Mortgage rates may be headed for record low

Th e Housing & Building Association of Colorado Springs held its annual Breakfast with the Builders on Wednesday, Feb. 10, at the Mortgage Solutions Financial Expo Cen-ter. For more than two decades the event has served as a platform for HBA builder mem-bers and licensed Realtors to come together to share new inventory and locations. An indus-try favorite, the event off ers agents a wealth of information in one location, oft en enough to carry them through the year.

Th e HBA believes this event is key to devel-oping and growing builder-Realtor relation-ships, which is critical for maintaining a high-functioning housing and building industry in Colorado Springs. As Grace Covington of Covington Homes explained, "Our relation-ship with the Realtor community is an integral part of our success as builders. We value the experience, expertise and knowledge that our local Realtors and the PPAR bring to our in-dustry. Th e Breakfast with the Builders event off ers a unique opportunity to strengthen these partnerships and we look forward to it every year."

Where to fi nd the most new construction

For buyers on the hunt for something “new,” where will they likely have the best luck in fi nding it? Forbes.com used Dodge Data to evaluate building data of major cities and surrounding suburbs across the country to fi nd the areas where the most money was spent on new-home construction in 2015.

Th e list includes constructions starts for single-family and multifamily homes, offi ce, retail, warehouse, and other com-mercial projects as well.

Here are the metros that topped its list:

Th e report also broke down average close times by type of loan:

Ellie Mae’s report also showed that despite closing times climbing, conventional purchase

closing rates reached a new high in January. Conventional purchase closing rates increased above 73 percent for the fi rst time since Ellie Mae began its tracking in August 2011.

Also, Ellie Mae’s report showed the aver-age FICO score was down last month, aver-aging 719 on closed loans (down from 722 in December). Th at is also the largest month-to-month drop in FICO scores since mid-2015, Ellie Mae notes.

tion of Colorado Springs recognized several of its members during its An-nual Awards Dinner Wednesday, Feb. 3, at the Pinery at the Hill. Th e cate-gories of honor were Associate Mem-ber of the Year, Remodeler Member of the Year, Builder Member of the Year, Industry Person of the Year, and the Founders Award.

Th e reception was presided over by HBA President Tim Seibert and included Mayor John Suthers, City Council members, local offi cials, and more than 170 HBA Members. Th ese awards recognize members for their distinguished service to the Association, the building industry, and the community. Th ose honored were as follows:Associate Member of the Year

Tim McConnell, Senior Civil En-gineer at Drexell, Barrell & Co. Mc-Connell has 23 years of experience in

Colorado Springs and El Paso Coun-ty as a civil engineer and has been a member of the HBA for six years.

Remodeler Member of the YearJohnny Garcia, owner of B & J

Construction Corp. Garcia has giv-en countless hours of community service to KPC Kids Place and the Shriners Club, and was a founding member of the Hispanic Chamber of Commerce of Colorado Springs. Th is is his second time being recognized as Remodeler of the Year.

Builder Member of the YearJohn Bissett , owner of JM Weston

Homes. In addition to serving on sev-eral internal committ ees, Bissett also served as a Director for the Colorado Association of Home Builders and was instrumental in bringing fi nancial and budget change at the state level.

Consulting Engineers & Surveyors. A member for sixteen years, Campbell has been the HBA Political Action Committ ee Chair for three years and has served on the Executive Commit-tee as well as the Board of Directors.

Founders AwardTh e distinguished and notable

Founders Award went to Nolan Schriner. Th e Founders Award recognizes those who have dem-onstrated leadership, vision, and an unwavering commitment to the bet-terment of the community. Schriner has given a lifetime to the planning, design, and development of Colo-rado Springs. Aft er working for the City of Colorado Springs from 1968 to 1979, he founded N.E.S. Inc., Land Planners and Landscape Architects. Schriner is credited with creating communities such as Briargate, Wolf Ranch, Cordera, Kissing Camels, the Broadmoor Resort Community, Stet-son Hills, Mountain Shadows, and many others. He founded the Citi-zen’s Project and the Partnership for Community Design, the Downtown Partnership and the Downtown De-velopment Authority. He currently serves as the State Transportation Commissioner for District 9 repre-senting El Paso, Fremont, Park, and Teller Counties.

A special HBA President’s Rec-ognition Award went to Colorado Springs City Councilwoman Jill Gae-bler for her work on the Construction Defects Ordinance. Councilwoman Gaebler spearheaded the passage of this ordinance, which will be instru-mental to infi ll projects throughout the community, providing a much need aff ordable housing product and will att ract young professionals to Colorado Springs.

