Location map of the community from the Philippines, to the island of Luzon, Region IV-A also known as the Calabarzon region, to Laguna and finally to San Pedro. The community is located in the first district of Laguna directly beside Metro Manila boundary of Muntinlupa.

Major roads such as the National Highway and South Luzon Expressway connect Manila to Laguna and also the rest of Southern Tagalog Region. Its close proximity to the Metro has encouraged many developments in the area and has made San Pedro communities less rural and more urban in nature.

The community is part of Brgy. San Antonio, San Pedro, Laguna. It is composed of residential, commercial, institutional and industrial districts.

Green – Buses, Jeepneys, Tricycles, Private Vehicles, Pedestrians. Commercial Establishments along paths. 4-lane, 2-way traffic.Yellow – Jeepneys, Tricycles, Private Vehicles, Pedestrians.Commercial Establishments along path. 2-lane, 2-way traffic with parallel parking provisions on both side of streets apart from moving traffic lanes at 2m width. Gray – Tricycles, Private Vehicles, Pedestrians. Streets that do not have jeepney routes plying them, usually residential streets.

Subdivisions and Industrial facilities within the community are bounded by perimeter enclosures limiting access. Some subdivisions however are highly permeable as public transportation routes run through them.

Many Industrial facilities are located within the community are built along the SLEX.

Residential Areas are clustered near the Industrial area as some of the housing within the area is occupied by workers of the factories and warehouses.

The main commercial area is located within the Institutional district. It contains a number of chapels and churches, hospitals, government buildings and schools – elementary, high school and college level. It also contains the wet and dry market of San Pedro. The area is referred to as bayan by locals.

NEW URBANISM

WALKABILITYThe community is not provided with sidewalks except along the National Highway. Walkability is feasible only within the districts especially on subdivisions. There is also little protection from weather on exterior places except for roof overhangs provided for the buildings.

PROXIMITYThe community is connected to important establishments such as commercial buildings, schools, and hospitals all at a 5-15min. walking distance

CONNECTIVITYStreets for the National Highway branch out in hierarchy. From a 4-lane, 2 – way to a 2 lane , 2 way with 2m parallel parking on both sides to 2-lane, 2-way without parking. Some entrances to subdivisions are hidden from main thoroughfares. Vehicles are priority in roads.

SMARTTRANSPORTATION

Transportation within the community is ample with jeepneys plying Maharlika-Fr. Masi St. and Magsaysay road. Access to Metro Manila and provinces further south is done easily through PNR, buses and jeepneys available 24 hrs.

MIXED USE &DIVERSITY

Commercial strips can be found along major roads which are connected to all districts. Small Institutional facilities are also found within some subdivisions. Industrial areas are beside residential districts.

MIXED HOUSINGThe area is largely occupied by middle-income earners commuting to Metro Manila, low-income workers working in the industrial and commercial areas, and high-income workers living in the high-terrain travelling to urban cores close to Laguna through SLEX and National Highway. Grouping of housing according to quality is somewhat visible.

TRADITIONAL NEIGHBORHOOD STRUCTURE

The main commercial-institutional area serves as the center of activity within the community, referred as bayan by locals. Government offices of San Pedro can be found in here. This is also where transportation to Metro Manila and provinces further south are found.

INCREASED DENSITYThe area is built up with closely spaced structures radiating from the National Highway. Developed lands start to be located sparsely as one moves to higher sloped terrain.

SUSTAINABILITYMost of the areas are former farmlands. Vehicles are still highly used, though some areas are used by cycling enthusiasts especially the high terrain.

QUALITY ARHITECTUREAND DESIGN

Most buildings are renovated following owner preferences and maximized floor areas ignoring building code provisions. Newer developments featuring architect-planned designs appear like sore thumbs, although some areas feature new architecture according to context quite well.

With the Fader residence as reference, walkability and transportation access is mapped according to time.

Areas in green are within the same subdivision as the home. It can be accessed within 5-15 min. time by walking.

Areas in cyan blue are connected to the home through Fr. Masi and Maharlika St. accessible through walking in 15-30 min.

Areas in red are usually accessed using a public or private vehicle.

The community is not provided with sidewalks for pedestrians except for parking provisions in some establishments.Public transportation include buses to Metro Manila, PNR station, jeepneys to Alabang, Pasay, Calamba, and Cavite, and jeepneys & tricycles plying the community.

Road branching from SLEX and National Highway follow the transition from wide to narrow. Density of developments also follow said branching.

Roads connecting San Pedro to Metro Manila, southern provinces, and even districts within the community are available. Mass transportation along these routes can also be easily found at all times of the day or night. A PNR station is also within the community from which commuters ranging from students to employees utilize on a daily basis.

Bayan literally translates to town. The area referred as bayan is the center of commercial and institutional developments. This is also one of the busiest places in the community. It contains the wet and dry market, a number of chapels and churches, government buildings, and public schools.
