But....I have a business to run, things are picking up but I haven’t staffed up yet, I’m already busy: very true! Working with RAB on a project, committee, or task force, though, is a terrific way to get to know others in a task-oriented setting, while they get to know you- building your business by building relationships with other decision-makers! With over 30 active RAB and Council committees, there’s sure to be a group that works for you.

From The Director’s DeskRAB by the NumbersDuring my 20 years in building material sales, I always wanted to know, “What’s my market share?” As loyal readers of our newsletter, you know that we post the permit numbers for Rochester (and Byron and Pine Island). But those are just numbers, so what’s the rest of the story? What’s our market share? Since Rochester is our largest market, we’ll focus on those numbers. Let’s start with Residential permits. 326 permits were pulled for single family homes in 2013*. Who built them? 88% of the single family homes built in Rochester in 2013 were built by members of Rochester Area Builders, Inc. 49.7% of the Remodeling activity (including trade permits) was done by members of RAB. What about commercial construction? Our members pulled permits for over 68% of the commercial projects built in 2013. This again includes trade permits. But let’s go a little deeper, shall we? Permits pulled by the Mayo Clinic made up 35% of the total. Stay with me, here’s where it gets good. RAB members completed the work on more than 92% of those permits. When we include members of our subsidiary, The Builders Exchange of Rochester, that number goes to over 98%.

I think these numbers are very exciting, especially in light of DMC. New homes for new citizens, additions and renovations for existing homes, and buildings for new businesses and new Mayo ventures all mean success for you, our members. Of course, there will be challenges along the way: Code changes and new regulations, November elections (both state and local), material prices, and lot availability, to name a few. I firmly believe that, while you work to build our communities, the work we do on your behalf will help insure your future success. Here’s to a successful 2014 and beyond. Let the good times roll!

KBS is a family owned business in Plainview, MN that has been in South East Minnesota for 4 generations. KBS started as a construction company building agricultural buildings that has since grown into commercial building, full retail lumber and hardware sales, farm equipment products and repair, overhead door instillation and repair, and flooring.

Four generations of construction in southeastern Minnesota speaks to the Kreofsky commitment of providing quality products and services and building solid customer relationships. Henry Kreofsky began his construction career in the 1920s. He was well known for constructing the hip roofed barns we still see dotting the countryside today.

Now, KBS provides a full range of construction services and products to a multi-county customer base. In recent years, a Rochester branch was added. Quickly outgrowing this location, KBS Rochester doubled in size when it relocated into its current site at 3731 Enterprise Drive SW in the winter of 2013.

Clearly, the fourth generation of Kreofsky’s are carrying on the family tradition that their great grandfather, Henry Kreofsky, began nearly a century ago.

About the Denny Hanson Memorial Award

In 2012, we lost a dear friend, a valued RAB member, and a tireless community leader. Denny Hanson was all this, and much more. In recognition of Denny’s unique contributions to RAB, and to the community as a whole, the RAB Board has created the Denny Hanson Memorial Award. This award gives special recognition to an individual or group that has shown an outstanding commitment to the promotion and growth of southeast Minnesota, with particular attention to the construction industry. Just as Denny was unique and special, so shall be the award given in his name. RAB has never given an award that does not require that the recipient be a member of Rochester Area Builders, until this award was created.

The criteria for the Denny Hanson Memorial Award are as follows: The recipient shall be an involved member of the community The recipient shall be a proponent & advocate for the construction industry, and The recipient shall have made a significant impact on the construction industry

WHEN I STEP INTO THE WEIS BUILDERS CONSTRUCTION TRA ILER ON THE S ITE OF HOMEWOOD SUITES, I’M IMMEDIATELY GREETED BY A WALL OF IMAGES: floor plans, elevations, and even a final rendering of the finished project. Clearly these guys like to be able to see what they’re working towards. And it’s one thing to see a building of this scale laid out on a piece of paper, in abstract lines and measurements. It’s quite another to peer out through the window and see it taking shape quite literally before my eyes. As we exit the trailer, Brian Sheehan, the Senior Project Engineer who has graciously offered his time to walk me through the project, quickly directs my attention to the 4th floor, where a pre-engineered wall panel is being lifted into place by crane. Just like that, another 20’ section of wall is in place.

You’d be forgiven for thinking this project might have a tie-in with The Lego Movie. From precast concrete to pre-engineered wall panels, at times the hotel seems to snap together as easily and efficiently as those famous building blocks we all loved as kids. Brian says that you could almost call this a pre-manufactured hotel. But taking such a big picture view of things doesn’t acknowledge the incredible amount of planning that went into the building before the first shovel of dirt was even moved, or the furious work going on now to assemble all the pieces and to keep pace with the construction schedule. Brian gives a lot of credit to the structural engineer, who put together a detailed plan showing where each wall panel would go, where and when the load bearing shear walls need to be placed, and how the floor panels would fit together so there would be minimal waste o f t ime and materials. Calculations of load distribution are so precise that they even delineate the exact size and number of bolts required to hold the shear walls in place.

The floor panels I mentioned that were so expertly laid out are something new, a flooring material called Structo-Crete. This gypsum based structural concrete panel is used as the base for the flooring from the 3rd floor on up. If you’re picturing a sheet of cement backer board, you’re on the just about the right wavelength, but as Brian says, they’re pretty similar, but also very different. Imagine one of those backer boards has gone to college and gotten a degree, and also taken the time to become an Olympic level athlete.

