TheseDesignGuidelineshavebeenpreparedbyAbiwoodPtyLtd(Abiwood)asthedeveloperoftheClydevaleEstateinordertoshapetheformandenhancethecharacteroftheestate.Theyareintendedtosupportyourjourneythroughthehomeselection,design,approvalandconstructionprocess.Ouraimistoachieveaconsistentlyhighqualityofdesignforbothhomesandlandscapingacrossallstagesofthedevelopment.Therebycontributingtothequalityofyourlocalenvironmentandpreservingthevalueofyourinvestment.

TheAbiwoodDesignAssessmentPanelencourageshomesthatdisplaygoodurbandesignoutcomesandcomplementtheirplacesetting.FromtimetotimeahomedesignmaycomplywiththeintentofthecontrolsintheDesignGuidelinesbutmayvaryinthewaytheyrespondtotherequirements.ThesehomeswillbeconsideredonmeritbytheAbiwoodDesignAssessmentPanelwhoreservestherighttoapprovethesedesignsinitsabsolutediscretion.NotetheAbiwoodDesignAssessmentPanelislimitedtovaryingrequirementssolelycreatedwithintheseguidelines,anddoesnothaveauthoritytovarycontrolsspecifiedintherestrictionsonthePlanofSubdivision,BuildingRegulations,SmallLotHousingCodeandrelatedlegislation.

ApprovalbytheAbiwoodDesignAssessmentPaneldoesnotconstituteBuildingApproval,oranyothernecessaryapprovals.AseparatebuildingpermitisrequiredfromalicensedBuildingSurveyorpriortoconstructingyourdwelling.ItisthePurchasers/Ownersresponsibilitytoensureallnecessaryapprovalsareinplacepriortoconstructingonthelot.TheseDesignGuidelinesmaybeamendedfromtimetotimetoreflectchangesindesignandbuildingtrendsand/oramendmentstolegislationaffectingbuildingapprovals.TheDesignGuidelinesapplytoeachlotandtheyapplyforallfutureresidentsandtheirbuilders.Lotslessthan300m2notaffectedbyabuildingenvelopearealsosubjecttotheSmallLotHousingCodeasincorporatedintotheCaseyPlanningSchemeandmayvaryslightlytotheguidelinesasnotedthroughoutthedocument.AsalandowneratClydevaleyouareresponsibleforyourhome’scompliancewiththeDesignGuidelines.Ifyourequireanyclarificationregardingthecontentofthisdocumentpleaseseekguidancefromyourbuilderinthefirstinstance.

TheDesignGuidelinesdonotapplywheremorethanonedwellingistobeconstructedonalot.

1.1 SUBMISSION REQUIREMENTS AND DEVELOPMENT APPROVAL PROCESS

ThesitinganddesignofyourhomeisrequiredtobeapprovedbytheAbiwoodDesignAssessmentPanel(DAP).TheDAPisabodynominatedbyAbiwoodtoassessdwellingdesignsagainsttheseDesignGuidelinestoensurecomplianceandmaintainthequalityoftheestate.Priortoobtainingbuildingpermits,allplansandotherrelevantdrawingsandspecificationsaretobesubmittedtotheDAPforapproval.

InordertoobtainDesignApproval(DA),youmustlodgeyourApplicationviatheDesignPortalatbeveridgewilliams.com.au/design-application/.AllsubmissiondocumentsmustbeinPDFfileformat(lessthan10MB)andbeinaccordancewiththedetailedchecklistincludedinthisdocument.

Tofacilitateatimelyassessmentoftheapplication,itisrecommendedthattheClydevaleDesignGuidelinesChecklistaccompanyingthisdocumentbeprovidedaspartofyourapplication.

