PRIOR TO SUBMITTING BID, VISIT THE JOB SITE AND BECOME FULLY ACQUAINTED WITH THE EXISTING CONDITIONS OF THE PROJECT. REVIEW THE GENERALNOTES, SPECIFICATIONS AND OTHER DRAWINGS FOR ADDITIONAL REQUIREMENTS WHICH MAY NOT BE SPECIFICALLY CALLED OUT IN THIS PORTION OFTHE CONSTRUCTION DOCUMENTS. NOTIFY ARCHITECT, ENGINEER AND/OR OWNER OF CONFLICTS OR DISCREPANCIES PRIOR TO SUBMISSION OF BID.

REPLACE INSULATION THAT HAS GOTTEN WET AT ANY TIME DURING CONSTRUCTION, DRYING THE INSULATION IS NOT ACCEPTABLE.SEAL ANY TEARS OR JOINTS OF INTERNAL FIBERGLASS INSULATION. REMOVE DEBRIS FROM CEILING/RETURN AIR PLENUM INCLUDING DUST. ANINDEPENDENT, PROFESSIONAL DUCT CLEANING COMPANY SHALL VACUUM CLEAN ANY DUCTWORK CONNECTED TO HVAC UNITS THAT WERE OPERATEDDURING THE CONSTRUCTION PERIOD AFTER NEW FILTERS ARE INSTALLED AND PRIOR TO TURNING SYSTEM OVER TO THE OWNER. THE INTERNALSURFACES AND ASSOCIATED COILS OF ANY HVAC UNITS THAT WERE OPERATED SHALL ALSO BE CLEANED.
INSTALL DUCTWORK AND PIPING PARALLEL TO BUILDING COLUMN LINES UNLESS OTHERWISE SHOWN OR NOTED.
OVERHEAD HANGERS AND SUPPORTS FOR EQUIPMENT, DUCTWORK AND PIPING SHALL BE FASTENED TO BUILDING JOISTS OR BEAMS. DO NOT ATTACHHANGERS AND SUPPORTS TO THE ABOVE FLOOR SLAB OR ROOF EXCEPT WHERE CONCRETE INSERTS IN CONCRETE SLABS ARE ALLOWED BY THESPECIFICATIONS.

LOCATE AND SET THERMOSTATS AND HUMIDISTATS AT LOCATIONS SHOWN ON PLANS. VERIFY EXACT LOCATIONS WITH ARCHITECT PRIOR TOINSTALLATION. SEQUENCE OF OPERATIONSVEHICLE EMISSION SYSTEM CONTROL
This sequence of operations is organized into the following main categories: operating modes; control setpoint resets; safeties, overrides and interlocks; and component control loops. The operatingmodes describe the criteria that either enable or disable the various modes of operation. If a mode of operation is not listed within a component control loop section then that mode of operation has nodirect influence on the operation of the component. The control setpoint reset section describes the logic and reference variables that will be used to reset control setpoints to a new value within its resetrange. The safeties, overrides, and interlocks section outlines the hardwired interlocks that are required to meet life safety requirements. Safeties and interlocks take precedence over all other controlstrategies outlined in this document. The control responses of each component for the various modes of operation are described in the component control loop sections. Setpoints shall be adjustable(adj.) as noted.
The sequence of operations, the points list and control diagrams shall be used to provide a complete description of the control philosophy for the controlled equipment. Individual setpoint values, resetranges, and alarm action levels are listed in the points list. Components and control sensor locations are graphically depicted on the control diagram. The controls contractor shall be responsible forcoordinating any necessary time delay setpoints to establish stable system operation.
GENERAL DESCRIPTION
The vehicle emission exhaust system described by this sequence of operations consists of variable speed exhaust fans, intake louvers, a vehicle emission monitoring system control panel, and carbonmonoxide and nitrogen dioxide gas detection sensors. The BAS shall receive input from the vehicle emission monitoring system and shall control the exhaust fans to maintain acceptable levels of carbonmonoxide (CO) and nitrogen dioxide (NO2). The vehicle emission monitoring system shall use the worst case scenario reading from the gas detection sensors. The exhaust fan quantity and service (i.e.,minimum ventilation exhaust fan, pollutant removal fan) are scheduled in the fan schedule on the drawings.
