DESCRIPTION OF IMPROVEMENTSFeed Mill and WarehouseThere is a 693± sq ft concrete mill structure that is approximately 100’ tall, along with 4575± sf feed mill and warehouse, all built in the 1900’s, with concrete and frame construction, cement foundation, rubber membrane roof, concrete, wood and metal siding, three phase electrical service, electrical wiring and lighting service, sliding doors and overhead doors. There is a loading dock area that is 4’ high with 14’ overhang. There is a 2.1 million Bryan steam boiler located in a small boiler room on the West side of the building. There are steel ingredient bins that extend above the roof with a height of approximately 70’. There is a 24’x60’ covered steel frame drive through area, with dump pit, on the South side of the build-ing that connects to the office/warehouse building.
The following equipment is located in the concrete mill portion of the structure:There is a receiving pit on the South side of the building, the pit has an auger that moves the grain at 300 bph to a 120’ grain leg rated at 3,000 bph, this leg distributes the grain several overhead bins and to a 52,000 bushel steel bin or out to three steel bins. In basement area there is a hammer mill with a 20 ton per hour capacity that is powered by a 90HP motor. There is a 3 ton Marion mixer mounted near the hammer mill, along with a 30 ton molasses storage tank. The hammer mill and mixer both feed 65’ elevator leg that delivers feed stuffs to the scale or the cracked corn holing bins. There are 15 overhead ingredient storage bins that range in size from 25 to 64 tons, with a total overhead storage capacity of 595 tons.
The following equipment is located in the wood frame portion of the structure:There is a Rosskamp roller mill that has a capacity of 20 tons per hour. There is a 120’ primary leg that goes to the bagging bins and bulk load out cluster. A second leg that is 120’ goes into the large steel cluster ingredient tanks. There is an 8 ton liquid molasses tank next ot the mill there is a 3 ton Marion mixer, installed in 1982, and is powered by a 45 Hp motor. There is pelletizing equipment located in this area and consists of 5 ton per hour CPM Mill that is powered by a 65 Hp motor. There is a 10 ton hold-ing bin above the mill that feeds the finished pellets into a 25’ stainless steel leg, that is powered by a 5 Hp motor to the cooler unit. There is a Rotex shaker installed on the upper level of the facility that takes out fines and dust from the pelleting process, with the final produce being transferred through a 45’ high cooler leg into a 8’ overhead steel bagging tank. The bagging area consists of a group of overhead tanks that have a capacity of approximately 8 tons each, where the final product is delivered and bagged into 50# bags. There is a scale bin with a 6,000# capacity. The finished product can also be delivered into the bulk load-out cluster bins. The cluster of bins consists of 6 bins, with each bin having a 6 ton capac-ity, 36 ton total capacity, that are mounted on a superstructure approximately 15’ high, on the outside of the building, so trucks can drive underneath to be loaded. The steel frame cluster of bins consists of 15 ingredient storage tanks ranging from 9-18 tons, with a total capacity of 227 tons. There are two bagging units, one unit consists of an 8 ton overhead hopper bin, while the second unit is located beneath a 2 ton mixer.

DESCRIPTION OF IMPROVEMENTSFeed and Supply Store2,772± sf, built in the 1900’s with brick frame construction that has customer retail area, offices and stor-age area. The building is attached to the feed mill facility. The substructure is a cement slab foundation. Other pertinent amenities consist of 2 restrooms, electricity, natural gas forced air heating system, central air, encasement windows, wood, asphalt and brick side walls, rubber membrane roof, gutters, vinyl floor-ing, suspended tile interior ceilings, peg board side walls, florescent lights, insulation, partial overhand on the East side of the building and two service doors.
Office/Warehouse #224’x46’, 1,104± sf one story office area built in 1940’s with cement block construction, cement slab foundation, rubber membrane roof, electrical wiring, plumbing and service doors. This part of the struc-ture consists of customer reception area, three offices and half bath. The offices are finished with drywall, suspended ceilings, carpet and vinyl flooring, natural gas forced air heating system and central air. The second part of the structure is a two story building that is 46’x60’, 5520± sf built in 1930’s with brick construction, cement slab foundation, rubber membrane roof, electrical wiring, plumbing, sliding and service doors. This part of the structure consists of a large office area and storage areas. The office area is finished with drywall sidewalls, suspended ceilings, vinyl flooring, natural gas forced air heating system and central air. The reminder of the building has two half baths, one on each floor, and unfinished storage areas.
Warehouse #140’x80’, 3,200± sf, 16’ eaves, built in 1960’s, it is connected to the feed mill processing building, by a 13’x20’ hallways, the building has steel frame construction, cement slab foundation, metal roof, metal siding, electricity, low bay lights, overhead doors, foam insulation on the sidewall and ceilings, this build-ing is not heated.

DESCRIPTION OF IMPROVEMENTSWarehouse #337’x115’, 4,255±sf, 16’ eaves, built in the 1930’s with brick frame construction, cement slab foundation, asphalt shingled roof, brock sidewalls, electricity and siding doors. There is a truck loading dock located on the South end of the building. There is a 14’x27’ chemical storage lean-to on the West side of the building, that consists of pole construction, cement floor, 4’ cement knee walls, metal siding, metal roof, gutters and sliding doors. There are three 2,100 gallon tanks and one 1,100 gallon tank housed on this building. Also, attached to the building is a 19’x52’ diked fertilizer storage area that has cement floor and 3’ cement knee wall. There is a 18,000 gallon horizontal mounted tank, a 15,000 gallon vertical mounted tank and two poly storage tanks sitting in the diked area.
Warehouse #461’x110’, 30’ eaves, that has a 14’x18’ loading ramp area for a total of 7,506± sf. Built in the 1930’s, the warehouse consists of brick frame construction, cement slab foundation, rubber membrane roof, brick sidewalls with metal siding, electricity, service and overhead doors. The building is heated with two ceil-ing mounted natural gas heaters and there are three ceiling fans for ventilation. The loading dock area has frame construction, metal sides, metal roof, overhead door and load leveler.
