Equestrian Property

What does an equestrian look for in a property? Like any other type of property setting and location factor into the equation, as does obviously the dwelling itself. However, there are other unique considerations. Ac-cess to equine-related services nearby play a part and are the primary features to consider. Veterinary, feed store, tack store, farrier, equine dentist, good boarding and training facilities. The specific usage is also important, aside from the obvious which would be the size of the estate. Another consideration would be if the local county allows for additional facilities to be built, should the need arise. Proximity to equine trails, state parks, and an equestrian community are usually the more common objec-tives. There are other aspects an experienced Equestrian Realtor will understand enough to consider on their client’s behalf and point out. Cli-mate considerations, the animal’s needs, and whether there’s a chance of flooding on the property, condition of land and paddocks or arena, are just some important details. There are layers of complexities involved, that a true Equestrian Realtor will intuitively understand for every type of opera-tion.

First things to consider for an equestrian property. • Is it close enough to the services I need?

• Does the area have the right facilities I want?

• Does the land available suit my needs?

Punta del Este…..“Secret of the Reclusive Rich.”

Punta del Este is a city and resort on the Atlantic Coast in southeastern Uruguay, it is 134 km from the capital city of Uruguay, Montevideo. Miles of beautiful white sandy beaches, luxury hotels, casino, glitzy restaurants, yacht harbors, and amazing nightlife – makes it one of South America’s most glamorous resorts. Multimillion dollar yachts crowd the marina, and cruise liners are a common sight in the horizon. For decades, it was known only to rich South Americans but many of the world’s celebrities and reclusive rich have now discovered this gem in the South Atlantic. There are so many celebrity homes in the area that there has actually been a bus tour launched, much like the ones in LA and New York. Punta del Este even has its own area called Beverly Hills. The summer season, which begins in December and ends in March, can get very busy with fashions shows, award shows, promo videos, and tour-ists flocking to enjoy the sun sea and excitement of the many events, en-tertainment and sports being hosted. Punta del Este is designed for a re-laxed lifestyle and late morning starts, with dinner at 10pm and nightclubs closing at dawn. There’s ritzy golf clubs, speedway racing, polo, tennis clubs, and just about anything else you can imagine to enjoy an idyllic summer.

If you prefer a slower pace there’s José Ignacio with a less crowded beach, a small village nearby that not long ago was an unknown sleepy fishing enclave, with the occasional celebrity. Now it’s become a hub for the super chic reclusive rich, staying in shabby chic cottages and stunning-ly beautiful modern hotels. Signs pointing to boutiques and eateries are subtle. The center of the village has a bohemian feel to it with a simple square decorated with colorful flowers. Casual beach attire is the norm, and you can spot celebs hanging out at the uber fashionable resort bars and clubs.

Effective Time Management

The biggest enemy to effectively man-age our time is often ourselves. Pro-crastination, lack of prioritizing, and distractions, are just some of the is-sues we face. Here are some easy tips to getting a handle on your work week.

1. Start by being orderly and removing clutter from your work area. File things accord-ingly for easy reach.

2. If you are not effectively using a diary time to start! It is imper-ative to monitor your time and help schedule events. You can set your smartphone with a daily to do list, and even color code for importance.

3. Set down goals for the week, and set tasks each day, be flexible for important matters that may come up.

4. Allow enough time to complete tasks, and do not allow incon-sequential distractions to im-pede your progress. Put your phone on vibrate and only re-turn important calls while work-ing. If something is becoming complicated, don’t just put it off, ask for assistance or a time extension to figure it out. Procrastination has to be elimi-nated to become effective.

5. Remember everyone deserves a break, so allow for reasona-ble breaks during your work day.

Home Staging Decreases Time on the Market, Finds Report.

WASHINGTON (July 6, 2017) — Sixty-two percent of sellers' agents say that staging a home decreases the amount of time a home spends on the market, ac-cording to the National As-sociation of Realtors® 2017 Profile of Home Staging, www.nar.realtor/reports/profile-of-home-staging.

