SITUATIONKnowes Farmhouse lies in a most scenic position, some 3 miles to the south to the conservation village of Dunning, in the County of Perthshire. Dunning provides a thriving community together with good day-to-day facilities including well stocked village shop with Post Office, primary school, church, inn, hotel, tearoom, 9-hole golf course, bowling and tennis clubs.

Auchterarder, some 9 miles to the north-west, offers more extensive services including a secondary school, medical centre, cottage hospital, small supermarket, 2 butchers, well stocked ironmonger and numerous further individual retailers. The well renowned Gleneagles Hotel with its 3 championship golf courses, restaurants, swimming pool, shooting school, equestrian centre and spa lie adjacent to Auchterarder.

The ‘Fair City’ of Perth, lying to the east, can be reached in about a 20 minute car journey and offers an excellent range of services including a number of supermarkets, national retailers, banks, leisure centre, cinema, theatre, concert hall and both railway and bus stations. There is also the Dewars ice rink, home to the well-respected Perth Curling Club, whilst nearby

Scone has the Doo’cot Cricket Club and the Perth Racecourse.

The A9 dual carriageway lies to the north of Dunning and links Perth to the east, Stirling to the west and the north of Scotland. The M9 and M90, both link the A9, give convenient access to Glasgow and Edinburgh. Dundee, known as the City of Discovery, can be reached in about a 40 minute journey by car via the A90 and offers two universities, shopping centres, Olympia swimming pool and airport with services to London Stanstead. Further, the Gleneagles railway station lies about 13 miles to the west with regular daily services to the north and south, including a sleeper service to London.

Knowes Farmhouse is well positioned for a number of independent schools within an easy daily commute including Morrison’s Academy and Ardvreck Proprietary School, both in Crieff, Stathallan in Forgandenny, Kilgraston by Bridge of Earn and Craigclowan in Perth, whilst Dollar Academy lies to the south.

For the outdoor enthusiast, Perthshire is a county offering many activities. The hills and glens provide a wealth of hill walking routes together with the opportunity to observe the native wildlife. For the winter sport enthusiast, Glenshee lies to the north and can be reached in about a 1½ hour journey by car. There are number of golf courses within the local area including an 18-hole course in Auchterader and a 9-hole course in Dunning.

DESCRIPTIONKnowes Farmhouse is a traditional former stone built farmhouse lying under a slated roof with an attractive southerly aspect. Lying immediately to the north of the house is a range of traditional stone outbuildings with two further timber buildings to the east creating a sheltered courtyard to the rear of the house.

The farmhouse was last occupied over 20 years ago and therefore will require a significant programme of renovation. The house has not inspected internally for the preparation of these sales particulars but we understand the accommodation lies over two floors and comprises:

Ground FloorHall, kitchen, larder, dining room, study, porch, sitting room, store room.

First Floor3 bedrooms, box room, bathroom.

Lying immediately to the south of the farmhouse is an area of garden ground edged by a stone wall.

OutbuildingsKnowes Farmhouse benefits from a range of outbuildings lying to the north and east. Immediately to the rear and forming a “U” shape range of buildings, are the traditional outbuilding of stone construction under principally slated roofs providing byres, former cart shed, stables, stores and former grain dryer building. The range of outbuildings include part timber buildings to the east under corrugated roofs. A detached hay store lies to the north-west of the farmhouse with open sides.

The LandKnowes Farmhouse benefits from amenity land. The subjects extend to a total of some 13.95 acres (5.64 ha) with the land principally to the east, south and west of the house. It is

down to grass and part of the boundaries are unfenced. The land offers excellent potential for the grazing of livestock, horses or for the creation of landscaped policies for the house itself.

The land is classified as Grade 4:1 by the James Hutton Institute and rises from approximately 241m to 269m above sea level. The area has an average annual rainfall of about 1,000 mm to 1,250mm per annum.
