Going the Extra Mile – Exceeding Customer ExpectationsPatience, perseverance and commitment — 3 words that best describe Long Beach City Manager Dave Scott’s approach to provide excellence in customer service. Case in point Oxford HealthCare. “In June of 2014, I learned that Health Care Center staff were sustaining cracked windshields in their employee parking lot. I began calling on the Center’s President and Founder. I told him I was confident that Diamond could solve his problem.” Over the course of the next several months, Dave says he would call to see if problems were still occurring. “I kept touching base. He kept telling me to try back in a month.” Out of the blue, Dave says he got a call from the Center’s President saying he was ready to give Diamond his parking contract. “His call was a total surprise. It was almost a year to the day when we first talked.” Dave attributes the turnaround to what he terms managing the relationship. “We gave him a two-fer. We fixed his problem and immediately increased his revenue.”

Dear Mr. Diamond,

I have tried to keep neighbors out of our employee parking lot for years....to no avail. In a matter of days Dave Scott solved my problem. Frankly, it is about Dave that I write this letter.

I am the founder of Oxford HealthCare and we are now in our 48th year. I mention this only because I have employed numerous management personnel over the years. For this I have awarded myself a PhD in the evaluation of management people and Dave Scott is certainly a credit to your organization. I was very resistant initially when Dave called on me, but he was very low key, respectful, and always asked permission to check back with me, which he did. Dave probably made four follow up calls and of course always felt very confident that Diamond Parking could solve our problem. Thankfully he did. We no longer have cracked windshields on our staff members cars.

I have received my first news letter and am aware that you recognize your staff for their efforts. I have thanked Dave, but hopefully you will pass along my appreciation from the corporate level.

Everyone Needs Storage SometimeLet’s face it. We are a mobile society. We cherish our treasures. We love our recreational toys. We want our small businesses to thrive. Today, we tend to move more, marry, divorce and inherit more goods than years past. As a result, states Jim Ali, Diamond’s Regional Storage Manager for Anchorage, Salt Lake City and Spokane, the need for self storage is stronger than ever before.

“Storage is the fastest growing economic sector of commercial real estate as well as personal property. Going into our busiest season of June through October, our storage facilities in all three cities are at 90 percent capacity. 90 to 93 percent is considered full by industry standards. I think we are poised to have a peak season.”

According to the Self Storage Association, a leading organization of the storage Industry, there is 7.3 square feet of self storage space for every man, woman and child in the country. In addition, there are 78 square miles of rentable storage space nationwide with more than 250 storage facilities opening in 2015 alone. “Those are impressive numbers. It proves that the need for storage will always be there,” adds Jim.

So who’s renting self storage units? Jim states that many of his customers are couples, college students and small businesses storing everything from holiday decorations to seasonal clothing, to sporting equipment, to furniture, tools, boats and recreational vehicles. Jim adds that businesses use self storage for documents, excess office equipment, products and supplies. “Businesses such as landscapers, contractors, house painters can save hundreds of dollars by storing their tools and goods in our units instead of renting more expensive warehouse space. Here in Salt Lake City, I would estimate that 30% of our tenants are commercial businesses.”

Jim joined Diamond in October of 2014. Previously he held several key multi unit storage management positions with industry storage leaders. Jim says Diamond is his dream job. “I’m a numbers guy. I love spreadsheets. My focus is rate management, occupancy analysis, rental contracts and profit management. Each day I am asking our team of storage professionals how can we maintain profitable operations and provide 5 star customer service. I am committed to take our storage operations to the next level. We have room for tremendous growth.”

Historically, we have printed and mailed our Diamond Dialog Newsletter. However, due to increasing benefits of delivering content in a digital format, we are in the planning stages of creating an online version of the Dialog. By going digital, we reap many advantages.

Overall, by creating the Dialog online, we believe we can better engage with our landlords, property managers, developers and our parking customers. Being receptive to change can only help our business grow.

TIPS For Summer Car CareSummer can be tough on cars. High temperature’s can play havoc. Check your air filters. Service the cooling system. Top off your oil. Carry an emergency kit with extra water.

Air Conditioning: With the summer heat, drivers are using their car’s AC more often than usual. Replacing air filters is important so that your vehicle is not using more horsepower to push air through a polluted filter.

Cooling System: One of the major causes of summer breakdowns is overheating. The cooling system should be completely serviced every 24 months and coolant checked periodically. (A 50/50 mix of antifreeze and water is usually recommended.)

Oil: This is vehicle maintenance 101. In hot summer months, it is even more important to make sure that your oil is topped off. The industry standard to change oil for older vehicles is still set at every 3,000 miles. Newer cars 5,000 and above.

Emergencies: A basic set of tools, first aid kit, flares, flashlight and bottled water is recommended.

Bottom line — it takes little time and money to make sure that your vehicle runs properly during summer, and although breakdowns happen, taking preventative measures can definitely minimize them.

2015 World Storage ExpoThe 2015 Inside Self Storage (ISS) World Expo was held April 6th – 9th in Las Vegas. This year’s EXPO featured an eclectic program containing 45 seminars, six workshops, roundtable discussions and several sessions in Spanish. Attending this years EXPO were Diamond’s Jim Ali, Regional Storage Manager, Anchorage, Salt lake City, Spokane; Matt Samuel, Regional Manager, Alaska and Andrea Pierce, Regional Vice President of Operations, Eastern Washington/North Idaho. Here is a snapshot of what they liked best.

Bremerton/Bainbridge Island. “We’ve had a presence in the community for over 40 years. Most of our park-ing surrounds approximately six square miles of the shipyards. Four locations are close to primary shipyard entrances. We also provide parking around downtown Bremerton as well as the ferry terminal that serves Seattle commuters.” Bob adds that Diamond’s two Bainbridge Island ferry commuter locations have oper-ated continually since April, 1972 and April 1974. Bob is a 19 year veteran Diamond Manger. His operational goals are the same today as they were when he moved to Bremerton in 1998. “Do what it ever it takes.”
