This guide shows you how to operate, clean

and maintain your Anglian products to help

prolong their life.

If you do not regularly clean and maintain

them in line with these instructions, it means

the guarantee is not valid.

During their lifetime your products may need

minor adjustments to compensate for normal

wear and tear. Please see the sections on

adjustment and troubleshooting.

If you think you have a problem with your

Casement‘flying mullion’ windows

Figure 4Opening your windowTo open your flying-mullion window, unlock thehandle on your primary window with the keysprovided.

You will only need to do this if your window hasbeen supplied with a locking handle.

Push the button on the handle and turn in theopening direction. You can now push thenopen.

Repeat this process on the secondary windowto fully open your window.

Closing your windowTo close the window, move the secondarywindow back to its closed position and returnthe handle to its original position.

This will throw the shootbolts into the locked position.

Repeat this with the primary window to fullyclose your window.

Secondary glazing windows

Horizontal sliding operationThe secondary glazing panels will slide to openafter releasing the catches. However, avoid anyfast movement or slamming actions. If yourglazing panels are tall and narrow, you shouldhold them on both sides at a reasonable heightto avoid the panel rotating and jamming in theframe. When closing the window, make surethat the two middle bars lock and seal properly.

Vertical sliding operationThe secondary glazing panels will slide afterreleasing any locking catches and they aredesigned to support the panel in any position.Avoid opening them too fast or slamming them.You should use both hands when opening andcleaning the window.

Hinged casements The window is fitted with a catch which shouldbe lifted to open the window. Avoid any fastmovement since this could cause damage. Donot lift the handle when the window is open asthe locking catches could be damaged if youthen try to close the window.

Some windows are fitted with spring loadedchild restrictors, so you can open either sash toabout 100mm. They can lock them in the openor closed position.

Fully reversible windows

Designed with safety in mind, the window hasan automatic safety restrictor which restrictsthe initial opening to about 100mm (until it isreleased). Acting also as a vent opening stop,you need the release the restrictor to close thewindow.

The safety restrictor, on the left-hand side ofthe window, is released by pushing the buttonmarked ‘PRESS’ until it passes the two stopsin the aluminium channel.

You can then reverse the window by pullingdown the casement top rail with both hands.

The automatic restrictor then acts as a reverserestrictor in two positions, allowing you to cleanthe window safely.

To return the window after you have cleaned it,push the button marked ‘PRESS’ as beforeand lift the casement top rail.

You can turn the fully reversible window 180degrees to allow it to be cleaned easily frominside your home.

You open the fully reversible windows in the same way as the casement windows on page 3.

French doors open and shut in a similar way toa single door.

The difference comes in the built-in securityfeature, you cannot lock the door (first open)without the shootbolts operating on the doorwithout the lock.

After entering, when the door has closed, thelatch will engage. In this position you can openthe door from the inside. However, you will needa key to open it from the outside.

CautionDo not leave a key on the inside of the lockwhen you leave the house. You will not beable to get back in without a key!

To lock from the inside.

• Lift the pad or lever then let itgo. This engages the lockingmechanism.

Front door

To unlock from the outside.

• To undo the deadlock, insertthe key and turn it until itstops.

•Push the lever and let it go.This releases the mechanism.

• Turn the key a furtherquarter turn to release thelatch so you can open thedoor.

Rear door

To unlock the door.

• Insert the key and turn itclockwise until it stops.

• Push the lever and let it go.This releases themechanism allowing you toopen the door.

To lock the door.

• Lift the lever and then let itgo, this locks the door.

• If the key will not turn, lift thehandle again to its maximumposition and then turn thekey.

Note: If your lever is the opposite of theillustrations shown, the direction you turn the keywill also be opposite.

Composite doors

Thumb turn cylinders Composite and PVC-u

Some doors may be fitted with a thumb turncylinder to the inside of the door. The door willlock and unlock as usual with the key from theoutside. And, the inside knob replaces the needfor a key from the inside. Turn the knob throughone full turn to either lock or unlock the door.

Note: Some locks have a night latch facility whichmeans that to open the door from the outside,you must have a key. The handle will not openthe door from the outside, only the inside. This isa security feature recommended by the police.

Sliding patio doors

Figure 33 To unlock the centre plunger lock, turn the key until the plunger pulls back. To lock, oncethe sliding door is closed, simply push the plunger closed.