Th e Pikes Peak Chapter Women’s Council of Realtor’s® presented a $500 donation check to the Colo-rado REALTOR® Foundation (CRF) in January of this year at the Penrose

House. Jan Reinhardt (CRF Chair), Brandi Moore (CRF Staff Liaison), and Barb Asbury (CRF Treasurer) accepted the check on behalf of the foundation. It was an exciting mo-ment for everyone as WCR was able to demonstrate their standard of ex-cellence and community support with the donation that was raised

during their December 2015 Holi-day Auction. As you can see in the

photo, it was a proud moment for everyone (from left to right: Dawn Grubbs, WCR Local President; Bran-di Moore, Jan Reinhardt, Barb As-bury and Ruthie Lohrig-Kline; photo by unknown). Applause went around the room.

Th is is a prime example of why it is such a benefi t to join WCR, not only for the individual support member-ship off ers but also for what can be given back to our local community. Th e event also included a ‘Speed Dat-ing’ orientation to bring the com-munity ‘up to speed’ with the local chapter in an eff ort to boost mem-

bership. Laura Reed, Vice President of Membership, gave a well thought out presentation on the local chap-ter’s mission, benefi ts of membership and what can be accomplished when you join.

Th e council offi cially started in 1938 as a way to give women realtors a voice nationally when local orga-nizations were still resistant to off er-ing female membership. Starting out with only 37 ambitious women ready to fi nd their own footing in a man’s world, WCR now boasts a national membership of 12,000 professionals generating more than 100 million in annual commissions. It is about being supported by other women and stay-ing on top of the market together; not in competi-tion with each other, but to boost morale and have mu-tual success!

Th e aft ernoon culminated with a fabulous dessert table. Campbell Homes adds marketing expertise

La Judice named Director of Corporate Marketing

Campbell Homes, a Colorado Springs award-winning home builder since 1965, announced today that Patricia Fleming has joined the company as Mar-keting Director. Fleming’s role at Campbell Homes will focus on brand man-agement, sales and marketing, and customer experience strategies.

Shelley La Judice, 2014 Colorado Springs Housing and Build-ing Association Associate Member Of Th e Year and a well-respected Colorado Springs new home professional has been named Director of Corporate Marketing for Desert View Homes.

A two-time recipient of the Colorado Springs Housing and Building Association’s SMC Person of the Year Award and two-time recipient of the Association’s Marketing Director of the Year Award, La Judice will be based out of the Desert View Homes Cor-porate Offi ces located in El Paso, Texas and oversee marketing eff orts in Texas, New Mexico, and Colorado.

Mike DeGrant, Director of Development for Aspen View Homes, has been appointed to the 2016 Board of Directors and Executive Board for the Colorado Springs Housing and Building Association.

DeGrant who was named the 2014 Builder Member of the Year for the Hous-ing and Building Association, oversees all Colorado land development including divisions in the Pikes Peak Region and north of Denver in Northern Colorado.

Active within the community, DeGrant serves on the Colorado Springs HBA Land Use Committ ee, CDPHE sub-committ ee, Utilities Committ ee and HBA Cares.

Mike also serves on the board at Life of Faith Church, the City’s Initiative to end Homelessness, City/County Continuum of Care Governance Board, the Partnership for Community Design, and the Development Review Enterprise. He is a volunteer at the Space Foundation and Habitat for Humanity, through HBA Cares.

Hi. Lo and behold, the real estate market in the Pikes Peak area has been experiencing extreme ups and downs, and all of them continue to be very impressive.

Th e local average sales price, when averaged over a 12-month period, reached an all-time high in January of this year: $267,248. Th e median sales price averaged over a 12-month period also reached an all-time high last month: $237,647. In the same month, the total number of active listings hit 1,923 – by far the lowest amount since at least 2003.

If someone were to prepare a historical graph that would take into account a 12-month average for number of local property sales compared to a 12-month average of active listings, it would look exactly like the chart below. Sorry we couldn’t add even more information to it. When looking at the far right side of the chart at January 2016, you’ll see a diff erence between average number of sales (1,221) and average number of listings (2,783) that is greater than anything since Arnold Schwarzenegger played Danny DeVito’s brother in the movie “Twins.”

Th is leads us to two things: 1) Wanting to again watch the movie “Twins”; and, 2) Considering our area’s sales as a percentage of those active listings. When averaged over a 12-month period, 40.31% of the active listings were sold – the highest percentage ever seen since at least 2003 and maybe ever.

So, if you are working with potential sellers, they’d have to be high not to take advantage of this ideal real estate market. Present the facts and encourage them to move forward, literally. Otherwise, they could eventually fi nd themselves feeling very low.
