* CracksYes - concrete does crack. We don’t like it either but it is bound to

happen. This is why we install control joints where the concrete is mostlikely to crack. if the concrete cracks in the control joint, this is exctIywhat we hoped for.

Typically, concretecracksvery soonafter it is poured. often the

same day. We do everything we can to control cracking, but there is noguarantee that concrete will not crack in otherplaces.

Cracks three sixteenths of one inch or less hei@ht difference orgap is normal.

* SurficeA common misconception is theassumptionthat your driveway,

porch, or sidewalkssurfacewill Let and hold up like your kitchenfloor.

Unfortunatelythis is not true. Exterior concretein Michigan, particularly19 sui7ject to inclementweather,salt damage, and heavyvehicle traffic.

While concrete is a verydurable product. like anything else,it is notwithout its fla&. Sometime&the top of the concrete may appearto

be poppingor flaking off. if this is minimal a few hereor there it iø

cuite poøøiblethat . stones closeto the top poppedout.

This is nothingto worry about. Howeverif you experiencea lot ofpoppingand flaking of thesurface, morethan 10%you havea

legitimateproblem.

What to Expect


* P/scalars//onAnother common misconception is color. It is not possible for us

to match the exact color of your porch to your sidewalk or to yourdriveway. Sometimes even your driveway may not match exactly,since most driveways need two or more loa4s of concrete. This isespecially true if concrete placements are made on different days.Most of these color variations are minor and most will fade overtime, but they can and do occur. It is a good thing to keep in mindthat if you do have one or two sc1uares ofyour driveway that arepopped or pitted and we replace them, it might be more noticeablethan a few pops.

* ShiftingMost driveways and some garage floors will have some shifting

separation or height difference over time. This is very common. Ifyou notice that your driveway or garage floor moves a little, orsounds hollow when you drive on it, this is nothing to be concernedabout, especially if there are no cracks present. This is notsomething we warranty. if your home has a patio or lead walk, it isvery possible that it may settle somewhat. We do compact the sandunderneath, but thib is no guarantee it will not settle. We cannotwarranty againet settling bcc.ube the sub grade under the 12" ofsand is something beyond our control.

What to Expect


* TextureIt is possiblethat your neighbor’s concrete may appear to have a

different texture or finish on it; this is very common and is no causefor concern.

* Ho//owSounding ConcreteThis is most noticeable under basement floors. Ifyou take a

hammer and tap in different areas, you may hear different sounäs;some places may even sound hollow. These different sounds can becaused by where the plumbing pipes or the footings are located underthe floor. A typical basement floor is 3.5" deep, and where a footingmay be located it is 11 "12" thick resulting in different density underyour floor.These are a couple poeeible reaøonø why you may have a hollowsounding floor. Hollow sounding concrete is not something covered byour warranty.

What to Expect


* Cracked ConcreteIndustry standard before repair or replacement is Wie"

We warranty cracks that are 5/1@11 or greater in separation orheight difference.

* Popped or Chi?pee/ ConcreteWe only repair or replace the sections that 1!l into the category

of what we warranty. Industry btatldarc! before repair orreplacement is a minimum of 20%

We will repair or replace if a minimum of 100% or more of any givensection of the work we did is popped-pitted or if small pieces locatedon the edges happen to break off. bccube your driveway approach issubject to salt overspray from the city! county plow trucks, werecjuire minimum of 20°h &efore we repair or rep!ce your approach.the 20% minimum only applies to your driveway approach; wemaintain the 10% criteria for the rest ofyour driveway.

Warranty issues will be addressed during the months of June, July,nd August. If we re unable to service you during these monthe, wewill øervice you the following year, even ifyour warranty hab expiredproviding you contact uø before your warranty expiree.

* It Ms/n/sin Your ConcreteWe ask that no salt ever t’e used on your concrete, b’ut it is crucial

that you do not use salt for the first full year. We cannot emphasizethis point enough. Sand is very safe to use on your concretesurf.ce, this is recommended, eepecially for the first year.

We often see popping on driveways where people park their vehicles.On . eunny day during the winter months the salt on the vehicleswill drip off the vehicle, and salt, being highly corrosive, will eat intothe surface of the new concrete.

Salt overpray from the city/county plow trucks can also affectthe concrete near the road. Another highly corrosive material isfertilizer, so if you happen to spiii or overepray fertilizer onto yourdriveway, please wash it off immediately.

With your help on these few items, you greatly increase the life ofyour driveway, øidewalk, and porch for manyyearø to come.
