Mary Tipton and her husband RDKissling’s home in Garden Oaks isanother sort of rescue success story.

They purchased a dilapidated 1100-square-foot home that, as it turns out,had actually been a model home whenthe neighborhood was built during the1930s. A master bedroom and bath makeover yields storage and style

Who knew when Dollie Martinez at ICM Granite referred meto homeowner Lynn Sessions that we would be on our thirdproject together? Houston House & Home featured herkitchen in my Before/After column in the September, 2008issue “From Flood to Fantastic”, and her guest bathroom inthe December, 2011 issue, “European Flair”.

What Lynn hated about her old bath was that the early 1990s décorwith its bright brass finishes and white shower tile did not fit in with theOld World look she desired with oil-rubbed bronze hardware and darker,Tuscan looking mottled tile and granite we had done years earlier in herkitchen. She also did not like the fact that storage in the builder-grade van-ity was minimal at best. “The carpet in the bathroom was just not practi-cal,” she explained. “When we remodeled the kitchen it caused the rest ofthe house to look even more dated, so it was a domino effect. The entirehouse needed to be ‘freshened up’ and modernized”, Lynn said.

Dollie recommended the contractor Lynn used, Dick Leiker at Wood-N-Stone (www.woodandstoneremodeling.com). He did the work on allthe spaces, including the master bath. Leiker replaced the vanity and filledin the kneehole vanity space, and raised the counter to a more comfortable36-inch kitchen-counter height. This allowed Leiker to install a storagetower up to the furdown from the new “Desert Amarillo” granite fromArizona Tile, installed by ICM Marble & Granite. At my suggestion, healso created a tile frame around the mirrors with a tile rope border. He alsoadded hardware from www.myknobs.com to the new vanity.

TIP: With a master bedroom and bathensuite, I like to paint the walls the samecolor (in this case Sherwin-Williams“Croissant” SW 7716) and use the samefabrics (both are from Interior Fabrics)on window treatments and hardware fin-ishes for continuity.

In addition to paint, my workroomfabricated bordered curtains in the bed-room and a matching bordered valancefor the bathroom to unify the two spaces.To get the Old World, Tuscan look shewas after, I suggested she use the same 18-inch stone-like ceramic floor tiles in“Mocha” as in her guest bath and bringthe tile from Emser Tile & Natural Stoneall the way to the ceiling in the shower,which opens up the room and accentuatesthe room’s tall ceilings. Lynn knew shewould be traveling extensively and sched-uled the work with contractor Dick Leikerin February when she was out of townand he had an opening.

TIP: If you are not detail-oriented and more of a big-picture thinker, considerhiring professionals to design the remodel and who think about the minuti-ae that you might not.

Custom touches made all the difference in her bathroom. “I think that’s theadditional benefit of hiring a professional—I don’t know which workroomsources and stores to go to. I have recommended your sources to many people.I really enjoyed working with you because with you, no question is a stupidquestion! You listened to all my ideas and told me if they were good, bad, ortoo expensive. You put my vision on paper for the contractor and made it areality. I could not have done this without you,” Lynn added.

TIP: It takes work to remodel a bathroom, but it will be so worth it in theend!

I had emailed photos to Lynn of tiled mirror frames and a storage tower inbetween the two vanity sinks. “I was worried that it might cut off the counterand not look good but now it is one of my favorite storage features youadded,” Lynn explained. She said she might not have done some of the thingswithout the photos I emailed to her. The large rug was cut down into a squareand came from Great Rug Company. “I was worried about covering so muchbeautiful tile with a rug, but it is so nice on the bottom of my feet, especiallyin the winter.”

TIP: One large rug looks less “dotty” than a bunch of small rugs.Lynn appreciates the way her new bath turned out each time she enters the

room. “I was a little surprised at how much work you said it would take to just‘change the finishes’. I needed someone like you to make me think about andaccomplish all the details to make a complete room, with sources on where tobuy rugs and the precise size of matting for artwork. In this room we wereable to use some wall decorations I had bought for other rooms and had neverused and prints I had picked up on my travels to Europe,” she explained.

