70.00 External Wall Construction70.1 Cavity walls: See Specification of Materials for full details of each wall type
GenerallyCavity wall ties spaced at no more than 440mm horizontal intervals and 750mm vertically. Atopenings place ties at 225mm away from edge and at no more than 300mm horizontally.Continuous DPC is to be a minimum of 150mm above ground level.Timber / MDF skirting to clients specification.
70.2 DPCs:Horizontal - continuous lengths on full even bed of fresh mortar, 100mm laps at joints and fulllaps at angles. Full Even bed of mortar to receive next masonry course. Joints with DPMs to becontinuous and effectively sealed.Vertical - form in one piece where possible. Joints to have 100mm upper part overlappinglower.Jambs - Full underlap joints with cavity trays/lintel at head. Full overlap joints withsill/horizontal DPC at base. Project into cavity 25mm.
70.3 Lintels: To be specified by Structural EngineerAll external lintels to be insulated with min 150mm minimum bearing at each end.Cavity trays and weep holes @ 450 centres are to be installed over all lintels unless otherwisespecified.
70.4 Wall plate:150x50mm treated softwoodAlign and position to give correct span and level for trusses, rafters and joists. Where joints areunavoidable use nailed half lap joints. Wall plates to be fully bedded on fresh mortar to correcthorizontal level.
80.00 Windows80.1 General u-PVC windows:
Standard: Manufactured to BS 7412 from extruded profiles.Manufacturer: Registered under a quality assurance scheme operated by a certification andinspection body accredited by the United Kingdom Accreditation Service (UKAS).New u-PVC windows installed to British Plastics Federation 'Code of practice for the installationof u-PVC windows and door sets in new domestic dwellings'To give minimum 1.60W/m²K U-value.

Breathable membrane to be fixed over rafters with 25 x 38mm treated softwood tile battenand either clay tiles or natural slate roof tiles. Wall type 5 - Internal partitions
70mm metal 'C' studs @ 600mm centres with 15mm sound
bloc fixed to both faces (use moisture resistant board in wet
areas)

50mm acoustic insulation batts
Wall type 6 - Internal load bearing walls
