Czech sciences EU funds are being devoted to the development of two new major science centers based in the Moravian capital. From January 19th till January 22nd the CTP team along with agents from different real estate agencies enjoyed their annual

stay in the Austrian ski resort of Saalbach. The program started with late arrival to the pleasant Art & Ski-in hotel Hinterhag followed by dinner and lively conversation till the morning hours. The next three days provided unlimited skiing possibilities. Non–skiers had a nice and busy program too. They enjoyed the toboggan slide at the Reiterkogel as well as ice karting.

The team spent the evening and nights together. The evening always started with a traditional Aprés-ski, a speciality of this part of the country. Thursday evening the snowmobiles took everyone up the hill to the Spielberkhouse, where a delicious dinner party took place. With the sound of melodic accordion people enjoyed a tasty turkey and other delicacies. The way back was a lot of fun, as everybody went down the hill by sledge. Friday evening’s dinner was special as well, and was followed by a long night of dancing and fun. The CTP ski trip 2011 was a long weekend to relish and remember.ISO 14001 at CTP

CTP realizes the vast impact our activities have on the environment, human health and the economy. With sustainable building as one of CTP’s top priorities the company is working hard to obtain ISO 14001 certification, a goal which will be accomplished in the first half of 2011. In CTPark Ostrava we are currently working on the methodology which will be used for all our other parks.

ISO 14001 will be a tool for our property management to improve the environmental management of our portfolio. This means what CTP does to:

• Identify and minimize/control harmful effects on the environment caused by its activities, products or services;

• Achieve continual improvement of its environmental performance;

• Implement a systematic approach to setting environmental objectives and targets, to achieving these and to demonstrating that they have been achieved.

During a busy lunchtime we visited the IQ restaurant at the Spielberk Office Centre to get a feel for what the international population of the office complex like best about the place they spend their working days. A Czech woman who works for PPG Industries that we approached was especially happy with her meal that day, and an Englishman working at Monster Worldwide CZ echoed her sentiments, saying they no longer have to get take-out with the IQ restaurant there.

An Indian employee of Infosys BPO pointed out the green areas and the youthful atmosphere, while the lake received special mention from a number of the employees interviewed. One thing everyone agreed on was the services Spielberk offers, with a Slovak woman who works at Lufthansa GTS highlighting the banks, bakery, flower shop and hairdressers.

The third and final phase of the Spielberk

Office Centre continues with construction of two towers scheduled for completion in the

first quarter of 2012. The concrete structure of the Tower will reach it´s highest point at the end of May. With its majestic 85m height it will be the highest office building in Brno; the focal point of the Spielberk community and a landmark of the Brno skyline.

The already completed building A stands at 52.6m and building B has reached its 15th floor (56.6m) and is still under construction. The 21-storey Office Tower will be our new premium office address with 16 621 m² of A-class workspace, flexible floor plans and panoramic views of the city center. The 14-storey A building will provide a total of 11 986 m² of usable area, including conference space and other business services. CTP Wins Best Overall Development

SHAPE Moving to CTPark PlzeňShape Corporation will open its first European plant for manufacturing automobile impact energy management systems and other structural rollformed assemblies in CTPark Plzeň. The American company is a full service

supplier providing design, engineering, testing and manufacturing for plastic and metal solutions in North America, Europe and Asia. The first production line will begin operating in January 2011, with full operation of 125 employees starting a year later. Shape will also seek production employees, as well suppliers in the automotive industry, logistics and packaging services in the Plzeň region.

CZ Economy: The Purchasing Managers’ Index (PMI) for the Czech Republic reached a record level in January of 60.5, according to HBSC bank and research firm Markit. The previous record was 59.5 and was reached in July 2007. Results over 50.0 indicate sector growth, which the country’s PMI has remained above since November 2009. January’s record was achieved due to the fastest growth in the survey’s history, with domestic and German demand both being key factors. Czech PMI ranks ahead of the eurozone and only behind Germany and the UK in Europe.

CZ Automotive: Czech passenger car production topped one million units for the first time ever last year, according to the Czech Automotive Industry Association. There were 1.072 million cars made in the Czech Republic in 2010 and 1.095 road vehicles altogether, representing a y-o-y rise of 9.4%. Škoda Auto accounted for 53% of the increase, with TPCA next at 28% and then Hyundai, with 19%. Czech domestic car sales rose by 6% on the year, while exports went up by 11.2% at 1.19 million units.

CZ Real Estate: Property investment in the Czech Republic is rising sharply, with a 40% y-o-y increase in 2010, according to the latest Capital Markets Bulletin released by Jones Lang LaSalle (JLL). Total investment in 2010 is estimated at around € 800 mln. Domestic investors heavily dominated the market, led by the CPI Group, which accounted for 40% of the total. After sticking at 7.0% for some time prime office and retail yields improved to 6.75% for H2 2010. Expectations for 2011 investment is for transactions of over € 1 bn.

