A few simple steps to consider: • Install smoke alarms on every story of yourhome and outside sleeping areas, and makesure you test them regularly. Choose a contractor based on skills, not just price

(NC) We all want a good deal with service contractors, but when it comesto heating, ventilation and air conditioning (HVAC), industry watchers saythere is too much at stake to rely on the cost estimate alone. The systems are complex and they need to be installed and serviced byeducated, licensed tradespeople. If not, you might put the mechanical func-tioning at risk, and end up spending far more in the long run.Most agree that an exceedingly low bid is cause for alarm. It could be thatthe contractor doesn't understand the scope of the work and is underestimating the amount of time and materials needed. Worse yet, heor she might be intentionally cutting corners by using inferior material ornot following industry and government guidelines. Requests for follow-upservice could be ignored, and things might break down long before theyshould, adding to the overall cost and inconvenience. According to the Heating, Refrigeration and Air Conditioning Institute ofCanada (HRAI), their member companies are regularly called upon to repair the shoddy work of contractors who lured in unsuspecting consumers with impossibly low quotes. In the end, the best way to avoid poor service is to deal with a licensed, insured professional with the right technical qualifications. Ask the contractor if they have the appropriate licence, and if necessary requestto see it. They should also have property damage and public liability insurance.Alternatively, turn to HRAI for guidance, says the organization. AUTUMN LEAVES - CLEANING UP ACOLOURFUL DISPLAYAutumn is such a study in contrasts, don’t you find? It is one of the mostbeautiful times of year, but it can also be one of the messiest! The leavesthat accumulate on the lawns can be a nuisance to clean up, but it is im-portant to do so to reduce the fungal activity that can develop if they areleft over winter in too thick a mass. Many times homeowners do a major cleanup on a clear Autumn day, onlyto find that more leaves come down (or blow in from the neighbours!) inthe days or weeks that follow! Don’t be discouraged. If the amount of newleaves are sparse (cover less than 20% of the lawn area), there is not likelyto be a problem for your lawn if you don’t get time to do another clean up.However, it is advisable to cleanup the leaves if they are completely covering the grass area since the lawn will have difficulty “breathing” overthe winter and in the early part of Spring. Also, a word to the wise… if youhave noticed fungal activity on certain tree leaves, it would be best to leavethose out of any compost pile you plan on reusing in your garden. Backyardcompost piles don’t usually reach an adequate temperature to burn off anyfungal spores, so the fungus will have the opportunity to continue to spreadwithin your landscape. Once the fall leaf clean up has been completed, you have a great opportunity before the snow flies to do a final application of fertilizer on thelawn. This late season application of fertilizer is mainly stored in the rootsof the grass plants for use in the very early part of the following growingseason. Even if there are still leaves on your lawn that you know will notget completely taken care of before the snow flies, apply the fertilizer anyway. Chances are extremely good that the fertilizer will find its way downto the soil quite readily as the leaves blow around or as they are raked up.Most times, the fertilizer granules have enough weight to them to dislodgeoff the leaves as they move. Time taken in the fall for leaf clean up and fertilization will result in a quickgreen up the following spring and less Spring clean up work to do, makingyour neighbours “green” with envy!

Energy saving tips during the winter season

(NC) Homeowners can manage energy use and reduce electricity bills this winter by weatherproofing to prevent heat from escapingthrough leaky doors and windows. Here's aguideline from Hydro One to control energy useand to capture potential savings:

• Fill the gaps. Check the trim on windows forgaps between the frame and your house. Asmuch as 13 per cent of your home's heat losscould be due to these gaps. If possible, stuff insulation between the window and frame, or trycaulking around the window.

• On sunny winter days, trap warm air inside byopening window coverings to let the warmth ofthe sun in. Once the sun goes down, close thecoverings to keep the warmth in. Think of your curtains as a form of insulation.

• Another inexpensive option is to build a barrier against cold by sealing yourwindows with indoor plastic sheeting in the winter. All you need is a hairdryer, double sided tape and some inexpensive plastic sheeting.

• If your doors aren't properly fitted, air is leaking outside. Rubber weatherstripping can be an easy way to seal the door by creating a skirt on the doorframe.

• If you have a fireplace that you never use, consider getting it sealed, sincewarm air is sucked out if the damper is open. If you do enjoy sitting by thefireplace, make sure you turn down your main thermostat. Fires can actuallydraw heat from the room and up the chimney so your furnace has to workeven harder.

How to make refinishing decisions

(NC) Just about everyone has a cherished piece of furniture in their homeand often the most prized are also the most worn. Depending on the piece,you may be able to complete an entire refinishing project and restore yourbeloved items to near pristine condition.Ralph Swan has been in wood building and refinishing for over twodecades and he recently expressed that taking on a DIY refinishing projectcan be extremely rewarding. “Knowing that you extended the life of a pieceof furniture in your home gives it special meaning,” he continued, “one thatmay see the piece pass through generations.” The popularity of painting and refinishing furniture continues to grow. Bothcan be sound options, but Swan advises to do a little research before divinginto a refinishing project. Some pieces are better left to age naturally; despite wear and tear they retain a higher value if untouched. Be sure tothoroughly inspect the piece for any identifying labels or marks that mighthelp you research its origin. Should you discover, you have an extremely rare and valuable piece – stopreading now and contact a professional to ensure the integrity of the itemremains intact.

