At the time of this writing the Board of Directors has narrowed the selection process from nine management companies that were invited to bid to just these two finalists. After the initial round of bids, we reviewed the various proposals, their policies, their resources and their costs and then conducted interviews of five different companies. All seven directors were involved in the interviews. By vote, those companies were then narrowed down to the final two. The Board of Directors at the time of this writing is currently calling the references of other Associations the two finalists manage. We will also visit the two company’s operations. By vote a final company will be selected before October 15, approximately two weeks before this newsletter is published. An announcement will be made on the Cypresspoint.org website. Information about the replacement for ACMP will be published in the next newsletter. A NEW NORTH LAKE IN-LAKE FOUNTAIN A second in-lake fountain will be installed on the south end of the north lake. As the two-year capital expansion project approaches its end, funding appears sufficient to install an additional in-lake fountain on the north lake. The improvement is more than just adding beautification. There will be an increase in both the agitation and in the aeration of this lake. Agitation (water movement) is necessary to keep vegetation from re-claiming the lake. Aeration is needed to promote a healthy environment. There have been three fish kills in the last six years. It was never completely determined whether the biggest fish kill was due to aeration or was due to a chemical dump reported by some neighbors at the time. However, according to the analysis made by the Lake Management Company the most likely cause was lack of oxygen. In any event the new fountain will add both beauty, as well as have utility. NEW PAVILION FOR THE BARKER CYPRESS RECREATION CENTER By the time this newsletter is published we hope that the new pavilion at the Barker Cypress Recreation Center will have been completed. We have continued our focus on the Barker Cypress Recreation Center as our central neighborhood gathering place. Accordingly in the last three years improvements have included: 1) A new $110,000 lighted tennis court; 2) Re- location of soccer goals from the three acre reserve at the Lakes to the BCRC; 3) Security Cameras; 4) Expansion of the Community Pool deck; 5) New Mag-Card security access for the pool and tennis courts; 5) A half-court basketball court; 6) A major renovation of the BCRC playground fall surface; 7) Installation of a drainage system to divert water from the soccer field and playground area; 8) New netting for the volleyball court & the re-located soccer goals; 9) New picnic tables and benches and 10) Replacement of a bar- B-Q pit. 11) Improvement in the ventilation system for the community pool bathrooms and 12) new pool lighting and installation of new ceiling fans. The pavilion is the latest addition of this central facility. Future plans include additional playground replacement of certain fixtures (as funds permit) and improvements in the garbage receptacles. A new north LAke in-LAke FountAin

A second in-lake fountain will be installed on the south end of the north lake. As the two-year capital expansion project approaches its end, funding appears sufficient to install an additional in-lake fountain on the north lake. the level of volunteers, we are in the process of putting in new landscaping at both the Cypress Point Playground and at the Twisted Canyon playground. Additional spots include a change-out of the scraggly looking low-lying evergreen bushes in median three on Barker Cypress as well as other medians planned, dependent upon the level of volunteer involvement. Up to $5,000 was approved for new landscaping using the 70% off sales at the local retailers. This will be the fifth year in a row that we are using volunteers to stretch budget dollars and add or change out trees and bushes to improve the neighborhood look.

As indicated in my discussion of the Barker Cypress Recreation Center pavilion, the half-court basketball court has been installed at the back of the parking lot. Whether or not we enhance the court with a sports surface or indeed remove the court will depend upon whether we experience problems we were warned might develop because of its installation.

The plans for the Twisted Canyon walking bridge over the bayou is moving ahead. Because it is a large project on public land (on and over the M.U.D. 10 property.) The permit process is extensive, but in the works. The Northwest Harris County M.U.D. 10 approved the construction of the bridge, but declined assistance in financing citing lack of funds on their part. We are proceeding ahead with the next step getting a permit from Harris County and all other approvals from jurisdictions having authority.

The bridge was originally part of the grant request we submitted to the Texas Parks and Wildlife to build a $250,000 bayou walking/jogging trail. As I have described it before, this is a “Hail Mary” pass we submitted in May of this year. The voluminous request was culmination of dozens of hours of preparation by Chuck Keyte, your Board vice-president. We escalated the building of the bridge in response to the new busing policy by the Cy Fair ISD. Section five is

the largest section of Lake Estates and is accessible by only one entrance, creating a bottleneck in and out. The children walking to and from Farney from this section has increased because it directly connects to Spring Barker (two houses down from Plum Springs) which is the direct route to the elementary school. A secondary purpose will be to give the children in the western portion of the newest sections of Cypress Point a safer passage to the Twisted Canyon playground and other potential future amenities anticipated along this Association common area. Incidentally, $50,000 of your monies has been set aside in the event we getting the funding approved by the Texas Parks and Wildlife for the Bayou trails. We have to pay 20% of the final cost and yes, would submit our approximate $38,000 for the bridge as part of this commitment. In case anyone is watching the “math,” yes, final design work added another foot in length to the bridge, adding another $800.

4 cans French style green beans, drained 1 lb. Velveeta cheese 1 medium jar pimentos 1 large can mushrooms ¼ lb. butter or margarine 1 large green pepper, chopped Ritz crackers or sliced almonds

Melt butter. Saute green peppers. Add cheese to melt. Add beans, mushrooms, and pimentos. Put into baking dish and sprinkle with Ritz cracker crumbs or sliced almons. Bake at 350º for 25 minutes.
