residents or the general operation of the condominium property.

• Owners are responsible for the actions of their tenants, guests and invitees.

• Prior to the sale/rental of any unit, the owner shall notify the Board of Directors, in writing, listing the name, phone number and address of the person(s) to whom the proposed sale/rental is to be made.

• Within 5 days, an appointment will be made for the purpose accomplishing the Welcoming Committee objectives.

• “Short-term” rentals are prohibited consistent with the City of Destin Policy Directive No. 01-11 (rented or marketed for rent for a period of 180 days or less).

• Property occupied by the owner, or family/friends of the owner for periods of 180 days or less, and without any compensation to the owner is not considered seasonal or short-term residential rental use.

• Unit occupancy shall not exceed 2 adults per bedroom.• Consistent with the Destin Noise Ordinance, levels must

such that can only be heard from within a unit.• Residents may call the Sheriff if there is a disturbance.

• Mops, clothes, brooms, rugs, and vacuum bags shall not be dusted or shaken from windows, balconies, patios, hallways, stairwells, or into trash chutes.

• Refuse shall be disposed in sealed type plastic trash bags before depositing in trash chutes, and shall be of a size as to fall freely down the chute.

• Appliances (refrigerators, stoves, TVs), furniture, mattresses, large boxes or any refuse shall not be left in the dumpster areas.

• Smoking material/matches, shall not be placed in trash chutes or dumpsters to eliminate the possibility of fire.

• Owners are responsible for removing large items from their units. If the Association removes such items and incurs an expense, the owner will be assessed the cost.

• All balconies/porches are to be maintained in a neat and orderly manner. Carpet is permitted on balconies or terraces only if it is enclosed.

• Flowerpots or other paraphernalia shall not be suspended from balcony ledges or outside walkway railings.

• No objects shall be hung from the railings. • Holiday decorations are permitted, but must be removed

within a reasonable time frame.

• Storage is prohibited in hallways, walkways, stairwells, or common areas, including hallways of storage areas.

• Bicycles will be hung in front of assigned storage areas.• Only electric or propane grills are authorized, and only

on open balconies, and not allowed on common areas.• Owners, tenants and guests may use the clubhouse grill.

Grill should be cleaned and scraped after use. When finished, turn off propane and grill covered when cool.

• Flammable materials/containers on common property, to include unit storage areas, is strictly prohibited.

• Signs, advertisements, or notices shall not be exhibited,

inscribed, painted, or affixed on any part of the building, including the inside or outside of unit doors and/or windows.

The only exceptions is a state or doctor-issued medical notices which may be placed in the kitchen window.

• Owners may use the bulletin boards for notices and advertisements.

do not use offensive language or personal attacks in your notices and advertisements.

do not use the bulletin board as a forum to voice complaints. All complaints should be forwarded to the Association Office

for quick resolution.

Do not remove any notice but your own. Questionable notices will be reported to the office for removal.

• Sidewalks, entrances, passages, elevators, stairwells, and corridors shall not be used for any other purpose than ingress and egress to and from the premises.

• All short term visitors must register with the office upon arrival. If the office is closed, use the sign-in sheet immediately adjacent to the office door.

• Required by Statute, the office will maintain a roster of owners/renters, home addresses, and phone numbers.

• Owners MUST provide a current unit key to the office.

• CPV management will enter units for emergencies only, except for routine pest control or required maintenance.

• For the benefit of the owner, unit keys will be issued ONLY at the direction of the owner.

• Owners electing not to have their units treated by the association’s designated pest control service will have their unit treated every two months at their expense, and provide a receipt to the office after each application.

• Pushcarts must be returned to their respective first floor stairwell storage area as soon as possible after use.

• Ball playing, Frisbee throwing, skate boarding, bicycles,

roller blades, scooters, and motorbikes are not permitted in the inner courtyard area, sidewalks, corridors, lobbies, or walkways.

• Owners away for more than three days are required to:Turn the unit’s water off;Turn the unit’s water heater off at the circuit breaker;Leave HVAC on to prevent mold.

• Bird feeding from a balcony/common area is prohibited.• Pouring grease down sink drains prohibited.• Fireworks of any kind of is strictly prohibited. • Wind chimes are not allowed on balconies.

Century Park Villas Welcome• Swimming Pool

• Shall remain open from 8:00 a.m. to 10:00 p.m. daily. • BOD will designate winter closure/spring re-open dates.