1.2 APPLICATION FOR DEVELOPMENT APPROVAL

Your submission must include:

•Asitingplanofyourhomeonyourlotwithdimensionsandsetbacksfromallboundaries,proposedfencinganddrivewaylocation;

•Floorplansthatshowthelayoutofthehomeindicatingallrooms,windows,externaldoors,externalfixturesandnominatedfloorlevels;

•Fullelevationsindicatingwallheightsandallexternalfinishesincludinggaragedoortype;

•Relevantcrosssectionsshowingroofpitches,eavesdepthandheightofwallsalongtheboundaries;and

•Fencedesignaspertheestate/stagestandardrequirements.

Onceyouhavecreatedaloginforyourapplicationanduploadedyourplans(asdescribedinSection1.1)youwillreceiveconfirmationofyourplanlodgement.TheDAPwillthenassessdesignsagainsttheGuidelinesandeitherrequestfurtherinformationoramendtheplanswhererequired,orissueapproveddocuments.AllcorrespondencewillbemadeviatheDesignPortal.

TheDAPwilluseitsbestendeavourstoassessproposalswithin10businessdaysofreceivingyourfullycompletedapplication.OnceyourplanshavebeenapprovedbytheDAPyoumustthenobtainBuildingApprovalfromyourBuildingSurveyorandanyotherStatutoryApprovalsrequired.

Please Note: ThefinaldecisionofallaspectsoftheDesignGuidelinesisatthediscretionoftheDAP.

1.3 DEFINITION OF TERMS

For the purpose of this document, the following interpretations are made:

Front Façademeansthewallofthedwelling(excludingverandah/porchpostsandthelike)orientatedtowardsthePrimaryFrontage.

Primary Frontagemeans:

(i)inthecaseofalotwhereonlyone(1)boundaryofthatlotabutsaroad,theboundarythatabutstheroad.

(ii)inthecaseofacornerlotwheretwo(2)boundariesofalotabutaroad,theboundarywithgreateroffsetonthebuildingenvelopesplan.

Responsible AuthoritymeanstheCityofCasey.

Secondary Street Frontagemeanstheboundaryofalot(otherthanthePrimaryFrontage)whichabutsaroad.

Eachdwellingshouldbedesignedtotakeadvantageofthesiteorientation.Solarangles,views,relationshiptothestreet,openspace,landscapingandadjoiningdwellingtypesandlocationsareimportantconsiderationsincreatingaresponsivedesignsolution.

A diagram is provided at Appendix A of this document which shows the siting of a typical dwelling on a Standard Allotment. Appendix B shows a diagram of a Corner Allotment. The following written details will fully explain the requirements in relation to the siting of your proposed dwelling and the diagrams at Appendix A & B should be used as a reference guide only.

2.1 BUILDING ENVELOPES

BuildingEnvelopesaredefinedonthebuildingenvelopesplanfoundwithintheinstrumentofregistrationfortherelevantplanofsubdivision.TheBuildingEnvelopesetsouttheareaonwhichyourproposeddwellingisallowedtobesitedonyourlot.

ThesebuildingenvelopesdefinethePrimaryFrontageandanysetbackrequiredtoit,theSecondaryStreetFrontagewherethelotisonacorner,andanysetbacksrequiredtothesideorrearboundary.Inmostinstanceswherealotisburdenedbyaneasement,thebuildingenvelopewillmandateasetbackofatleasttheeasementwidthfromtheapplicableboundary;howeveritistheresponsibilityofthePurchaser/Ownertoensurethatthelocationofeasementsareestablishedbeforedesigningtheirhome.Easementdetailscanbefoundontheregisteredplanofsubdivision*.

Dwellings,includinggarages,mustbewhollycontainedwithinthebuildingenvelope,unlessanencroachmentisprovidedforunderarestrictionontheregisteredplanofsubdivisionorconsenthasbeenreceivedfromtheResponsibleAuthority.Unlesssubjecttoapprovedvariations;buildingsmustalsocomplywithapplicableplanningcontrolsandbuildingregulations.

