FIRM PROFILE
On July 1, 2016, Charles E. Theisen embarked on a new
phase of his career. Intent to continue sharing a rich knowledge base of extensive hands-on experience spanning 47 years in almost all project types in both public and private
sectors, he established Charles E. Theisen, AIA-Architect as a generalist architectural practice.
This rich knowledge base and valuable tool has contributed to the visualization of issues and details from broad multiple perspectives, resulting in creative out-of-the box solutions
that have proven successful and rewarding client contributions. The same flexibility is collaborated with
consultant teams with the goal to always strive for delivery of solutions that are beyond base minimum.
A specific tool is fluency in Spanish--the second most widely
used language in the USA spoken by 40.5 million people--is a useful construction site communication tool.
The firm is 100% Hispanic owned and as of 2017 is Certified as a North Carolina HUB Minority Owned Business.

All architecture is a context-changing event that must sensitively respond to both nuances of place and precedent;
be it cultural, historical or the physical environment; using the lessons from the past as inspiration for the future without
subverting creativity through imitation.
No project is built on any single aesthetic style, but allowed
to grow by analyzing and uncovering hidden opportunities within project specific constraints and the owner’s perception of the space they want to create.
Solutions must be carefully crafted and assembled into dynamic, strong, meaningful and, functional solutions that
respond to human spatial organizational needs.
Advance the client’s perception of space--responding to the hidden opportunities with new out-of-the box ideas that
introduce dynamics to re-energize the built environment with high-performing innovative solutions.
Key challenges are client expectations, accomplishment of goals and sensitive guidance of project team direction with
common-sense solutions.
Service to the client begins with leadership toward project schedule, cost and goals.
Open routine communications with the Owner and Design Team are maintained until project completion.
The process of interpreting the Owner’s perception of space is continuously communicated to increase the quality of deliverables.
Design Team briefing begins early and continues until project completion--ensuring the Team is up-to-date on changes to
project requirements, work plan, critical tasks, project schedules and responsibilities.
Uncertainties are discussed to a resolution.

Hodges Residence - Greensboro, NC
Rehabilitation of this 1½-story brick
colonial revival house circa 1947 was with the intent to restore the architectural character of the house by
removing and repairing earlier additions and renovations that had distorted the
style and created several structural problems.
First floor project scope included revising the lower level kitchen and family room
as an open-plan concept--removing hazardous portions of the structure and replacing with new, improving circulation
between remodeled and existing areas; adding a deep covered porch for cooling
shade during the hot summer months and refurbishing existing finishes throughout.
Second floor project scope included
expanding the second floor to enlarge the guest room, improve overall circulation, add a third bathroom, remodel the
existing bathrooms and refurbishing existing finishes throughout.
General work scope included strengthening existing structure and
portions of the foundations, replacing the heating system with new gas back-up
heat pumps, replacement of existing windows and roofing system, new rear
and side yard landscaping, paved patios, outdoor cooking amenities and a play space for the children.

Kayal Residence - Rhinebeck, NY Charles E. Theisen, AIA is architect of record
under previous association for the design of a 10,000 square foot two-story single family
home with a basement in the rolling hills of the Town of Rhinebeck, NY. The scope was to
create a “real Tudor” house with all the trimmings that came with the style--yet equipped with modern amenities throughout.
Some of the first floor amenities included a
grand entry foyer featuring a two-story bay window to embrace the bottom landing of a 48-inch-wide spiral staircase to connect the
first and second floors, accentuated by a timbered vaulted ceiling; a large living room
acoustically designed for piano recitals accentuated by a massive stone fireplace and “his” study.
Second floor amenities included “her” sitting
area, two children’s bedrooms--each with private full baths; one guest room with a full bath; many storage closets; the pool Desert-
Air mechanical room, children’s recreation room and the second floor attic over the
garage.

REPRESENTATIVE PROJECT EXPERIENCE religious
Red Hook United Methodist Church –
Red Hook, NY
Life/Safety rehabilitation of this circa 1800’s church included replacing outdated sanctuary knob and tube
wiring and electrical panels with new code compliant materials. All sanctuary
lighting was replaced with new, and all interior plaster walls were refurbished and painted with a new paint color
scheme and, hardwood flooring and pews were refinished.
Christ United Methodist Church - Greensboro, NC
New 123-foot high cross-tower designed
as four segments for off site fabrication; base, body, crown and spire, intended to
reduce traditional material and labor cost and minimize on-site construction activities.
Foundation work was undertaken during tower fabrication while the architect
worked together with the fabricator and contractor to closely coordinate anchor bolt placement. The architect closely
monitored the fabrication progress, including test fit of segments via videos,
photographs and teleconferences, resulting in a flawless four-day on-site erection of the tower segments--quickly
followed by the masonry base, electrical, and landscaping.
Since completion, the tower lighting has been retrofitted with energy saving LED lighting not previously available at the
time the tower was erected--encouraging continuous night-time
illumination.