On January 13th CTP held the first Thirsty Thursday for

2011 organized together with RICS. This traditional event was held in Caffrey’s Irish Bar and celebrated even greater success than the previous one held in September. CTP hosted

everybody with great Irish food and drinks. This time it was not only partners from the business sector invited, but also very important people from the financial and legal sector of the real estate market. Thirsty Thursday is becoming a tradition for CTP and it makes us very proud that this event is getting more popular every time. I have been a member of the CTP team since January 2011, working as a project manager of CTPark Brno - Phase II, which will be one of the company’s

largest construction projects this year.

My main responsibilities are organizing the construction works and operations on site until the final handover to the client. I also support the other team members in the preparation and permitting phases of the project.

I have gained my industry experience working for LIDL, where I took part in the company’s expansion onto the Czech and Slovak markets. As a project manager I managed complex projects from the initial negotiations of conditions through the construction, supervision of the process and coordination of works. An important part was also the handover to clients and aftercare. I am ready to put my experience to work for CTP in all its upcoming projects.

As business developer for the North-Moravian region since Dec. 2010, I am primarily responsible for contacting potential clients,

preparing indicative offers and maintaining contacts with real estate agents and agencies. I also work closely with the park manager to make sure we take proper after-care of our clients, as it is my responsibility to flexibly address their growth needs. I keep an eye on our leasing database for some of its business indicators.

Working for the biggest developer of industrial and office parks in the Czech Republic allows me to view the complexity of the real estate market and make use of my previous experience from shopping centers as well as OEM projects, where I always worked in positions of close cooperation with clients.

I am looking forward to getting new experience to further my professional as well as personal growth. I will be glad to help the Ostrava region and its companies extend and create new and interesting working places.

Who’s NEW at CTP

2010 has been a good year for CTP. Our Annual Report shows an increase

of rental income to almost € 100 mln last year. Vacancy has dropped. The value of our standing portfolio is stable.

I am excited about the new projects which will be constructed during 2011. Most of the new properties are being built for long term clients, which confirms that Central Europe works for them and that they are okay with us. It is important for CTP to continue in diversifying the portfolio. Success should not rely on one particular business, property type or location. It is therefore important to add more office projects to our portfolio.

We will extend our cooperation with existing long term banking partners and I am also happy to announce that we have signed an agreement with KBC / CSOB for the financing of our new project. We are now working with six different banks to finance our portfolio.

We will continue to work hard in order to grow our company.

CTP will be investing more than €50 million into the project, consisting of A-class office space and over 5 000 m² of landscaping and greenery surrounding the development. Coming off a successful 2010 at CTZone Brno expectations for 2011 look to be

even stronger. In March 2011 our new tenant Rexel is moving in. The company is opening its new wholesale operations for electronic installation material and lighting products taking approx. 4 300 m² of space. CTP is also completing a custom built area for global paints and coatings company Akzo Nobel. The Dutch-based global company is expanding and CTP is a willing partner in helping the process along. Akzo Nobel will move into nearly 1 400 m² of space at CTZone Brno in April 2011.

CTPark Ostrava is successfully continuing its development. Existing clients such as Grupo Antolin and ITT are taking up an additional 15 000 m² this year. We welcomed another big logistic company, Rhenus, as well as providing bases for Centillion business development. Not to mention the 25 000 m² deal we closed with the brake-system manufacturer Brembo.

CTPark is ready for future development, with enough permitted land in the park zone. We hope to continue our mutually beneficial cooperation with the City of Ostrava in order to help to improve the business environment in this high potential region of the country.

Every year Czech Universities expand their study opportunities and improve the quality of courses for both Czech and international students. More

than twenty-five thousand foreigners, accounting for over 8% of all university students, are currently studying at Czech universities, and their programs are mostly taught in English, or another foreign language to attract more foreign students to come and study in the Czech Republic. Three Czech universities (Masaryk University, Brno; Palacky University, Olomouc and Charles

University, Praha) presented themselves at the NAFSA Annual Conference and Expo in Kansas City, US, at the beginning of June. They discussed partnerships within the scope of student and teacher exchange programs, as well as partnerships and preparation of short-term study programs.

The number of students interested in studying abroad is growing worldwide. Two million students studied abroad in 2001, while in 2008 this number reached three million and is expected to rise to seven million in 2025.

What are some of the first things you will be involved with at CTP? I would like to continue streamlining some of our current processes; CTP has a variety of offices across the CEE. We don’t see each other face to face every day so it’s important to keep clear and fast communication. Coordination of leasing and client relations are some other areas I’ll be working on.

