    Reinvention has never been so inor so necessaas it has been in the recent

    years of economic distress, and one shi for the A&D community has been the way

    design firms approach business development and marketing. During the economic

    recession of the 1990s and the economic slowdown following 9/11, when Contract was

    still publishing its annual Sala and Hiring Surveys, survey results and anecdotal evidence

    indicated that dedicated business development managers and marketing people were

    among the first design firm employees to be let go during a downturn. What might seem

    like backwards logicwhen business is slow, why lay off the people charged with finding newbusiness?actually made some sense when you consider the fact that principals were fully

    expected to assume business development and marketing responsibilities until work picked up

    again, and budgets could allow for rehiring dedicated rainmakers.

    This time around, things are different, and the lines that traditionally have differentiated functions

    within a firm have become quite blurred. With massive layoffs across the board, eveone is

    required to take on additional responsibilities, and the new norm for A&D firms is that eveone

    from principals down to junior designerscan be expected to contribute to new business development.

    Just as all employees once were required to get up to snuff on new technology, now employees at all

    levels should be expected to add business development to their skill sets. Add it to the list of practical

    business skills that design schools are not teaching.

    In this months Practice column, Jane Felsen Gertler, a veteran marketing director who recently

    joined New York-based Helpern Architects, offers practical advice on how design firms can create a

    business development culture from the top down, with eve staff member engaged in some way

    in the function of cultivating new business. The message is clear that in this economic-driven

    age, the skill that may differentiate you from your colleagues when it comes time for promotion

    (or for downsizing) is not just your design talent or your leadership qualities, but your ability

    to bring in new work. Even small contributions can make a measurable difference. Think ofit as a challenge to reposition yourself, before you lose your market value.

    Global A&D m HOK ecently announced its new business, HOK

    Poduct Design, an initiative that will encouage HOK designes

    to ceate poducts elating to the ms coe achitectue and

    inteio design business. Though HOK Poduct Design, m

    designes can license thei designs o manuactue and sale.

    The new initiative, led by Susan Gossinge, ome diecto

    o inteios o HOK Los Angeles, hopes to suppot poducts

    anging om achitectual and inteio design to consume,

    healthcae, and sustainable items. The business plan o

    HOKs new poduct design goup is centeed on the concept

    o developing innovative poduct ideas that povide value to

    ou clients and the maketplace and then pesenting them to

    tageted manuactues who have an inteest in poducing and

    distibuting them, says Gossinge.

    She adds, Ou business goal is to povide the maketplace with

    something bette than what exists today in the sectos whee we

    have deep expetise such as healthcae, sustainability, science

    and technology, lighting, and stategic planning to name a ew.

    When it comes to textiles, wee used to a what you see and eel is what

    you get model. Howeve, Dots Damask, one o two upholster pattensavailable in Luna Textiles Kinetic Collection, pushes the envelope by

    ceating an optical illusion that maniests the hamonious and intinsic

    paallel between tadition and modenity.

    The concept o Dots Damask initially gew out o a desie to ceate a

    exible upholster line that could easily cossove into varing poject

    makets and showcase a patten in an aay o hues, om neutal to spicy.

    Luna Textiles senio technical designe Kaen Rodiguez and Ray Wenzel,

    a contact and esidential wallcoveings, textiles, and laminate suacesdesigne, collaboated with Luna on the Kinetic Collection and kept thei

    minds open when they sat down at the design table. Sometimes we like

    to stat with a concept in mind o a collection, but this time we stated by

    looking at many dieent kinds o pattens and gaphics, and the idea o

    the collection began to coalesce and cohee as we woked on it.

    One o the esults was Dots Damask, a lage-scale, digitized epesentation

    o a taditional damask patten that boldly eads as a pixelated image when

    viewed up close (think o the popula toy Lite-Bite, intoduced in 1967).

    This optical illusion is thanks to Lunas unique, ceative pocess, accodingto Rodiguez. Duing development, Lunas designes look at a pospective

    patten om whee the end use is going to see it. They put it on the wall and

    then slowly step back to get a sense o how the patten eads at dieentviewing distances. You get a sense o uban innovation when youe

    up close and then, when you step back, you get this sense o tadition,

    Rodiguez notes. And thats whats eally nice about Dots Damask.