Inspecialcircumstances,gatewaysites,lotswhereentrystatementsarerequiredorwhereasenseofenclosureisrequiredtoenhancethecommunityfeel,lotsonthebuildingenvelopeplanregisteredontheplanofsubdivisionwillbemarkedwitha‘DS’.Dwellingsonthoselotsmustbedoublestoreyinscale.

Onlyonedwellingmaybebuiltonanyonelotandlotsmaynotbefurthersubdivided,unlessthelotisidentifiedontheregisteredplanofsubdivisionasapotentialmulti-dwellinglotandaplanningpermitisobtainedfromtheResponsibleAuthority.Theexceptiontothisbeingtherelevantstatutoryrequirementsinrelationtoadependentpersonsunit;howeverthatunitmustbeconstructedwithintheappliedbuildingenvelope.

Forlotslessthan300squaremetresnotburdenedbyabuildingenvelope,thedwellingistobesitedtoaccordwiththeSmallLotHousingCodeorplanningpermit,asapplicable.IftheSmallLotHousingCodeappliestoyourlot,arestrictionwillbeappliedontheregisteredplanofsubdivision.

Wherelotsgreaterthan300squaremetresarenotsubjecttoabuildingenvelope,thedwellingistobesitedtoaccordwithPart4oftheBuildingRegulations2006.

*Note: Therelevantauthoritiesconsentisrequiredtobuildoveranyeasement.Consentmustnotbeassumed.Itissuggestedthatshouldthisbeproposed,therelevantauthoritiesconsentbeobtainedpriortoproceedingwithanybuildingdesign,asoftenconsentisnotgranted.

2.2 SUSTAINABILITY

Allhomedesignsaretoachievetheminimumenergyratingrequirementsforenergyefficientdesign.PleaserefertotherelevantGovernmentapprovedratingscheme.Formoreinformationaboutsustainablehomes,visittheGreensmartsectionoftheHIAwebsiteathia.com.au.

AllhomesconstructedmustbeconnectedtotheSouthEastWaterreticulatedrecycledwatersystem,asspecifiedbytherelevantauthoritiesfortoiletflushingandgardenirrigation.

2.3 FRONT SETBACKS

Thedwelling’sfrontsetbackistoaccordwiththebuildingenvelopeplanforthespecificlotortheapplicablerequirementsoftheSmallLotHousingCodeforlotslessthan300squaremetresthatarenotburdenedbyabuildingenvelope.

Encroachments into the front setback can include:

•ThoseallowedunderRegulation409oftheBuildingRegulations2006,includingbutnotlimitedtoporches,verandahsandpergolaslessthan3.6metresinheight;eaves,fasciaandgutters;anddeckingnomorethan800mminheight.Thesemustnotencroachmorethan2.5metresintothefrontsetback.

•Balconies,eaves,fascia,gutter,bladewalls,columnsandsimilararchitecturalelementstoaheightof6.9metreswherethemaximumencroachmentis1.5metres.

•Forlotslessthan300m2whereabuildingenvelopedoesnotapplyrefertotheapplicablerequirementsoftheSmallLotHousingCode.

2.4 SIDE SETBACKS & BUILDING TO BOUNDARIES

Sidesetbacks,ataminimum,mustbeassetoutinthebuildingenvelopeplanforthespecificlotorSmallLotHousingCodeasapplicable.Fordoublestoreydevelopments,boundarysetbacksmustalsoaccordwithcurrentauthorityrequirementsincludingBuildingRegulationsorSmallLotCodestandardsasapplicable,unlessanalternatesetbackprofilehasbeenappliedtotheboundaryundertheregisteredbuildingenvelopeplan.

Encroachmentsintothesidesetbacksmustcomplywiththeapplicablelegislation.

Whereabuildingenvelopeisidentifiedalongaboundary,thelengthandheightofthewallontheboundarymustmeettherequirementsoftheapplicablebuildingregulations,unlessthewallistobeconstructedtomatchtheheightandlengthofasimultaneouslyconstructedwallonanabuttinglot.