Her friends and neighbors love the bath. I have received many complimentsfrom folks, even if it is not their style,” Lynn said. “One word used to describethe bath is ‘elegant’. Even things that could be considered the ‘cheaper’ part ofdecorating can be done wrong. It’s great when you have a professionalhelp you get it right the first time,” she explained.

In 2009, Mary Tipton and RD Kissling were about to

get married, so it’s no surprise that Mary had per-

formed countless searches on Har.com looking for

the right house. They each owned separate homes,

but were looking for something centrally located that

was a good fit for the outdoorsy couple.

Mary found her cream puff in a 1930s, 1100 or so square foothouse that was built as a model home for the initial section of GardenOaks. Some 80 years after its construction, the little house had beenwell-loved by one family, but also well-worn by the years. Mary wasn’tnecessarily looking for a historic fixer-upper, but there was somethingabout that dilapidated darling that captured her heart.

When Mary and RD first saw the home it had be vacant for fiveyears. “We bought it from the original owners’ niece, who was in her70s,” says Mary. “A lot of people would have expected it to be ateardown.”

Today, Mary Tipton and RD Kissling’s charming Garden Oaks

home shines with a crisp, modern look, yet still reflects its original

era. The home appeared on a 1930s brochure for the then-new

Garden Oaks neighborhood. The owners collaborated with Mike

McIntyre of McIntyre + Robinowitz and Kraig Jankowski of Stan-

Co Home Improvements to revive the long-vacant house and

transform it into an attractive, functional home. The successful

effort was featured on the 2012 Garden Oaks Home tour.

“The entire yard was almost a jungle, completely overgrown,” says RD.

It’s worth noting that Mary spends much of her time working withK-9 Angels Rescue, a non-profit organization that helps shelter dogson the verge of tragic shelter fates find foster homes and permanenthomes across Houston. Saving this wreck of a home in Garden Oakswas another way of saving something that just needed a good family tocare for it.

RESCUE EFFORT

The original house, built in 1936, was 1156 square feet andincluded two small bedrooms and two bathrooms. Mary and RD

worked with architect Mike McIntyre of McIntyre + RobinowitzArchitects and builder Kraig Jankowski of Stan-Co HomeImprovements to rehab and reinvent the home.

Mary and RD’s wish list included a bigger master bedroomwith a larger bathroom. Expanding the kitchen was also high onthe list, as was more storage. The couple also wanted a frontporch, but settled for an entry nook and a nice-sized back porch.

McIntyre’s open, contemporary design added approximately289 square feet to expand the master suite and kitchen/diningarea, plus 172 square feet for the back porch. This brought theentire house up to 1445 square feet. The choice to keep the highwindows from the former attic level and add a skylight to the

The extensive demolition andreconstruction spanned fromAugust 2010 to July 2011. Theexisting two-bedroom apartmentabove the garage served as Maryand RD’s residence during therenovations and now functions astheir primary guest quarters.

LEAK LEADS TO SOLUTION

A surprising result of the renovationproject was the creation of a func-tional crawl space beneath the house,which now provides secure storagefor the couple’s canoes.

“The idea of raising house thehouse came after we finished fixingup the garage apartment,” says RD.After the water had been turned backon they discovered a major water leakunder the house. “But getting underthe house was dang near impossible,”says RD. “So at that point we decid-ed to raise the house to help accessthe plumbing, have storage for ourcanoes and make the house look big-ger.”

Jankowski points out that thecrawl space is now an intentionallydesigned the storage space, as a fewpiers were relocated to accommodateRD and Mary’s four canoes. Theprocess for raising the house involvedcranking up each beam individuallyover a period of 10 days.

ABOVE AND BEYOND

With RD and Mary’s input, McIntyre’sdesign called for eliminating the attic andvaulting the ceiling to take advantage ofthe attic-level windows on the south andwest faces of the home. This move, alongwith the addition of the skylight in theentry cascades ample natural light into liv-ing room and kitchen area.

