ACROSS THE GTA, public art

is enhancing buildings and

communities and making them more

attractive and inviting to residents,

visitors and passersby.

The art can take many forms,

such as large playful or modern

sculptures, intricate lighting

installations, coloured and etched

glass embedded into the fabric of

buildings or even patterns and words

integrated into pavement. Some

pieces of public art are not only

decorative but also functional and

provide illumination or a place to sit.

Many pieces of public art help create

a sense of place and some give a nod

to the history of their location.

Public art is a placemaker for neighbourhoods

Much of the public art in the

region was created through

collaborations of land developers,

municipalities and artists.

In the city of Toronto, public

art is funded as part of a new

development. Through its Percent

for Public Art policy, the City requires

developers to spend one per cent

of the overall construction value of

their new developments to create

public art.

There are more than 200 public

art installations that have come as a

result of the public art policy.

Famous Canadian novelist and

artist Douglas Coupland has created

a number of them. He has worked

with the development industry to

create pieces such as Canoe Landing

Park’s large red canoe and the

colourful fi shing bobbers that anchor

Concord Adex Development’s

CityPlace neighbourhood in

downtown Toronto.

The park is enjoyed by residents

and employees in the surrounding

buildings, as well as visitors who

come to experience interactive art.

In this case, in particular, the public

art has also created and reinforced

a sense of community in a newly-

developed area where there wasn’t a

permanent community before.

Coupland also created the soldier

sculpture entitled Monument to the

War of 1812 at Fleet and Bathurst

Streets, which was commissioned by

BILD member Malibu Investments.

Outside the city, municipalities

such as Markham and Mississauga

have policies and programs that

encourage developers to include

public art in their development plans

but they are not mandatory.

In Mississauga, one BILD member

embraced the idea and voluntarily

commissioned a work of art that

is now establishing a sense of

place for a new neighbourhood. A

sculpture by Canadian artist David

James called Heaven and Earth

was unveiled in July outside HOT

Condominiums by Great Gulf.

The landmark sculpture funded by

the developer is located at the corner

of Winston Churchill Boulevard and

Eglinton Avenue West. Sitting at the

gateway to the new community, this

sculpture is topped with a mirrored

sphere can be enjoyed by residents,

visitors and anyone who travels

through that major intersection.

IMAGINE A HOUSE of cards – or a

game of Jenga – where one wrong

move could cause everything to

come crashing down. This is the fear

some have when it comes to foreign

investors in Canadian real estate.

The concern is that foreign buyers–

those who live elsewhere but buy

properties in Canada and rent them

out – are driving up home prices,

particularly in hot markets such as

Vancouver and Toronto. This o� shore

demand is leading to an artifi cial,

unsustainable market, some believe,

which could cause a crash if for any

reason these owners pulled out or

sold their homes en masse.

“People are concerned that foreign

buyers are coming in and buying too

many properties and driving the prices

up,” Ben Myers, senior vice-president,

market research and analytics at

Fortress Real Developments, told New

Home Guide. “That is the big concern.”

Canada Mortgage and Housing

Corp. is taking steps to address this

“data gap,” by scheduling meetings

with industry stakeholders and other

measures. Prime Minister Stephen

Harper also promises to get a better

handle on the issue.

Some of these foreign buyers are

paying cash – given that Canadian

properties are a relative bargain

compared to prices back home

for Chinese buyers, for example.

This means they’re not borrowing

from Canadian banks or requiring

insurance from CMHC, further

contributing to the dearth of data.

Without such transparency, it could

fall on real estate agents and lawyers

to report such transactions.

The problem with this scenario,

points out Don R. Campbell, well

known real estate investor and

author, is that “data without action

or policy is just knowledge.” There is

nothing currently in place preventing

foreigners from purchasing Canadian

real estate.

“I’m a stats guy,” adds Myers.

“I’d love to see the information,

but I think we have a pretty good

idea that residential real estate

sales activity to non-domestic

buyers is pretty isolated to Toronto

and Vancouver. Should Canadian

taxpayers in every other metro

area be on the hook for the cost

of collecting this info?