Oncornerlots,buildingsetbacksfromtheSecondaryStreetFrontagemustcomplywiththebuildingenvelopeplanandanyothergoverningauthorityrequirements.

DwellingsmustbeconstructedtoprovidearchitecturalinteresttothestreetscapeandacomplementarysettingforotherdwellingswithintheEstate.ToachievethedesiredoutcomefortheEstatethefollowingdesignrequirementsshouldbeachieved,unlessitcanbedemonstratedthatanalternatesolutionenhancesthecharacterofthearea.

3.1 MINIMUM DWELLING SIZE

Minimum Dwelling Size Reference Table:

SitecoveragemustmeetthebuildingregulationsorSmallLotHousingCodeasapplicable.

3.2 ARCHITECTURAL CHARACTER

•Ceilingheightsmustnotbelessthan2.4metresabovefloorlevelforthegroundfloor.

•Themainpedestrianentry(frontdoor)mustbevisiblefromthePrimaryFrontage.

•Dwellingsmusthaveaverandah,portico,porchorothersimilarentrancefeaturesurroundingthefrontentranceandthesemustbesympathetictotheoveralldwellingdesign.

•Dwellingsmusthavestaggeredfrontsetbacks.

•Kithomesanddwellingsconstructedofsecondhandmaterialsarenotpermitted.

•Wherehippedroofformsaredisplayedroofpitchesmustbeaminimumof22degreesfromthehorizontal.Alternateroofformsareencouragedwhereitcanbedemonstratedthattheydisplayahighdegreeofarchitecturalmerit.

3.0 HOME DESIGN

•Homesmusthavemetalsheetroofingorrooftileswhichcomplementthehomedesignandstyle.Metalsheetroofingistobenon-reflective.

•Allroofsmustbedesignedhavingminimumeavesof450mmtothePrimaryFrontage,(excludingthegarage).Eavestothefrontageofadwellingmustreturnandcontinueaminimumdistanceof2metresalongtheconnectingreturnwalland/orwallsfromthesaidfrontage.WallsconstructedonsideboundariesandparapetwallswillbeexemptfromeaverequirementsunlessotherwisedirectedbytheDAP.(Whereapplicable,seesectiononCornerLotsforadditionalrequirements.)

3.3 FAÇADE DESIGN VARIATION

Two(2)dwellingsofthesamefrontfaçadedesignshallnotbebuiltwithinthree(3)dwellinglotsofthesubjectpropertythiswouldincludelotseithersideandoppositeyourlot.PleasecontacttheDAPforpotentialproposalsonadjacentlots,ifrequired.

3.4 GARAGES

Allhomesmusthavealock-upgarage.Thecolourandstyleofthegaragestructureanddoormustbecomplementarytotheoverallhomedesignandexternalcolourscheme.

•ForlotswheretheSmallLotHousingCode(SLHC)doesnotapplygarageopeningsaretooccupynomorethan40%ofthewidthofthelotfrontage,unlessthedwellingistwo(2)ormorestoreyswherebythegarageopeningmustnotexceed30%oftheareaofthefrontfaçadeofthedwelling.

•Garagesmustbesetbackaminimumof5.5metresfromthefrontboundary,except:whereabuildingenvelopeallowsafrontsetbackof3metreswherebythegaragecanbesetback5metresfromthefrontboundary;or,inspecialcircumstanceswherelotsareidentifiedonthebuildingenvelopeplanashavinganalternativegaragesetbackwherebygaragestothoselotsmustnotbesetbackbetween3and5metresfromthefrontboundary.Garagesmustalsositwithintheapprovedbuildingenvelope.

•Thegaragemustbeconstructedatthesametimeasthedwelling.

•Unenclosedcarportsarenotpermitted.

•Individualgaragedoorsshallnotbemorethan5.5metresinwidth.

•Garagesaretobesetbackbehindthefrontfaçadeofthedwellingunlessitcanbedemonstratedthatanalternatedesignsolutionensurestheyaresitedtonotdominatethestreetscape.