    Wenzel believes that this eeence to an obvious histoic textile tadition

    is a big pat o Dots Damasks cham. One doesnt have to be teibly

    sophisticated about textile design to be ascinated with the intepetation

    o the taditional patten in a moden way. It speaks to everbodyWe see

    physical layeing in achitectue today, and we ae sot o echoing that byputting two layes o meaning togethe on one piece o abic.

    Dots Damask, which launched this May, oes designes a vetical epeat

    o 20 in. and is available in fve coloways including oange, ed, blue,

    geen, and, as Rodiguez ees to it, a yummy yellow, all o which wee

    eceived quite well by NeoCon 2010 attendees.

    We had a lot o un at NeoCon inteacting with people and showing

    Creating a business development culture in your firm means inciting

    an awareness that each individual plays a role in increasing the

    bottom line. It may take the form of charging each staff member with

    a task, role, or set of responsibilities that contribute to increasing

    client awareness. Or it can mean a more direct exposure to client

    contact for any number of individuals. However you choose to shape

    the parameters of your business development (BD) culture, there first

    has to be a BD mind-seta buy-in of sorts where the firm clearly

    believes that this not only is the optimal way to function, but also

    its the way your firm will survive and thrive in todays marketplace.

    And why should they embrace this model? In an economy where thereare weekly, if not daily, surges and drops, one of the best ways to

    protect your job is to be a contributor to developing new business. If

    it becomes imperative to cut staff, it would be diffi cult for a principal

    to sever ties with one who is keeping the flame alive. In any economy,

    if its your desire to elevate to partner or principal, the task of bringing

    in business is usually a requirement. The ability to increase revenue is

    not only beneficial to your firm, but its also beneficial to your individual

    career. In an interview with the New York Times, Cristobal Conde, CEO

    of SunGuard says, Always, along the way, have a sales job. Selling

    something to somebody who doesnt want to buy is a life-long skill.

    A key factor in marketing professional services and getting involved

    in business development is understanding that your character, your

    personality, and your ability to establish rapport are critical. When

    you purchase a designer dress, or a computer, or a car, you have

    no knowledge of the personalities of the people who worked to

    create these products. When your client commissions professional

    services, your firms qualifications may get you to the short list, but

    the personalities and reputations of your people win you the work.

    Unable to t out a service before buying it, clients do the next best

    thing: They imagine what it would be like to work with the person

    who delivers the service. Smart BD professionals learn what drives

    their clients and what their needs are, as opposed to focusing on

    their own individual needs and services offered. Fulfilling the needs

    of a new business friendwhether its solving a problem, sending

    them useful information, or introducing them to a key contact

    helps build long-term relationships and referral driven business.

    Staff members need to grow comfortable venturing out of the offi ce

    because even in this age of technology where we spend our day moving

    from screen to screen, nothing replaces the potential congeniality ofperson-to-person contact. To be prepared for that interaction, all

    business developers need to know their firms portfolio (as opposed to

    just the project theyre working on). Staff should be conversant in the

    services your firm provides and be armed with five good case studies of

    completed projects that are illustrative of its most significant services.

    They should be coached in your unique value proposition or what it is

    about your firm that sets you apart from the rest.

    For those at the dawn of your business development efforts, there are

    creative yet painless ways for you to get started that will enhance your

    clients awareness of your capabilities. Target your client group, and:

    E-mail a relevant news article to a client accompanied by a short,personal note.

    Write an article useful to your client and place it in an indust

    newspaper.

    Collect and harness the power of client testimonials; better still,

    create a client retention survey, and interview past clients on the

    quality of your firms performance

    Speak at your local indust association or networking meeting.Committee program directors generally are hung for content.

    Use social networking in a professionally responsible manner by

    developing guidelines for firm entriesthen hit Facebook, Twitter

    and LinkedIn with information consistently relevant to your clients.

    Brainstorm a topic and create a workshop for your clients; or make

    it a lunch-and-learn in their offi ce.

    Promise to meet and engage three people youve never met before

    at your next networking opportunity. Then see if you can introduce

    them to someone beneficial to them.

    Critical to ongoing success and sustaining an energetic level of

    activity is the response of principals, partners, and marketers to

    the efforts of staff members as they progress in developing client

    relationships. Its up to management to nurture these efforts and

    send a clear message that even small steps lead to positive gains

    and eventually larger rewards. Reinforce the positive strides and

    celebrate the victories together.

