We and other industry sources in New Home Guide have been writing
more and more recently about Development Charges, trying to bring attention to this increasingly important topic – and what buyers might be able to do about it. DCs are the fees applied by various levels of government when homes are built, to pay for new roads, transit and other infrastructure.
Now, we’re happy to report, home builders are getting creative, looking for ways to give buyers a break on rising new home costs. In one example in Toronto, Edilcan Development Corp., found a way to freeze DCs at 2013 levels at one its

Get it in writingAnd have your lawyer review your agreement
Buying a brand-new home offers you an opportunity to customize it to your liking. It can be a
dream come true and an investment for the future – but don’t forget, it’s also legal transaction.
The term “get it in writing” has never been more important in the case of the new-home purchase, since such a document outlines everything your home will have in it, on it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms and conditions between you and your builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon.
Since building a home is much more complicated than a resale transaction where the unit and/or property likely already exists, there is

no set Agreement of Purchase and Sale or standard contract for buying a new home. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements, so contracts can vary from one builder/developer to another and from province to province.
Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand what it contains. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document and an agreed-upon contract, so seeking the services of an experienced real estate lawyer is an important step toward ensuring that your dream home becomes a reality.
projects – a master-planned community that involves townhomes and three condominium towers.
We don’t expect that all home builders will be able to nd similarly innovative solutions, but the initiative is a shining example of what can be done – while home builder associations across the country lobby government on behalf of new-home buyers.
Given that these rising fees are almost always transferred right on to you, the new-home buyer – along with your associated mortgage costs – such creative e orts should be applauded.
As you’re out there scouting about for your new home, ask your builder how it is handling DCs, and if there are any opportunities to save.

“What makes this home stand out is it offers an ensuite bathroom in the fourth bathroom – a feature you usually only see in more expensive homes,” he says.
“The plan also offers several options allowing you to choose the design that suits your family’s needs,” Levy says, for example, the showhome has a smaller loft to accommodate the fourth bedroom and ensuite, but you can also have a three-bedroom layout with a large bonus room, a fourth bedroom without an ensuite and a smaller bonus room with a computer nook.
The Bentleigh opens to a bright entry providing sufficient space to accommodate a large bench or hall table. The hardwood floor and soft colours give the home a warm, welcoming feel.
Just off the entry is a front living room, with the option to close it off if you want to create a private office or den. Down the hall from the living room are a convenient half-bath and a large mud room off the garage.

A home that provides flexibility and substantial space for growing and extended families is proving popular with new-home buyers in the northwest community
of Sherwood. The Bentleigh, crafted by the Genesis Builders Group, a
2,213-sq.-ft. two-storey showhome with a front-attached garage, “is a big seller for us,” says area manager Harry Levy.
“People really love this plan, which has four bedrooms and three full bathrooms upstairs because it’s ideal for families who have lots of kids, older kids or have extended family or even a nanny living with them,” Levy says. “It provides everyone with their own space.”

GENESIS BUILDERS GROUP | Bentleigh
Heading to the rear of the home, a large opening to the right leads to a flex room designed in the showhome as a classy formal dining room, providing an intimate space for hosting friends and family.
Across from it, the kitchen serves up an eye-catching granite-topped island, which provides substantial space for food prep and food service, as well as a large eating bar. The kitchen also features stainless steel appliances, 42-in. cabinets topped with risers to the ceiling, a corner pantry and a full-height tile backsplash.
Adjacent to the kitchen is a bumped-out dining nook with a door to the rear deck, and across the way is an inviting family room highlighted by a stunning wall-centred fireplace surrounded in mosaic stone from floor-to-ceiling for a dynamic look.
“People really like having a separate family room and living room on the main floor. We can open the flex room to make it feel bigger or close it off to create an office space,” Levy says.
Upstairs, the homebuyers will adore their master bedroom that provides generous space to accommodate king sized furniture without feeling cramped, a luxurious ensuite featuring dual sinks, soaker tub and oversized walk-in shower and a separate walk-in closet that connects through to the second-floor laundry room.
There are two secondary bedrooms, a full bathroom with dual sinks and a comfortable loft that is great for
entertaining. And, of course, there is the fourth bedroom with its own ensuite.
The Bentleigh is one of 10 different models being crafted by Genesis in Sherwood that range from 1,720 to 2,661 sq. ft. Genesis is currently building in Phase 3 and just released 21 lots with possibility of walkouts. “We have a few lots remaining that back onto greenspace,” Levy says.