•Whereanoversizedgaragethatfacestheprimaryfrontageisprovided,awindowaddressingthefrontstreetmustbeprovided.Thewindow/smustcomplementthedesignandheadheightofotherwindowsinthefrontfaçadeandistobelocatedalongsidetheentry/otherdwellingwindows.

•Garagedoorsvisiblefromastreetmustbepanelliftorsectionaloverhead,oratiltdoor.Rollerdoorsarenotpermitted.

•Foralllotslessthan300m2whereabuildingenvelopedoesnotapplypleaserefertotheSmallLotHousingCodestandards.

3.5 APPROPRIATE MATERIALS

Animportantelementinmaintainingahighqualityresidentialneighbourhoodcharacteristhecontrolofexternalbuildingmaterials,coloursandotherrelatedfinishes.Theseneedtobedurablewhichinturnwillreducefuturemaintenance,repairsandwillmaintainthedevelopmentsappealformanyyearstocome.

Mutedcoloursandfinishesmustbeusedtoblendwiththenaturalsettingandaminimumoftwo(2)differentmaterialfinishes(excludingwindowsandgaragedoors)shouldbeusedonthefrontfaçade.Thesecondarymaterialshouldcoveraminimumof20%ofthefaçade.Fullfacebrickfaçadesarenotpermitted.Allexternalsurfacesaretobeinafinishedstate(paintedorcoatedwhererequired)priortooccupation.Bolderaccentcolourscanbeusedsparinglytoemphasise,contrastorcreatearhythminthebuiltform.

Infillmaterialsabovethewindowsandgaragedoormustmatchthefaçadeofthedwellingandmustbefinishedflushwiththefaçade.

Suggested materials include:

•Brickworkorbaggedandpaintedorrenderedbrickwork;

•Masonryblocks,sandstoneandstackstone;

•Lightweightcladdingpanels(e.g.weatherboards);

•Horizontalorverticaltimbercladding;

•Colorbond(paintedfinish),Alucobondorsimilar.

3.6 EXTERNAL GLAZING / WINDOWS

Windowframeandglazingselectionshouldbecomplementarytotheoverallcolourpalette.Contrastingcolourswillnotbeapproved.

Windows on the front façade must have:

•sillheightsnogreaterthan700mmabovefinishedfloorleveltoahabitableroom;

•matchingheadheights;

Todoublestoreydwellings,matchingwindowheightandwidthsshouldbeprovidedoneachstorey.

Leadlightandstainedglassfeaturesarenotpermitted

Windowtintingisdiscouraged,thoughwhereacceptedmustbenon-reflectivetint.

3.7 CORNER LOTS

Cornerlotshaveasignificantimpactuponstreetscapecharacterandinadditiontotheabove,specialconsiderationmustbegiventoensurethatadesirableoutcomeisachieved.Cornerlotsmustaddresstheirprominentpositioninthestreetscapewhilecontributingtoavisuallyappealingandsafelivingenvironment.Acornerlotdwellingmustappropriatelyaddressbothstreetfrontageswitharticulationofthebuiltformincludingvaryingmaterials,windowanddooropenings.

Allcornerlotsmustprovideanappropriatecornerfeaturethatwill‘turnthecorner’forbothsingleanddoublestoreydwellingsbetweenatleastthefrontfaçadeandwingfence.ItmustbeensuredthatanychangeintreatmentalongthesidewallofadwellingfacingaSecondaryStreetFrontageisprovidedwithanappropriatetransitionthatprovidesforagoodarchitecturaloutcome.

At a minimum a corner dwelling must on its Secondary Street Frontage exposed to the street (i.e. forward of the wing fencing) should:

•returnanyeavesintothetreatmentofthesecondaryfaçade.Whereeavesareadoptedtheymustbeaminimumof450mm;

•containhabitableroomwindowswithsillheightstomatchwindowsonthefrontfaçade.

