Must-have home features are constantly evolving. Aft er all, just a half century ago, shag carpeting in all hues – gold, orange, and purple – were all “in.” But what’s hot with home owners and buyers now?

Realtor.com® set out to fi nd out, evaluating what must-have home features are hot right now by analyzing mil-lions of listings at its site for the most commonly used phrases of home features.

The following 20 features were most often used in listings on Realtor.com® in 2015:

1. Fireplace (gas fi replaces were the leading type of fi replace mentioned)

2. Wood fl oor3. Carpet4. Granite counter5. Stainless steel appliances6. Open fl oor plan7. Walk-in closet8. Formal dining room9. Vaulted ceiling10. Open kitchen11. Tile fl oor12. Covered patio13. Th e millennial generation may fi nally be showing more signs of moving out of their parents’ homes and starting households of their own.

Th e number of home own-ers aged 25 to 34 has dropped by more than 250,000 in each year between 2007 and 2012. Since then, the number has dropped to less than 100,000, according to a new report re-leased by mortgage-backing giant Fannie Mae.

“In fact, the decline be-tween 2013 and 2014 was sta-tistically insignifi cant, the fi rst

indication of stability in the number of young home own-ers since the onset of the Great Recession,” Fannie Mae notes in its report.

Mortgage rates edged slightly higher for the second consecutive week and follow-ing the Federal Reserve’s de-cision Wednesday to raise its short-term interest rates for the fi rst time since 2006.

January is National Radon Action MonthThe U.S. Environmental Protec-

tion Agency has designated January as National Radon Action Month – a perfect time for you to protect your family by testing your home for ra-don. Winter is an especially good time to test your home for radon be-cause windows and doors are closed and families tend to spend more time inside where radon can be trapped.

Radon is a colorless, odorless, tasteless gas. It is also a class A car-cinogen and has been shown to cause cancer. Breathing a high concentra-tion of radioactive radon causes dam-age to delicate lung tissue. Some of the damage is not repaired by the body and over time, this damage can mutate into cancer.

Radon gas is everywhere. It is a gas that comes from radium, which is a chemical element found everywhere in the earth’s crust. Radon maps can show the general geographic areas that are likely to have high levels of radon in homes, but radon maps can-not predict the specific radon test result for any individual home. Test-ing is the only way to know if radon is present in your home. The U.S. Envi-ronmental Protection Agency (EPA) estimates that one in every 15 homes in the United States has a high level of radon.

ASHI is proud to announce a col-laborative effort among leading or-ganizations across the United States. These Organizations have designed a strategy to dramatically reduce the number of deaths from radon expo-sure. For more than two years, ASHI has worked with AARST, the Ameri-can Lung Association, U.S. EPA, U.S. Department of Health and others to produce the National Radon Action Plan (NRAP). The plan will empha-size the need for more home inspec-tors to perform radon testing across the country.

The EPA recommends that any dwelling or structure with a radon concentration of more than 4 pCi/L be remediated to lower the radon concentration. It is important to urge every buyer to test the home for radon, and your local Southern Colorado ASHI home inspector can perform this very important test to ensure buyers that their home does not exceed the recommended level.

The Colorado Springs HBA welcomes new leadership

Once again Th e Pikes Peak Chapter Women’s Council of Realtor’s® pulled off a highly successful fundraiser! Gathered around tables of delicious food was the comradery of the corpo-rate sponsors and their guests, WCR members, and friends. With well over 140 people in att endance, the Colo-rado Springs Country Club was fi lled with laughter, joy, and networking in abundance. Th e Holiday Luncheon hosted both Live and Silent Auctions of wonderful surprises and fabulous gift s. Th e scene was set by the melo-dies of the Colorado Springs Youth Symphony Woodwind Quintet, and having pictures taken with Santa Clause under a beautifully decorated Christmas Tree.