ASK AN EXPERT: by HEATHER RYAN
Q & A
What to consider before you start an outdoor project
ask an expert by HeatHer rYan
Q: We purchased a new home and want to know what we should be aware of when beginning our outdoor projects?A: “Grading is the most important thing to be aware of when doing any project,” says Ron Heggs, director of special projects for Shane Homes. “Before starting any work in your new yard you need to first get a grading certificate. You normally get this certificate from your builder once the grading and loaming of the property is completed.
“It’s important that you maintain the grade once you get the certificate and start your project,” Heggs says. “It doesn’t take much to go from a foot to four inches of slop, so you really need to be aware of what you’re doing when prepping your lawn or putting in shrub beds. You want to make sure what you’re doing doesn’t interfere with how the water will drain from your property and that it doesn’t affect your neighbour’s property.”
As well, Heggs says, there is going to be some settlement of the yard, especially if the home was built in the winter, and there is settlement even after the grading and loaming, so he suggests waiting a few months before you start any project.
When planning your backyard projects, start with a deck
or a gazebo, he says. And, check building codes and bylaws and obtain the necessary permits before you start.
After the deck, prepare the yard for shrub beds. Many homeowners put flower beds up against the house, however, Heggs cautions against placing those against the foundation wall if they need a lot of water because that water could potentially seep into the basement.
He suggests putting gardens against the fence and garage. However, if you have a fence against a drainage swale in your backyard, avoid putting gardens all along it. “You can do some corner beds, but leave room for the water to drain into the swale.”
If you’re planting trees, think about how big they will get; you don’t want them hitting the house, deck or fence in years to come.
Heggs recommends bringing in the materials you’ll need for the lawn and shrub beds, before building the fence that way no one is walking on a newly sodded or seeded lawn to build something.
Also, before starting any project locate all utilities and know the location of your property line.

The majority of Canadian adults (61 per cent) don’t know what options are available to them if they can’t pay their mortgage, according to a survey of 1,500 Canadians by Lawyers’ Professional Indemnity Company (LAWPRO). Another key finding – 79 per cent of Canadians currently own or have considered purchasing property – paints the picture of a nation that values homeownership, but lacks the mortgage literacy necessary to safeguard their biggest asset.
“Arming yourself with knowledge is key,” says Ray Leclair, vice-president at LawPRO. “If you’re experiencing financial difficulties, you don’t have to go to your lender alone and unprepared. Speaking with a lawyer is an investment in learning your rights and obligations regarding a mortgage you can’t pay. An experienced real estate lawyer can also help you find solutions and strategize how to protect your most significant asset.”
The survey findings were particularly alarming for the 18- to 34-year-old age group, as almost three quarters (74 per cent) of Canadians in this group don’t understand their options if they can’t make a payment.
Understanding mortgage terms and options is more important than ever. Economic and employment concerns mean that income and mortgage payments can be less secure.
There may be a number of solutions available if you are having difficulty meeting your mortgage payments, or expect to miss payments in the future:» Restructuring your payments» Refinancing with your lender or another lender» Working out an agreement to make forward payments despite missed payments in the past» Reviewing revenue possibilities from the property» Selling your home on your terms» Reaching out to friends/family for a loan
A lawyer can provide valuable advice and insight as you consider your options. For example, if parents, other family members or friends offer to help meet your payments via a loan or gift, a lawyer can develop agreements to clarify whether the funds represent an ownership interest, or set the terms of repayment.
“If you’re behind on your mortgage payments, other priority payments associated with the property, such as taxes, condominium fees and utility bills may also be affected,” adds Leclair.

Mortgage essentialsIt’s a hot topic in a changing landscape, so learning as much as you can is time well spent
payment to taking advantage of pre-payment options and even “stress-testing” your mortgage at a higher rate to ensure your nances can accommodate rate uctuations or other unforeseen circumstances.
e mortgage market is a complex beast, and as a prospec-tive homebuyer, these are not lessons you’re going to learn overnight – nor do you likely want to. You’re focused on saving a down payment, getting your nances in order, searching potential neighbourhoods, choosing a home and selecting interior nishings.
But just as important is to also spend as much time as necessary to nd a broker or banker you trust and who knows their business. More so than in any other area of homebuying, you’re going to rely on the advice of this member of your team
– now more than ever. It will prove to be time well spent.
Mortgage interest rates, still at historical lows and expected to remain so until later this year and maybe even into 2015, represent a window of opportunity for those looking to buy a home.
e Bank of Canada, in its latest rate announcement on June 4, once again held its in uential overnight target rate at one per cent – where it has been since September 2010.
Indeed, the mortgage industry remains ultra-competitive, lenders often introduce new products and otherwise there are plenty of options for borrowers.
If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage.
Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuy-ing mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities.
Low rates notwithstanding, the banks, nancial rms, brokers and other experts still advise homebuyers to practice smart borrowing – everything from putting down a larger down