These Structo-Crete panels have been engineered to provide a host of benefits, including structural stability, fire resistance, and sound dampening, all in a lightweight, easy to install package. They’re mold resistant, and they don’t shrink, expand, or warp no matter what conditions they’re exposed to. Lightweight, however, is a relative term when dealing with building materials. Each of these panels weighs in at 150 lbs, and while the overall load is low when spread out over the entire 4’ x 8’ panel, they still have to be set in place by hand. But the Weis crew works smarter AND harder, so rest assured they can handle this. Brian described a typical installation at this

project, where a bundle of panels is lifted into place by the crane, and the work crew pulls a panel at a time from the bundle and installs it, building the floor out in front of them as the go. The crane operator follows along with them, keeping the next panel close at hand at all times.

Of course planning is a critical step in a project of this scale, but, as I’ve said, all of the planning in the world can’t account for a Minnesota winter in full force, so new challenges are presenting themselves all the time. Think about Ginger Rogers, who had to do everything that Fred Astaire did, but backwards and in high heels. That’s the task of a construction worker in winter, when everything is, if you’re lucky, only a little bit harder. And Brian is already dealing with the challenge of a tight jobsite, with this project being eased into a lot adjacent to the Courtyard Marriott. All the surrounding lots are already developed, meaning there’s very little room for storage of materials. That means they’re depending on just in time deliveries, getting materials delivered as they’re needed and installing them immediately. Getting a delivery “just in time” can be a bit tricky when you’re hit with a snowstorm that clogs up roadways, as we were just a day before my site visit. This leads to a look at the Critical Path for the project.

The Critical Path is a list of all the tasks that need to be done first, second, third, and so on, to stay on schedule. Certain things need to be done first, like the precast concrete, the wall panels, and the flooring. Other tasks take a back seat until it’s their turn to become critical. But on some days, like the day I visited, the Critical Path is suddenly covered by several inches of snow. So Weis does what they must to stay on the

path, bringing in a couple of laborers to clear snow from the exposed deck o f t h e 4 t h f l o o r with shovels and wheelbarrows. They don’t let the weather stop them, but Brian acknowledges that construction costs through the winter can run as much as 1.5 times higher

than normal. Some work that might normally have been done by now, such as a stair tower that currently stops at the 4th floor, waits for warmer weather and more optimal construction conditions. Other tasks can’t wait, like pouring the concrete on the 3rd floor. So they brought in four construction heaters, each rated at a million BTU, to heat the second floor air space, providing a warm surface for the 3rd floor concrete to be poured on. If they hadn’t done this, the concrete would cool too quickly, or be “shocked” as Brian says, and would fragment before it had time to cure.

Still, despite the challenges, Brian and his crew are well on their way to adding another great lodging solution to Rochester. Across the street from St. Mary’s, tucked in next to the Courtyard Marriott, the new Homewood Suites by Hilton will provide a convenient extended stay option for visitors to Rochester and the Mayo Medical Machine. This edition of HMWUWT brings some good news, and some troublesome news. First the good news. Our Home Show is DONE, and we had a great show. Thank you to all those volunteers who were at the RAB booth, and to those who signed up to help in other ways. We could not have pulled off the show without you. So thank you. Now, to some updates….

Hey Matt, it seems like every day I hear a new acronym refering to the Mayo legislation. What’s up with that?

DMCC, DMC, EDA …. I understand that this DMC stuff can get quite confusing, so I thought I would spend a couple minutes trying to explain it the best I can. I will start by defining all of those abbreviations.

DMC = Destination Medical Center. The DMC is what Mayo has hopes to create. This is the goal of the city of Rochester, State of Minnesota, and the Mayo Clinic. Mayo is expected to inject BILLIONS of dollars into this city to create this center. To do so, the State and City agreed to provide a significant amount of money (hundreds of millions of dollars) to go towards infrastructure development to support this rapid expansion of Mayo Clinic.

DMCC = Destination Medical Center Corporation. This is the corporation that is going to be in charge of making decisions with the DMC public funds. This is made up of a group of individuals from not only Rochester, but around the State as well. The DMCC has to send their plans for the DMC to the CITY COUNCIL for approval. But the DMCC doesn’t create the plan for the DMC, they simply approve it and critique it.

EDA = Economic Development Agency. The EDA is a PRIVATE economic development corporation made up of individuals from Mayo Clinic, Rochester and individuals from across the State. The EDA is charged with developing the plan for the DMC, then submitting it to the DMCC and working with them to put together a final plan, to submit it to the City Council. WHEW!! That was a lot!

Ok, cool, so what’s new with DMC?

The EDA proposed a budget for this year of over $8 million. The DMCC approved the budget and sent it to the City Council. Now, why would they have to send it to the City Council? Because the City HAS TO PAY FOR IT. That’s right the City has to figure out how to finance the EDA. While the DMC legislation provides the city some funding tools, this year’s budget of over $8 million will have to be internally financed by the city and paid back in some way. Word on the street is that they will borrow the money from the flood prevention fund and pay it back in full after raising the sales tax another ¼ of a cent.

I heard there was a Fire Sprinkler ruling, and we lost, so what’s next?

Fire Sprinklers :( … The administrative law judge issued his report about the proposed fire sprinkler mandate in single family homes of over 4,500 sq ft. The report is not favorable. In fact he ruled the mandate should be included in the next code. Where do we go from here?

The fight is not over yet. Now we start a campaign to try to convince our legislators why this mandate is detrimental to the economy. We have twice passed a bill through the House and Senate prohibiting this mandate, but the governor has vetoed it both times. We will be trying again, but if we don’t receive any sort of legislative relief from this mandate, look for this to be in the code around August/September.
