Pre-Development assignments are: Assist clients and their brokers in researching potential sites; Work with the designers on the design development of projects; Develop outline specifications; Provide value engineering; Prepare detailed schedules; Assist in the selection of qualified Design Build or General Contractors to bid on the

project; Prepare bid documents; Tender the Project to the qualified Contractors and manage the tendering process

including addendums and post tender addendums; Analyze bids; Interview the Contractors and assist in the final selection of the Contractor; Oversee the final design development to ensure the outline specifications are achieved;

Project Monitoring Assignments are: Work with Contractors or Architects in expediting the Site Plan Approval and Building

Permits; Act as a liaison between the Contractor and “the client”; Monitor the construction progress and provide monthly reports; Attend bi-weekly site meetings and participate in sub-contractor meetings; Review the monthly progress payments and make adjustments as required; Review of contemplated change orders and provide recommendations;