OPERATING MODESPOLLUTANT REMOVAL MODE:The system shall be in pollutant removal mode when the sensors detect pollutant levels above the low level alarm setpoint but below the high level alarm setpoint.
POLLUTANT ALARM MODE:The unit shall be in pollutant alarm mode when the sensors detect pollutant levels above the high level alarm setpoint.
SENSOR ALARM MODE:The system shall be in sensor alarm mode when the manufacturer recommended calibration time period delay expires. The control system shall send a virtual alarm to the operator workstation
indicating maintenance.

COMPONENT CONTROL LOOPSExhaust FansEXHAUST FAN CONTROL- VFD:When the HOA switch is in hand position, the variable speed exhaust fan shall operate at a speed set manually by the operator at the user interface of the drive.When the HOA switch is in off position, the fan shall be off.When the HOA switch is in auto position, the variable speed supply fan shall operate subject to the unit enable signal, and unit operating modes.When in Pollutant Removal Mode:
The controller shall modulate the fan VFD speed to maintain the pollutant low level setpoint. An increase in pollutant level causes an increase in airflow.When in Pollutant Alarm Mode:
The fan VFD shall operate at maximum speed.

CONTROL SETPOINT RESETSSPACE TEMPERATURE SETPOINT RESET
When in unoccupied mode the zone temperature set point shall be reset to the setback valueindicated in the Project Design Conditions Schedule on the controls drawings.
SAFETIES, OVERRIDES AND INTERLOCKSMANUAL OCCUPANCY OVERRIDE:
Unit shall be forced into the occupied mode of operation based on input from zone manualoccupancy override (Z-OR).
AUTOMATIC OCCUPANCY OVERRIDE:
Unit shall be forced into the occupied mode of operation based on input from zone occupancysensor (Z-OCC).
MANUAL TEMPERATURE SETPOINT OVERRIDE:
The zone temperature setpoint shall be reset based on occupant manual temperature setpointadjustment (Z-TA).
ELECTRIC HEATER AIRFLOW INTERLOCK:
The unit electric heating coil shall not energize unless minimum airflow is across the heatingcoil.
SEQUENCE OF OPERATIONSSINGLE DUCT BOX WITH ELECTRIC HEAT
This sequence of operations is organized into the following main categories: operating modes,control setpoint resets, safeties, overrides and interlocks, and component control loops. Theoperating modes describe the criteria that either enable or disable the various modes ofoperation. If a mode of operation is not listed within a component control loop section then thatmode of operation has no direct influence on the operation of the component. The controlsetpoint reset section describes the logic and reference variables that will be used to resetcontrol setpoints to a new value within its reset range. The safeties, overrides, and interlockssection outlines the hardwired interlocks that are required to meet life safety requirements.Safeties and interlocks take precedence over all other control strategies outlined in thisdocument. The control responses of each component for the various modes of operation aredescribed in the component control loop sections. Setpoints shall be adjustable (adj.) as noted.
The sequence of operations, the points list and control diagrams shall be used to provide acomplete description of the control philosophy for the controlled equipment. Individual setpointvalues, reset ranges, and alarm action levels are listed in the points list. Components andcontrol sensor locations are graphically depicted on the control diagram. The controlscontractor shall be responsible for coordinating any necessary time delay setpoints to establishstable system operation.
GENERAL DESCRIPTION
The air terminal units described by this sequence consist of primary air damper, and electricheating coil to provide heating, ventilation, and air conditioning for the conditioned space asshown on the drawings.

GENERAL DESCRIPTION
The rooftopunit(s) described by this sequence of operations consist(s) of a variable speed supply fan, variable speedrelief fan, DX cooling coil, and electric preheat coil that operate with zone level variable air volume terminal units toprovide heating, ventilation, and air-conditioning for the conditioned spaces as shown on the drawings.
OPERATING MODESOCCUPIED MODE:The unit shall be in occupied mode per the Project Design Conditions Schedule shown on the control drawings.
UNOCCUPIED MODE:The unit shall be in unoccupied mode for all periods not included in the occupied hours of operation. Overrides of
unoccupied schedule are defined at the zone level control .
ECONOMIZER MODE - OUTSIDE AIR ENTHALPY ENABLED:The unit shall be in economizer mode when:
The supply fan status is on.