Cone Health Administrative Offices –
Greensboro, NC The project scope included adaptive reuse of
this existing four story medical building for use as administrative offices requiring total
building interior demolition; weatherization of exterior wall systems with internally applied water barriers to brick veneer lacking wall
sheathing; insulating exterior walls; refurbishing existing window systems;
replacing the roofing system; design of a new entry feature and enclosure of an existing port cochere to capture usable area; and the
installation of all new building systems. Interior floor plan layouts were developed to
suit the owner’s work philosophy.
Asheboro Main Post Office – Asheboro, NC
Charles E. Theisen, AIA is architect of record under previous association for this 30,000
square foot main post office incorporating energy-saving features per USPS Guidelines
for Special Projects. Design elements include a ground source heat
pump system of 45 geothermal wells that provide hot water and space conditioning with
a system payback of 5 years. Solar heat reducing translucent south facing sunshades
reduce total heat gain by 90%. The same translucent material is used as the roofing for carrier canopy, eliminating daytime artificial
lighting. North facing light scoops glazed with reverse low “E” glazing contain heat for
reclamation and illumination of the mail sorting room supplemented with light sensors that monitor and control artificial lighting.
South facing glass block walls illuminate the mail sorting room with diffused natural light.

Historic Restoration of three Residence
Halls University of Notre Dame Du Lac, Notre Dame, IN
Charles E. Theisen, AIA is project architect of record for three residence
halls under previous association Scope of work included preparing
measured drawings for filing and listing each building with the National Register
of Historic Places. Listing of the buildings was followed by
construction documentation for historic restoration that included replacing all
finishes with new to match original finishes which required close coordination of reproduction finishes
with various material manufacturers.
All new Michigan Red Oak wood trim, stairs and railings were reproduced by the Notre Dame Facilities master
woodcraftsman.
New building mechanical, plumbing and electrical systems were designed and
coordinated with National Register standards.
Building weatherization included new slate roofing to match original slate
which also required color coordination with the Vermont quarry that provided the original slate shingles.
New life/safety building systems were
incorporated, including new internal exit stairs.

REPRESENTATIVE PROJECT EXPERIENCE governmental
City of Elkhart Municipal Building Elkhart, IN
Charles E. Theisen, AIA is project architect of record under previous association.
Scope of work included life/safety
enhancements and accessibility for the entire building that include complete fire alarm system, wheel chair lift to
accommodate a split level entrance lobby, new elevator providing access to all levels
and complete reconstruction of toilet room facilities.
Town of Wappinger, Wappinger Falls, NY
Town Hall and Town Parks Charles E. Theisen, AIA is architect of record
under previous association for the design, construction documentation and
construction administration for the senior citizen’s addition to the Town Hall and, an ADA Title II and III survey for the Town Hall
and three Town Parks that included a report for compliance requirements with ADA 1990
and a schedule of importance.
Hagan-Stone Park New Bathhouse Guilford County, NC
New replacement bathhouse building designed in a style appropriate for the
location with the intent to set style precedent for all future new buildings at this park.
Lacking State Building Codes reference to campground toilet facilities, determination of total toilet count was coordinated with the
state Fire Marshalls Office to include a total of eight individual bath rooms with showers,
lavatories and toilets of which 4 are handicapped accessible. Construction
documentation is pending county approval to proceed.

Fresh Market Shoppes Hilton Head Island, SC
Project scope included complete revitalization of the building exterior, the
addition of feature towers throughout to reduce the 990-foot length into segments to help customers focus on destinations,
including several revisions to the envelope fire rating to comply with
unlimited building area. Work included most of the new tenant up-fits and coordination with The Fresh Market
grocery store.
Finks Jewelers at Irving Park Shops Greensboro, NC
Adaptive reuse of existing building,
removal of exterior paint with organic strippers, total building weatherization, a new articulated facade with
architectural projections to represent three distinct buildings, and new HVAC,
plumbing and electrical systems.
Shallotte Commons Shopping Center
Shallotte, NC
Revitalization of building exterior, addition of feature towers throughout to reduce the center length into workable
segments to help customers focus on destinations, including subdividing an
existing big-box space into smaller tenant spaces. Work included two tenant up-fits and coordination with
Lowes Foods grocery store to maximize their entrance.