“If we fi nd out foreign buyers own

1.2 per cent of Canadian residential

dwellings – 3.5 per cent in Toronto

units and 6.1 per cent in Vancouver –

then what? How much will it cost to

take the next steps?

“Even if you had the proper data

and the world’s best econometricians,

you could never know what a home

would have sold for if a foreign

purchaser didn’t buy it,” says Myers.

Campbell says any such data would

be “incredibly inaccurate, given

the many ways in which ultimate

purchaser can hide who is buying.”

He also points out that The

Personal Information Protection and

Electronic Documents Act (PIPEDA)

could limit any disclosure. PIPEDA

sets out ground rules for how private

sector organizations may collect, use

or disclose personal information in

the course of commercial activities.

out surveys to all new homebuyers

across the province. It’s our chance

to hear from you about your new

home experience and your chance

to have your voice heard. Let us

know if your home and builder met

your expectations, and how you rate

your experience with the new home

warranty. As a recent new-home

buyer, your feedback is essential to

us as we constantly look to improve

the new-home buying experience

in Ontario.

Buying a new home is an exciting

time – but having a good experience

can greatly depend on your builder.

How did you fi nd the whole process,

from signing the deal to fi nally getting

the keys? Did your new home have

everything you agreed to and signed

for? And if not, did your builder

listen to your concerns and fi x the

problems? Your opinion matters

to us – it not only helps determine

if your builder will be recognized

are provided with individual reports

that compare their results to the

average (without identifying the

participants, of course). We also meet

with builders to help explain and

service training to low performing

want to help make the experience

Kylemore Kares Golf Tournament a great success

Annual Kylemore Kares Golf

Tournament on Aug. 14 was a great

success, as the sold out event hosted

200 golfers at the Angus Glen Golf

Club in Markham.

For eight years, this annual golf

tournament is hosted by the award-

winning homebuilder and attended

by a range of supporters that include

owners and employees of Kylemore’s

loyal trades and consultants. To date,

more than $1 million has been raised

for charities

are the charities and non-profi t groups

we are able to assist each year, as a

result of this monumental fund-raising

I’VE ALWAYS FOUND the rise and fall of housing trends

incredibly interesting. Of course, staying on top of these

patterns is also a vital aspect of my career. One surging

trend in the Ottawa housing market is the in-law suite –

and I believe this one has real staying power.

“In-law suite” is the name most commonly given to

self-contained apartments within a larger home, whether

the occupants happen to be in-laws. Family custom

is, however, one of the main reasons for the growing

popularity of these secondary suites. While there have

always been Ottawans who value multi-generational living,

their number is steadily increasing as Ottawa continues to

receive the most family-related immigration in Canada.

For many of our newcomers, living in proximity to

grandparents or extended family is the cultural norm.

The other signifi cant group interested in secondary

suites are those who have realized the terrifi c income

potential of such spaces. With its many contract workers

and post-secondary students, Ottawa has no shortage of

renters. While zoning by-laws make secondary suites a no-

no in some jurisdictions, the City of Ottawa (excepting the

former Village of Rockcli� e Park) has no such restrictions,

as long as by-law conditions are followed.

More often than not, in-law suites are basement

apartments, although they’re occasionally located on the

second or third fl oors. They possess private entrances,

bathrooms, kitchens and sometimes laundry facilities.

Renovating an existing home to accommodate

a separate suite can be expensive, and unforeseen

complications may arise. The beautiful thing about

including a secondary suite when purchasing a new home

is that you can have everything built to your specifi cations,

rather than being limited by the existing structure. Some

builders make a specialty of in-law suite homes, with a

portfolio of available plans, but others are happy to alter

standard plans for a fee.

A few things to consider:

» Basement apartments aren’t noted for their great

natural light. Invest in great lighting, making good use

of pot lights. Where possible, install larger-than-typical

windows.

» Include a bathtub in the bathroom to appeal to as many

tenants as possible.