    When it opened in 1857, the Academy o Music in Philadelphia was a sight to behold. It is Ameicas oldest

    opea house still used o its oiginal pupose, and its balloom was descibed as the most beautiul oom in

    Designated a National Histoic Landmak in 1962, the building had plenty o documentation o its oiginal

    design, but pehaps the most exciting document was a photo om 1860 that was scanned and enhanced

    with advanced compute sowae. Along with the photogaph and documents, KlingStubbins senio

    associate John Tosino and his sta painstakingly scaped and analyzed layes o paint to detemine

    the oiginal patten, colo scheme, and eason the paint ailed. Then estoation wok began in eanest.

    Moe than 100 dieent paint colos wee used to ceate the inticate tompe-loeil that decoates the

    walls thoughout. Fou o the ve oiginal stained-glass windows in the tansoms wee uneathed ully

    potected; the h was aithully epoduced. Oiginal lights, designed and manuactued by Conelius and

    Bake, wee epoduced using witten and pictoial documents, and eeencing one suviving xtue in the

    acility. Even though the oiginal foo was wood, the Pennsylvania Histoical Commission gave pemission

    to design a capeta magnicent piece manuactued by Bitish capet make Bintons that incopoates

    the musical imager ound in the est o the oom.

    The entie poject took ove 12 months; a hadship o the AOM as the oom is in continual demand. But

    all agee the esults ae woth the wait.

    Ove the past two decades, the Ameican legal poession

    has expeienced a shake-up that has witnessed the demise

    o many a once-mighty m, but has esulted in spin-os

    o many moe that ae smalle, moe nimble, and embace

    a moe pogessive attitude towad the pactice o law. One

    such m is Gundeson Dettme in Redwood City, Cali.,

    which was ounded by Robet Gundeson in 1995 with

    a handul o big-m alums who saw the witing on the

    wall and joined him in a pactice that pledged to be moe

    entepeneuial, like its tech-industr clients.

    All this has been good news o design ms, which have

    ound inteesting and ceative wok with upstats like

    Gundeson as they seek to buildliteally and guativelyoces that dey the mable and mahogany sel-indulgence

    o the 1980s. These new spaces suppot the notion that

    todays new beed o attoney is moe ecient, economic,

    agile, anddae we sayun.

    Louis Schump, a senio associate in the San Fancisco

    oce o HOK, has been lucky enough to gow up with

    Gundeson, and he ecently designed the law ms second

    geneation o oces in a copoate pak in Redwood City.

    Accoding to Schump, We didnt want to lose the enegy

    and camaadeie o the st oce, whee shaed pivate

    oces wee the standad o everone om patnes on

    down to legal secetaies and administative suppot, and

    a subset o attoneys moved ever six months to pevent

    the omation o cliques and mind-numbing comot

    zones. When you move people aound, says Gundeson,

    you dont get so set in you pattens o inteaction.

    The new space, taken ove om ailed Intenet entity Excite@

    Home, was entiely intended to be o open oces, notes

    Schump. Thee was nothing about the stuctue, planning

    modules, o cutain wall that would have suggested enclosed

    oces. Nevetheless, the space needed to accommodateGundesons list o specic equiements, including

    univesally sized oces that efect the ms egalitaian

    attitude, and spaces outside oces and coneence ooms

    that would povide a thid place to wok.

    The biggest challenge to the new layout was a oo plan

    that included ve lage skylights. This eatue became

    the pojects biggest asset, as the skylights detemined

    the placement o open spaces vesus pivate wok aeas.

    HOK used copious amounts o glass to create a sense o transparency, bring light into the interiors, and visually connect Gunderson employees to

    each other and to the views beyond its Redwood City, Cali., corporate park setting. The highly reective result (opposite) creates a dynamic space that

    changes mood and color as the sun travels across the sky. In keeping with Bob Gundersons mandate to create a third place to work, HOK located

    communal living rooms in circulation spaces (above lef) and turned six sunny lof spaces (above right)reached by tread stairsinto casual work areas.

