Garland House is just a short drive to Shrewsbury (11.5 miles), Shropshire’s county town with its excellent range of shops, eateries and theatre and the pretty town of Welshpool (12.7 miles) once again with a fabulous selection of independent shops, eateries, and much more. Coedway has a good selection of public houses, one of which is just a short walking distance. A country club and a quaint village tea shop are close by. The local countryside is extremely scenic with delightful walks, equestrian and other country pursuits all being available nearby. The surrounding area also encompasses an excellent range of state and independent schools. The property is approached via a private lane; a wooden gate opens onto a sweeping gravelled driveway. The oak front porch area has slate tiled flooring, cream front door and glazed panels either side to allow light to flood in. As a result, the HALL has a light and airy feel, there is a understairs storage area for shoes and coats and a very attractive tiled wood effect floor.


It is difficult to narrow down our one favourite room as we feel that all rooms have something to offer but our particular favourites are the Kitchen/dining family space and Lounge, they make wonderful entertaining areas. Christmas 2017 started

off with a visit from our local “Young Farmers Club” who entertained our family and friends with their superb carol singing and bell ringing, which was followed by lots of mince pies and mulled wine, a very special evening! Boxing Day saw 25 plus family members arrive, lots of food, loads of pressies, and an abundance of space for all.”


OPEN PLAN KITCHEN AND DINING AREA – This is truly a delightful space, including modern white base and wall units with chrome handles, black granite worktops, two double electric fitted ovens and an induction hob, with glass splash back and overhead extractors. There is a recess to fit a double American style fridge freezer. This sleek area also includes an integrated dishwasher, wine cooler and breakfast bar. The white sink and drainer sits under a large window a perfect spot for soaking up the idyllic views. This lovely space then flows through into the DINING AREA with large double sliding doors leading out onto the patio. There are two central light fittings and some additional storage - this space is ideal for entertaining. A side door flows through to rear entrance and UTILITY area – this room is a good size with built-in cupboards to reflect the kitchen, space for washing machine and dryer, the boiler is also in this room.


CLOAKROOM – comprising of a white suite, low flush WC, pedestal hand basin and walk-in shower, also includes heated towel rail – frosted window overlooks side garden and arch.

SITTING ROOM – A delightful room and very generous in size, two light ceiling pendants, a large picture window to the front, really making the most of the views with sliding patio door to the rear enabling access to the back garden area. A very light uplifting room, due to the amount of glass/window space.

An oak and glazed staircase leads up to the first floor and onto the good sized LANDING AREA this space includes a double door airing cupboard and also a wonderful covered, oak and glazed (to reflect the staircase) balcony area. A fantastic space with room for table and chairs, the perfect place to sit and take in the beautiful countryside surrounding this special property.

“After seeing the plot, we had definite ideas regarding the design, we wanted specifically to take advantage of the lovely setting and fabulous views and knew the property needed to be set across the width of the plot. We engaged an Architect (Hughes of Newtown) to obtain an individual design and our most important request was that the house should look & feel as though it belongs, both to the local area & the plot itself. We loved the sense of calm the plot offered when we first visited & this feeling remains now the house is complete, it has a lovely sense of serenity which is noticeable as you walk through the gate. We are particularly proud of the brickwork, which consists of herringbone, soldiers, pillars and piers, it offers the house an aesthetically pleasing feel. We are also proud of the internal fabric of the property which has high quality insulation, underfloor heating, timber windows and an oak porch with balcony. Inside there is an oak and glass staircase. The balcony is a lovely seating area (drinks & nibbles) but also a superb place to observe the stars in the night sky. From the hallway, the balcony is reflected in the glazing on the stairs which gives an interesting perspective.”

STUDY – Located next to the balcony area, a perfect sized room to fit a desk, chair and floor to ceiling shelving, window to the front taking in the delightful views.


OUTSIDE – to the front is a gravelled driveway, with a laid to lawn area and wooden fencing, the gravelled driveway flows around to the rear of the property, where there is a double garage and workshop, lawned and paved patio area.


In summary, Garland House is a wonderful proposition, uniquely designed, finished to a very high standard in a beautiful setting. A true gem, viewing highly recommended. DIRECTIONS: Coming from Shrewsbury along the A5 at the round-about take the Welshpool road exit (A458). Follow this road past the village of Ford until you come to the Smoke Stop (a grey building) on your right-hand-side. Take the very next right onto the B4393 follow this road past the village of Alberbury until you cross the border into Powys and into the pretty Village of Coedway. You will see The Hand And Diamond public house on your left, take the immediate right turn opposite and Garland House will be found second on your left.
