*** As you are aware that all GIS based Master Plans of ULBs are being prepared and it is a
prestigious project of the department. The Existing Land use Map should consists of all physical features and infrastructure details; hence all the TP staff should scrupulously verify whether all of the following details are depicted in existing land use map without any missing data. 1. Verify whether the alignments of building footprints are marked properly or not. 2. Check up whether lp, 2p, 3p(floors of buildings) marked correctly with their respective
land use or not 3. Partial commercial premises marked or not (Mixed land use) 4. All the layout open spaces should be verified, marked and incorporated in Existing Land
use map, as they are more important. 5. Road patterns, missing roads should be marked. Especially in unauthorized layouts, road
connectivity in extension areas and road pattern should be checked. 6. Take surveyor assistance and mark water bodies, tanks as per their FMB boundaries,
village map and see that all vagus, donkas , abandoned tanks, canals are properly marked or not.
7. Tower lines, HT lines in the agricultural field are marked or not should be verified. 8. Check the width (right of way) of roads randomly and compulsory verify for the important
roads i.e., MDRs, SHs, NHs with reference to received records. 9. Railway stations, Railway lines, bus terminals, office complexes should be marked with
their respective boundaries. 10. Office buildings located in private premises should be marked as residential only 11. If any abandoned industry premises cropped up with houses or unauthorized layout, it
should be shown as residential only 12. Check whether Hotels, market yards, Sunday markets, cinema theaters, lodges, slaughter
houses and convention halls are marked as commercial use or not 13. Check whether hospitals, Bus stands, Police stations, fire stations, schools, institutions and
Parks are marked as Public and Semi public or not
14. The entire premises of Christian missionary schools /hospitals big premises should be shown as institutional/public and semi-public use including residential quarters in the premises
15. Check up all the municipal assets including schools, anganwadis, shopping complexes, sanitary offices, water supply premises etc, are marked with their respective usages properly or not
16. Police quarters, office quarters which are incidental to its main use should be marked as institutional usage
17. See that all the religious buildings are marked properly 18. See that all the CLUs are carried out in the plan 19. Take the usages public and semi-public in respect of encroached premises of Parks/water
bodies to avoid future litigation 20. Verify whether the infrastructure facilities are marked accurately or not with the help of
engineering section at the municipalities and also verify whether cell towers/ telephone towers are market or not
21. Verify whether the dumping yards/garbage yards are marketed or not. 22. Verify whether all culverts, bridges, water passages are marked or not. 23. Verify whether all the Eco sensitive zones are marked or not. 24. Verify whether all the historical significance and tourist places are marked or not. 25. Verify whether all the Approved layout, Housing for all Layouts, I.L.U.P pattern approved
and incorporated earlier in various Nagar Panchayats incorporated or not. 26. Verify whether all the Realignment made to the Master Plan road and details of master
plan road information incorporated or not. 27. Verify whether all the existing and proposed APIIC layouts incorporated or not.
The TP section head shall sign on the Existing land use map duly certifying that the Topo details of map are matching with ground position. After Ground verification the concerned officials should take responsibility of forwarding the remarks to the consultants in 2days duly taking the approval of the commissioner and make sure the consultants resubmit the final existing land use map in one week. Further, stipulated time period for approval process of final existing land use map should not exceed more than one week.
If any required information is missing in the map and delay in the approval procedure, the concerned officials will be held responsible.