    The diagam, diven by the location o the

    idiosyncatic building peimete, explains HOK

    senio designe Tanja Pink, who was the pimar

    designe on the Gundeson poject. Since pivate

    oces could not be placed unde skylights,

    these aeas became the public wokspaces thatGundeson sought. Thid oo pivate oces

    wee oganized aound these living ooms,

    and the same plan was duplicated on the othe

    two, 30,000-sq.-f. oos. We wee inspied

    by a book on Swedish cottages, explains Pink.

    We tied to captue the idea that the ciculation

    has multiple unctions. Thus, the living ooms

    become pat o the ciculation space, and each

    is uniquely unished and lit to povide glimpses

    into Gundesons entepeneuial cultue.

    The ealities o the oo plan equied a cetain

    numbe o ocessome pivate, some shaed

    to be located on the inteio. We wanted to

    do a lot o things eciently, and we wanted to

    teat everone with equal espect and dignity,

    explains Gundeson. So in ode to dive daylight

    into the coe and give everone a stong visual

    setting to the San Fancisco Bay, HOK enclosed all the oces in oo-

    to-ceiling glass. The esult is in an exteme level o tanspaency and

    visual connection thoughout the space.

    The thing that supises me, obseves Schump, is the ole eection

    has also played in the inteio. When a cloud passes by this building,

    the entie colo o the inteio changes. The eect is heightened by an

    almost complete lack o colo in the mateials palette. The mateials

    ae simple and elegant, says Gundeson. And the oces ae open

    and light, and look moe like the spaces whee ou clients wok.

    Because isk management and condentiality ae always impotant

    consideations in a legal pactice, meeting zones o visiting clients

    on each o the thee oos povide varing levels o visual pivacy withsolid walls and osted glass. A caeteia and law libar almost ound

    out the list o communal spaces, but thee also ae lofs, anothe quiky

    eatue o the building. Accessed om the thid oo by tead stais

    something you dont see ever day in a copoate law pacticethese

    six mezzanine spaces ae labeled expeimental by Gundeson. I

    dont think theyve been used extensively, he admits, but says that,

    along with the living ooms, they play a symbolic ole at the m. They

    ae places you can go i you dont want to be inteupted, and they

    einoce the idea that you sometimes can get moe wok done i you

    ae not in you oce.

    Its had to beak down all the dieent elements, Gundeson concludes.

    Thee is a set o things that have come togethe in this paticula location

    that have been a big boost o us. We can say we ae egalitaian, but

    putting attoneys in inteio oces eally demonstates it.

    A exible caeteria (opposite) provides even more work and interaction

    space or Gunderson employees. The extensive use o glass and other basic

    materials and the extreme lack o color in the palette, save or a solid black

    wall here and there (above, top, and le), help to create a simple, elegant,

    open interior that is more indicative o Gundersons entrepreneurial clientsthan it is o a corporate law ofce. Five large skylights on the third oor

    dictated the placement o the living rooms (oor plan below), and the same

    basic layout was repeated on all three oors.

    Pak City, Utah, may be best known o hosting megawatt

    events like the Winte Olympics and the Sundance Film

    Festival and o being a chic, engaging winte holiday

    destination. What Pak City was not known o, until

    ecently, was having an equally inspied museum. Its a

    joke that we ae the best kept secet in Pak City. Local

    esidents didnt even know we had a museum, laughs

    Sanda Moison, Pak City Museums executive diecto.

    A secet no longe, the newly expanded and eubished

    museum bidges the past to the pesent though an

    innovative yet histoically sensitive design.

    No small undetaking to be sue, San Fancisco-based

    Mak Cavagneo Associates updated and modenized the

    existing pogammatic spaceswhich oeed just moe

    than 1,000 sq. . o galler spaceinto a seies o buildingsthat expand the acility to 13,000 sq. . A 5,400-sq.-.

    addition completes the new museum by ceating much

    needed space o galleies, a lobby, eseach ooms, and

    administative oces. Mak Cavagneo, pincipal in chage,

    explains that the fst objective was to expand the acility

    in ode o the museum to adequately host its visitos and

    to display the vast collection o at and atiacts that wee

    in stoage due to lack o galler space. The second piece

    to ou design challenge was to ceate the peect balance

    between old and new, to oe a sense o modenity within

    an histoic context, he says.

