Dave Tate has been the recipient of Gulf Shore Magazine’s “Five Star Best in Customer Satisfaction Award” ten years running. Of over 21,000 REALTORS® in Southwest Florida, Dave is one of only twelve who can claim that distinction.

If you do the right things in life, the right things will happen.” He adds, “If you ask many agents how many homes they’ve sold, they’ll answer, ‘A lot.’ I have had over 500 transactions but I’ve never sold a house. I’ve helped my clients buy the home they are looking for and that meets their expectations. I find the right property at the right price and get the transaction through smoothly.”

out-of-towners, from pre-retirement buyers in search of investments to retired buyers in the market for a second home. Dave says about 50% of his business comes from Northeasterners and Midwesterners

relocating to Naples, just as he and his wife had done when they relocated from the Boston area.

How did Dave develop a sphere of influence in a few communities? Dave

says he had known many people from visiting Naples during the fifteen years before moving. The couple had already owned property in Naples. Developing a strong online presence was also key to the growth of Dave’s sphere. The agent began setting up websites to direct interested buyers who were searching new community sites in the area.

When the market crashed in 2007-2008, Dave needed to come up with a new way to reach buyers, since few buyers were coming into town.

“I did some property shows. I went to the UK twice, to Manhattan, Long Island, Chicago, Miami, Toronto,” he recalls. “I am also the only Naples REALTOR® to make a CD to promote Naples as a wonderful place to live. The CD has professional photographs and voiceovers.”

Since Dave has been in the Naples market for 14 years, he is kept busy with his strong referral business. Some of his clients are moving into larger homes. Some are downsizing. Others are moving out of the area

to be closer to their children. The growth in his referral sphere has also led to an increase in sellers.

Dave says he worked with a web -master to develop an exceptional website, which includes professional high definition images and virtual

tours. “I do use some real estate sites, such as the Naples Chamber of Commerce and Realtor.com, but now, I primar ily use my own website.” With many new construction projects starting to spring up the past year and a half, Dave has set up a couple of websites to direct traffic to his site.
