South City Bratislava
Quinlan Private Golub appointed HKR Architects to masterplan a new urban quarter on a 100 hectare site in the Slovakian capital Bratislava.
At 1.4 million m2, the new South City development will be the largest regeneration project in Slovakia.
The design brief for South City requires that the new development contains a rich, layered and varied mix of uses. HKR’s proposed design will ensure that South City becomes a desirable place to live, shop, meet, eat, stay, relax and work.

The new area will create over 7,500 dwellings and have a resident population of over 15,000 people. As well as the residential development, South City will have shopping and retail centres, commercial office space, leisure facilities, hotels, together with schools and community facilities.
Bratislava City Council also plans to extend the existing tram system into the new quarter and a transport interchange will connect trams, trains and buses.

This site is for Phase 2 of Brno Technology Park, adjacent to the Prague University campus. The proposal is conceived as 8 office buildings of 3-4 stories set in a crescent around a central landscaped linear park with a water feature.
The 40,000m2 of offices will link to the designated park and lake at the south end of the site. The buildings are conceived as modern, efficient and to international standards.

The Digital Hub is an initiative backed by the Irish Government and set up to attract and develop a global digital centre within the city of Dublin, which will be home for digital media and innovation companies.
There are at present over 50 such companies on the site, which previously formed part of the Guinness St James’ Gate Brewery.
The aim of The Digital Hub Development Agency is to provide additional office accommodation in the region of 75,000 sq ft.
The proposed plans for the balance of the site consist of nearly 300 apartments, an additional 140,000 sq ft of offices, shops, bars and a shop-front showcase for The Digital Hub to be known as ‘Digital Underground’.
HKR is the lead architect on the proposed plans for the Windmill site, one of two sites for The Digital Hub. The Windmill site is seen as having a greater economic and cultural significance for the revival of the run-down Thomas Street area. It is also seen as symbolic for the city’s 21st century technological future as it will be located on one of Dublin’s oldest industrial site.

As part of HKR’s design, several late 18th and early 19th century industrial buildings will be retained and reused including the largest surviving Smock Windmill in Europe.
Commercial units on lower levels will be combined with Digital Hub offices and apartments overhead to allow a mix of uses in every part of this 3.2 acre city block.
At the heart of the design is the monumental brick Windmill which will form an entrance to the Digital Underground space, with taller elements including a 16 storey office building being the most prominent point of reference.

DT Business Park Radlická provides over 80,000m2 of prime office space on the busy artery into Prague city centre.
The buildings are concieved as a series of linear blocks that address the street and a tower element that marks the site and provides stunning views back towards Vysehrad.
A communal concourse links the buildings at ground level to a central atrium space. An external glazed screen provides solar protection to the office floors while the patterns on the screens reflect the natural environment of the surrounding wooded hillsides.

HKR has been appointed by a consortium to develop a framework masterplan for an area over 150 acres surrounding East Wall Road. The site is in a prime location adjacent to Dublin city centre at the confluence of several transportation routes with a tunnel link to the airport.
The proposal maximises its two waterfront addresses onto Dublin Bay and the River Liffey by opening up and extending routes to these from the centre of the site.
A key part of the proposal is an international business centre adjacent to public transportation routes, complemented with mixed use centres and outdoor recreational spaces.

The scheme also connects to and facilitates the growth of adjacent existing communities through the provision of high-quality public spaces. Several distinct character areas are designed within the scheme through a mix of tall and small scale buildings to suit varying public and private uses.

The site is approx. 4.58 ha. located just over 1Km north east of the main square, Rynek Glowny in the city centre of Krakow.
The former military lands have been masterplaned to provide a new mixed use scheme that has been knitted into a series of existing buildings and specimen trees to be retained on site. A new tree lined boulevard runs west through the scheme from the entrance off Ul. Rakowicka. This leads to a new square which forms the commercial heart of the scheme.
The principle commercial buildings all have their principle entrances from the square and other retail and café/restaurant spaces spill out onto the new urban space.
Throughout the scheme the buildings range from 4 to 12 storeys and employ a mix of contemporary and more traditional materials that both signify the new urban quarter while also acknowledging the post military character of the site and the history of the surrounding buildings including the monastery & the university buildings.

