Location: Conroe, TexasI-45, at exit 90, approximately 50 miles north of downtown Houston and 14 miles north of The Woodlands.

CENTER LOCATION

Outlets at Conroe is undergoing a complete redevelopment amidst the enormous growth occurring in and around the City of Conroe. With the influx of corporate offices and master-planned communities, the North Houston area will become the workplace and home to tens of thousands of people in the next few years. The new Outlets at Conroe will be poised to deliver top outlet brands and a wide variety of dining options in a family-friendly environment for this growing constituency. Outlets at Conroe will ultimately be comprised of more than 340,000 square feet of retail and restaurants. The immediate area already boasts nearly 185,000 cars per day, and is just 30 minutes from George W. Bush International Airport and 50 miles from downtown Houston.

BUSINESS COMING

Big Business Moves to North Houston

ExxonMobil has completed construction of a state-of-the-art campus project in Houston, one of the largest construction projectsin North America. The new corporate campus is home to its Upstream and Downstream operations as well as their Chemical companies and related service groups. The campus is located on 385 wooded acres immediately west of I-45 at Hardy Toll Road, approximately 25 miles from downtown Houston. This 20 building, 13 million square foot campus with 3 parking garages, to accommodate more than 10,000 employees was constructed to the highest standards of energy efficiency and environmental stewardship. Designed to foster improved collaboration, creativity and innovation, the campus includes a laboratory town hall and auditorium, conference facilities, 27,000 square foot child development center with on-site day care for employee’s children ranging in age from infants to preschool, an outdoor plaza to host up to 3,500 attendees, and a 100,000 square foot wellness center.

Construction of the new campus began in 2011 and completed in 2016, has created an estimated 36,000 person years of employment with 44,000 permanent jobs for ongoing operations. Energy companies and supporting businesses are moving north of Houston to support the Energy Corridor developing around the ExxonMobil campus.

BIG CHANGES IN NORTH HOUSTON

■ Grand Central Park is a new master-planned community being developed on the 2,046 acre site formerly occupied by Camp Strake. The master plan calls for an array of residential options for buyers, ranging from single-family homes to urban-style designs. Montgomery County’s newest community of homes grand opened May 2017 with 550 move-in luxury homesites sold while under construction! The community plans also include conference centers, hotels, offices and retail. ■ 336 Marketplace, a 700,000 square-foot regional shopping, dining and entertainment destination opening in early 2018, located at the southwest corner of Loop 336 and I-45. ■ Town Center, a mixed-use development with bars, retail, and restaurants, surrounded by townhomes overlooking Grand Lake.

■ Springwoods Village, home of the new ExxonMobil Campus, is a 2,000 acre master-planned community at the hub of I-45, the Grand Parkway and Hardy Toll Road. The master plan includes dynamic commercial office complexes, a healthcare complex, unique residential neighborhoods and a town center at the heart of the community. Springwoods Village will continue to develop its master plan over the next 10 years. ■ CHI St. Luke’s Health - Springwoods Village Hospital, a $120M Medical Campus located on 23 acres in Springwoods Village, opened for patient care January 2016. The hospital will ultimately include a 55,000 square foot ambulatory center, as well as an additional 100,000 square feet of medical office space. ■ CityPlace, a 60-acre mixed-use project being developed within Springwoods Village will include: 4 million square feet of office space, 400,000 square feet of retail space, a full-service hotel and a luxury multifamily complex. The Belvedere Apartments, a 342-unit premier multi-family development and the first community to open at CityPlace. The Mark, a 268-unit luxury rental apartment building and second community to open at CityPlace, began leasing April 2017. Plans for 2 premier Class A office buildings with a total of 440,000 square feet of office space have been announced.

■ The Woodlands, Houston’s largest master-planned community, developed and owned by Howard Hughes Corporation, will be adding more than 2.4 million square feet of new office development, in addition to the 385-acre ExxonMobil Campus currently being constructed to the south. ■ “The Woodlands Part II”, the next master-planned community to be developed by Howard Hughes Corporation and The Woodlands Development Company, just two miles north of the Outlets at Conroe, is anticipated to be the sequel to Texas’ most celebrated master-planned community, The Woodlands. The site consists of nearly 2,000 acres with preliminary plans for over 4,600 residential lots and commercial properties.
