How The Concrete Sealers Work

1. Dilute the sealer with required parts hot water.

2. The hot water opens up the capillaries in the concrete to allow for the sealer to penetrate up to 2-4″.

3. The sealer reacts with the free calcium and lime in the concrete to form a crystalline structure within the pores of the concrete.

4. As a result, the newly solidified concrete is up to 45% stronger and now capable of preventing the intrusion of water, moisture, vapors and radon.

Concrete Capillaries & Pores

Concrete capillaries are formed during the curing process. They are unwanted small tunnels left behind after excess water, not needed chemically, but needed for flow ability, has evaporated from the concrete. No matter how high a quality of concrete you try to make, capillaries will always form.

How Do Capillaries Make Concrete Weak? Capillaries weaken concrete because they create holes. The more holes the concrete has, the weaker it becomes.

Why Do Capillaries Make Concrete Porous? Capillaries form a “transit system” for water and water vapor (moisture) migration. The more capillaries a concrete has, the more porous the concrete is.

How Does The Sealer Reduce Porosity? Capillaries and pores are referred to as being the same thing. The sealer’s reaction with the free calcium and lime naturally found in the concrete forms a crystalline barrier within the capillaries (or pores) of the concrete – solidifying the concrete. Once dry, the “transit system” water and vapors once used is not longer existent.

Sealer Penetration Depth

A sealer is a liquid. If you apply liquid to poured concrete, the concrete will absorb what it can based on the porosity of the area you applied the liquid to. If the concrete is old, it will absorb more liquid than new concrete. The older the concrete, the more porous the concrete. If you apply liquid to concrete blocks or bricks, the liquid will absorb quickly because when concrete blocks and bricks are made, more air is used and the capillaries are large.

Some manufacturers add siliconates to their sealers to help with penetration depth. In theory, siliconates are supposed to help with penetration depth but – that theory has never been proven. Ever.

Foundation Armor uses warm water because warm water has been proven to open the pores of the concrete. Most power washing companies use warm water for that reason – the warm water will open the capillaries to allow for a deeper clean. By opening up the capillaries, you allow for a deeper penetration without adding harsh chemicals and without harming the concrete structure.