Jamb lock

Turn the key one full turnaway from the lock edgeto unlock.

Lift the lever fully tounlock the bolts from thejamb.

To lock, simply do theopposite.

Sliding doors have two locking mechanisms. A four-point lock at the jamb and either one ortwo plunger locks on the central meeting stilesto lock the panes together.

Begin by unlocking the plunger lock.

Hinges and restrictors

Hinges are fitted as standard on our windows.

Restrictor hinges which may be released bypressing the buttons within the hinge.

Spring hook and peg restrictors are oftenfitted to fire-escape windows and released bypushing the hook to the side and away from thepeg.

Fire-escape and easy-clean hinges are fittedto selected windows allowing them to open fully.To operate the easy-clean facility, press buttonsboth top and bottom and slide the windowalong.

Surface-mounted restrictor which can beopened by pressing the button while openingthe window.

Ventilation

Trickle ventsTrickle vents are at the top of the window. To open, slide the vent to the centre of thewindow.To close, slide the vent back in the oppositedirection.Open regularly to help reduce condensationand get rid of unwanted smells. Once opened, the vents can be angled up ordown so you can get rid of draughts.

Over-glass vents You can open over-glass vents by pushingdown on the plastic catch at either end of thevent. To close the vent, push the plastic catchupwards at either end of the vent. This allowsfresh air to enter your home and helps reducecondensation. On longer glass vents, you mayneed to click both ends of the vent shut.

Vent-trex fan These are sometimes used in bathrooms andkitchens. You can use the unit in two ways, asan extractor fan or as a trickle vent. Forventilation, slide the button on the underneathof the unit to open to allow air in. To operate thefan, slide the button on the underneath of theunit and pull the cord, a light will come on. Tochange the fan speed, pull the cord twicequickly. Pull the cord once to turn the fan offand the light will go out. The vent will be fittedto the outside of the walls but will be covered toavoid unsightly wires. 16

Corded vents

Some trickle vents may be fitted with cordcontrols to make them easy to use. They will beeither loose cords – which will need one cordpulled to open and the other cord pulled toclose or fitted with a lever to the lower sectionof the window.When the lever is in the ‘up’ position the vent isclosed. When the lever is in the ‘down’ position,the vent is open.

Night-vents

Some windows, not all, will have a night-ventposition and this is when the window is lockedslightly in an open position to allow air into theroom (Figure 4). To operate the night-vent, turnthe handle and push it slightly to engage themetal locking mechanism located within thewindow frame.Note: Windows are not secure when in thisposition.

Safety chains

To use the safety chain

Find the flat metal plate section of the chainand push it through the gap of the plateattached to the door.

To take the safety chain off

Make sure that the flat metal plate section ofthe chain is passed through the plate. Openthe door in the normal way.

Cleaning your windows and doors

You will need to regularly and carefully clean yourwindows and doors to prevent the build-up ofeveryday grime and pollutants and help prolongtheir life. Before cleaning your products, pleaseread the list of do’s and don’ts to make sure youare not using inappropriate cleaning materials.

Please clean using plenty of clean, warm soapywater, a non-alkaline detergent (washing-up liquidis suitable) and wipe dry with a clean, soft cloth.How often you need to clean them will vary ontheir position and the environmental conditions inyour area. In general, we would recommend thatyou clean your windows and doors at least onceevery three to six months.

Please be careful when cleaning products withdecorative finishes such as Rich Mahogany,Rosewood, Golden Oak, White Foil and DualProduct PVC-U. This is so you avoid damaging thedecorative surface.

Please always make sure that you keep thedrainage slots unblocked and free from dirt, grit,spiders’ webs and so on. This will allow any waterthat appears in the frame to drain away andprevent any leaks. (Figure 36)

Please keep the small gap between your sill andwindow on the outside clear of any dirt to allow fordrainage. (Figure 37)

Please keep casement window hinges, verticalslider and sliding-door tracks clear of dust anddebris to reduce wear on sliding parts.

Please do not use abrasive cleaners or scouringpads.

Please do not use any type of harsh cleaningagents such as bleach, solvents (for example,white spirits, methylated spirits, cellulose thinners,nail varnish remover), aerosol products such asWD40®, dashboard wipes (used in cars), acids,brick wash solutions or alkalis.

Please do not use too much pressure whencleaning PVC-U.

