70.00 External Wall Construction70.1 Cavity walls: See Specification of Materials for full details of each wall type

GenerallyCavity wall ties spaced at no more than 440mm horizontal intervals and 750mm vertically. Atopenings place ties at 225mm away from edge and at no more than 300mm horizontally.Continuous DPC is to be a minimum of 150mm above ground level.Timber / MDF skirting to clients specification.

70.2 DPCs:Horizontal - continuous lengths on full even bed of fresh mortar, 100mm laps at joints and fulllaps at angles. Full Even bed of mortar to receive next masonry course. Joints with DPMs to becontinuous and effectively sealed.Vertical - form in one piece where possible. Joints to have 100mm upper part overlappinglower.Jambs - Full underlap joints with cavity trays/lintel at head. Full overlap joints withsill/horizontal DPC at base. Project into cavity 25mm.

70.3 Lintels: To be specified by Structural EngineerAll external lintels to be insulated with min 150mm minimum bearing at each end.Cavity trays and weep holes @ 450 centres are to be installed over all lintels unless otherwisespecified.

70.4 Wall plate:150x50mm treated softwoodAlign and position to give correct span and level for trusses, rafters and joists. Where joints areunavoidable use nailed half lap joints. Wall plates to be fully bedded on fresh mortar to correcthorizontal level.

80.00 Windows80.1 General u-PVC windows:

Standard: Manufactured to BS 7412 from extruded profiles.Manufacturer: Registered under a quality assurance scheme operated by a certification andinspection body accredited by the United Kingdom Accreditation Service (UKAS).New u-PVC windows installed to British Plastics Federation 'Code of practice for the installationof u-PVC windows and door sets in new domestic dwellings'To give minimum 1.60W/m²K U-value.

90.00 Doors90.1 External & Apartment Entrance:

New u-PVC units with a minimum 1.60W/m²K U-value. See drawings for opening details.Sills to extend beyond external leaf of walls by minimum 40mm with a drip groove. Levelaccess sills to meet Part M standardsAll doors to include ironmongery, lever handle and multipoint locks to comply with BS 4787. Tobe approved before order.

90.2 Internal:Non fire rated doors - Painted, 35mm thick flush doors sets to client specification, withsoftwood timber linings, 2no hinges, architrave, lever handle to comply with BS 4787.30 min Fire rated doors - Painted, min 44mm thick solid core flush door sets to clientsspecification, with intumescent strips and smoke seals, where indicated on drawings, with selfcloses. 3no hinges, architrave & lever handles to comply with BS 4787

100 x 50 wall plate. Pitched at 45°/48°/50° using treated softwood CLS timbers (refer toStructural Engineers details for size & strength class) min 175mm deepRafters & joists are to be set at 400mm c/c.At Skeiling ceilings - 150 mm Celotex FR5000 Insulation friction fitted between rafters, ensure amin 25mm unventalated air gap between insulation boards and top of rafters.At flat ceiling level - 270mm mineral wool insulation both between and over ceiling joists.

Breathable membrane to be fixed over rafters with 25 x 38mm treated softwood tile battenand either clay tiles or natural slate roof tiles. (Both to be to clients specification)Internally in all habitable areas fix 12.5mm plasterboard and with thistle skim finish.Roof strapped to wall plate at ceiling level with 30x2.5mm lateral restraint straps at 2m c/c.Above to achieve a u-value of 0.2w/m²k at skeiling ceilings

All to achieve a U-value of 0.2W/m²K

Internally apply 15mm soundbloc board (sound bloc MR in wet

areas) on dabs with skim coat and paint finish

Wall type 2 - External Cedar Cladding walls

100mm blockwork with 22mm thick T&G Cedar boarding on 25 x

38mm treated softwood battens and felt to local authority approval

with 140mm cavity, inc 90mm of Kingspan Kooltherm K8 insulation

& 140mm Hemelite solid 7.3N/mm² blockwork internal leaf

All to achieve a U-value of 0.2W/m²K

Internally apply 15mm soundbloc board (sound bloc MR in wet

100mm blockwork with 15mm painted render to local authority

Wall type 6 - Party walls (between flat and common areas)

2 Skins of 100mm blockwork (density 1350 - 1600kg/m³) with

an 80mm cavity with 40mm Kingspan K8 insulation board.

Internally apply 8mm (min) render sound coat with15mm

soundbloc board (sound bloc MR in wet areas) on dabs with

skim coat and paint finish.

In bin & bike stores omit plasterboard and use fair-faced

blockwork with a paint finish

All to achieve a U-value of 0.2W/m²K

Wall type 5 - Party walls on second floor

2 Skins of 70mm steel 'C' studs each with 2 layers of gypsum

based wall board totaling 22kg/m² to outside face wall.

Inner face of boards to be a min 200mm apart

1 layer of 60mm unfaced Rockwool insulation batts (density

33-60kg/m²) between stud partitions

Walls between flats and common areas to achieve U-value of

0.2W/m²K

Wall type 5 - Internal partitions

70mm metal 'C' studs @ 600mm centres with 15mm sound

bloc fixed to both faces (use moisture resistant board in wet

areas)

Between bathrooms and bedrooms / living areas include

50mm acoustic insulation batts

Wall type 6 - Internal load bearing walls

140mm blockwork (density 1350 - 1600kg/m³) with

independent wall linings to both sides of 15mm sound bloc and

50mm acoustic insulation.
