Better option for first home buyers

Congratulations! You are considering a new home – and I have some great news for you. There
are financing terms available to day mean that a new home purchase may be a reality for you.
This is the best time to invest in a new home purchase in a long, long time.
If you are a first time home buyer looking at new construction, you have more options than you
might think. It’s not simply a fleeting thought.
There are many key reasons why buying makes sense today. And if you have a new home built,
you get what you want (with
your budget) and your home
will be brand new.
What options are available
to first home buyers?
The simple fact is, it’s pretty
impressive. First, you talk
with a lender about your
eligibility for financing.
After you have a preliminary
approval, here’s what you
do: If you don’t already have
a building lot, find one. We can help you with that. We have Realtor® associates who post
buildable lots on our websites for you to review. If you can’t find what you want there, we have
more options open for you. Just ask. We are here to help you.
Then, find your dream house plans. Look through our large number of home plans. Once you
decide on amenities and any plan changes, and agree to your fixed construction price, you will be
asked to make a $5,000 deposit to secure your place in our construction timeline. We will give
you a projected completion date and begin construction.

Building a Home
Investopedia points out the following considerations:
The biggest disadvantage in buying an existing home may be that you won't get exactly what you
want. You may not be in love with the floor plan, may wish that half bath on the first floor were
a full bath or that there were another bedroom on the main floor.
Older homes in particular may be functionally obsolete, and no longer meet the needs of most
buyers. For example, an otherwise beautiful four-bedroom house may only have one bathroom,
or the kitchen may be too small with no room for expansion.
Unless you find an existing home that has exactly what you want and is in perfect condition, you
will have to spend additional money on remodeling, repairs, decorating and/or landscaping.
These additional expenses should be factored into the overall price, especially when choosing
among various properties or comparing the cost to building your own house.
Building a newly built home does offer the some advantages
for you.
The big advantage: You are much more likely to get exactly
what you want. For many, this factor alone is enough to
choose building over buying, but there are other advantages,
too. "A new home is more efficient, especially with the new
energy codes including better HVAC [heating, ventilation
and cooling], insulation and air filtration standards," says
Guy Burtt. Better efficiency is good for the environment and
can save you money on your monthly utility bills.
Another perk? A new house may literally be better for you.
"A new home is less likely to have the health concerns or toxic materials of an older home –
things such as asbestos, lead paint, mold, etc.," says Burtt. And it can be built with certain
materials making it better for the environment.
You can have more significant profits with the resale of your new home. A
newer home is typically more appealing than an older home to most people.
In addition, a new home will require fewer repairs and less maintenance,
which can save both money and time. And, as Burtt points out, you'll have a
warranty with a new home, so even if something does go wrong, you may
still be covered.
Money and features aside, building a house can lead to a level of
satisfaction that you can't achieve through buying an existing home. "There
is a definite feeling of an emotional connection to living in a new home that

you have created," says Burtt. "The new-home smell, no one else has stepped foot (or pets) on
your carpet. This is your creation that matches your style and personality, that you created from
scratch."

The Process in 10 Steps Columbia Construction, Inc - CCB# 199903

1. Visit with a Columbia Construction, Inc (CCI) Representative and gather the facts about your
unique situation and needs.
2. Then, learn how CCI can build a superior home at an almost unbelievable value. We offer the
flexibility to help you find a way to move in with little to no
money out of your pocket, if needed. The staff at CCI has
more than 40 years experience building and helping create
equity of their buyers.
3. Choose a new home plan that will work for you and your
family. We can always modify a plan to suit your needs.
Next we will help you project the total cost of your new
home. After we arrive at a price, we will add the costs of
the land, site development and any other projected
expenses.
4. If you don't have a building lot, we will help find you
one. We will listen to you about location and other needs
you may have an find you a suitable building site.
4. Should you need financing, we direct you to one or two home and new construction lenders
who will order a credit report and complete a no-obligation cost worksheet and a Good Faith
Estimate with includes monthly payments and interest rates.
5. Upon completion of these steps, a CCI Construction Representative will meet you on your lot
for a site evaluation. We will help you select a great location for your new home - giving
consideration to set back regulations - and prepare a site plan for your approval.
6. Now is the time to determine the building site development costs and help collect the bids for
the site work. In other words, how much will it cost to do the excavation, bring in power and
sewer, and other considerations?
7. You will review the total project costs, and if the price works for your, complete a
Construction Agreement and create a new home order.
8. Construction begins on your new CCI home by CCI creating a work press timeline for you.
We reserve 120 days in which to complete your home. We have completed new home projects in
less time than that. We will be happy to discuss with you in more detail the process.

9. At the end of the construction process, you will do a "walk through" and accept the work that
has been done. If there is a punch list to complete, we will comply and finish the punch list (w
make every effort to keep the punch list to a minimum).
10. You make the time in your busy schedule to pack your house hold items and move in to your
new CCI home. Now is the time to start making great memories.
