GARMENT FACTORY 3Garment Factory 3 was invested and built by Dong Tien Garment Joint Stock Company.
The project site includes the factory, a warehouse, a canteen and some auxiliary areas.
The main products manufactured by the factory are sportswear intended for export.

ENERGY SAVING FEATURES
Passive Design:
• Limited west and east orientation
• Reduced window-to-wall ratio (only 13.29% of WWR on
east/west facades)
• Natural ventilation for the canteen building
Building Envelope:• Low-E glazing for office area with SHGC = 0.55 and
corridor used as buffer between glazed façade and
office rooms
• Roof assembly made of aluminum bubble foil and metal
sheet with solar reflectivity of 0.659 and thermal
emissivity of 0.82. Above office space, an air
• Walls made with concrete blocks achieve a U-value of
1.767 W/m2.K.

Building Cooling:• Use of evaporative cooling (with cooling pads) for manufacturing facilities and warehouse

WATER SAVING FEATURES
Water-efficient fixtures:
• WCs: dual-flush with flush volume of 3 / 4.8 liters per flush
• Urinals: flush volume of 1 liter per flush
• Taps: flowrate of 2 liters per minute
Water-efficient landscaping:
• Native species installed.
• Irrigation demand 100% covered by non-domestic water
Non-domestic water use:
• Rainwater harvesting
• Reuse of treated wastewater that can be used as domestic water (meet water quality requirements
of column A of QCVN 40:2011/BTNMT)
• The use of non-domestic water covers all the demand for irrigation and for flush fixtures:
67% of the project's total water consumption is covered with non-domestic water
MATERIALS & RESOURCES SAVING FEATURES
Materials with recycled content:
• 24.27% of all building materials are recycled materials.
• Recycled content in steel, concrete, insulation and gypsum board.
Non-baked materials:
• 100% of non-structural walls are made of non-baked materials (concrete
blocks)
Local Materials:
• 75% of all building materials are local materials
Construction Waste:
• 75.5% of all construction waste diverted from landfill
HEALTH & COMFORT FEATURES
Fresh Air Supply:
• All manufacturing areas are provided fresh air from exhaust fans
used as part of the evaporative cooling system.
• Natural ventilation provide sufficient fresh air for canteen,
guardhouse, medicine room, etc.
Low-emitting materials:
Only low-VOC and low-formaldehyde products used for:
• Paints & coatings
• Adhesives & sealants
• Floorings
• Composite Wood
Daylighting and Views:
• 96% of occupied area has
appropriate daylight
• 100% of occupied area has views to
the outside
SITE & ENVIRONMENT FEATURES
Vegetation:• 26.5 % of the site area is vegetated.
Stormwater Runoff:• 48% of average site perviousness thanks to vegetation and
open-grid pavements.
Heat Island Effect:• 61% of the paved and roof area contributes to limit heat
island effect with:
- white metal roof (SRI = 78)
- Solar PV panels
- Open-grid pavement