Please do not use high-pressure or steamcleaners.

Please do not paint.

Cleaning your glassClean your glass using clean, warm soapy water orglass cleaner. If you are using glass cleaner, apply itto the cloth to avoid getting too much glasscleaner on the PVC-U. You can use warm soapywater and glass cleaner on lead effects.18

Our standard hinges open so you can clean theoutside of your windows (as shown in Figure40).

Outward opening casement windows

For windows that need easy access in case offire, the hinges open in a way to give themaximum opening. However, you cannot cleanthe window from this position. These windowscan be easily moved along the hinge track toallow for cleaning outside.

Cleaning your windows

Secondary double glazing

Horizontal slidersYou can lift these out for easy access to clean boththe secondary double glazing and the window behindit.Use the handle at the bottom of the lift-out sash toslightly raise the pane, then tilt inwards at the bottomto remove. For the sliding sashes, slide the paneacross so you can grip the sash on both sides. Lift thesash and tilt inwards at the bottom to remove.Vertical slidersThis type of window can be tilted inwards so you canclean the outside surface.1 Raise the bottom sash by at least 75mm (3 inches)off the sill.2 Slide the catches towards the centre of the window(figure 44) while gently pulling the sash inwards andrest it on a chair or a similar stable item. (figure 45)You cannot move the sash up or down the framewhen in the tilted position.3 Slide the top sash down to 75mm (3 inches) abovethe bottom sash and repeat the previous instructionsbut this time, rest it on the bottom sash. (figure 46)4 Clean the outer faces of glass of the top sash andreturn to its original position by tilting the sash to theupright position and push firmly until the spring catches lock into the outer frame.5 Now clean the bottom sash and return it to itsoriginal position in the same way as the upper sash.

Vertical sliding sash windows

This type can be tilted inwards so you can clean thesurfaces. (figure 47)

1 Raise the bottom sash by at least 75mm (3 inches)off the sill.

2 Hold the top rail of the bottom sash.

3 Slide the catches towards the centre of thewindow while gently pulling the sash inwards until itstops (at 25 to 45º) resting on the side arms. Youcannot move the sash up or down the frame whenin tilted position.

4 Slide the top sash down to 75mm (3 inches) abovethe bottom sash and repeat the previousinstructions. 5 Lower the sash very carefully until it rests securelyon the side arms.

6 Clean the outer faces of glass and PVC-U.

7 After cleaning, tilt the sashes singly to the uprightposition and push firmly until the spring catchesengage into the outer frame.

Lubrication and maintenance

GeneralYou need to lubricate the moving parts to keepyour windows and doors operating properly. Youshould carry out the following checks once a year(or more in coastal or polluted areas).Please use a general light engineering oil withcorrosion inhibitors such as 3-in-one® MultiPurpose Oil (available in aerosol can forconvenience) or petroleum jelly (Vaseline).Please do not use solvent-based aerosol sprayssuch as WD40®. These contain chemicals thatattack parts of your window. This can result in ofparts of the window weakening and breaking andmay stop them working. It will also damagedecorative finishes.

HingesEvery year lubricate all pivot points with oil andwipe away any excess (figures 48 and 49).

LocksEvery year lubricate all moving parts in the window(figure 50 and 51) to help operate them easlly.

Lubrication and maintenance

Tilt and turn windowsThe diagram below (figure 52) shows the exact pointsthat need lubrication. A light spray or drop of oilapplied each year to each point will be enough tokeep your tilt and turn windows in perfect workingorder.

B Top hingeThese are only fitted to tilt and turn windows thatopen to 180º and are generally fitted inconservatories. (Figure 56)

C KeepsTo maintain the smooth running action, the keepsmust be lubricated once a year by applying industrialVaseline or any other suitable grease on the contactareas or leading edges (as highlighted in (figure 57below).

D RollersTo help the smooth running action of the lockingmechanism, every year apply a small amount of oil toeach side of the rollers (figure 58).

For sliding doors, apply oil to the gearbox (figure 61) and mushroom pins (figure 62).

Cylinders

For lubricating your lock cylinders, see page 28.

Using a Phillips screwdriver, every year tightenyour cylinder screw (figure 63), on the faceplateof the lock.