    Located in the heat o the towns histoic Main Steet, the

    museum always has celebated the aeas ich and ugged

    histor as a cente o silve mining and a haven o skiing

    and othe winte spots. The site oiginally was composed

    o thee histoic buildingsthe City Hall and Teitoial Jail

    (1885), the Libar (1900), and the Fie Depatment Whistle

    Towe (1901). Cavagneo and his team intently ocused

    on pogamming as well as the uban design o the site to

    have the old and new spaces mege seamlessly into the

    suounding steetscape. The addition is located behind the

    thee histoic buildings on Swede Alley, which seves as a

    second Main Steet, and is composed o a noth wing, south

    wing, and cental spine. It is not only a moden countepoint

    to the adjacent histoic buildings, but it also seves as a

    connecto om Swede Alley to Main Steet. We designed

    the addition as a lanten o beacon to ushe in this new,

    exciting aspect o the city, says Laua Blake, poject diecto

    and pincipal at Mak Cavagneo Associates.

    With a two-stor window wall o steel sash set in steel

    amatue and punching though the buildings sandstone

    massing, the addition has an oveall height o 17 . and a

    length o 60 ., which povides daylight and visual access

    to both the new galleies and the histoic aades beyond.

    The new addition also is lit om within at night, allowing

    passesby to view the damatic inteio spaces that oen

    ae ented to copoations and oganizations o events.

    Yet, this moden space peectly nestles into its suounds

    the noth wing is set back uthe than the south to mimic

    Pak City Museums new 5,400-sq.-.

    addition is clad in Mountain Valley Sandstone

    with a guillotine nish (le). The two-stor,

    17-. by 60-. window wall is a steel sashset in steel amatue, eminiscent o the

    mining equipment displayed within. The

    lobby, pat o the old libar, ushes visitos

    acoss the cental spine to the main galler

    housed in the histoic City Hall (opposite).

    The wood fooing is ed oak, which is a

    continuation o what occupied most o the

    existing spaces.

    the stepping patten o the buildings along the

    alley, and at its ooine, the eave o the noth

    wing aligns with the eave o the histoic City

    Halls gable oo. We did not want the poject

    to be aux westen o too obviously histoic, so

    ou mission was to eintepet the past instead

    o eplicating it. We wee constantly challenging

    ouselves to hit the nail on the head by ofeingsomething that was in keeping with the histoic

    pesevations guidelines, but also was esh,

    explains Cavagneo.

    This challenge also was ealized in the museums

    inteio spaces. The Teitoial Jail in the basement

    was meticulously peseved, while an adjacent

    histoic shed was conveted om a undown public

    estoom into a damatic galler space that houses

    numeous mining exhibitions. The oo-to-ceiling

    dimensions o the addition acilitate the display o

    lage objects, including mining and skiing atiacts,

    and also povide exibility o utue exhibitions.

    Set between the two wings o the museum, the

    cental spine makes the connection between old

    and new efotless and houses accessibility amps

    and a mezzanine. The spine also conceals the

    museums state-o-the-at HVAC system. Wewee tuly pleased with the design aesthetic and

    unctionality o the connecto stai, emaks Blake.

    The main ciculation spine is situated between histoic City

    Hall and the libar and extends om the Whistle Towe

    to the ea window wall. Exposed bick and achitectually

    exposed steel oe a sense o connectedness between old

    and new (le). One o the basement galleies showcases

    the skie subway (below), an old ail ca that was used

    to tanspot mines into the mines and late was used to

    tanspot skies to the mountain slopes. A 1926 Gaham

    Bothes Dodge fe tuck is housed within the Whistle

    Towe (opposite). Old hoses and exposed bick peseve

    Not only does it easily accommodate visitos though all thee levels, but it

    does so in an open and inviting way. It is a place to view the exhibitions, as

    well as people watch, and the act that it hides the mechanical components

    om public view inceases the spaces oveall tanspaency.

    Cavagneo agees with his colleague, believing that the building neve

    detacts om the exhibitions. I you look up, all you see is museum lights

    and beautiul stone walls. Thee ae no unnecessar visual distactions,

    which gives the space a pistine quality. The 21st centur inastuctue

    simply melds into the 19th centur building, he concludes.

    The expansion and enovation o the Pak City Museum has geatly

    inceased its pesence and statue within the histoic city cente.