» Features such as a double driveway, soundproofi ng

panels and separate gas and electrical meters can make

everyone’s lives easier.

With a thoughtfully designed suite, the income – or the

in-laws – will be sure to roll in!

WHETHER YOU’RE purchasing a

home for the fi rst time, are a

seasoned buyer moving in the

market or purchasing a retirement

condominium, the very action of this

signifi cant investment in real estate

represents a major life change.

There are a number of issues that

you should consider in order to

ensure that your house is in order.

1. How will I hold the title?

If more than one person is buying

the property, it is necessary to decide

how they will share the title.

There are two ways people

can hold title together. The fi rst is

generally the way we hold title with

our spouses or children, which is

called “joint tenancy.” This means that

upon the death of one of the parties,

the remaining party automatically

becomes the owner of the whole

property without having to inherit it

or have it pass through an estate. The

reason is simply that all owners on

title own the whole property rather

than a part each.

The other way title can be held is as

“tenants in common.” Here each party

only owns the percentage allocated

to them, although the physical part

owned is not described. Upon the

death of a tenant in common, his or

her percentage of the ownership goes

to their heirs in accordance with their

will or law. Therefore, remember to

discuss this issue when you go to see

your lawyer.

2. What about a will?

If you have a will, is it up to date and

does it represent your current situation

or state of a� airs? It is important,

especially if you have young children,

to have your wills completed; not so

much for the money, but for a clear

resolution of the issue of custody if

something happens to both parents. A

will stops sibling disputes, takes care

of who will look after children,

keeps the government out of your

a� airs, allows for an orderly disposition

of your assets, and will allow you to

determine how you are to be buried.

A power of attorney is used when you

are physically or mentally incapacitated

– there are two kinds. The fi rst is for

your body (what care will you or will

you not receive?). Your representative

will determine that. The other is for the

management of your fi nancial a� airs.

Now is the time to create a will.

Speak to your lawyer and ensure that

this important matter is dealt with.

3. What about insurance?

You will need insurance for the house.

This is a great time to look at life and

disability insurance, and determine if

you should be insuring your mortgage

in case something happens to the

major wage-earner.

I’VE ALWAYS FOUND the rise and fall of housing trends

incredibly interesting. Of course, staying on top of these

patterns is also a vital aspect of my career. One surging

trend in the Ottawa housing market is the in-law suite –

and I believe this one has real staying power.

“In-law suite” is the name most commonly given to

self-contained apartments within a larger home, whether

the occupants happen to be in-laws. Family custom

is, however, one of the main reasons for the growing

popularity of these secondary suites. While there have

always been Ottawans who value multi-generational living,

their number is steadily increasing as Ottawa continues to

receive the most family-related immigration in Canada.

For many of our newcomers, living in proximity to

grandparents or extended family is the cultural norm.

The other signifi cant group interested in secondary

suites are those who have realized the terrifi c income

potential of such spaces. With its many contract workers

and post-secondary students, Ottawa has no shortage of

renters. While zoning by-laws make secondary suites a no-

no in some jurisdictions, the City of Ottawa (excepting the

former Village of Rockcli� e Park) has no such restrictions,

as long as by-law conditions are followed.

More often than not, in-law suites are basement

apartments, although they’re occasionally located on the

second or third fl oors. They possess private entrances,

bathrooms, kitchens and sometimes laundry facilities.

Renovating an existing home to accommodate

a separate suite can be expensive, and unforeseen

complications may arise. The beautiful thing about

including a secondary suite when purchasing a new home

is that you can have everything built to your specifi cations,

rather than being limited by the existing structure. Some

builders make a specialty of in-law suite homes, with a

portfolio of available plans, but others are happy to alter

standard plans for a fee.

A few things to consider:

» Basement apartments aren’t noted for their great

natural light. Invest in great lighting, making good use

of pot lights. Where possible, install larger-than-typical

windows.

» Include a bathtub in the bathroom to appeal to as many

tenants as possible.

» Features such as a double driveway, soundproofi ng

panels and separate gas and electrical meters can make

everyone’s lives easier.

