Floor: U-Value: 0.012W/m2k. 150mm thick insulation with a thermal conductivity of
0.022W/mk. 30mm insulation strip to all edges of floor.
Walls: U-Value: 0.015W/m2k Max. ICF (Insulating Concrete Formwork) System, which
consists of modular interlocking expanded polystyrene (EPS) building blocks (standard
white and grey) for permanent formwork for the construction of in-situ concrete walls.
The external walls, party walls, floor and roof are to be constructed in this manner. The
GGBS ratio of eco-friendly cement used in the pour must be minimum 70%. Each of the
blocks is linked together with steel ties for strength. The units are to be erected as
formwork into which vertical and horizontal reinforcement is placed and then filled with
concrete and vibrated to create a monolithic concrete wall. The poured wall then
retains the formwork insulation for the life of the building. A low maintenance and
durable external render system approved by NSAI Agrément for use with ICF
systems is to be applied to the external polystyrene insulation of the ICF system as the
external finish. Internally, the plasterboard is fixed directly through the EPS into the
concrete core with plastic insulated anchors, or alternatively screwed to timber battens.
Roof: U-Value: 0.15W/m2k Max. 250MM thick Interlocking expanded polystyrene (EPS)
panels complete with integrated steel C-Sectins.
Windows/ Doors: U-Value: External glazing throughout must be of a proprietary triple
glazed superior quality thermally broken glazing system designed, built and installed to
latest relevant European standards, Codes of Practice, and installed in accordance
with the Manufacturers requirements and recommendations. Maximum whole frame U
value of 0.7W/m²K and a G-Factor of 50% will be required for all windows and external
doors. All glazing must be internally beaded/secured. External doors must be impact
resistant timber hall doors to EN 1627, with level access threshold, & 3-point locking
system. A Manufacturer's Thermal Performance Certificate will be required for each
window type in each house type throughout the development for inclusion with the
BCAR information and Certification process.

· Air Tightness:
All windows and doors are to be sealed with the appropriate air tightness tape and
membrane. Specialist Contractor to be appointed as required to carried out work
· Heating/Cooling/DHW/Ventilation System:
All in One" combi system which offers mechanical heat recovery ventilation system, air
space heating, Domestic Hot Water and Cooling(where required) in one indoor unit. The
MVHR element is a double stage process made to control the supply air intake
temperature up to 34 C via heat recovery and ensures DHW Production through a 180l
5mm polyurethane foam-insulated, 2-layer glass enameled hot water tank w/1.5 kw
immersion as backup. The combi system uses energy from exhaust air to first covers
ventilation losses with passive heat exchanger, and then it produces DHW and space
heating with the integrated Heat Pump. This is achieved using a 500W Compressor,
therefore using a small amount of energy. The heat pump has a reversible cooling
circuit, which means that, in the summer, the unit can cool the supply air by up to 10 °C.
Due to the low air exchange, the cooling does not function as an air conditioning
system. On cooling, the supply air is dehumidified, which gives a more pleasant indoor
climate than is possible with an ordinary ventilation unit without a heat pump.
The combi system mechanical ventilation heat recovery system will supply a large
portion of the required heat demand of the respective homes by circulating air which
has been fed through a heat exchanger. However, to supplement this system in times
of higher heating demand / colder weather, an electric radiant panel system is to be
supplied and installed. It is proposed to implement a 3 x 600W Radiant Panel system
with 1 panel installed in the Living/Dining Area and 1 panel in each of the bedrooms.

has been fed through a heat exchanger. However, to supplement this system in times
of higher heating demand / colder weather, an electric radiant panel system is to be
supplied and installed.
It is proposed to implement a 3 x 600W Radiant Panel system with 1 panel installed in
the Living/Dining Area and 1 panel in each of the bedrooms. Suitable controls should be
integrated with the system to ensure it is operated efficiently and effectively. The sizing
and quantities of the panels can be finalized based on supplier recommendations but 3
x 600W in a home of such size is a good practice ratio. Consideration must be given to
the anticipated high thermal performance of the home and that limited heating will be
required. The radiant panels can be wall-mounted, or ceiling mounted depending on the
site layout/occupancy. To maximize space, thermal performance, aesthetics and negate
safety concerns, it is proposed that the Radiant Panels are ceiling mounted.
· Light Fittings:

· Draught Strips to Ext Windows & Doors:
All external windows and doors are to arrive to site with their draught stripping intact
and installed according to Manufactures specification and details
· Ventilation:
A Mechanical Ventilation Heat Recovery is to be installed. The MVHR is to provide
fresh filtered air into the building whilst retaining most of the energy that has already
been used in heating the building. The heat recovery ventilation system is to be properly
fitted to provide a constant supply of fresh filtered air, maintaining the air quality whilst
being practically imperceptible. The MVHR system is to operate by extracting the air
from the polluted sources e.g. kitchen, bathroom, toilets and utility rooms and supplying
air to the 'living' rooms e.g. bedrooms, living rooms, studies etc. The extracted air is
taken through a central heat exchanger and the heat recovered into the supply air.