It’s unlikely that the first home you buy will be the one you stay in forever. At some point, you’ll want to sell and buy a new home – either to upsize, downsize or move to a new location. And when you find yourself in that situation, there’s a good chance you’ll be relying on the equity from your existing home to help you purchase your next one.
Unfortunately, you could get stuck in a situation where the closing date for your new home is before the closing date of the home you’re selling, which leaves your down payment tied up in equity. Mortgage brokers estimate that 20 to 30 per cent of Canadian homeowners find themselves in this situation; if you’re one of them, bridge financing is the tool that can help you out of it.
How does a bridge loan work? Well, let’s say the closing date for the home you’re buying is 40 days before the closing
date for the home you’re selling. A bridge loan is simply a loan for the amount of equity you want to take from your existing home that covers you for those 40 days. Bridge loans are automatically repaid when your sale goes through and your equity is put against the mortgage on your new home.
Because bridge financing is so common, all of the big banks offer it to their mortgage customers. (Note that some smaller lenders and credit unions do not.) Most lenders are comfortable lending up to $200,000 for as many as 120 days. If you require a larger loan or an extended period of time, you may need to hire a real estate lawyer, which makes the financing process more expensive, as legal fees will be involved.
Of course, as much as a bridge loan is meant to help you out with your home purchase, it is still subject to interest – often at a rate similar to an open mortgage or a personal line of credit (such as Prime plus two or three per cent). The interest rate may seem high, but remember it’s only charged for a short period of time, before the equity from your first home will be available to repay the loan. Your lender may also charge a flat administration fee in the range of $200 to $500.
To qualify for a bridge loan, all you need is a copy of the Sale Agreement from your existing home and the Purchase Agreement for your new home. Oh, and firm closing dates on both properties – without them, you may need to get a bridge loan from a private lender, who will charge you a much higher interest rate than what one of the big banks would. Good luck!

JUN 20 - JUL 18, 2014 | NEW HOME GUIDE 19
As Calgary matures and grows, some homes are surrounded by landscaping that is outdated, falling apart or simply not appealing to the homeowner. One
should never underestimate the many benefits of creating a usable functional outdoor living space customized to your wants and needs. It is important to understand that quality landscaping requires substantial investments of time and money. Therefore, having a budget and planning around it is critical. Homeowners should consider what kind of space they desire. Must it be safe for children? How much entertaining
will you do? Are you a gardening green thumb? Or would you prefer no maintenance at all? These are the types of important questions you should have answered, in order to create a landscape concept that works for you.
Many homeowners underestimate the work associated with landscaping, or the knowledge required to produce a quality outdoor living space. Do-it-yourselfers may be in for a surprise. It is important to hire someone who has extensive experience in the industry, and is a full-service landscape company. The key to longevity is quality construction.

BEDROOM SPEND
Mattress & Box Spring | Approx $1,500 – $3,000Although it is the least glamourous item to buy for the bedroom, it is the most important. A good mattress will make all the difference in getting your beauty sleep each night. “The mattress should last you at least 10 years,” says interior stylist Paul Semkuley. “Especially when you purchase it with the coordinating box spring – as it absorbs up to 50 per cent of the body’s impact.” Semkuley also suggests getting comfy and cosy in store by laying on it like you would normally sleep, to see if the mattress is a right fit. Whether you prefer a mattress that is firm, made of organic material or one that comes with a pillow top for extra comfort, buy the best one you can afford.
TIP Don’t try to save money by using an old foundation or box spring with your new mattress. A mattress paired with its new box spring work together for all around better support, and keeps the mattress in shape longer.
FACT A study conducted in the U.S., Canada, Mexico, UK, Germany and Japan found that a comfortable sleep surface and cosy sheets and bedding were rated the most important romantic elements in all six countries.