With a thoughtfully designed suite, the income – or the

in-laws – will be sure to roll in!

Friday Harbour Resort celebrates milestoneREPRESENTATIVES FROM the Friday

more than 3,000 guests Sept. 12

to a milestone celebration at the

$1.5-billion Friday Harbour Resort

in Innisfi l. The event marked the

completion of one of Canada’s largest

inland marinas.

“Thank you to Friday Harbour

partners for believing that Innisfi l

was the place for this magnifi cent

resort, which has already provided

tremendous economic benefi ts to

our town,” said the town’s mayor,

Gord Wauchope. Some of the

benefi ts include approximately 1,000

permanent jobs on the resort and

1,500 o� -site upon completion, along

with almost 8,000 person years in

employment during construction.

The excavation of the marina basin

and construction of the marina is

an engineering milestone, where

approximately 170,000 truckloads of

earth was moved within the 600-acre

site to sculpt The Nest, the 18-hole

championship golf course now

under construction. Friday Harbour

Marina is nearly fi lled with water and

will provide 4.5 kilometres of newly

created waterfront and berths for up

to 1,000 boats.

A third of Friday Harbour Resort is

designated as a nature preserve and

a seven-km network of groomed

trails will course through woodland,

wetlands and meadows. Among

its many Green initiatives is a

signifi cant replanting program for the

endangered butternut tree species,

established and approved by the

Ministry of Natural Resources.

Since the opening of Friday

Harbour Resort’s Vaughan-based

sales centre in May 2014, sales

have been brisk. Progress on the

community includes accelerating the

release of more residential phases for

sale, and the start of construction on

the fi rst condominium buildings.

Residents and guests of this world-

class resort will enjoy a multitude of

activities throughout the year only

45 minutes from the Greater Toronto

Area, which is accessible by GO Train.

Along the marina’s edge, a 4.5-km

boardwalk will feature restaurants,

shops, entertainment venues, festivals

and a farmers’ market. Residents will

also have membership in a large Lake

Club, overlooking the water.

Buyers can select from four

condominium styles. In the Marina

Village, Boardwalk Condos are

steps to the waterfront, with layouts

from studios to large penthouses;

and Harbour Flats in one- to three-

bedroom designs are clustered

around a courtyard. Island and Marina

Towns o� er spacious ground-related

homes with a boat slip in a private

waterside location.

The Friday Harbour sales centre is

located in Maple, on the grounds

of Eagles Nest Golf Club at 10,000

did carry a balance from month to

month that she cleared at the end of

each school year.

because of her less-than-perfect

borrowing mistakes will haunt her

when it comes time to buy a home.

experience managing credit and make

Start by taking out a loan to make

an investment (another good reason

to start a retirement savings plan).

Make your monthly payments on time

and build a shiny new credit history.

Since the institution that’s giving

you the loan will also be holding

the retirement savings, the credit

procedure is far less stringent than it

normally would be.

You can also ask a co-signer or

guarantor to help you get a small loan

of, say, $1,000, which you would then

pay o� over three months. It would

cost you in interest, but you would be

back on track credit-wise.

Don’t want to incur the interest

costs? Apply for a “secured” credit

card. With a secured credit card, you

put up cash to cover your balance.

Lenders often want twice the credit

card limit, so if you want a $500 credit

limit, you’ll have to ante up $1,000.

Once you’ve established your ability

to manage the card — anywhere from

six months to a year — you can ask

for the security requirement to be

dropped and your deposit returned.

Thinking of hiring a credit-repair

company? Don’t bother. Credit repair

companies can’t do anything you

can’t do yourself. A credit bureau

will not remove accurate negative

information from your credit report

before the legal time period has

expired, so don’t get suckered by

anyone who claims they can mop up

your credit disasters faster. There are

no “loopholes.” The only way to fi x a

poor credit rating is to be smart about

how you use credit. Learn from your

mistakes and move on.

First, you’ve got to get yourself

some credit again so that you can

demonstrate what a good job you

can do managing it. The only way

to establish a credit history is to use
