Corridor Information: County Route 58, is locally known as Main Road or Old Country Road and serves as a northern bypass of the section of NY 25 that runs through the downtown area of Riverhead. Built through what were once relatively desolate fields, the road is now fully developed with several large Shopping Mega Centers and Big Box stores, and as such, has become, the most heavily trafficked Commercial Shopping Corridor on Eastern Long Island N.Y. The highway starts at the sprawling junction of NY 25 and I-495, as a four-lane divided highway. The western split between NY 25 and CR 58 is entirely grade-separated with turnarounds in the median. This was built in conjunction with the interchanges with the Long Island Expressway at exits 72 and 73. After the incomplete interchange with I-495 (which would have been expanded when I-495 was extended eastward), the road quicklynarrows to four lanes with a center-turn lane as it passes the Nationally Branded Tanger Outlet Center complex. It is the Third Highest Trafficked Corridor on Long Island.

Eastern Long Island Tourism HUB Attractions Include:

Splish Splash Water Park – The only Long Island Water Park was voted one of the Best Water Parks in

America by the Travel Channel. Splish Splash, Long Island’s only Water Park with its 96 exciting acres

of fun, is the perfect choice for your next birthday party, family reunion, and group outing. A huge variety

of entertainment, excellent water safety staff, delicious food and outstanding service provides all the

necessary elements for you to have a truly outstanding day.

World Famous North Fork Wine Corridor - The North Fork is the eastern portion of the North Shore

of Long Island in Suffolk County. This area is one of the last remaining vestiges of rural country living

on Long Island. The region has been designated as an American Viticulture Area for its rich lands

suitable for growing wine grapes. The proximity to the Long Island Sound, the Peconic Bay and the

Atlantic Ocean helps moderate temperature fluctuations, making the growing season stretch late into the

year. Merlot, Chardonnay and Cabernet Franc are the three main wines produced in this region. Route 25,

the main road stretching out to Orient Point, is lined with vineyards and wineries, and wine tasting is the

main attraction for tourists in the area.

Long Island Aquarium & Exhibition Center: The Long Island Aquarium is centrally located in

Downtown Riverhead Historic District, on 3.2 acres directly along the scenic Peconic River and is the

first large-scale Aquarium to open in New York State in more than 35 years with millions of people

visiting, making it one of Long Island’s most popular year-round attractions. It houses a Convention

Center and is home to one of the Western hemisphere’s largest all-living Coral Reef display. With more

than one million gallons of water it also houses one of the largest living insect exhibitions in North

America. And is named one of the Top 10 Interactive Aquariums by Parents Magazine. Featured on

several TV/Reality TV Shows such as Tanked, Project Runway Allstars, Sesame Street etc.

World Famous Hamptons; Dune Road Beaches and Restaurants: One of the most beautiful coastlines

in the entire Country, it houses World Class Beaches; Fine Dining Restaurants; Boat slips and Marinas.

Celebrity Residents and Tourist alike enjoy its Seasonal enticement. With a 2 minute commute to the L.I.

North Fork (across the highway!) or a 4.5 minute drive to access the L.I. South Fork.

Route 58 Retail and Restaurant Corridor.: Continuing Eastward, the road alternates between three

lanes and four lanes, always with a center turn lane. The portion of the road between the Tanger Outlet

Center and the traffic circle at CR 73 has been the site of the most active Retail, Big Box, National Chain

and Restaurant Corridor development in N.Y. years. The area is now heavily trafficked, with strategically

placed traffic lights for high profile exposure and maximized V.P.D. / traffic counts.

Tanger Mega Outlet Shopping Center: Tanger Outlet Center offers upscale outlet shopping with an

impressive collection of over 165 designer and over 1.6 million square feet of name brand outlet stores.

Savings of 25% to 65% every day makes it a popular East End destination. Stores include Armani, Kate

Spade, Kenneth Cole, Polo Ralph Lauren, Movado, Aeropostale, Banana Republic, Disney Store, etc.

County Parks and Golf Courses: Host of many cultural and sporting events, including the 2018 P.G.A.

U.S. Golf Open, Eastern Long Island has several World Recognized Golf Courses and a plethora of Parks

and Recreation Outlets on both forks that would be to numerous to mention. Direct Highway Access to

both Forks makes the location of this asset class property, second to none.

Horticultural Market: Suffolk County, Long Island is one of New York’s most important agricultural

regions. Well-drained, glacial soils, a maritime climate with abundant sunshine and proximity to markets

throughout the NY metropolitan region make Long Island an ideal location for over 100 different crops.

Suffolk County, the eastern 2/3 of Long Island, is ranked first statewide in the wholesale value of crops

thanks to thriving greenhouse, nursery, sod, potato, vegetable and wine grape industries. Suffolk County

is also ranked first in sales of aquaculture, poultry and egg products. This diversity offers residents and

visitors a wide range of products and agri-tourism activities to enjoy.