The plans initially called for the vaultedceiling to simply be finished withsheetrock, but as the structure took shape,a collective decision between homeowners,architect and builder resulted in installingwood paneling on the ceiling to helpshowcase the soaring height and remark-able angles. Contractor Kraig Jankowskiand his team worked meticulously to alignthe boards and match up angles for a pre-cise look—without corner boards to coverjoints.

The exterior siding received the sameattention to detail. Every corner of theexterior siding features carefully miteredcorners. Jankowski found the selected sid-ing material through Mantalbano Lumber,which was discontinued about the timethat they were ordering it for the project.So they sourced all they could find fromall over Houston. “The Montalbano guystook special interest and worked with usto find enough,” says Jankowski. “It’s goodto have vendors that will do that.”

Jankowski suggested pulling up thewood floors and storing them in thegarage during construction. By the timethe floors needed to be put back down,Jankowski had found wood floors fromthe same era from nearby house demo tocover the square footage added for themaster bedroom, kitchen and diningroom.

The new vaulted ceiling peaks at about 20

feet and is finished with exquisite tongue-

and-groove wood paneling, rather than

sheetrock. Due to the previous roof sup-

port being taken out, a 500-pound I-

beam that spans across the entire room

now holds up the roof. A 1/2-inch steel

flitch plate supports the full length of each

valley.

The dining area connects to both the

kitchen and living area to facilitate enter-

taining in style with family and friends. The

restored chandelier is original to home,

and the mirror above the buffet belonged

to owner’s grandmother. The eclectic mix

of chairs includes two Henredon armchairs

that were recovered to complement the

color scheme.

It was a priority for Mary to keep allthe old original doors. “They are solidwood from 1936,” she says. “I didn’twant them going to a landfill.”

Per Mary’s request, Jankowski hadthem completely refurbished, whichtook longer and cost more than simplyordering new doors and made sure thestripping materials were recycled and/orsafely disposed of. “We actually pre-served about two thirds of the entirehouse,” says Jankowski.

MEETING OF THE MINDS

RD and Mary hit it off with architectMike McIntyre from the start. RD andMcIntyre were especially in sync on themodernizing of the space. The home-owners were referred to KraigJankowski through during a dog walkin the neighborhood. RD liked thatJankowski was working in the area andwas quite familiar with the neighbor-hood.

“We always encourage clients towork with a builder who does work intheir neighborhood so they are easy toget in touch with during the construc-tion process,” says Mike McIntyre.

RD says that during the GardenOaks home tour many comments weremade on the builder’s attention todetail and refinement of the design.Jankowski had considered becoming anarchitect upon graduation from highschool, and was accepted into architec-ture school, but never actually went.Later he worked for Stan-Co, hisfather’s construction company and hassince embraced the building out ofgood design.

tures period-friendly updates such as new hexagonal

floor tiles, a light fixture that was original to the kitchen,

Carrara marble and glass knobs on the cabinet doors.

The cheery Crossville tile was inspired by an article in LA

Bungalow magazine. AABBOOVVEE:: The new master bath is

bright and space-efficient for two. RRIIGGHHTT:: The master

bedroom was designed with reading lights above bed.

Double sheetrock with green glue in between provides

extra sound insulation from the nearby railroad. Mary says

she loves the train: “I’d rather have the train than neigh-

bors back there, plus I have room for my garden to be

away from the dogs.”

“I wanted to do this job, not because I wanted a jobto make money on, but I wanted to do this job,because I think I probably did it better than whatmost other builders would have done, says Jankowski.“I don’t think they would have worried about some ofthe things I worried about,”

Architect Mike McIntyre agrees and adds that allparties shared the vision of the elegant and efficientform the house could become.

CARPET CARE It is very important to vacuum any carpet regularly. Grit that comes offthe bottom of shoes from outside will abrade your carpet and cause it tosoil. I recently met with a leading scientist that tests carpet in a laboratory fora living with all the biggest manufacturers as his clients, and he told methat there is nothing worse for your carpet than using a Dyson vacuumcleaner. I was shocked. He said that it is like cleaning your car with sandpaper.
