OUR PROCESSDrawing from our experience working with a broad range of client types across markets and sectors, we guide the design process from the early stages of immersion and strategy development to the installation and implementation of the built environment.

EVALUATION

1. IMMERSIONWe immerse our team in your business to gain a deep

understanding of your culture and values, business objectives,

operational goals, brand, and work practices and procedures.

Along with the basic parameters of schedule and budget, our

experts factor in a profound knowledge of external market

drivers and influencers.

2. STRATEGYArmed with an understanding of who our clients are and

what they seek to achieve, we script a specific road map that

identifies and articulates your strategic goals. Your strategy

becomes our strategy.

3. CONCEPTSWe translate the strategy into alternative concepts and

approaches. Because this step is the most critical in building

a strong bridge between mission and a built environment, we

ensure that we have the right group of business and design

professionals together at the right time.

4. DESIGNWe create a fully developed design solution grounded in strategic

thinking and guided by budget, schedule, and quality targets.

5. IMPLEMENTATIONWe implement the design solution in the built environment.

6. EVALUATION Throughout the process we track and test project progress

against strategic goals, with an emphasis on post-occupancy

evaluation, engagement and reinforcement.

PERFORMANCE-DRIVEN DESIGN SM

Performance-Driven DesignSM (PDD) is a strategy to improve the value of the built environment. By drawing on ample evidence about the social, economic, and environmental impact of design, PDD applies the greatest available intelligence to create compelling design with measurable benefits.

PDD begins with the client’s goals as opportunities to deliver additional value. For example, if a client seeks to lower operating costs (economic value), good daylight and fresh air can save electrical costs while reducing energy (environmental value) and creating a healthy environment for people (social value).

The Performance Wheel is a tool to visualize how any starting point can lead to greater benefits across a spectrum of multiple values. PDD seeks the point of convergence.

The firm’s expertise in designing individual components of a mixed-

use project, coupled with sensitivity to its overall arrangements,

provides attractive settings that functionally and aesthetically

integrate retail, entertainment, office, hospitality, residential and

parking facilities. Our strengths lie not only in our demonstrated

expertise in designing the individual components that comprise

a successful mixed-use project, but also in assembling them in

innovative and synergistic ways. Our solid background in urban

planning addresses such issues as community image, context and

transportation access, while our architecture and engineering skills

are translated into designs that are aesthetically and economically

Addison CircleAddison, Texas

Respecting the town’s moratorium on

garden-style apartments, CallisonRTKL

created a high-density urban district

that supports 3,500 residential units

and up to 4,000,000 SF of office, hotel

and retail space. More importantly,

a pedestrian-friendly street grid, a

series of public parks and a landmark

sculpture define an outdoor focus for

the development.

Next to a traffic-calming rotary, three

mid-rise buildings surround structured

parking and embrace a public park

with trees preserved during design

and construction. A public esplanade

and adjacent retail, residential and

office structures extend toward the

Dallas North Tollway to establish a

highly visible commercial presence.

This award-winning district is a

groundbreaking example of a public-

private partnership that has produced

a sustainable alternative to suburban

sprawl.

In the early 1990s, the town of Addison, Texas partnered with CallisonRTKL to identify a unique personality for the Dallas suburb. The result was the transformation of an 80-acre site into a hub of community living for Addison’s residents.

Downtown SunnyvaleSunnyvale, California

“Downtown Sunnyvale” is a 38 - acre mixed-use development that transforms what was a vacant 1980’s era enclosed mall into a pedestrian friendly downtown for the City of Sunnyvale, CA.

The site encompasses six city blocks

of new and remodeled retail space,

Cinema, Residential, Hotel and Office

buildings. All of this centers around

“Redwood Square” that preserves six

historic 100-foot tall Redwood trees and

provides community focused amenity

space. This urban design plan makes

the people places easy to find, without

sacrificing vehicular access, and

contributes to a relaxed, diverse, and

cohesive environment.

The project posed two major

challenges. First – reconnecting with

CLIENTForum Development Group LLC

the community and second - dealing

with a dense urban mixed-use

program. To address these issues

CallisonRTKL re-established the

historic street grid, working around

two existing buildings, to provide easy

multi-modal access. This layout also

defined two main shopping streets,

one linking to the historic Murphy

Avenue and the CalTrain station and the

other becoming the new vibrant “Main

Street” for the city. The team organized

the various mixed-use components to

harmonize with the existing elements

and to allow the major uses to co-exist

with their own prominent identity.

Visitors first encounter the River

Park, which is the retail, dining and

entertainment component that serves

as the gateway to the complex. From

there, visitors begin their journey in

a small French village in the 1600s,

traverse through the late 19th century

European Exposition, advance to the

British Raj New Delhi in the 1930s and

conclude in the heady days of 1950s

Los Angeles and Las Vegas.

The project will have a significant

impact on the community, boosting

tourism, employment and leisure

Public transportation in the form of

water taxis, trams and shuttles offer

plenty of opportunities for pedestrians

to navigate the park’s various zones. At

the heart of the park winds the river for

which the development is named, made

central to the visitor experience as both

a form of transport and a venue for

casual dining terraces.

For CallisonRTKL, designing the 30,000 SM Dubai Parks complex, a unique cluster of theme parks with no entertainment equivalent anywhere in the region—represented a true exercise in creativity. Comprised of four distinct parks that take visitosrs on a historic, global journey through space and time, Dubai Parks is a premier tourist destination and an economic driver for the city’s hospitality industry.
