Bolebec House faces onto Oving road, just off the centre of this delightful village. It is an important and substantial attractive village house believed to date from the early 18th century with later additions. It is supported by a pretty detached thatched annex and an additional cottage. The rear garden overlooks the beautiful Vale of Aylesbury and the distant Chiltern Hills beyond.

The house offers versatile family accommodation and still retains much of its original charm and character. It was once the home of the celebrated English painter, illustrator and designer Rex Whistler (b1905) who painted the famous landscape, ’The Vale of Aylesbury’, from the garden of the main house. Standing in the gardens one can easily see why he was moved to create such an important piece.


Seller Insight “We were originally looking for a property in Hertfordshire,” says Viv, “but when we saw some pictures of Bolebec House

we completely fell in love with it. From the road it’s extremely pretty, but it isn’t until you go through to the back of the property that you can appreciate just how special it is; the grounds stretch out before you and the views are absolutely magnificent.”

“The original part of the house was built in the 16th century, but over subsequent centuries it has been greatly enlarged. When we purchased it six years ago it had already been sympathetically modernised, but over the years we too have done bits and pieces to enhance it further, but always in a way that stays true to the architectural heritage of the building.”

“There are some gorgeous features throughout, including some huge open fireplaces, an extremely impressive wood-panelled dining room and some beautiful parquet flooring in a number of rooms. It’s an elegant house that’s full of character and charm, but it’s also ideal for modern family living.”

“The grounds too are absolutely beautiful,” continues Paula. “I rent a large proportion out to a farmer, which generates a small income, and where the boundary of the garden meets the pastureland there is a ha-ha wall, that not only keeps out any animals, but which also creates the most stunning uninterrupted view. Within the main garden area we have a small orchard, an open lawn and there’s also the remains of the water garden. I actually have some drawings that were done when Whistler owned the property that show exactly how it was meant to be, so it could be fully restored.”

“The village enjoys a beautiful rural setting,” says Viv, “but within five minutes I can be in Aylesbury or in around fifteen minutes I can be in the centre of Milton Keynes, so it’s very convenient. And Whitchurch has a good array of shops and is a very friendly place to live; people will say hello whether they know you or not.”*


“My favourite room is the sitting room between the dining room and the kitchen,” says Paula. “It’s a sunny

room and a very peaceful retreat from the rest of the house.”


An impressive galleried entrance hall with high ceiling leads to a double aspect drawing room, panelled dining room and library/media room with its ornate wood carved fireplace. The kitchen/breakfast room is well fitted to suit modern day family living with a sitting area opening onto the gardens. “There are lots of things that I shall miss about this house, but because I’m downsizing, most of all I suppose it will be the space,” says Paula. “I’ve also loved being able to take

myself off and walk the grounds or the surrounding countryside and not see a single soul. It’s been a stunning place to live.”


The AreaThe village of Whitchurch is set on an escarpment and is full of history. It was considered by Sir John Betjeman to be one of the best Buckinghamshire villages.It is an attractive largely stone built village which has been carefully protected against over development and in fact much of the High Street is the subject of a Conservation order. There are some useful day to day shopping facilities, The Swan Public house, hairdresser and garage. Aylesbury, the County Town, is some 6 miles where there is a new shopping centre. The market town of Winslow is 4 miles to the North West. There is a highly sought after first school within the village. The village also benefits from many ancient footpaths and circular walks through the surrounding countryside.

The area is well served with some excellent schools including - Swanbourne House, Winchester House, Ashfold and a very highly regarded state primary – Whitchurch Combined School. Historical ContextCastle mound is all that remains Bolebec castle which was built in the 12th century by Hugh de Bolebec as one of eighteen, largest such castles in the country. It is reported that in 1264 it covered 6 acres. It was destroyed during the Civil War (1642-1651) on the orders of Oliver Cromwell, with evidence of the old stones still seen in many buildings in the village.