Materialsonthefrontfaçademustbeincorporatedalongthefaçadeofthesecondaryfrontagebetweenthefrontfaçadeandwingwall.

In addition one of the following building elements is to be incorporated into the design as a corner feature:

•AdditionalWindow/s;

•Areturnverandah;

•Abalcony;

•Anarchitecturalelementsuchasablade/columncompatiblewiththedesignofthedwelling;

•Anarticulatedstepbackorsetbacktothesidewall.

CornerlotswithproposedcrossoversintendedtobelocatedontheSecondaryStreetFrontagemaybeconsideredbytheDAPonanindividualbasis.

Onlyone(1)drivewayispermittedperlot,locatedtocomplywiththecrossoverasshownontheCouncilapprovedengineeringplan.Thedrivewaymustbeoffsetfromthesideboundarybyatleast300mmtoallowforaplantingstripalongtheside.Inordertominimizehardstandareadrivewaysmustnotexceedthewidthofthegaragedoor.Drivewaysmustbecompletedbeforethehomeisoccupied.Thecolourselectionmustcomplementthebuildingdesignandexternalcolourscheme.Thematerialmustbeofneutraltone.Approveddrivewaymaterialsarepavers,exposedaggregateandcolouredconcrete.Plainstandardcolouredconcretedrivewaysarenotpermitted.

3.9 LETTERBOXES

Letterboxesshouldbedesignedtocomplementandmatchthedwelling,usingsimilarmaterials,coloursandfinishes.Singlepostsupportingletterboxeswillnotbepermitted.Thestreetnumbermustbeclearlyidentifiable,suitablysizedandlocated,andmustnotinterferewiththeoverallstreetscape.

Theownerissolelyresponsibleforthemaintenanceand/orreplacementofallfencingabuttingtheirlot.

Sideandrearfencingmustcompriseoftimberpalingsandmusthavetimbercappingwithtimberpostsexposedtobothsidesofthefence.Fencesbetweenadjoininglotsmustbe1.8metresinheightabovethenaturalgroundlevelofthelotandmustfinishaminimumof1metrebehindthefrontfaçade.Awingfenceof1.8metresinheightcanreturnbetweenthesideboundaryanddwellingatthatpoint.

On a corner allotment:

•thesideboundaryfencecomprisinga1.8metrehighpalingfence,mustnotexceed70%oftheboundarylengthoftheSecondaryStreetFrontage.PalingfencesabuttingaSecondaryStreetFrontageorpublicreservemaybestainedwithadeckingoilorsimilartokeepanaturaltimberlook.Colouredpaintisnotpermittedonanypartofthepalingfencevisibletothepublic.Forwardofthepalingfencea1metrehighsemi-transparentfencemaycontinuetothefrontbuildingline.Boundarylengthisdefinedasthewholedepthoftheblockincludingthelengthcutoffbythesplay.A1.8metrehighwingfencecanreturnbetweentheSecondaryStreetFrontageanddwellingthoughmustnotsitforwardofthe1.8metrehighsideboundaryfence.

Fencing to the front of homes is permitted only in circumstances where it:

•Hasamaximumheightof1metre;

•Isdesignedtocomplementthedwelling;and,

•Istransparentindesigntoallowviewsfromthestreetintothefrontyard(i.e.notsolidforitsentirety).

Wovenwire,chainmesh,barbed,cycloneorsimilarfencingisnotpermitted.

SubjecttotheapprovaloftheDAP,retainingwallsorcourtyarddefiningwallsmaybeacceptableinthezonebetweenthefrontboundaryandthefrontofthedwelling,butmustbecomplementaryinmaterialfinishanddesigntothemaindwelling.Detailsmustbeincludedonanyplanssubmittedforapproval.

Forlotslessthan300m2notcoveredbybuildingenvelopesrequirementsoftheSmallLotHousingCodemustalsobeadheredto.