What are some of your main business focuses for CTP right now? We are focusing some of our attention on clients from the R&D sector. There are a lot of talented Czech scientists and university students working on very interesting and innovative technology projects such as nanotechnology, waste water treatment and medical research. The government is very supportive of this and we expect some savvy companies to capitalize on these skills. Language skills are also improving and we expect continued interest from customer service and back office centers.

Norgren Extends Another 3 000 m²

Norgren was one of the first companies at CTPark Modřice and have recently

extended their space. Norgren is a leading global company in the field of pneumatics and fluid controls for high-tech equipment for things such as high speed trains.

The Brno plant is one of their major production facilities globally delivering high quality products and solutions to their customers. It also houses an engineering Design Centre which supports their business development in emerging markets in Central and Eastern Europe.

The new plant extension will provide production space for aprox. 200 people in order to support their continued global business growth as well as ambitious expansion plans in Central and Eastern Europe. At the same time they will get additional space for the extension of the Design Centre.

CZ Economy: The Purchasing Managers’ Index (PMI) for the Czech Republic reached a record level in January of 60.5, according to HBSC bank and research firm Markit. The previous record was 59.5 and was reached in July 2007. Results over 50.0 indicate sector growth, which the country’s PMI has remained above since November 2009. January’s record was achieved due to the fastest growth in the survey’s history, with domestic and German demand both being key factors. Czech PMI ranks ahead of the eurozone and only behind Germany and the UK in Europe.

CZ Automotive: Czech passenger car production topped one million units for the first time ever last year, according to the Czech Automotive Industry Association. There were 1.072 million cars made in the Czech Republic in 2010 and 1.095 road vehicles altogether, representing a y-o-y rise of 9.4%. Škoda Auto accounted for 53% of the increase, with TPCA next at 28% and then Hyundai, with 19%. Czech domestic car sales rose by 6% on the year, while exports went up by 11.2% at 1.19 million units.

CZ Real Estate: Property investment in the Czech Republic is rising sharply, with a 40% y-o-y increase in 2010, according to the latest Capital Markets Bulletin released by Jones Lang LaSalle (JLL). Total investment in 2010 is estimated at around € 800 mln. Domestic investors heavily dominated the market, led by the CPI Group, which accounted for 40% of the total. After sticking at 7.0% for some time prime office and retail yields improved to 6.75% for H2 2010. Expectations for 2011 investment is for transactions of over € 1 bn.

2011 organized together with RICS. This traditional event was held in Caffrey’s Irish Bar and celebrated even greater success than the previous one held in September. CTP hosted

everybody with great Irish food and drinks. This time it was not only partners from the business sector invited, but also very important people from the financial and legal sector of the real estate market. Thirsty Thursday is becoming a tradition for CTP and it makes us very proud that this event is getting more popular every time. CTPark Ostrava is successfully continuing its development. Existing clients such as Grupo Antolin and ITT are taking up an additional 15 000 m² this year. Not to mention the 25 000 m² deal we closed with the brake-system manufacturer Brembo.

Every year Czech Universities expand their study opportunities and improve the quality of courses for both Czech and international students. More

than twenty-five thousand foreigners, accounting for over 8% of all university students, are currently studying at Czech universities, and their programs are mostly taught in English, or another foreign language to attract more foreign students to come and study in the Czech Republic. Three Czech universities (Masaryk University, Brno; Palacky University, Olomouc and Charles

University, Praha) presented themselves at the NAFSA Annual Conference and Expo in Kansas City, US, at the beginning of June. They discussed partnerships within the scope of student and teacher exchange programs, as well as partnerships and preparation of short-term study programs.

The number of students interested in studying abroad is growing worldwide. Two million students studied abroad in 2001, while in 2008 this number reached three million and is expected to rise to seven million in 2025.

What are some of the first things you will be involved with at CTP? I would like to continue streamlining some of our current processes; CTP has a variety of offices across the CEE. Norgren Extends Another 3 000 m²

Norgren was one of the first companies at CTPark Modřice and have recently

extended their space. Norgren is a leading global company in the field of pneumatics and fluid controls for high-tech equipment for things such as high speed trains.

The Brno plant is one of their major production facilities globally delivering high quality products and solutions to their customers. It also houses an engineering Design Centre which supports their business development in emerging markets in Central and Eastern Europe.

The recovery of the Czech economy, particularly in the second half of 2010, caused

new and postponed projects to start to be realized. The vacancy

in our portfolio dropped to under 6%, rents stabilized and demand for new space increased. We expect this trend to continue in 2011. We have developed partnerships with five banks and have received good support throughout the crisis from our financial partners. Our goal is to extend the number of our banks from five to eight in 2011 and 2012, focusing on new banks to finance our development. Although banks still want significant prelease and equity requirements, they also have increased volumes for financing real estate and reduced interest rates for good products.