Ralph Swan and his favourite tools from Minwax, recommend the followingtips for your DIY refinishing project:

• Clean the piece, using the Wood Cleaner before applying a refinishing product.

• Remove old wax or residue using two cloths, one moistened with paint thinnerand one dry, to wipe down entire surface.

• Fine steel wool, a stripping brush, old cans, lint free cloths and the AntiqueRefinisher are helpful in removing the old finish.

• Dip steel wool pad into a small amount of antique refinisher product, removeexcess and test it in a discreet area.

• Apply refinisher with steel wool in a circular motion allowing the old finish tosoften. Repeat and wipe down surface with clean cloth and repeat.

• Remove any residue with a lint free cloth.

• Let dry for two days then apply the Wood Finish Stain. Allow the stain to penetrate for five minutes and then wipe off excess with a clean cloth. Repeatthe stain process after waiting a minimum of 4-6 hours.

• Dry (24 hours) then apply a coat of Antique Oil Finishusing a natural bristle brush. Let sit five minutes andwipe off excess with a clean cloth. Wait 24 hours andrepeat the process.

• After allowing the oil finish to dry for a day, apply athin coat of the Dark Paste Wax. Apply it in a thin uniform coat that you can buff in 30 minutes using apiece of old denim cloth repeat process for additionalprotection and maintenance.

• Always follow the product instructions. Work in a wellventilated, protected area and dispose of rags responsibly. Wear appropriate safety gear and oldclothes during the project.

DUNCAN’S CHECKLIST FORFALL GARDENINGAs for a fall to-do list for your lawn and garden, it should include the following.If you haven’t limed or fertilized your lawn yet this year, now’s as good atime as any. Some sources of wisdom claim that September is the mosteffective time to fertilize lawns of the entire year. October would still be finefor lime and organic fertilizer, which protects ground and surface water,plus provides food for a long time as it breaks down in the soil.Pruning shrubs and small trees is always timely when you use a thinningtechnique. That means removing the longest branches first, cutting themback to a fork, if possible. All shrubs should get a haircut at least once aseason, to keep them in line.Clean up your beds so they will look attractive for the rest of the fall, theopen days of winter, and well into the spring, before grass and weeds resume growth and blur your handy-work. The elements of that clean upfor a typical shrub/perennial bed are: pruning shrubs to a reasonable sizeand shape, cutting the edge of the bed with an edger and hoeing it 3” deep, dividing or just cutting back the tops of your perennials, and weeding and cultivating the soil surface (unless you have it mulched).On the plant to-do list would be planting bulbs for spring, dividing overgrownperennials, transplanting shrubs that are too close, digging potatoes, beets, carrots, parsnips, etc, for winter storage, digging dahliaand glad tubers to store, and collecting seed from various perennials tostore for spring planting.Finally, as the season arrives for raking fallen leaves, plan to gather theminto a ring of page wire or some other container and allow them to compostand become a valuable garden amendment. Grinding them into finer pieceswill hasten the process and give better results. Mixing manure or organicfertilizer in layers with the leaves accelerates the process and makes for aricher final product.

(NC)—Many homeowners are surprised to hear that water damage is themost common insurance claim. Machinery:• Don't forget to clean and maintain tools such as lawnmowers and othermotorized tools. Furnace maintenance assures reliability and fewer expenses

(NC) When it comes to our homes, there are countless things we enjoyspending money on. Chances are, however, that heating and AC systemsaren't on the list – and the money it costs to maintain that machinery islikely nowhere at all on the pleasure-purchase radar.

But it's an important investment for reliable home comfort, says the Heating, Refrigeration and Air Conditioning Institute of Canada (HRAI).“These are complex systems, yet they are hidden away in a basement leading most homeowners to think they don't need to worry about them,”says David Terlizzi, an HRAI technical advisor. “But they do.”

Heating and air conditioning systems are the workhorses of a home, andthey can break down or perform poorly – pushing up utility costs, causingphysical discomfort, and possibly even posing a health risk. Regular maintenance helps prevent this, Terlizzi points out.

Homeowners can do their bit by replacing their furnace filter every one tothree months – one of the best ways to increase the life of your furnace. Itsounds simple, yet many people fail to regularly replace filters. Or they doit improperly, and an improperly placed filter can shut down your entireheating system. A filter left in place for too long becomes clogged with particles and negatively impacts airflow. This forces a furnace to run less efficiently, driving up costs and adding to the wear and tear of the system. With the power off, homeowners can also hose down their outdoor AC condenser to clean out debris – ideally every spring and fall. A regular

water hose will do the trick, ensuring the outdoor condenser works at itsoptimum. Homeowners can also clear out the nearby area, making surethere are no shrubs or debris close by. The cleaning of the indoor a-coil inthe duct above the furnace should be left to professionals and inspectedyearly.

The rest, says Terlizzi, is best left to the experts. The ideal time to call insomeone for the AC unit is the spring, when the temperature is above 21degrees C. Any lower, and the unit will give out false readings. Your furnacecan be checked any time of year – a technician just needs to be able toturn it on – however setting a time before the heating season begins is recommended. 4. Pot some indoor plants. Formaldehyde is a high volume chemical that isoccasionally found in cabinets and some upholstery fabrics and could bein your furniture. Plants such as philodendrons and Aloe Vera can serve to

neutralize this chemical.