A site of almost 200 hectares adjacent to the international airport, that we believe has the capability to develop as a large air-ground logistics park; and also to potentially link to a new airport terminal building giving the potential to tranfer passengers to the train lines nearby. It is also adjacent to the new ring road giving it ideal frontage for large scale retail and for a new business park. All of this is envisaged, as well as the expansion of the neighbouring village to the north, with further residential development. A mixed use development with valuable connections on all sides.

HKR has prepared a proposal for a business campus within an overall masterplan to unlock the true potential of the site by increasing value and decreasing costs. The scheme proposes to use the buildings and landscape to create a strong identity along the main route between the city and Bucharest airport.
The use of a central landscape zone as a shared place with clear individual entrances will strengthen links between each block and create an attractive courtyard for formal and casual meetings in a mixed business community. The use of material, form and roof will create good quality buildings with a strong identity to address a busy street.
The scheme provides 42,000m2 of naturally ventilated flexible open-plan office floor plates with 1,600 cars spaces in 2 levels of carpark.

The Atrium development in Sandyford Dublin provides 350,000 sq ft of office accommodation over 6 storeys plus a penthouse, organised around a central roof-lit atrium space, in each of the two buildings.
One of these buildings is the European Headquarters of Microsoft. In the design of this development, the client’s specifications required signature buildings suitable both as a corporate headquarters, with the additional facility to subdivide into a wide variety of tenancy configurations.
The common podium dramatically sites the buildings above busy surrounding roads, and conceals two levels of basement car parking. Elevations are layered and articulated in pre-cast polished white concrete panels and bi-modular glazing system, capped by the parapet and roof plane floating above the deeply recessed penthouse floor.

Bio Pharma Manufacturing Facility
Elan Bio Pharma Manufacturing facility is based in, Athlone. Co. Westmeath. We arrived at the proposed concept through a marriage of the spine site organisation and the ‘collaborative’ oval.

> The spines connect the offices, laboratories and manufacturing buildings and become the defining, architectural statements with the use of glass, natural stone and wood
> The “City streets” are to include a series of break-out spaces with coffee bars and tea areas – each one unique and are designed to encourage chance meetings between workers and visitors. In this way, “knowledge is shared, relationships developed and ideas are generated”

HKR has designed a mixed use scheme of 670,000 sq ft for this 3.2 acre site, incorporating offices, residential, medical and retail accommodation.
This site at St James’ Dock is located in Dublin 8, within walking distance of the city centre.
The importance of the site today is concealed beneath low-grade industrial building stock. It is zoned for mixed use in the Dublin City Development Plan of which offices, retail and residential will be the predominant uses, to facilitate employment and residential activity in the area.

The original Grand Canal Harbour configuration is the key to developing this site.
The design of the scheme proposes a ground plane informed by the original harbour where buildings appear to float above or rise from the bodies of water.
This layering of contemporary design over the historic footprint of the harbour will create a dynamitic public domain with a powerful sense of place that can become a focus for this new quarter.

Ashbourne Office Park
HKR has received planning permission for a development on a 3 acre site in Ashbourne Co. Meath. The first phase of development will comprises 60,000 sq ft of office space over five storeys. The development is located on the northern approach to Ashbourne and will create a formal edge to the existing Ashbourne Business Park.
HKR’s brief was to develop an efficient design that allowed maximum flexibility for the leasing of floor areas. The result is a building that can provide a variety of layout options depending on the tenants’ requirements. Each typical floor can accommodate up to four occupancies without compromising the building design or the need for extra circulation.
HKR’s awareness of sustainability has been applied in the design stages. Elevations are designed to optimise their orientation with vertically configured brise soleil to minimise solar gain and maximise external views.
To minimise the use of mechanical systems the basement car park, with over 100 spaces, is naturally ventilated and the offices can be cross ventilated through openable sections in the glazing.
Combining solutions that responded both to the client’s commercial requirements and the growing requirements of energy efficiency will ensure a building model that proves the viability of energy responsible design.

Boddingtons
The 180,000 sq ft mixed use development is contained within the sensitive former Boddington’s Brewery site in Manchester.
This project forms part of the first phase of a masterplan for the wider area. The regeneration framework seeks to ensure a vibrant destination with maximum job creation.
The scheme contains a 4-star hotel and offices, and will include a site-wide heat and power scheme to ensure minimum carbon footprint.

