• THEPARK.A central park of at least 260 hawill structure the proposal andwillconnect the seawith the neighboring districts as a consequence of its interstitialmorphology.Toassumeecologicalfunctions(filteringland),includingaforestwithautochthonvegetation.

• URBANCLUSTERS.Theurbanmosaicwill beorganized in clusterswith awell-definedstreetpatternandasystemofpublicspacewithplazasandboulevardsandgreenlocalareasintertwinedwiththebuildings.

• RESIDENTIALwithhighdiversityofhousingtypologies.Parkings,retailandserviceswillfostertheMediterraneanwayoflife.aprox980.000m2(incl.parking,servicesandpossiblyoffices.6.200-6.500dwellingunits.15.000residents).

• NEOTERTIARY. A strong financial and governmental district which will beconcentrated around the old international terminal of Saarinen, to encourage thesocio-economiccentrality.

• NEOTERTIARY.UniversityandR&Dwithstateoftheartfacilitieswillbecreatedasan international center for education and businesses related to new mediatechnologies.

• WATERFRONT.TobuiltaPoseidonosBypassinordertopotentiatethecontinuitybetweentheparkand thesea. Publicwaterfront facilities,Mediterraneanvillagesaroundarenewedmarinapreservingapublicwaterfront.

• NEWURBANMETABOLISM.TheurbanmetabolismofHellinikonwill guarantyahigh urban efficiency in both, decreasing energy consumption (12.300 kWh/yearperson)fosteringnearzeroenergybuildings,andpromotinganewmobilitymatrixwithnewtransporttechnologiestodiscouragethecarusewithinHellinikon.