4.0 FENCING

Ancillaryitemsincluding(butnotlimitedto)clotheslines,rainwatertanks,hotwaterservices,heatingandcoolingplantsandbinstorageareasmustnotbevisiblefromthestreet.Solarwaterheatersandsolarpanelsmaybelocatedonanyelevationthatprovidesthemostsuitablesolaraccess.Thelocation,designandcolourofmeterenclosuresmustbecomplementarytotheoveralldesignandminimiseimpactonthestreetscape.Exposedplumbingandelectricalservicesmustnotbevisiblefromthestreet.Thevisualimpactofdownpipesandrainwaterheadstothestreetfaçademustbeminimised.Watertanksshouldbeofasuitable,non-reflective,mutedcolourthatblendsintothehomedesign.

5.1 OUTBUILDINGS

Outbuildingsmustbelocatedsotheyarenotvisiblefromthestreet.Outbuildingsmustnotbemorethan20sqmand2.5mhigh.Thedesign,colourandmaterialsmustbeconsistentwiththeexternalhomedesign.

5.2 AIR-CONDITIONING/HEATING UNITS

Air-conditioning/heatingunitsandexposedcomponentryaretobelocatedbelowtheroofridgelineandtowardstherearofthepropertytominimisevisualimpact.Theyaretobecolourtonedtomatchadjoiningwallorroofcolour.Theunitsshallbeofaprofiletypesoastheyhavelimitedvisibility,ifany,fromthestreetand,whereappropriate,fittedwithnoisebaffles.

5.3 OPTIC FIBRE

Allhomesmustinstallormakeallowanceforopticfibrecabling.Toaccessthishigh-speedbroadbandandtelephoneservice,homesneedtocomplywiththeNBNCoIn-HomeWiringGuide(oranysubsequentNBNCoguidance)orequivalentwhereanotherserviceproviderisused.FailuretocomplymaypreventconnectiontotheNBNnetworkinfrastructureormayrequirethehomeownertoincuradditionalcostsinordertoconnect.

5.4 SIGNAGE

Signage is not permitted on residential lots with the following exceptions:

•Buildersortradespersonsidentification(maximum600mmx600mm)requiredduringdwellingconstruction.Thesesignsmustberemovedwithin10daysoftheissueoftheCertificateofOccupancy;

•Onesignonlyadvertisingthesaleofacompletedwellingispermitted.Thesesignsmustberemovedwithin10daysofthepropertybeingsold;and

•TherearetobestrictlynosignserectedforthepurposesofadvertisingthesaleofavacantlototherthananysignthatrelatestothesaleofalotbytheDeveloper.

5.5 PLUMBING

•AllhomesconstructedmustincludefittingsandconnectionstotheSouthEastWaterrecycledwaterpipeline,asspecifiedbytherelevantauthorities,toallowtoiletflushingandgardenirrigationtouserecycledwaterservicesprovided.

•Allexternalplumbingincludingbutnotlimitedtohotwaterunits,spapumps/motorsaretobeconcealedfrompublicview.Downpipesandguttersareexemptfromthisrequirement.

•Downpipesonthefrontfaçadeshouldbeavoidedwherepossible.Ifrequired,theyaretobecolourmatchedtothewallofthedwelling.

•Noexposedplumbingwastepipingispermitted.

•Guttersanddownpipetreatmentmustcomplementthehousecolour.

5.6 SOLAR WATER HEATING

Solarhotwaterpanels/pipingforthedwellingorswimmingpoolsarepermittedprovidedtheyarelocatedontheroofandinstalledatthesamepitchangleastheroofandwherepracticaltheyaretobelocatedattherearofthepropertytominimisevisualimpactfrompublicviewing.Tanksforsuchsystemsarenotpermittedtobelocatedontheroofandmustbescreenedfrompublicview.

5.7 PARKING OF HEAVY VEHICLES AND CARAVANS ETC.

Trucksorcommercialvehicles(exceeding1.5tonnes),recreationalvehiclesandcaravansshallbescreenedfrompublicviewwhenparkedorstored.

