THE LODGEThis very handsome family home, which dates back to 1861, enjoys an enviable location close to the historic town centre of Rugby. “Before moving here six years ago my partner and I were living in a flat in London,” says Justin, “but we were curious to see what type of property we could get if we ventured further afield, but still within an hours commute of the city centre. I have to say we were stunned when we managed to find this magnificent period home with a lovely big garden in such a fabulous location.”

A handsome detached Victorian family home with large kitchen/family room, four large bedrooms and two bathrooms. Garage, rear parking and a generous side garden.

An opportunity to own and enjoy this very attractive period house believed to date from around 1861. The Lodge has been extended and very well maintained over the last twenty years and offers a spacious and versatile family home. The benefits include; sealed unit double glazing, operational shutters, fitted alarm system, CCTV cameras and is offered to the market in very good condition.

The accommodation includes; entrance porch, hallway, utility/cloakroom, living room, a grand dining room and a spacious kitchen/family room. The first floor has four double bedrooms with the master suite having a dressing room and en-suite, family bathroom. Outside there is a level private main garden measuring 115ft x 70ft, along with rear vehicular access to the garage and parking.

Ground Floor The property has an attractive arched storm porch with a reinforced casement door leading into the entrance hall. There is a cupboard housing the RCD consumer unit and a stained glass front window. Karndean flooring extends through the entrance hall to the main inner hall and to both reception rooms. A turned staircase rises to the first floor landing which is a very bright area with high level window. The lounge is a very cosy room with a central wood burning stove, a high ceiling with coved cornices. It also has a dado rail, TV point, fitted shelving on both sides of the chimney breast and a front window with operational shutters. The fabulous dining room also has a central fireplace with stone surround, hearth and wood burning stove. It is an ideal entertaining room with coving, a shelved storage cupboard and a full height side window. Seller Insight“The previous owners had added a large extension that’s beautifully in keeping with the style of the house,

but the older part of the property was in need of some attention. We ended up replacing all of the windows, we upgraded the heating system, put in a new boiler… the list goes on, and we also sympathetically updated the interior in a way that preserves all of the great character and charm of the building. It’s now a very spacious and uniquely beautiful home with a layout that’s ideal for busy family life and incredible for entertaining; it’s the house that the whole family chooses to gather in at Christmas.”

“The garden was designed by a professional landscape architect, and it’s a beautiful feature of the property,” continues Justin. “There are areas for lounging and dining, and a large lawn that has been an amazing space for the children. It’s very safe and secure, and there’s room enough for swings and slides, and games of badminton and football; it’s a really lovely family space and great for summer parties.”

“Just across the road we have a greengrocer and newsagent,” says Justin, “and in under ten minutes you can walk into the independent quarter of town where there are lovely boutique shops, restaurants and cafes. We also have the station close by which operates a fast service into London, so you can be in the city in under an hour. For us the location has been ideal.”

“During the renovation we discovered a gorgeous room that had been bricked up, so was completely hidden,” says Justin. “It has a gabled roof and stone mullion arch and windows, so it looks almost like the alter in a church. We incorporated it back into the footprint of the house and it’s now a really lovely feature.”

“We will definitely miss the house and all the friends that we have made during our time here,” says Justin, “but we see ourselves only as temporary guardians of The Lodge. We’ve spared no expense during the renovations and we are pleased that we have been able to return the house to its former glory.”

Off the hall there is a spacious utility room which houses a recently installed Vaillant gas-fired central heating boiler. Plumbing facilities, base unit with an enamel Butler sink, rear window. A further door leads to the cloakroom which also has a rear window. The extended kitchen/family room is a bright and versatile open plan area. The floor is fully tiled and has windows on three sides with double French doors opening to the gardens. To one side there are quality base units with curved work surfaces and a LaCanche gas oven incorporating an electric warming oven, a five-ring gas hob and an extractor hood above. There is an integrated microwave and an American style fridge/freezer unit. The central island provides a generous working surface with an inset sink and ornate mixer tap. This has additional base units, drawer sets and an integrated dishwasher. There is also a seat/storage cupboard below the side window. Period dresser with matching eye-level cabinets, shelved storage pantry and downlighters in the kitchen area. The other half of the room is a family/lounge area with plenty of room for a large plasma screen and seating. There are plenty of power points and a TV point in this section of the room with wall light points and a high ceiling.

First Floor The bright and spacious landing has a tall front picture window and a further side window. There is floor to ceiling storage cupboards with bi-fold doors, overhead storage and an airing cupboard housing the hot water cylinder. (There is room here to potentially construct a spiral staircase which could allow access to the loft subject to building regulations). The master suite comprises a fabulous bedroom with a high ceiling, loft access, TV and telephone points. It has windows overlooking the garden and the cemetery behind. An archway leads to the open plan dressing area which has shelving and wardrobe space with track lighting and an opaque side window. The well designed en-suite has a period washstand with two wash hand basins, fitted cabinets with lighting above. There is a double width shower enclosure with fitted shower unit. Quality floor and wall tiles, ladder radiator, low-level WC, opaque rear window. The second bedroom has a tall side window providing a pleasant vista down the Clifton Road. The third bedroom has a front window, bedroom four has a loft access and a front window. The family bathroom has two pedestal wash hand basins with a low-level WC, two heated radiators/towel rails. The large white Jacuzzi bath is tucked in a fully tiled alcove with an Aqualisa shower unit over, opaque rear window.

“My favourite part of the house is probably the formal dining room because I designed it,” says Justin. “It’s a very dramatic room with a Victorian Gothic look, very in keeping with the style of the house, and it’s a really

fabulous room to entertain in.”

Rugby is a market town in Warwickshire, on the River Avon. The town is the second largest town in the county; 13 miles (21 km) east of Coventry, on the eastern edge of Warwickshire, near the borders with Northamptonshire and Leicestershire. The town is credited with being the birthplace of rugby football.

Rugby is most famous for the invention of rugby football, which is played throughout the world. The invention of the game is credited to William Webb Ellis whilst breaking the existing rules of a football match played in 1823 at Rugby School.

Rugby School is one of England’s oldest and most prestigious public schools, and was the setting of Thomas Hughes’s semi-autobiographical masterpiece Tom Brown’s Schooldays.
