Historical NoteThe land on which Hill Place is built was originally part of the neighbouring Midlington Estate, but was bought by Captain Roger Martin in 1753 with money from capturing two Spanish galleons. The house is thought to have been built by his great nephew Richard Goodlad some time after and it first appears on maps in 1791. The estate grew (to over 1000 acres) and passed through several generations until 1916 when it was broken up and sold. The house, park and model farm changed hands several times over the next few decades during which time the annexe on the east side of the house was added. In 1977 the house and park were bought by the present owner’s grandfather.

Hill PlaceThis beautiful Georgian country villa of yellow brick has a simple, elegant symmetry and reflects the style of Sir John Soane. It sits in an elevated position within the South Downs National Park with stunning southerly views.

The house is approached from a village road via a drive to the north façade. The entrance opens into a spectacular hall which has a magnificent sweeping staircase. The main reception rooms lead from here with the dining room, bow-fronted morning room and drawing room having spectacular south facing views over the garden and parkland. In the east wing is a large kitchen/breakfast room and utility room. Further ground floor rooms include the library, cloakroom, laundry and utility room. There are five first floor bedrooms and three bath/shower rooms as well as a one bedroom annexe within the east wing with its own kitchen. Within the substantial basement are games rooms, a gym, wine cellar, an array of store rooms and cloakrooms.

Since taking ownership of the house, the family have carried out a considerable programme of restoration including installing bathrooms, re-instating the back staircase, redeveloping the garden and restoring the painted ceiling in the morning room. In addition there is a current planning permission to reinstate the mansard roof, which will create 3 further bedrooms (2 ensuite) and a bathroom.

SituationSwanmore village has a village shop, butcher, three pubs, church and tennis club as well as a primary and secondary school. Bishops Waltham has a range of independent shops and restaurants and both Winchester and Petersfield offer plenty of shopping and cultural opportunities. Winchester has a regular fast train service to London Waterloo (from 57 minutes), Southampton Airport is 12.6 miles away with scheduled flights to a variety of national and European destinations. Independent schools include Twyford School, The Pilgrims’ School, St Swithun’s School, Winchester College, Bedales and King Edward VI School.