    Moison epots 40,000 visitos in the fst six months, an achievement

    about which she and the museums boad o diectos ae extemely

    pleased. The museum is everthing it should be now, she says. Visitos

    come in and disappea o hous, which I love to see. Thats the point,

    ight? Moison believes both locals and visitos ae ediscoveing Pak

    Citys dynamic past, and with the enewed enthusiasm o pesevation,

    will help ushe in an exciting utue.

    The Hamptons and Hollywood may seem worlds aparteach a distinct A-listers scene seton opposite coasts. Yet the new SBE-owned and operated club The Colony brings a beachy

    East Coast eel to the heart o Hollywood with its design by ICRAVE, the New York-based frm

    known or designing a host o New York City and Los Angeles hot spots. We wanted it to be

    an oasis so that when you walk into The Colony, it transports you somewhere else, making you

    orget youre in the middle o Hollywood, says Behzad Souerian, vice president o SBE real

    estate. LA has the best setting that is conducive to this type o theme.

    ICRAVE designed The Colony in a space

    that housed former LA nightclubs. Based

    on a Hamptons beach theme, the design

    features a decidedly beachy palette

    including rough sawn lumber, sand dune

    and beach grass landscaping, and a tall

    structure reminiscent of a lifeguard stand

    denoting the main entrance.

    Located on the once-seedy but now trendy Cahuenga Boulevard in a

    vast, 13,000-sq.-. space that was previously home to shuttered clubs

    Halo and White Lotus, The Colony adeptly melds indoor and outdoorspaces into a cohesive nightspot thats unlike the traditional Hollywood

    club. Souerian and SBE ounder and owner Sam Nazarian sought a

    scene that would be reective o their experiences summering in the

    Hamptons, but ICRAVE ounder Lionel Ohayon explains, We were more

    ocused on the idea o a beach resort setting because o what it lent

    to the notion o eeling casuala kind o bareoot chicwhich sets

    this venue apart rom other Hollywood clubs. He adds, We wanted

    to create something that diferentiates this experience rom what the

    LA scene had been delivered to date. Aesthetically, we were looking orsomething that was non-pretentious and invited the guests to engage

    ully in the spaceto literally take their shoes of and dance on a table.

    This approach to encourage the guests to eel at home completely

    changes the dynamic o the room and ultimately the experience.

    ICRAVE designed The Colony as a series o spaces, each with its own

    personality, that work well as one cohesive venue where circulation

    seamlessly ows rom inside to outrom dance oor to lounge to pool

    and bar areas. It also is designed to be scaled back to smaller, separately

    operated venues. I you look through the space you will see a series o large

    sliding lower walls and rotating panels that close of rooms and allow the

    space to unction practically with a oor [plan] that makes sense, Ohayon

    notes. Souerian adds, The seating o the interior was designed with

    the DJ in the middle and stadium-style seating throughout, making or a

    high-energy atmosphere With the sight lines, no one gets blocked, and

    it allows or patrons to be active participants rather than just spectators.

    The client Sam Nazarian o SBE wanted to incorporate an indoor/outdoor ow that makes the club experience seamless rom one room to another, and the massive

    13,000-sq.-f. space lent itsel well to that design scheme. ICRAVE created a series o spaces (opposite)the dance oor, lounge, bars, and pool areathat each has

    its own personality, yet unctions as one large merger club, according to Lionel Ohayon o ICRAVE. The design team custom designed patio urniture (above) to reect

    the Hamptons beach theme.

    With a lage space and a meage budget, the ICRAVE

    team had to be judicious in thei allocation o dollas,

    ceating maximum bang o the buck with stategicselections o mateials. The ough sawn lumbe

    woked peectly to lend the conceptual context as

    well as meet budgetar equiements, Ohayon says.

    Salvaged distessed ban wood ooing achieves a

    beach boadwalk eel and also woks as cladding o

    walls and seating. ICRAVE-designed unitue cafed

    It is true that this is a Hollywood club, but in many

    ways that gave us carte blanche to create a spacethat was literally a set, explains Ohayon. Since the

    building was a standalone, it afords us the opportunity

    to create a complete immersive experience and use

    the exterior to reorm and reinorce the idea o what

    lay beyond the velvet rope.

