ASIAN AMERICANS FOR EQUALITY
BACKGROUNDAsian Americans for Equality (AAFE) is a non-profit organization dedicated to enriching the lives of Asian Americans and all of those who are in need. Founded in 1974 to advocate for equal rights, AAFE has transformed in the past four decades to become one of New York’s preeminent housing, social service, education, advocacy, community and economic development organizations. To date, AAFE is the only non-profit organization with this comprehensive array of programs that services 1 million New Yorkers of Asian descent, as well as anyone who walks through our doors seeking help regardless of background.
AAFE is committed to preserving affordable housing throughout New York and to providing new opportunities for the city’s diverse immigrant communities. Employing innovative approaches, the organization has preserved and developed 89 buildings, creating more than 800 units of housing by leveraging $125 million in public and private financing. It has secured almost $250 million in mortgage financing for home buyers and disbursed $13 million in loans to hundreds of small businesses. Through a wide range of multilingual counseling services, AAFE provides education, financial assistance and training to empower people, small businesses and neighborhoods. Its research, advocacy and grassroots organizing initiatives help to shape government policy and to effect positive change. At its heart, AAFE embodies the hopes and dreams of New York’s many vibrant immigrant communities, and helps turn those dreams into reality.

DescriptionThe APEC Interactive Educational tool will be a small compact 18x30x36 mobile model that can be used at the front of a classroom setting or as a standalone informational display in the public spaces of the new APEC building.

Rainwater Collection and Cycling-Translucent plastic tubing to illustrate where rain water is collected from when it falls on the roof and the cistern location within the building- Could create a circuit within the building to illustrate how rainwater is cycled as gray water- Could be internally lit
D. Wetland and Ground Water Abstracted wetland and water table - Translucent plexiglass layer- Could be internally lit- Dark blue color coding
C. Geo Thermal Wells- Translucent plastic tubing that creates an abstracted circuit inlaid into “soil” and building “floor”- Potentially internally lit- Violet color coding to indicate moderate temperature
E. APEC Building Structure- Abstracted to show piling system to indicate how the building is built and elevated on unstable soil- Exaggerated roof pitch to help illustrate rainwater collection
B. Bio-Swales and Stormwater run-off- Could be constructed of a sponge like material to indicate how water is absorbed-Green color coding
Examines the wetland conditions that inform the design of the new APEC building. Highlights four systems through color coding and/or internal illumination: Rainwater collection and cycling, Bio-Swales and Stormwater run-off, , Geo-thermal heating and cooling, Wetland and Groundwater. It also includes an abstracted model of the building’s structure and informational signage.

Industrial BuildingManhattan, NY
This project was a conversion of an existing industrial building into a three-story structure housing a private art collection. Behind the quiet, contextural facade, one discovers a large exterior sculpture garden, one of a series of outdoor spaces found at each floor level that bring in natural light deep into the interior. Three levels of galleries line the sculpture courtyard, with a curtain wall blurring the division between exterior and interior.
Successful project delivery required a creative design solution to a highly demanding program and schedule. A high level of coordination and management was also called for due to the complexity of new construction in a landmark district. The building’s Landmark-designated façade was substantially degraded and had to be recreated with period details. The E-designated building site required environmental remediation, as well as soil stabilization and extensive shoring of adjacent buildings. LSS’s commitment to a creative, collaborative and hands-on working process allowed us to meet this challenge by assembling an expert group of 17 consultants and maximizing the team efforts.