LeBlon Brazilian Restaurant Greensboro, NC
Adaptive reuse inclusive of a new façade reminiscent of Brazilian vernacular with
elements of French Provincial, typical of that found in colonial LeBlon, Brazil. An outdoor dining patio buffered from the street with a
patio enclosure wall of varying heights was added to supplement as a reception and to fair
weather dining area.
Villa Rosa Italian Restaurant
Greensboro, NC New stand-alone restaurant with a footprint
conforming to many site and deed restrictions inclusive of height and sight line restrictions
imposed by adjacent hotels.
The architectural style is reminiscent of that found in the villages of southern Sicily--
complete with clay tile roofing, heavy carved entry doors and ornamental ironwork designed
by the architect and custom fabricated by the restaurant owner.
Max & Erma’s Restaurant
Mishawaka, IN
New stand-alone prototype restaurant modified to suit the available lot dimensions and local zoning restrictions.
The prototype plan as provided, exceeded the code allowable area for a wood-framed
assembly space. The plan was divided into two fire areas--dining room and kitchen.
Smoke and heat-activated doors were utilized
to facilitate staff passage between the two spaces.

Rum Bar-CLT Airport Concourse D Charlotte, NC
Project Scope included demolition of
existing lease space and adjacent commuter passenger waiting area,
reconfiguration of all utilities, including fire suppression and remodeling for a new 150-seat
restaurant. Work was done in conjunction with construction of the
World Passage, a duty-free retail store managed by the same hospitality client.
Paradise Bakery & Café-Chase Tower
Indianapolis, IN
Project Scope included demolition of existing retail lease space and
reconstruction for new 150-seat restaurant.
Shell building constraints that had to be remediated without affecting
tenants on upper floors included lack of make-up air and exhaust options.

Z-Market Travel Mart-Dallas International Airport, Dallas, TX
2009 ARE Outstanding Merit Design Award
Scope included a new prototype
design, complete with trade dress drawings for use at various locations. Shell drawings were prepared with
the prototype dress, inclusive of interior construction drawings and
returned to the site architect for execution and permitting.

NASCAR Shop-CLT Airport
Main Concourse, Charlotte, NC Project Scope included demolition of
existing lease space and construction of a new free-standing retail space within
the main concourse. Project challenges included construction of a new space in the busiest part of the airport, bringing
electrical service to the space that required replacing airport transformers
to satisfy needed capacity.
World Passage-CLT Airport Concourse D, Charlotte, NC
Project Scope included demolition of
existing lease space and adjacent commuter passenger waiting area, reconfiguration of all utilities, including
fire suppression and remodeling for a new duty-free shop. Work was done in
conjunction with construction of the Rum Bar Restaurant managed by the same hospitality client.
The Fresh Market Grocery Store Hilton Head Island, SC
Project scope for The Fresh Market included total demolition of the existing
lease space footprint, raising the building pad above the mean flood level and designing a new building to
suit the tenant while satisfying a non- compliant zoning designation.

Arlington Park Subdivision-Low Income Neighborhood, Greensboro, NC
Houses with wide front porches are located close to the sidewalk to encourage
conversation between neighbors and promote sense of place. Garages are pushed to the rear to discourage front yard parking.

The Landings on the St. Joseph River, Mishawaka, IN
Townhouse condominium development built on land elevated and sculpted with the soil
excavated to create the water features within the development on an otherwise flat terrain. Development included a community building, gated entrances and access to the St. Joseph River via boat slips and docks.
This photograph is a portion of a scale site model that measured 2’ by 6’ constructed of
rippled stained Plexiglas to represent the water, chipboard layers to represent contours of the land, individually sculpted wood building modules for each of the 8 floor plan models developed, assembled in the order shown on the approved site plan. Dried and
cured yarrow tips were used to represent trees, scale vehicles and boats were distributed about the model.

After receiving his Associates Degree in Architecture, Charles Theisen interned for two years with a multidiscipline engineering firm where he gained experience in civil design, site surveying, land planning, structural, mechanical, plumbing and electrical engineering. He later transferred to Notre Dame to complete his education. During his three years at ND, he interned with a multidiscipline architectural firm that specialized in church architecture. Here he gained experience in construction documentation and structural design--later taking another position at a design oriented Architectural firm where he gained experience in project management and construction administration. As a result, he qualified and passed the written portion of the licensing exam prior to graduation from ND. Six months after graduation from ND, he qualified and passed the twelve-hour design exam and earned his first registration in the State of Indiana that he still holds to this day. Charles has been an architect and planner with firms in Elkhart and South Bend, IN; Philadelphia and Hatfield, PA, Burlington, Winston-Salem, High Point and Greensboro, NC. He has been principal/owner of firms in Kingston, Rhinebeck and Poughkeepsie, NY and, Greensboro, NC, and is currently principal/owner of Charles E. Theisen, AIA-Architect. He has volunteered as member of several boards and Committees for the Town of Red Hook, NY, has been a member of the Architectural Advisory Board and Adjunct Professor of Architecture at Dutchess Community College; volunteered to provide assistance to appraise damage to structures immediately after the 1999 Hurricane Floyd and has volunteered to provide technical review of ICC codes prior to adoption by the State Code council for the 2009 and 2012 code cycles.
