So your home is being placed on the market for sale? Possibly the most important tool for the agent to market and ultimately sell your home is the photography, showcasing the residence in newspapers, magazines or on the internet.

Below are my top 10 tips for preparing your home and making it ready for the best possibly photos:

01 LIGHT BULBSThe most perfect time for architecture photography is between sunset and 20 minutes thereafter. This means the lights need to be on. Thus it’s recommended checking to make sure all globes, be it bedside lamps or downlight globes, are all working as it is very noticeable in the imagery if these are off. Even if the interiors are photographed during the day it is still beneficial to have the lights on and serving their purpose.

02 candlesThese enhance the mood of a bathroom, lounge, dining room or patio space, especially later into the afternoon/evening. Light these candles for the same reason you’d put a pot of coffee on to brew or place a roast chicken in the oven when having prospective buyers round to view your residence. Candles will give the same effect to the photographs.

03 bring outside in Make sure all sliding doors and stack doors open properly and have these open during

the shoot. A big selling point in South Africa is the weather and the living inside-out appeal is what this will detail.

04 blindsIn preparation for the photography, I find blinds, especially venetian blinds and shutters are best when they are down and the blades are at 45 degrees pointing toward the floor.

05 clutterRemove/hide clutter as much as possible - from the coffee table, kitchen counter and dining table - in the kitchen make sure dishes drying on the dish rack are put away. This helps to show the interior space rather than the viewer focussing on unnecessary detail within the photograph.

06 toiletriesFollowing on from the above, put all toiletries in the bathroom away in the vanity, removing from the bath and shower shelves. The simplicity of a bathroom enhances the image.

07 pets If you have pets, especially dogs, have them locked away in a courtyard or similar as they can tend to get in the way. Bird cages too can detract from the beauty of the home’s space so place these in the garage or scullery (areas that aren’t normally captured). A similar principle applies for young kids. Try organise a play date at the time of the arranged photoshoot. Though the children often mean well and are just being inquisitive, they do

get in the way of the photographer focusing on the project at hand while capturing your home in the best possible way.

08 pool areaRemove the pool net and pool cleaner chemical floaters from your pool - when the net is on or the pool cleaner left in, this becomes the focus of the image and not how the pool relates to the home. Where possible also attempt to have the pool cleaned and treated to ensure sparkling blue waters. Also make sure that the cleaning net or tub of HTH is not visible in the vicinity of the pool.

09 cARSRelocate cars from the driveway or carport. It’s important for potential buyers to see the space assigned for the location of cars, showing the garages and how they are connected to the home, but cars substantially detract from these views.

10 Snacks and drinksThough not necessary, if you have a great entertaining area, a beautiful bar counter or open plan kitchen flowing to the dining space, a plate of snacks or a bottle of wine with some glasses setup in these areas add aspects of the human element of enjoyment and relaxation.