And- the AHU is not in freeze protection mode;
And- the outside air temperature is less than 65 F (adj.);
And- the outside air enthalpy is less than 26 Btu/lb (adj.);
And- the outside air temperature is less than the return air temperature;
And- the outside air enthalpy is less than the return air enthalpy.
MORNING WARM-UP/COOL-DOWN MODE:The unit shall be in morning warm -up/cool-down mode 2-hour (adj.) prior to the scheduled normal occupancy period to
allow the temperature control zones to reach their scheduled occupied setpoints before the scheduled occupancy time .
FREEZE PROTECTION MODE: The unit shall be in freeze protection mode when the [mixed air temperature sensor (MAT)][preheat leaving air
temperature sensor (PH-LAT)] senses a temperature less than the alarm setpoint.
LOSS OF POWER RESTART DELAY MODE:The unit shall be in loss of power mode upon restoration of power after an unexpected loss of power. The unit shallremain in this mode for the duration as defined by the unit start delay (USD) setpoint. Once the unit start delay duration
has elapsed, the unit shall return to the previous mode prior to loss of power.
SMOKE CONTROL MODE:The unit shall be in smoke control mode upon signal from the fire alarm control panel / fire command center.
CONTROL SETPOINT RESETSOPTIMAL START/STOP:The unit shall start prior to scheduled occupancy based on the time necessary for the zones to reach their occupiedsetpoints.
SUPPLY FAN PRESSURE RESET:The supply air static pressure (SA-SP) setpoint shall be reset using trim and respond logic within the range as listed inthe “set point reset range” column of the points list. The control system shall monitor the zone level VAV box damperposition to determine a pressure request, which is defined as when any zone actuator is greater than 90% open.
Trim and respond logic: When fan is off, reset setpoint to the default value. While fan is proven on, every 2 minutes (adj.) decrease thesetpoint by 0.04 in-wg if there is one (adj.) or less zone pressure requests. If there is more than one (adj.) pressurerequest, increase the setpoint by 0.03 in-wg times the number of pressure requests, but no more than 0.12 in-wg.
VENTILATION RESET:System Level Ventilation Reset - shall modify the minimum outside airflow setpoint value between the absolute minimumand the minimum outside airflow values shown on the air-handling unit schedule subject to the maximum zone level
CO2 setpoint as scheduled in the Project Design Conditions Schedule .
SAFETIES, OVERRIDES AND INTERLOCKSSMOKE DETECTOR INTERLOCK:The unit shall be disabled via hard wired interlock at the fan start circuit on activation of a system smoke detector.
FIRE ALARM CONTROL PANEL INTERLOCK:The unit shall be disabled via hard wired interlock at the fan start circuit upon receipt of signal from the fire alarm controlpanel.
HIGH SUPPLY AIR STATIC PRESSURE INTERLOCK:The unit shall be disabled via hard wired interlock at the fan start circuit upon activation of duct high static pressurecontroller.
HIGH RELIEF AIR STATIC PRESSURE INTERLOCK:The unit shall be disabled via hard wired interlock at the fan start circuit upon activation of duct high static pressurecontroller.
SMOKE DAMPER INTERLOCK:Associated system smoke dampers shall be closed whenever the supply fan is off.
MOTORIZED DAMPER AT AIR INTAKE/EXHAUST INTERLOCK:Motorized dampers located at air intake and exhaust locations associated with the air handling unit shall be interlocked
to be open when the unit fans are on during occupied mode .
COMPONENT CONTROL LOOPSSupply FansSUPPLY FAN CONTROL- VFD:When the HOA switch is in hand position, the variable speed supply fan shall operate at a speed set manually by theoperator at the user interface of the drive.When the HOA switch is in off position, the fan shall be off.When the HOA switch is in auto position, the variable speed supply fan shall operate subject to the unit enable signal,and unit operating modes.
When in Occupied Mode:The fan shall energize and slowly ramp to the initial minimum fan speed determined during system startup.The controller shall measure duct static pressure (SA-SP) and modulate the fan VFD speed to maintain the duct
static pressure setpoint.When in Cooling Mode:
The controller shall measure the zone temperature (Z-T) and modulate the fan VFD speed to maintain the zonetemperature setpoint. An increase in zone temperature causes an increase in airflow.
