A vibrant mixed-use project exuding energy and fl air, National Harbor occupies a 240-acre parcel on the banks of the Potomac River south of the recently expanded Woodrow Wilson Memorial Bridge. The high-end urban density and waterfront orientation of National Harbor’s fi rst phase evokes an atmosphere reminiscent of Georgetown, Annapolis and Baltimore’s Inner Harbor; the project blends street-level retail, dining and entertainment options with offi ce, hospitality and residential components to create an authentic urban waterfront community.

Bayshore Town Center integrates residential, retail, dining, offi ce, a health club and two freestanding pavilions framing a central town square into the partial demolition and renovation of a preexisting indoor mall. Adjacent to I-43 and just west of Lake Michigan, the project is located six miles north of downtown Milwaukee.

Perkins Rowe combines the easy charm of Charleston and Savannah with the bustling feel and tight-knit streetscape of Bourbon St. in New Orleans. The result is a design that manages to embrace the fl avor of the American South, injecting regional color into the energy and motion of a modern lifestyle center. Pedestrian-friendly streets, parks and plazas designed to be easily programmed for community events and celebrations. Abundant street retail venues include a fashion anchor, bookstore, furniture gallery, and a wide range of dining options. Taverns, tearooms and cafes accompany a gourmet grocer. Perkins Rowe is serviced by extensive structured parking, and also features a bank, health spa a 12 -screen cinema.

Westgate City Center is a dynamic project – both literally and fi guratively a living oasis of light, sound, and energy. The heart of the project is a vibrant stretch of retail, dining and entertainment connected directly to the NHL Phoenix Coyotes’ new home: an 18,000-seat state-of-the-art multipurpose arena. Thirty minutes from downtown Phoenix and directly adjacent to the planned build site for the National Football League Arizona Cardinals’ new stadium, Westgate is ideally situated at the heart of Arizona’s new sports and entertainment mecca.

Conjuring echoes of the grand movie palaces of the early 20th Century, Muvico Rosemont 18 combines the stately grandeur of a bygone era with a contemporary cinema experience. Utilitarian necessities like sound panels, wayfi nding and identity signage are transformed into important parts of the larger Golden Age of Cinema storyline. A double-height lobby with views to the lounge above features velvet curtains with bullion fringe, gilded moldings, rich woodwork, wall sconces, ornate chandeliers, fi ligreed ceiling ornamentation and coffered ceilings with theatrical lighting. Decorative accents include a leaded glass skylight above the concession area, concession counters adorned with custom antique ceramic-tile paneling depicting whimsical movie theater motifs, a box offi ce vestibule with Versailles-inspired parquet-style fl ooring, and murals at the end of theater promenades displaying theatrical tableaux from an on stage perspective. Amenities include a second-story VIP lounge with tapas-style restaurant and bar, an arcade and children’s party rooms.

A lifestyle destination that breaks the Vegas mold, Town Square features a compelling combination of public parks, retail, hotel, offi ce, dining and entertainment options. Located on the Vegas Strip, adjacent to McCarran International Airport with strategic access to I-15 and I-215, the project is at the heart of the action for Las Vegas.

Zona Rosa, a town center project, weaves authentic regional and historical elements into a contemporary urban fabric of Kansas City’s Northland Market area. It features specialty retail, a gourmet market, restaurants, entertainment, offi ce, hotel and residential uses along pedestrian avenues and public plazas.
Two unifying elements fl ow through the site. The fi rst, Rush Creek waterway, integrates into a greenway system tying the project’s components together. Emulating a bend of the Missouri River, Prairie View Road, the main access-drive though Zona Rosa, refl ects a geographical impetus for the founding of a 19th Century colonial settlement. Maintaining the frontier theme, buildings were designed with renovated warehouse styling, contain street-level retail and restaurants, along with loft apartments and entertainment options. A split-boulevard main street heads uptown, animated by varied building styles suggesting development over time. A town square is lined with building archetypes – town hall, library and bank – adapted to multiple retail, restaurant, and offi ce presences.

The 12-story Laureate Building in Baltimore’s chic new Harbor East district bridges the gap between the neighborhood’s mixed-use vitality and the utility and convenience of a more traditional offi ce facility–and it does so without sacrifi cing the subtle architectural detailing and inspired industrial design aesthetic that characterizes the waterfront neighborhood. With nearly 200,000 square feet of Class A offi ce space, including large 33,000-square-foot fl oor plates that are an unusual asset in an urban offi ce setting, the Laureate creates a suburban offi ce environment in an urban context.

An award-winning antidote to suburban sprawl and a genre-defi ning mixed-use destination, Easton Town Center displays a mid-America theme that integrates shopping with entertainment, recreation, offi ce, residential and hospitality components. Easton adapts tenets of New Urbanism design in ways that refl ect its setting near the city of Columbus. Designers used storyboards to plan Easton, adapting vernacular themes of Midwestern American towns in the fi rst half of the 20th century to contemporary uses.

An art-house theater with a lively atmosphere and a vibrant mix of contemporary décor, and retro fl air, Landmark Theatre offers an intimate and sophisticated cinema experience. Materials like exposed brick, wood paneling, brushed metal and colorful fabrics give Landmark Theatre a warm and inviting feel, while feature walls with changing artwork, murals, and authentic movie posters contribute context, depth and texture. Granite countertops and suede front panels distinguish the concessions area, which includes a fully equipped coffee bar with beer and wine service.

At Rockville Town Square, new signage, graphics and architectural parking garage enhancements are part of a bold facelift to draw attention from an adjacent road and increase wayfi nding effectiveness for customers while highlighting project tenants. The contemporary signage system refl ects the energy and vibrant atmosphere of the town center. The garage wayfi nding program focuses on visually identifying the elevator cores and stairwells while reinforcing to patrons which specifi c garage they are parked. The enhancements include LED illuminated light boxes that wrap the corners with garage identifi cations; vinyl graphics on windows and elevator doors that denote the specifi c levels; new exterior grade carpeting; as well as features suspended from the ceiling. The design theme extends to smaller parking rate panels and general garage information plaques to create a unifi ed program that allows for a warm, memorable greeting to shoppers while emphasizing these areas of circulation.

Tivoli Village at Queensridge embraces the casually debonair elegance of a luxurious European lifestyle, blending the vital energy of Las Vegas with Mediterranean-infl uenced Old World architectural styling and an array of contemporary lifestyle options. A true urban “village,” the 29-acre project includes 340 residential units adjacent to dual pedestrian/vehicular avenues fl anking a central fountain park and village market, and lined with an array of retail, dining and entertainment venues.