Calgary has been named the fth ultimate sports city in the world, and with no other Canadian cities ahead of it in the rankings, this also makes it tops in Canada!
Calgary’s place as one of the top sports cities in the world was announced at the global SportAccord Conference held in Belek, Turkey in April, as part of the Ultimate Sports City Awards.
ese awards are the longest-established of their type, held every two years since 2006 and are fully recognized by the international community. Way to go Calgary!

SportBusiness Ultimate Sports Cities head judge Rachael Church-Sanders commented on Calgary’s rst ever appearance and success in the rankings as the best “small” city.
“Calgary swept the board through its achievement of high rankings for categories like security, event strategy, hosting, public sports interest/tourism and legacy. It is truly a world-class sports city that puts sports at the centre of its very being.
"Prime examples would be its hosting of the annual Calgary Stampede and Spruce Meadows horse events that have much history behind them, as well as the growing and dynamic Calgary Sports and Entertainment Corporation.
" ey have shown that Calgary has a robust calendar of cultural and sporting events that all lay under one major umbrella – the Calgary Sport Tourism Authority.
"Calgary is a city that has strongly embraced the 1988 Winter Olympic Games and continues to honor that legacy through renovations of those buildings used in the games and planning that continues their involvement in local activities and events.”
It’s very true – sports are closely tied to much of the best entertainment our city has to o er. Whether it's zip-lining or skiing at Canada Olympic Park, taking in the rodeo at the Calgary Stampede or a hockey game at the Saddledome, our sports facilities will continue to be important focal points in the community today and for many years to come.

More than $40 million of the $65-million cost of the Rotary/Mattamy Greenway – which when completed will be the largest urban system of pathways and parks in the world – has already been raised by Parks Foundation Calgary.
“This is truly a remarkable example of the collaborative community spirit of Calgary,” says Mayor Naheed Nenshi, upon completion of Phase Two of the three-phase project.
The success to date was celebrated at a family-friendly event in the Brookfield Residential community of Cranston. Brookfield was the first of five developers to support the project, by putting pathways and other amenities in its neighbourhoods.
The Greenway is the 29-year-old Parks Foundation’s biggest project yet. When completed in 2016, it will be a 138-km network of natural spaces, parks, playgrounds and pathways around the city.
Calgary-Glenmore MLA Linda Johnson lauded the Greenway as an excellent example of private-public partnerships working to encourage healthy lifestyles, while showcasing the beauty within the province’s urban centres.
The second phase of the 138-km Greenway goes from the Western Irrigation District (WID) Canal on the eastern border of Calgary to Highway 22X, crosses over the highway at 52nd Street S.E., and traverses the communities of Auburn Bay, Seton and Cranston before entering Fish Creek Provincial Park. Phase 2 also includes a major spur into Mahogany.
David Allen, president Calgary Communities for Brookfield Residential, which is including Greenway amenities in its three southeast communities of Cranston, Auburn Bay and Seton, says the
PARKS FOUNDATION CALGARY
celebrates $40-million partner commitment with near completion of phase two of Rotary/Mattamy Greenway
company is proud to be part of a project that is “so unique – in both scale and vision – to this city.
“At Brookfield, we know Calgarians believe that providing paths and public spaces for all to enjoy is essential to building community,” says Allen. “The greenway will enhance so many Calgarians’ lives and connect residents to the natural beauty of this area. Thank you to the Parks Foundation, the City of Calgary and everyone involved in forging a shared path towards health, community and sustainability. “
Other Phase Two partners supporting the Greenway project include the City of Calgary, Hopewell Residential, Bonavista Energy, CNRL, Crescent Point Energy, First Energy Capital Chair Jim Davidson, Pembina and Trans Canada Corp.
The third phase of the project will take the Greenway from Airport Trail through the neighbourhood of Cityscape, then connecting with two new, side-by-side communities on the most northeastern tip of the city, SkyView Ranch and Redstone.
From there, the Greenway traverses west to 12-Mile Coulee, then south to connect into Baker Park, Bowmont Park and Edworthy Park. The pathway will then travel south along Sarcee Trail and 37th Street to the west edge of Fish Creek Park, which completes the 138-km loop.

TIP Buy a vanity that is proportioned to your space. You may have room for a big vanity but little room for anything else.