When in Heating Mode:The controller shall measure the zone temperature (Z-T) and maintain the fan VFD at minimum speed until theheating mode supply air temperature setpoint is met. If the zone temperature continues to decrease away fromsetpoint, the controller shall modulate the fan VFD speed to maintain the zone temperature setpoint.
When in Unoccupied Mode:The fan shall be OFF. On a call for cooling/heating or override signal from the zone level, the fan shall operate as
in occupied mode until the call is cleared or the override is removed.
When in Morning Warm -Up/Cool-Down Mode:The fan shall operate as in occupied mode.
When in Freeze Protection Mode:Level 2: The fan shall be OFF .
When in Smoke Control Mode:The fan shall be OFF.
Relief-Exhaust FansRELIEF - EXHAUST FAN (REF) - BUILDING PRESSURE SENSOR CONTROLWhen in Occupied Mode:
The fan shall be OFF. When the building differential pressure (BDP) exceeds setpoint, the fan shall energize andslowly ramp to the initial minimum fan speed determined during system startup. The REF shall remain at minimumspeed subject to the relief-exhaust air damper position (RED-P). Fan speed shall be allowed to vary when therelief-exhaust air damper position is fully open. The fan VFD speed shall vary to maintain the building differentialpressure (BDP) setpoint. The fan shall de-energize when the building pressure is satisfied .
When in Unoccupied Mode:The fan shall be OFF.
When in Morning Warm-Up/Cool-Down Mode:The fan shall be OFF .
When in Freeze Protection Mode:Level 2: The fan shall be OFF.
When in Smoke Control Mode:The fan shall be OFF.
Mixed Air DampersMIXED AIR DAMPERS WITH ECONOMIZERThe mixed air damper assembly consists of a minimum outside air (MOA) damper, return air (RA) damper andeconomizer outside air (EOA) damper.When in Occupied Mode:The MOA damper shall be open, the RA damper is open and the EOA damper is closed.MOA Active Control- The MOA and RA dampers shall vary together to satisfy the minimum outside airflow setpoint asindicated by the minimum OA airflow measuring station (MOA-AF).MOA Monitoring Only- The airflow measuring station located in the minimum outside air stream shall be provided formeasurement and monitoring only. The airflow quantities shall be reported to the building automation system and alarmnotifications annunciated in the event the minimum airflow is unmet during normal occupied hours.MOA Calculated Control- The MOA and RA dampers shall vary together to satisfy the minimum outside airflow setpointas calculated by the BAS, using the following formula:
MOA = (MAT - RAT) / (OAT - RAT) x SA-AFWhen in Unoccupied Mode:
The MOA and EOA dampers shall be fully closed and RA damper shall be fully open. On a call for cooling/heatingor override signal, the MOA and EOA dampers shall remain closed unless beneficial for cooling.
When in Economizer Mode:The MOA and EOA dampers shall modulate in opposing direction to the RA damper to maintain the mixed airtemperature (MAT) setpoint.
When in Morning Warm-Up/Cool-Down Mode:The MOA and EOA dampers shall be fully closed and the RA damper shall be fully open.
When in Freeze Protection Mode:Level 2: The MOA and EOA dampers shall be fully closed and the RA damper shall be fully open.
When in Smoke Control Mode:The MOA and EOA dampers shall be fully closed and the RA damper shall be fully open.
Relief-Exhaust Air DampersRELIEF-EXHAUST AIR DAMPER (RELIEF FAN BUILDING PRESSURE SENSOR CONTROL)When in All Modes:
When the relief fan is off or at its minimum speed, after a time delay, the damper shall modulate subject to thebuilding pressure controller to maintain the building pressure setpoint (BDP).When the relief fan is on and greater than its minimum speed, after a time delay, the damper shall be fully open.
FiltersFILTER MONITORINGWhen in All Modes:The controller shall monitor the differential pressure across each filter bank and shall provide a signal when the setpointis exceeded.

REHEAT COIL- GAS MODULATEDWhen in Occupied Mode:The controller shall modulate the heating to maintain the supply air temperature setpoint (SAT). The heating shall be enabled whenever the outside air temperature is less than 60 F (adj.) and the unit is not ineconomizer mode (if present) and the supply fan status is ON.When in Cooling Mode:
