LIFE/FIRE/SAFETY:

The life safety systems for 1100 Superior consist of 500 GPM electric motor driven Peerless fire pump, ASCO automatic transfer switches, Simple2120 early warning system, smoke exhaust tower and 10# ABC fire extinguishers.

The fire pump serves sprinklers which are throughout 100% of the building’s occupied space, two fire hose risers, one in each of the two stairwells.

Automatic transfer switches utilize an auxiliary emergency feed from the utility company. One switch is dedicated to provide emergency power to the stairwell lighting, exit signs, elevator lights and limited corridor and lobby lights. Stairwells are also illuminated via battery back-up lighting.

Two other automatic transfer switches are utilized to provide power to the elevator cabs, one low-rise and one high-rise. A manual transfer switch can be utilized to provide power to the freight elevator.

Simplex Early Warning System is a system that consists of smoke detectors, heat detectors, duct detectors, flow switches, tamper switches, pull stations and fire phones. Ser-vice and testing is contracted with Simplex.

Smoke Exhaust, the building employs a smoke exhaust shaft running the height of the building core. The smoke exhaust shaft depends on stack affect to exhaust smoke; no fan is used.

Fire Extinguishers, Base building 10 pound ABC fire extinguishers are in six locations on each floor. The same extinguisher is employed in the garage with one accessible on each level. These extinguishers are tested annually.

HVAC:

Heating - Steam is purchased from a central plant and converted to heat as the water flows over the perimeter convector units and reheat coils for the interior of the building. All units are expertly maintained and functioning well.

Cooling - A centrifugal chiller cools water which is distributed through the perimeter convector units and cooling coils on air handling units for the interior of the building.

Ventilation - Three (3) return fans with a capacity of 160,000 CFM for each and three (3) supply fans with a capacity of 80,000 CFM for each.