Vanity & Countertop | Approx $2,500 – $4,000 You may think this is an odd pick to invest your money in, but the vanity is a key item for the bathroom. Don’t forget you will be using the vanity every day, multiple times, opening and closing doors and exposing it to moisture. “The most important need of the vanity must be function,” says Semkuley. “Spending more on cabinetry that is made of solid wood will last much longer in a “wet” environment, than those made of a pressed wood compound.”

Homes by Avi has reintroduced its popular semi-detached homes to the southeast community of Walden. This is the second time that the homebuilder has offered this versatile product in Walden, with the first lots selling out in record time.
“Our Walden semi-detached homes are very well received,” says Karl Bursnell, sales manager for Homes by Avi. “Customers like that they can enjoy the benefits of a single-family home, like a private yard and the ability to build a garage, but at a more affordable price point. And there are no condo fees to worry about like with a multi-family unit.”
Bursnell also attributes the popularity of Homes by Avi’s
semis to the enticing list of inclusions, such as nine-ft. main floor ceilings, hardwood, quartz in the kitchen and front landscaping. “They offer a complete package, so they really appeal to young professionals who want to enter the market with a comfortable, inviting home, as well as those who want to downsize, but still desire some extra space for entertaining friends and family.”
Interested parties can tour the semi-detached showhomes now open at 350 Walden Dr. SE. More information on these and other Homes by Avi product offerings is available at homesbyavi.com

//SHOWHOME REVIEW
» by HEATHER RYAN
Shane’s Fiesta II in Hillcrest POPULAR WITH BUYERS
Showcasing a number of popular features people come to expect in a larger home, but in a
smaller, more affordable package, has made Shane Homes’ latest showhome in Hillcrest a hit with new-home buyers.
“The Fiesta II is one of the most favourite, family-friendly, budget-friendly models in Hillcrest,” says Karen Kotchar, co-area manager with Jeff Brodowski.
“It’s one of our most popular plans under 2,000 sq. ft.; people love the design and features and they say it feels much larger than it is,” Brodowski says. “It’s a very family-oriented home with a good sized kitchen that you often see in
much larger homes and it has everything that young families look for, such as a walk-through pantry, upstairs laundry room, large bonus room and spa-like ensuite.
“It has a very functional design that families can grow into; it’s a great move up home,” he says. “Our homes are $50,000 to $100,000 less than in Calgary, with lots that start at $111,000 yet you’re just seven minutes away, and we’re on the highest point in Airdrie in an upscale community minutes from shopping.”
Offering 1,923-sq.-ft. of living space, this two-storey, front-attached garage showhome offers a range of
exceptional standard features and numerous optional layouts to suit the various needs of buyers.
Stepping inside the Fiesta II, the bright open foyer offers plenty of room to greet guests as well as space for a hall table or bench and you’ll love the tile floor that spans most of the main.
Off the entry is a convenient half-bath and a door opens to the short hall that leads to the garage entry and mudroom. A bonus feature on the main floor is the walk-through pantry and “people love the amount of space and storage it supplies,” Brodowski says.

SHANE HOMES | Fiesta II in Hillcrest
The kitchen is a feast for the eyes with a massive dark granite-topped island at its focal point. The island provides plenty of food prep space and a huge breakfast bar – ideal for casual meals or for guests to pull up a stool and socialize with the hosts. The kitchen also features granite countertops, a full-height glass subway tile backsplash, loads of cabinetry including a built-in wine rack and microwave niche and upscale appliances including a cook top and built-in wall oven.
Adjacent to the kitchen is a huge dining nook that provides substantial space for a large table and you can even expand the entertaining to the outdoors through a single door to the rear deck.
Across from the kitchen, the expansive great room is highlighted by a wall-centred fireplace surrounded in tile and topped with a wood mantle and an open niche for displaying your decorative items.
Upstairs, you’ll adore the impressive owners’ suite that offers a relaxing space that can accommodate king-size furniture, an inviting ensuite with dual sinks in a long granite-topped vanity, corner soaker tub, glass walk-in shower, granite-topped make-up table and a large walk-in closet.
Down the hall are two generous sized rooms for the kids, a full bathroom with granite-topped vanity and a good sized laundry room.
A huge bonus room at the front of the home provides a great place for kids to entertain friends or for the family to relax and enjoy a movie night and there is even additional room to place a desk for a study area or to surf the Internet.
Shane Homes also has the Tofino II showhome on parade in Hillcrest. The showhomes, at 109 and 113 Hillcrest Dr. in Airdrie, are open Monday to Thursday, 2 to 8 p.m., weekends and holidays, noon to 5 p.m. Call Jeff or Karen at 403.536.2316 for more information about these showhomes, other models and lots available in Hillcrest, or visit shanehomes.com