The location for their new facility in Ireland is a 55 acre site of wooded parkland around an 18th century house, on the northern outskirts of Swords.A major design consideration was to preserve the parkland ambience while accommodating a production facility with attendant car parking, and loading areas
The budget for the project is £16,000,000. Phase 1 was completed in 1992 and received the Irish Concrete Society Building of the Year Award for 1994; Phase 2 was completedin August 1996.

A major design consideration was to preserve the parkland ambience while accommodating a production facility with attendant car parking, loading areas and so on.
There are three main elements in the external expression of the building: the grassed berm which reduces the apparent height of the building and helps to visually anchor the new structure into what is a very well established landscape; the glazing, framed by deep masonry piers; a grided band of smooth aluminium cladding panels.
The budget for the project is £16,000,000. Phase 1 was completed in 1992 and received the Irish Concrete Society Building of the Year Award for 1994; Phase 2 was com-pleted in August 1996.

The Industrial Development Agency is currently developing medium scale 2500 Sq. m advanced facilities on their Industrial and Business Estates throughout Ireland.
Brian O’Halloran & Associates have developed a prototype design, which provides sufficent flexibility to form the basis for the design of individual facilities for various end users. These facilities generally provide a production area, first floor offices and receptionareas.

The building consist of three functions, the high bay warehouse with super flat floor, the single storey productionbuilding and two storey office building.This Project was commissioned following a joint submission by BOH&A and Sisk Building Contractors in a limited competition.
The budget for the Project was £3,100,000. Construction commenced in April 1994 and completed in December 1994.

Xylinx
A 9.500 m2 Test and Administrative facility for a U.S. based corporate specialising in programmablecomputer chips.
The building contains of two main functions, the large single storey production building and the two storey office buildings linked by the central hub of staff restaurant and entrance pavilion which functions as a “town square”. The entrance pavilion and staff restaurant are light glazed buildings which maximises their interaction with the landscape. Through the use of planting, mounding, lakes and a series of weirs and waterfalls this landscaping serves to anchor the building and reflect the nearby mountains.The budget for this project was £10,000,000 and the building was completed in February 1996.

Multi-product SEZ with focus on IT/ITES industries on 2500 Acres is envisaged by one of the largest industrial houses of South India. Perhaps the largest SEZ in India when it was announced in 2006 with Processing Zone of 1000 Acres and Non Processing Zone of 1500 Acres.
The site is essentially three pockets of undulating land and continuing forest areas so environmental sustainability was main criteria of planning so it delivers valuable, long-term benefits for a wide range of community interests; and that improve the relationship between people and their environment.
Special attention was required to maintain the complex balance between natural and human-made environments.
In order to optimise the natural hilly terrain, 9 hill towns each with a mixed-use centre with range of facilities to create a sense of local community within a town was proposed.
A concept of ‘Ring’ was metamorphosed in the form of a grand street to integrate the development and bring legibility at the City level.

Tech Park 1 & ICC Tech Park, Pune
Tech Park 1, Pune
With a total built-up area exceeding 1,000,000 sq. ft. this is a landmark project amongst build to suit (BTS) facilities in India. The ultra-modern buildings with state-of-the-art systems around a large landscaped courtyard create an oasis for the office workers.
With most of the car-parking in the basements resulting in minimum surface car-park free up the space on the ground level for high quality landscaping making this project as one of the finest IT and Technology Parks in India. The project was completed in 2007.

ICC Tech Park, Pune
This project was the part of the development of South Asia’s Largest Composite Trade and Convention Centre with total development size of over 2.2 million sq. ft.; International Convention Centre(ICC), located at the prime CBD location of Pune, Senapati Bapat Road.
The building was completed in 2006 and is currently occupied by multi national companies. The total nettable space exceeds 400,000 sq. ft.

IT and ITES Buildings
GenesisA circular form juxtaposed onto otherwise rectangular office building form enforces a sense of movement in the façade in this project spread in more than 4.60 acres.
With a total built-up of more than 100,000 sq.ft the building has an outstanding form that distinguishes it from any other development. A triple-layer glazing façade was designed because of the acoustic concerns as the site was close to the railway tracks.

AcropolisAcropolis is in the area of 6.8 acres. An elegant cylindrical form topped with an architectural canopy feature lends this building an iconic character.
Plaza M6Plaza M6 is located in the heart of the business hub of South Delhi, Jasola. The low rise, double glazed building features larger column free spans for efficient and larger working spaces and is an area of over 1 acre. The façade is result of a careful articulation of varying cladding materials to create a unique building façade.