5.8 EXTERNAL WINDOW TREATMENT

Theuseofrollershutterstowindowsisprohibitedwherevisiblefromthepublicrealm.

Metalbarsoverwindowsarenotpermitted.

Securityflyscreendoorsmustbeofadarkcolour,notmadeofdiamondmeshandbesympathetictothehomem.

5.9 WINDOW FURNISHINGS

Internalwindowsfurnishingswhichcanbeviewedbythepublicmustbefittedwithinthree(3)monthsofoccupancy.Sheets,blankets,orsimilarmaterialsforwhichwindowfurnishingisnottheirprimaryuse,willnotbepermitted.

5.10 TIMING OF WORKS

Constructionofalldwellingsmustcommencewithintwelve(12)monthsofsettlementandmustbecompletedwithintwelvemonthsofworkcommencing.

Incompletebuildingworksmustnotbeleftformorethanthree(3)monthswithoutworkbeingundertaken.

6.1 LANDSCAPING

Theinvestmentinqualitylandscapingaddssignificantvaluetoanycommunity.Tocomplementthisyouareencouragedtoinvestinthequalitylandscapingofyourownfrontandrearyards.Thisnotonlypromotesanattractiveneighbourhoodbutalsoimprovesthevalueofyourdwelling.Appropriatelydesignedgardenscontributeinapositivewaytothequalityofthebuiltenvironment.

Gardensareencouragedtobeenvironmentallysensitivebyutilizingappropriatedroughttolerantsensitiveplants,organicormineralmulchesanddripirrigationsystems.

Plantingshouldbelowindiversitytoencourageconsistencyindesignandshoulddependonformandtexture,aswellasflowers,tocreateanattractiveyearroundeffect.

To achieve these outcomes the following guidelines need to be addressed:

•Asmalltomediumcanopytreeistobeprovidedwhereitcanbeappropriatelylocatedtoenhancethestreetscape;

•Concretesurfacingtothefrontofdwellingswillnotbeacceptedunlesstoprovideforadrivewayorpedestrianpathfromthefootpathtothefrontentryofthedwelling.Wherepossible,theuseofseparatepedestrianpathsshouldbeavoidedtoincreasesoftlandscapingopportunities;and

•ThefrontgardenmustbecompletedwithinthreemonthsoftheCertificateofOccupancybeingissued.

Recommendations:Limittheamountofhardsurfacesanduse‘soft’coveringssuchasgardenbeds,shrubs,groundcoverandtrees.Aminimumof50%ofthefrontgardenshouldbecoveredinsoftscape.Designpavedareastodrainintolawnsandgardenbedsforpassiveirrigation.Uselandscapingeffectivelyinyourfrontgardentohelpdefineyourboundary.Theuseofnativespeciesrequiringlesswaterisencouraged.Organicmulchcanlowermaintenance.Selectplantingandgroundcoversthataredroughtresistantandrequireminimalmaintenance.

6.0 LANDSCAPING

6.2 MAINTENANCE OF LOTS

ThePurchaser/Ownershallnotallowanyrubbishincludingsiteexcavationsandbuildingmaterialstoaccumulateonalot(unlesstherubbishisneatlystoredinasuitablysizedindustrialbinorskip)orallowexcessivegrowthofgrassorweedsuponthelots.

ThePurchaser/Ownershallnotplaceanyrubbishincludingsiteexcavationsandbuildingmaterialsoutsidethelot,includingonadjoiningland,inanywaterwayorreserve.Rubbishcanonlybeplacedoutsidetheboundsofthelot,ontheabuttingnaturestriponcollectionday.

TheVendororitsAgentmayenteruponandhaveaccessoveralotatanytimewithoutcreatinganyliabilityfortrespassorotherwisetoremoveforrubbish,maintain,slashormowalotandthePurchaser/OwneragreestomeettheVendor’sreasonablecostsofdoingso.