//insurance needs & OPTiOns
What many consumers don’t realize, however, is that this insurance doesn’t protect
you, the homeowner – it protects your lender against
mortgage default.
dO yOu need
mortgage loan insurance?
Buying a new home and not sure if you need mortgage loan insurance? Well, if you’re making a down payment of less than 20 per cent of the purchase price (what’s known as a high-ratio mortgage), your lender will almost certainly require you to have mortgage loan insurance.
What many consumers don’t realize, however, is that this insurance doesn’t protect you, the homeowner – it protects your lender against mortgage default. But since the mortgage is insured – essentially guaranteed by Canada Mortgage and Housing Corp. – this program also enables consumers to purchase homes with a minimum down payment of five per cent.
Mortgage loan insurance is not to be confused with mortgage life insurance, which guarantees that your remaining mortgage at the time of your death will not be a burden to your estate.
The CMHC Mortgage Loan Insurance premium is calculated as a percentage of the loan and is based on the size of your down payment. The higher the percentage of the total house price/value that you borrow, the higher percentage you will pay in insurance premiums.
If you’re putting down five per cent as a down payment and mortgaging the balance, your loan-to-value (LTV) ratio is then 95 per cent. Generally speaking, the higher the LTV, the greater the premium for mortgage loan insurance. For example, for an LTV of 95 per cent, the standard premium is 2.75 per cent of the purchase price; for an LTV of 90 per cent, it’s two per cent; for an LTV of 85 per cent, the premium is 1.75 per cent, and so on.
The premium can be paid in a single lump sum or it can be added to your mortgage and included in your monthly payments.
Without mortgage insurance, you may avoid the insurance premium, but you could also pay higher interest rates for the mortgage, as well as additional administrative fees. At the end of the day, for the vast majority of borrowers, the cost of CMHC Mortgage Loan Insurance is more than fully offset by the savings achieved.
Under the CMHC Green Home program, buyers may qualify for a 10-per-cent premium refund and extended amortization period without surcharge, for mortgages used to finance an energy-efficient home.

Since the downturn of the economy more than five years ago, financial institutions and various credit adjudicators have tightened the reins on their lending policies, and in particular, pay much greater attention to an individual’s past credit experience than ever before. Nowhere has this been more evident than in the mortgage industry. With foreclosures at historic levels, most lenders, insurers and their investors have reduced their product offerings, while at the same time, they have placed considerably more emphasis on a client’s credit (beacon) score when making their final decision.
Still, there are a number of things you should know, not only when it comes to you qualifying for a specific credit product, but also in maintaining a good credit rating in general.
Due to the level of fraudulent activity that is occurring in the world today, it is prudent that you check your credit report on an annual basis to ensure that all account information that is contained in the report is accurate. There are two main credit report providers in Canada; Equifax and Transunion. Each of these providers can be accessed online at econsumer.equifax.ca and transunion.ca, respectively.
When applying for credit, it is important that you don’t apply to several different banks or financial institutions within a short time of each other. Each time you do so, it is referred to as a “hit,” and this may result in your score dropping enough to prevent you from qualifying for that particular credit product. In the case of purchasing a home or refinancing your existing property, it is beneficial to use the services of a mortgage broker as we typically access your credit report once, and supply it to the various financial institutions for review. If you access your own credit report by contacting either Equifax or Transunion directly, this does not represent a “hit” on your file and therefore does not impact your score.
In order to get your score as high as possible, you may want to consider doing the following. It is best to make at least the minimum payment required for that particular credit card or line of credit each month. If possible, keep your balance(s) at or below 75 per cent of your credit
Do you know how
you rate?
//mortgage mogul
limit(s). In the event that you are either late with a payment or your account has gone to collection, it is vital that you bring the account up to date as soon as possible. You would be amazed how much your score will drop if you are so much as 30 days late on an account, regardless of how much or how little that minimum payment required is. The good, the bad and the ugly stay on your credit report for a minimum of six years.
In situations where there has either been serious delinquency or a bankruptcy in the past, it can be very difficult to re-establish one’s credit rating. One of the easiest ways to do so however, is to get a cash secured credit card. It is recommended that you get a limit of at least $1,500, which means you need to pledge at least that much money as security. In order to qualify for a mortgage, you need to have at least two credit products with a minimum of a $1,500 limit, and they need to have been open for at least a year with no repayment issues. If you hold the card for a year and continue to make the minimum payment each month, you will find your credit score will go up significantly. This same approach may be used in situations where a client doesn’t have any credit whatsoever. Individuals with no credit history are often viewed in the same light as those clients with bruised or poor credit ratings, because there is no previous credit to base their decision upon.
As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month…