• All persons using the pool, do so at their own risk. • Children not toilet trained must wear swim diapers, and

those under 12 must be supervised by an adult.• Food is prohibited in pool area, and beverages are

prohibited in the pool or on the pool wet deck area.• Glass containers are prohibited within pool fenced area.• A resident must accompany guests not registered.• No loud music is allowed at the pool.

• Live animals (both warm and cold-blooded), are not permitted in units, or on Century Park Villas’ property.

• Parking – Vehicles, General• All vehicles

must be parked within the lines, and shall be done so as not to impair other spaces as well as the maintenance of common property.

No car shall park in the car wash or boat parking area. Unit owners have the exclusive right to park in their reserved

space identified by their condo number. All others will park in the “visitors” spot.

• Vehicles, to include boats, jet skis, and/or boat trailers will display a proper license plate and/or a current tag.

• Vehicles not in compliance is considered abandoned, and will be towed away at the vehicle owner’s expense.

• Parking – Special Use Vehicles• RV’s, busses, tractor trailers or dump trucks are

prohibited on the common/limited parking grounds.

• Parking – Trailers• Conventional trailers will be allowed for no more than

one day, unless prior approval from the Association office is given to the moving owner/tenant.

• Any unit owner/long-term renter storing a boat trailer must register the trailer with the Association office.

• Violations will result in towing at the owner’s expense.

• Parking – Boat Slip Parking• No more than one boat parking slot is allowed per unit.

Boat slip owners/long-term tenants have exclusive priority. Any trailer must be parked within a single designated boat slot. Any trailer/vehicle parked on the lawn/other areas will be towed

at the owner‘s expense. Boat slots are on a first come first serve basis. If none are

available, boats/jet skis and/or trailers shall not be stored on the common property under any circumstances.

Century Park Villas Welcome• Parking – Registration of Boats/Jet Skis/Trailers

• Slipped boats/jet skis, and any boat/jet ski that is parked on a trailer in the common area, must be registered with the office and in the name of the unit owner/long-term renter. A copy of registration and insurance is required.

• Parking – Spot Exclusive Right to Use• Common area boat parking spots are for the exclusive

right of use of owners/long term tenants.

• Parking – Parking - Kayaks/Canoes • Kayaks and Canoes of owners or long-term tenants

should be stored upside down against the east or west fence as close to the water’s edge as practical.

Century Park Villas Welcome• Parking – Vehicle Size

• No commercial sized vehicles except for day trade (contractors doing work on the property) or delivery vehicles shall be parked on the property.

• Parking – Furniture Moving and Delivery• Owners will be liable for damage to common property

caused by moving furniture or other unit property.

• Unit Renovation• Owners will notify the Board of Director’s in writing

for approval prior to any interior/exterior renovations. This includes entrance doors, windows and balconies.Exterior door replacements must be six panel and white.

Storm doors must be white and have sliding glass inserts. Windows must be white sliders/double hung solid glass. Awnings, shutters or other objects shall not be attached to the

outside of the building. No owner may install any plumbing, wiring, HVAC, or removal

of balcony enclosures without BOD approval. Owners shall be liable for all clean up and/or damage to common

property caused by renovation. Owners will inform office of requirements for separate trash

removal at owner’s expense. Work will be limited to Monday – Friday, 8 AM to 6 PM, and

10 AM to 4 PM on weekends. Noisy tools or excessive hammering is prohibited on Sundays.

Century Park Villas Welcome• Use of Facilities

• Owners/tenants desiring clubhouse use must contact the office for a reservation up to 30 days in advance.

• There will be no “standing” reservations. • The clubhouse must be cleaned, inventoried and all

trash removed to dumpster. Damages will be billed to the unit owner.

• Children• Children shall not play in lobbies, stairwells, elevators,

or create disturbances any common areas. • Parents are responsible for their children at all times,

especially around the pool and boat dock.

Century Park Villas Welcome• Laundry Rooms

• Owners, guests, and tenants have the exclusive right to use all laundry room facilities.

• Remove laundry immediately upon completion. • Laundry rooms should be locked after use.

• Business Matters• Rules and Regulations will be reviewed and approved

by the BOD annually, and shall be binding upon all owners, their employees, guests, visitors, tenants, and invitees.

• Business matters between owners and the Association shall be conducted in the office during office hours

• Any suspicious person(s) or incident(s) shall be reported immediately to the sheriff’s office as well as the BOD.