However, this fundraiser was far more than just for the merriment of those in att endance. Th is year a portion of the proceeds will benefi t Th e Colorado REALTOR® Founda-tion (CRF). Th e mission of CRF is to aid individuals by funding Colo-

rado Nonprofi ts to ensure safe and aff ordable housing, education on home ownership, and support disas-ter relief. According to the website, www.coloradorealtors.com/crf, “Th e premise of the Colorado REALTOR® Foundation’s Housing Program is to fund Colorado Nonprofi ts that cre-ate and promote the availability of aff ordable, adequate, safe and decent housing to the citizens of Colorado. We also accomplish our mission by supporting education and research of housing issues, problems and oppor-tunities; and by engaging in activi-ties intended to enhance the ability of Colorado citizens to secure hous-ing and support the communities in which we live and work. We believe that everyone deserves the chance to have a home. We want to build this belief in all of the communities we touch.”

Th e Housing & Building Asso-ciation of Colorado Springs (HBA) continued its 63-year tradition of electing high-profi le industry lead-ers to represent the most infl uential association in the Colorado Springs region. Tim Seibert, President and owner of N.E.S., Inc. was installed as the 2016 HBA President at the HBA Annual Membership Reception, held Wednesday, November 18 at Th e Antlers.

2015 HBA President Mike Rue-benson, COO of La Plata Commu-nities moved into the position of Immediate Past President, and Mark Long, owner of Vanguard Homes was installed as the HBA President Elect.

Newly elected board members were: Todd Anderson, Challenger Homes; Mark Bussone, Mountain Vista Hold-ings; Joe Loidolt, Classic Homes; Josh Peterson, Saddletree Homes; Dylan Fischer, Rheem Distributing and John Radcliff e, Galloway and Company.

On October 3, 2015, Th e Consumer Financial Protection Bu-reau (CFPB) rolled out 1,880 pages of new regulation known as TRID. Th is regulation was intended to protect consumers and make the closing process easier. It combined two acts: TILA and RESPA. Prior to this date, RESPA was the enforcement mechanism but did not have robust fi nes or penalties. TRID now opens up the lenders to class action suits and punitive dam-

ages. In fact, the maximum civil penalties to lenders – now to be known as Creditors – is: $5,000 a day for a mistake; $25,000 a day for a reckless mistake; and, $1,000,000 a day if the lender knowingly did not follow guidelines. Th e challenge faced by Creditors is that this regulation is writt en very broadly and is open to interpretation.

Th e Creditors have time lines to deliver documents to borrowers – now to be known as consumers. Due to the liabilities placed on Creditors due to TRID, the entire closing process – soon to be referred to as consummation – has changed. Creditors are now delivering the Closing Disclosure (CD) – formerly known as the HUD1 – directly to the consumers. Title companies and Credi-tors still need to balance on the CD, but Creditors now deal with proration of property taxes, association dues and delivery methods.

For example, the CFPB requires delivery of the CD three days prior to clos-ing. If the closing is on a Th ursday, the CD must be delivered on Monday and again on Th ursday. TRID did not allow for use of the forms prior to October 3rd. Similarly, the technology systems needed to deliver these documents were never tested under actual volumes. Th e Creditors and Title Companies are working through these challenges on a daily basis.

Consumers must communicate with Creditors and comply with time lines. Th ere is a document known as “Intent to Proceed” that needs to be executed be-fore Creditors will continue their process. Th e consumer needs to know what delivery method the Creditor is going to use for the CD. Th ey must respond in a timely manner or the closing will be delayed. One exception to this rule is delivery by fi rst class mail. Th is will likely be a back-up method used in case electronic methods fail.

Th ree causes that require a full re-disclosure that will delay a closing are: a change in A.P.R. of at least 1/8%; a change in loan program; or, the addition of a prepayment penalty. Th ere is a misconception in the industry that fi gures cannot change from the initial CD to the fi nal CD. As long as those three condi-tions above are not changed, other changes can and will happen on the CDs. In other words, the fi gures the consumer sees on the CD Monday can change and be diff erent than the fi gures the consumer sees on Th ursday. Consumers should be aware of this fact.

I would like to end this article with a quote from Rob Chrisman, who wrote this in the Mortgage News Daily: “Yet as the costs continue to mount, and the methodology of regulators seeming to compete and outdo each other continues to drive lenders away from lending, one must question the trend. At what point does the shift of the discussion from ‘too big to fail’ to ‘too small to comply’ re-ally help the consumer? How does the lack of objective rules now alleviate the fears of huge penalties later?”