mortgage oPtIonsyou can choose any of these mortgage options which fit into the two basic mortgage types. lenders may even customize these options to suit your needs.
OPEN MORTGAGE:allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.
because of f lexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.
CLOsEd MORTGAGE:usually has the lowest interest rate available but lacks the f lexible features of other mortgage options.a good choice for those who want the security of knowing their monthly payment is fixed for a longer term.
Prepayment options are available but they are subject to conditions.
PORTABLE MORTGAGE:flexibility if borrowers move. borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. this is an attractive option if the rate on the existing mortgage is lower than current rates.

Calgary Region Home Builders’ Association

» by DONNA MOORE
With the increasing in-migration to Calgary, it stands to reason many people will be looking to buy a new home this year.
For those who have never gone through the process of buying a new home, it can be a daunting task and often leads to a number of questions about the construction process. Many new-home buyers will want to know answers to questions such as: How long will it take to build? What order are things done, and when do you make final decisions about features and finishings?
Your home builder is a great resource to help answer these and other questions that may arise during the home-building process.
However, to help you further, here is an outline of the typical construction process. Keep in mind that this is a generalized description – your own builder may use a different approach. The process and schedule will also be affected by the size and style of the house, construction techniques used, the amount of customized work being done and other factors, so be sure to ask your builder for the specifics on your own home.
Typically, before any construction begins, plans for your home are developed, finalized and required permits are obtained.
Construction begins with the foundation, so your house is staked out and the land is prepared with often the topsoil being removed and piled elsewhere for later use. Excavation is done and the footings are formed and poured. Utilities such as water, electricity, telephone and cable services may be brought in at this time.
The foundation walls are erected and the foundation may be insulated and damp-proofed. Weeping tiles are installed to drain ground moisture away from the house. A city inspection of the foundation will be conducted before the outside perimeter is backfilled.
At this time, your builder may ask you to begin making your selections for interior finishings, such as type of flooring, tiles, cabinets and paint. While it will be weeks before these items are needed, they are usually ordered early to prevent delays.
Next, exterior walls, interior partitions and the roof are assembled. Roof trusses are most often brought to the site ready for installation, and roofing is completed and windows and doors are installed with the goal to “lock up” the home as quickly as possible to protect it from the elements, especially

Then, the basement floor is installed and electrical and plumbing services are roughed in, plus ducting for heating, cooling and ventilation is installed. The city will require a structural inspection at this time to ensure the home is being built according to code, plus electrical and plumbing inspections will be conducted as well.
For the next several weeks, a great deal of work will happen inside and out, much of it at the same time and during this period of work your builder will likely provide updates and ensure selections and other decisions are made.
The exterior walls and the roof are insulated and a vapour barrier is applied. Another inspection will occur to ensure this work has been done properly, before the drywall is installed. Heating and cooling systems are installed, including fireplaces.
Now the finishing touches begin as walls and ceilings are painted, flooring is put down and cabinets are installed. Plumbing and electrical fixtures are put in, trim is applied and interior doors are hung. Outside, siding, porches and decks, final lot grading and driveway and walkways are completed. Several additional inspections occur at this point.
Finally, your builder will complete the final touches and clean up, and ask you to do a walk-through inspection of the home with them to check for any deficiencies that may need to be addressed. Then any last-minute touch-ups will take place.
On the date of possession, you will be handed the keys – the home is now yours, so enjoy!

Wherever We Build, We Protect The Environment.
In our communities of Windsong in Airdrie, Lakepointe in Chestermere and Cityscape in North Calgary,
we build around the environment in each community to be enjoyed by all who live there.
Each of our communities are planned to include natural
features such as walking/biking trails and plenty of spacious parks and playgrounds where homeowners can gather
to enjoy time with friends and neighbours.
We believe that showing how to preserve nature sends a clear message as to what is important to families in a community.
In a Mattamy community, you’ll find that
nature is your neighbour.