"Realtors® know how im-portant it is for buyers to be able to picture themselves living in a home and, accord-ing to NAR's most recent report, staging a home makes that process much easier for potential buyers," said NAR President William E. Brown, a Realtor® from Alamo, California and found-er of Investment Properties. "While all real estate is local, and many factors play into what a home is worth and how much buyers are willing to pay for it, staging can be the extra step sellers take to help sell their home more quickly and for a higher dol-lar value."

According to the report, which is in its second itera-tion, nearly two-thirds of sellers' agents said that staging a home decreases the amount of time the home spends on the market, with 39 percent saying that it greatly decreases the time and 23 percent saying it slightly decreases the time. Sixteen percent of sellers' agents believe that staging either greatly or slightly in-creases a home's time on the market, while 8 percent believe that it has no impact.

Pending Home Sales Recover in June.

National Association of Realtors WASHINGTON (July 31, 2017) — After declining for three straight months, pending home sales reversed course in June as all major regions, except for the Midwest, saw an increase in contract activity, according to the National Association of Realtors®.

The Pending Home Sales Index*, www.nar.realtor/topics/pending-home-sales, a forward-looking indicator based on contract signings, climbed 1.5 percent to 110.2 in June from an upwardly revised 108.6 in May. At 0.5 per-cent, the index last month increased annually for the first time since March.

Lawrence Yun, NAR chief economist, says the bounce back in pending sales in most of the country in June is a welcoming sign. "The first half of 2017 ended with a nearly identical number of contract signings as one year ago, even as the economy added 2.2 million net new jobs," he said. "Market con-ditions in many areas continue to be fast paced, with few properties to choose from, which is forcing buyers to act almost immediately on an availa-ble home that fits their criteria."

Added Yun, "Low supply is an ongoing issue holding back activity. Housing inventory declined last month and is a staggering 7.1 percent lower than a year ago."

Yun does note that there could potentially be a sliver of increased hope in the months ahead for prospective first-time buyers, who continue to struggle reaching the market

1. Sales to investors last month were the lowest of the

year (13 percent), which helped push all cash transactions to 18 percent – the smallest share since June 2009 (13 percent). "It appears the ongoing run-up in price growth in many areas and less homes for sale at bargain prices are forcing some investors to step away from the mar-ket," said Yun. "Fewer investors paying in cash is good news as it could mean a little less competition for the homes first-time buyers can afford. However, the home search will still likely be a strenuous undertaking in coming months be-cause supply shortages in most areas are most severe at the lower end of the market."

What does Kim Jong Un really want? Who is Kim Jong Un? Many believe the North Korean leader is an irrational megalomaniac intent on world domination, and therefore there is no reason-

ing with him. While others believe diplomatic engagement is the most effec-

tive approach in order to solve the issues with North Korea. However, under-standing what Kim Jong Un really wants is the real issue.

“He has spent his first years in power consolidating his position by eliminat-ing potential rivals. The entire North Korean ideology of juche is essentially a repudiation of an age-old dependency – the tributary relationship of sa-daejuui of the Korean peninsula to the Chinese emperor. Moreover, Kim Il Sung built the North Korean state as a fundamentally anti-Japanese country – a repudiation of Japanese colonial occupation – so any relationship with Tokyo can only go so far. Finally, the fundamental competition for control of the peninsula makes any grand deal with South Korea – at least now when the two sides have such wildly divergent economies – very unlikely. Kim Jong Un wants to lessen his country’s dependency on countries in the re-gion. He wants to push through an economic reform – greater reliance on market mechanisms, more investments in technology, even shifting re-sources from the military to the non-military sectors – that can strengthen the country’s independence and give it greater leverage in dealing with the out-side world.” In Focus by John Feffer Director of Foreign Policy.

His primary goal is that "the Kim dynasty must endure," according to Cristina Varriale, a research analyst at the Royal United Services Institute, a London-based think tank. United States military intelligence agencies have compiled a psychological profile of Jong-Un. It assesses him as an uncertain and inex-perienced young man who feels compelled to prove how tough he is, this view seems in line with his government’s bizarre propaganda video depicting destruction of the White House.

The country says it wants a nuclear bomb as a protection, from having their regime toppled by Western-backed interventions. Sec of State Rex Tillerson announced in March that military intervention was not off the table if North Korea continues to defy the UN. For now, it appears Kim Jung Un is willing to call that bluff.