Marek Číhal is a young painter whose newest collections - The Others, Golden Snake and Lemons and Trees - are currently on display at the Spielberk Office Centre in Brno. Číhal began painting at four years of age and is a student at the Academy of Fine Arts in Prague. Tieto takes 15 000 m² of office space in CTP’s new Ostrava office project due to be completed in the second half of 2012. The deal accounts for more

than three quarters of the total area of office space within this development. Tieto is a leading European IT service company providing IT and engineering services. The company has approximately 17 000 employees and

is active in almost 30 countries. They are quite happy with their Ostrava location and have big plans to grow here.

From January 19th till January 22nd the CTP team along with agents from different real estate agencies enjoyed their annual

stay in the Austrian ski resort of Saalbach. The program started with late arrival to the pleasant Art & Ski-in hotel Hinterhag followed by dinner and lively conversation till the morning hours. The next three days provided unlimited skiing possibilities. Non–skiers had a nice and busy program too. They enjoyed the toboggan slide at the Reiterkogel as well as ice karting.

The team spent the evening and nights together. The evening always started with a traditional Aprés-ski, a speciality of this part of the country. Thursday evening the snowmobiles took everyone up the hill to the Spielberkhouse, where a delicious dinner party took place. With the sound of melodic accordion people enjoyed a tasty turkey and other delicacies. The way back was a lot of fun, as everybody went down the hill by sledge. Friday evening’s dinner was special as well, and was followed by a long night of dancing and fun. The CTP ski trip 2011 was a long weekend to relish and remember.ISO 14001 at CTP

CTP realizes the vast impact our activities have on the environment, human health and the economy. With sustainable building as one of CTP’s top priorities the company is working hard to obtain ISO 14001 certification, a goal which will be accomplished in the first half of 2011. In CTPark Ostrava we are currently working on the methodology which will be used for all our other parks.

ISO 14001 will be a tool for our property management to improve the environmental management of our portfolio. This means what CTP does to:

• Identify and minimize/control harmful effects on the environment caused by its activities, products or services;

• Achieve continual improvement of its environmental performance;

• Implement a systematic approach to setting environmental objectives and targets, to achieving these and to demonstrating that they have been achieved.

During a busy lunchtime we visited the IQ restaurant at the Spielberk Office Centre to get a feel for what the international population of the office complex like best about the place they spend their working days. A Czech woman who works for PPG Industries that we approached was especially happy with her meal that day, and an Englishman working at Monster Worldwide CZ echoed her sentiments, saying they no longer have to get take-out with the IQ restaurant there.

An Indian employee of Infosys BPO pointed out the green areas and the youthful atmosphere, while the lake received special mention from a number of the employees interviewed. One thing everyone agreed on was the services Spielberk offers, with a Slovak woman who works at Lufthansa GTS highlighting the banks, bakery, flower shop and hairdressers.

Office Centre continues with construction of two towers scheduled for completion in the

first quarter of 2012. The concrete structure of the Tower will reach it´s highest point at the end of May. With its majestic 85m height it will be the highest office building in Brno; the focal point of the Spielberk community and a landmark of the Brno skyline.

The already completed building A stands at 52.6m and building B has reached its 15th floor (56.6m) and is still under construction. The 21-storey Office Tower will be our new premium office address with 16 621 m² of A-class workspace, flexible floor plans and panoramic views of the city center. The 14-storey A building will provide a total of 11 986 m² of usable area, including conference space and other business services. Rooftop terraces will provide panoramic views of Spielberk and Brno city center.

SHAPE Moving to CTPark PlzeňShape Corporation will open its first European plant for manufacturing automobile impact energy management systems and other structural rollformed assemblies in CTPark Plzeň. The American company is a full service

supplier providing design, engineering, testing and manufacturing for plastic and metal solutions in North America, Europe and Asia. The first production line will begin operating in January 2011, with full operation of 125 employees starting a year later. Shape will also seek production employees, as well suppliers in the automotive industry, logistics and packaging services in the Plzeň region.

Brno Becoming Science Hot Spot

Already an emerging regional hub of the IT

industry Brno is on the verge of becoming a major Central European

scientific research location as well. Czech sciences EU funds are being devoted to the development of two new major science centers based in the Moravian capital.

The Central European Institute of Technology will not only carry out major research projects injecting advanced technology into the life sciences, but will form commercial associations and has commitments of € 65 mln when the center becomes fully operational. Construction is set to begin this year and the center will be fully operational no later than 2015.