Door locks and keepsFor hinged doors, apply industrial Vaseline or anyother suitable grease to the hook and latch (figure59) and striker surfaces (figure 60). The lockgearbox has grease applied at the time it is madewhich is designed to lubricate the lock for its lifespan.

Please do not add oil to the gearbox as this willdissolve the grease and reduce the life span of thelock.

You should keep the lock and keep surfaces whichyou can see from dust and dirt by wiping with aclean, damp cloth.

You can increase or reduce the friction on thehinge. Turn the adjuster screw on the hinge(figure 66) clockwise to increase the friction oranti-clockwise to reduce the friction.

You can regulate the seal pressure between thewindow frame and the sash manually byadjusting rollers labelled D (figure 67).

When the window is adjusted, these should allpoint in the same direction (figures 70 and 71).

Residential doors

The people who have installed your doors willhave set up the door to work correctly. We donot recommend any further adjustment.

Both the Allen-key adjusted and hand-adjustedrollers have a line on the roller to show theamount of adjustment (figures 68 and 69).

When the line is pointing directly outwards, thewindow is at minimum compression and whenit’s pointing directly inwards it’s at maximumcompression.

Condensation and sealed units

What is condensation?Condensation is the process of a substancechanging from a gas to a liquid and is mostcommonly used to describe the appearance ofwater on surfaces. It is normally thought of asoccurring when warm moist air comes into contactwith cold surfaces, but this can be misleadingwhen trying to understand its cause and indetermining actions to prevent it occurring. The airaround us is a mixture of several gases. One ofthese is water vapour, which is water in the gasstate (Figure 80 - labelled A, above).

The amount of water vapour that can be held inthe air is dependent upon its temperature. Cold aircan hold less than warm air.

The amount of water vapour in the air is measuredas a proportion of the maximum amount that could

possibly be held at that particular temperature.This is called relative humidity. The importance ofthis feature is that, for any given relative humidityand air temperature there is another temperatureknown as the dew point.

The dew point is the temperature at which the aircan no longer hold the water as water vapour andit starts to appear as liquid water - condensation(Figure 80 - labelled B, above).

It is important to remember that the factorsinfluencing the formation of condensation are therelative humidity of the air and the air temperature.These two things determine the surfacetemperature needed for condensation to form.

For example, the surface temperature required forcondensation to occur when the air is warm andvery humid is much higher than that needed whenthe air is cold and very dry.

Condensation and windows and doorsThere are three areas of our products where it ispossible for condensation to occur.

• The surface of the product which faces into thebuilding.

• The surface of the product which faces outsideof the building.

• The surfaces within the sealed units. (Ifcondensation appears here, there is a fault withthe window or door.

Condensation can form on parts of the product thatface into the building - the surface which you cantouch when standing inside the room - when theyare at or below the dew point of the air inside thebuilding in the vicinity of the product.

The temperature of the internal face of the productis dependent upon both the inside and outsidetemperatures and is therefore within the control ofthe householder to some extent. We have alreadydetermined that the condensation depends uponthe relative humidity and the air temperature, neitherof which are product related but are within thecontrol of the occupier of the building.

The control of this type of condensation is thereforethe responsibility of the householder and itspresence is not a product fault and should not leadto a replacement of a sealed unit. As it is notcaused by a faulty product, a replacement unitsubjected to the same conditions will result in thesame type of condensation.

You can control this type of condensation byreducing the water vapour in your home by makingsure there is enough ventilation or making suresurfaces do not get too cold by increasing roomheating.

It is possible that condensation can form on theoutside of your window or door.

The outside surface becomes quite cold. This isbecause (as intended) the heat in the house is beingkept inside and is not getting through to heat theoutside surface of the glazing (figure 82 - labelled B).

If it is a cold, clear night, the outside surface of theglass may become much colder than the air. In thiscircumstance, dew can form on the glass just as itdoes on the grass or on a car (figure 82 - labelled C).This condensation is actually a sign that the productis doing what you expect - keeping the heat in yourhouse and sharing as little as possible with theoutside.

Condensation and visualquality of sealed units

This form of condensation is common and not a

problem with the unit.

Condensation inside the sealed unit

This is between the two panes of the sealed unit

and, unlike the two other examples of condensation

above, you cannot wipe it off with a cloth.

This happens because water manages to penetrate

the seal. As this condensation is within the sealed

unit it cannot be removed.