    sheep pastue in Manhattan in 1846. Moe than a centur late, in the

    1960s, it was conveted into an uban community cente, and then a dug

    ehabilitation cente in the 70s. Next it emeged as the notoiously aucous

    Limelight nightclub in the 1980s, living though two moe incanations as

    dug-inused dance clubs in the 90s until its doos wee nally shutteed

    in 2008 afe epeated closings by the NYPD. Now, afe sitting empty o

    two yeas, the Gothic Revival-style chuch stuctue once again has ound

    Located in New Yoks Flation Distict, the oiginal 25,000-sq.-f. chuch was

    designed by the achitect Richad Upjohn, a maste o the Gothic Revival

    style and the ceato o lowe Manhattans notable Tinity Chuch. Built duing

    a gand ea o chuches in New Yok, its congegation counted among its

    membes seveal pominent nancies, businessmen, and industialists,

    including Conelius Vandebilt, John Jacob Asto and Jay Gould. Founded

    by the Reveend William Muhlenbeg, a ecto om Flushing, Queens, who is

    Reynolds, and Madonna, who equented the club in the 80s and

    90s. But, ae enduing thee decades o decadence, dug dealing,

    and even mude, the chuchs neighbos gladly kissed its nightclub

    days good-bye and vocally opposed thei etun once the most

    ecent club closed. Mindul o the communitys concens, but eage

    to epupose the iconic landmak with a new use, its landlod, Ben

    Ashkenazy, consideed vaious options beoe ageeing to a poposal

    by New Yok etail develope Jack Menashe to tun the distinguished

    stuctue into a etail venue and estoe its ome luste.

    Menashe enlisted New Yok achitect James Mansou o

    Mansou Design to wok on the edesign and enovation. But

    beoe stating the poject, Mansou encouaged Menashe to joinhim on a tou o a seies o etail makets in London, including

    Convent Gaden, Libetys Dove Steet Maket, and Bulington

    Acade, which inspied the intimate Euopean-style maketplace

    o specialty stoes that now chaacteizes the new etail venue.

    We wanted to develop a concept that would be entetaining

    and un, something that would stand etail conventions on thei

    heads, says Mansou. New Yokes ae so jaded that they can

    sleepwalk though most etail stoes and know what to expect.

    Ae months o eviews with the landmaks commission and a lot

    o hand holding with a vigilant local community boad, the multi-

    million-dolla enovation poject took place in a ast-tack time

    ame o 12 months om kick-of to execution. The esult is an

    exteio that emains lagely untouched, and an inteio that has

    been tansomed into an intimate yet lively thee-stor maketplace

    o small- and mid-sized shops, each with unique acades peppeing

    the twisting and tuning lanes o the maze-like layout.

    As we did the demo wok to see the condition o the building,we peeled though aggegates o sheetock 40 inches deep,

    including walls that had been put up in the 1960s, says

    Mansou. But behind the sheetock and club banquettes, thee

    wee seveal stained-glass windows that we could see om the

    outside and wee able to peseve. Thee wee also stuctual

    steel mezzanine elements that wee built in the 1980s, potions

    o which we eclaimed. Anothe challenge was to impove the

    ciculation among the thee buildingsthe chuch, the ector,

    and the sistes housethat make up the complex.

    Mansou and his team also developed the banding elements and

    signage o the Limelight Maketplace. Among the band ltes wee

    shopping scenes om late-night 40s movies, Boadway stage sets,

    dashes o the enetic quality o Japanese shopping disticts, and

    touches o Londons etail scene. In mixing-up these contasting

    etail inuences we intended to ceate a eeling o discover and yet

    amiliaity o consumes in the gip o a ecession, says Mansou.

    The designes also poduced a seies o mateials palettes and

    templates o the vendos to choose om to keep the design cohesive

    and povide a tun-key way to set up shop with minimal efot. At

    the same time, they also ceated all o the elaboate shop aades in

    vaied styles and established of-beat adjacenciesa candy shop next

    to a boot shop, o exampleto wrly evoke a maketplace that has

    oganically evolved ove time and to einoce the sense o discover.

    Mansous team designed the inteios o moe than hal the shops,

    as well, while the emaining shops developed thei own stoe designs

    in line with thei banded stoe palettes. Some absobed two o thee

    o the appoximately 200-sq.-. ootpints to ceate lage spaces,

    uthe einocing the oganic quality o the inteios.

    also pomises to inspie the ceative einvention o othe neglected

    landmaks into innovative etail destinations.
