of
Ikemen’s melt-in-your-mouth chasu.
Native Tongues
Address: 235 12th Ave. SW
Phone Number: 403.263.9444
This new beltline Taqueria has got us
all screaming for more of its casual,
yet high-quality Mexican cuisine. With
a strong focus on tacos, menu options
range from just $3.75 to over $35 for
the ultimate sharing platters with the
latter being a great way to get a small
piece of all the humongous tastes at
Native Tongues.

shells you’ll get to enjoy a variety of
classic fi llers ranging from chicken
and chorizo to more exotic meats
like braised beef tongue and grilled
octopus mixed in with sides of your
choice such as avocado, diced onions,
roasted poblanos and other specialties
such as peanut chile salsa.
Proof Cocktail Bar
Address: 1302 1st Street SW
Phone Number: 403.246.2414
You’ll be hard done by to not be able
to fi nd a cocktail that suites your
liking at Proof on First Street Village in
Victoria Park. More than 300 liquors
are available for you to choose from, as
you’ll see behind the bar with the entire
wall covered with bottles, a neat touch
for a food and drink establishment that
is one of the main stars in the growing
cocktail lounge scene here in Calgary.
Proof also has an assortment
of small tapas-style bites great for
sharing ranging from the pickled
shrimp cocktail to the fl u y gougeres,
the perfectly sized snack to go with
any exotic drink on the menu. It’s
fi rst-come, fi rst-served here, but with
about 60 seats, you should be able to
fi nd a spot sooner than later.