Quality of sealed glass units

Because of the nature of the glass production

process, perfect quality and surfaces free of any

marks cannot be guaranteed. Some blemishes are

to be expected.

The following extracts are based on recognised

European and industry standards. This is supported

by the Glass & Glazing Federation document Visual

quality of double glazing – after installation, which

forms our basic standard of supply.

Checking the sealed units for scratches on the outer

faces of the panes must be carried out as early as

reasonably possible after they are installed.

How to check

• Stand at least 2 metres away from the panes.

Stand at least 3 metres away for toughened,

laminated or coated glass. If you can’t stand far

enough away from the glass, stand as far away as

possible.

• Look through the glass not at it.

• Check the glass in natural light.

• Make sure no moisture is on the glass surface.

• Do not include the 50mm wide band around the

edge of the glass.

The sealed unit is acceptable if the following are

showing one or more bunched together

• Bubbles or blisters.

• Hairlines or blobs.

• Fine scratches not more than 25mm long.

• Minute particles.

If you think you have a problem with your windows ordoors, before calling for help, please read through thistrouble shooting guide. There may be a quick andeasy fix to your problem.

If there is anything you are not sure about or you donot feel confident carrying out some simpleadjustments or repairs, or have a problem that is notlisted, please contact the Anglian service line on 0800542 3931 for advice or to book for an engineer to visit.

I have a draught around my window or door Air movement near to a window or door may be dueto natural currents caused by heating or cooling of theair and is not necessarily due to a leakage through thewindow or door. In certain weather conditions, a smallamount of air coming through the seals is acceptable.

If you have a draught around the sash, you can checkto see that the two rows of seals around the framehave not been moved. You can lightly push back intoplace.

Trickle vents are not designed to be air tight whenclosed.

You can make adjustments to your tilt and turnwindow to change the seal pressure. You will find thisin the adjustment section on page 24.

Water in my frameThis is nothing to worry about, our windows aredesigned to drain away any water before it can leakinto your property. There are drainage slots on thebottom of the frame that allow the water to drain outbetween the window and sill.

If you are finding any water coming into your property,make sure the drainage slots and gaps between theframe and sill are clear of any debris, dirt and bits.Also, check to make sure the seals haven’t beendislodged from the frame.

Casement windowProblems closing your windowIs the window almost closed? • Check there are no bits in the frame preventing the

window from closing.• Make sure the handle is in the fully opened position

before closing and locking your window.Problems opening your window• Check that the window is not locked.• Make sure there is no obstruction outside preventing

the window from opening.Do you have a restricted hinge? (figure 72).• These are designed to only open to about 10º to

prevent accidents. To open the window fully, pressthe button on the slider (circled on figure 72) todisengage the restrictor.

• You will need to do this on both sides of a top-hinged window and just the bottom one on a side-hinged window.

My window is stiff to moveHave you lubricated your hinges, as described onpage 21?If you have been regularly maintaining the windowsyou can reduce the resistance on the hinge making iteasier to operate the window. See Casementadjustment for details on page 24.My window won’t stay at the position I open it to. This may be caused by the adjuster screw on thehinge is too loose.You can tighten this with a flat-head screw driver toincrease the resistance between the slider and thehinge track. See Casement adjustment for details onpage 24.

Handle is loose

Over many years of use your handle fixings maybecome loose. You can tighten them as shown inthe following figures.

My window is pivoting on only one corner

Under certain operations your tilt and turn windowcan go into both tilt and turn operation at the sametime. Although the window is not designed tooperate like this, it is perfectly safe and easy toreturn it to a normal operating condition (see figures76-79).

DoorsProblems closing your door

Is the door almost closed?

• Check there are no bits in the frame preventing thedoor from closing.

• Make sure the handle is in the fully openedposition before closing your door

Is the door failing to stay closed?

Open the door to check the locking gear operateswhen you push the handle down. To do this, movethe handle to see if the hooks move. If they don’t,lubrication could help this, see page 21.

Make sure that the white button (snib) is pusheddownwards.

Problems opening your door

• Check that the door is not locked.

My lock cylinder is stiff to operate?

The Master Locksmiths Association adviseslubricating the cylinder with lock graphite (or graphitepencil).

Apply this to the key only and work the key in andout of the cylinder a few times. Never apply lubricantdirect into the cylinder as this may cause the internalpins to stick.

Do not use WD40® or other oils.
