OVERVIEW
LINCOLN, NE
AREA
One of only a handful of US cities with the State Capitol and Flagship University Campus, Lincoln is ‘a nearly recession-proof city which is not slowing down’.1
The past decade, while economically devastating to many communities, provided telling proof of Lincoln’s resilience and strength. In 2009 while the US home value index was only midway through it’s eventual 23% decline, Lincoln had already begun to rebound from it’s meager 3.1% drop. Utilizing this headstart, Lincoln’s market currently stands 17% higher than it’s previous peak while the US average still hasn’t fully recovered to pre-recession levels.2 Over the past 10 years, the city’s downtown alone experienced $1.3 Billion in investment, creating infrastucture that set the stage for nearly 50% growth in downtown hotel rooms and boosted downtown residents by 90%.3
With over 36% of its residents possessing a bachelors degree or higher, Lincoln boasts a workforce that is as educated as it is hardworking. The city has leveraged this hotbed for skilled young entreprenuerial talent, in addition to its low business and living costs, to become a top 10 ‘best place for Business and Careers’.4 Lincoln’s Historic Haymarket District provides visual evidence of the city’s business momentum, where once abandoned buildings now house more than 100 software startups, solidifying the Star City as a key hub for the emerging Midwest tech scene, better known as ‘The Silicon Prairie’.5

PROPERTY AREA
The new Hudl International HQ is a continuation of the recent redevelopment of Lincoln’s West Haymarket District, an eight block, $344 million expansion of the popular Historic Haymarket District. A combination of public and private investment led to over 400 acres of underutilized railroad property on the western edge of the Haymarket District being converted into an active residential, office, and entertainment district.
Positioned at the heart of Lincoln’s Silicon Prairie and engulfed by residential, hospitality, office, retail, grocery, and entertainment, this property resides at the hub of the most sought after ‘Live/Work/Play’ area in Lincoln. Among other locales, the property sits three blocks west of downtown, within walking distance of the University of Nebraska’s Flagship Campus, and only steps away from the Pinnacle Bank Arena, the Railyard Entertainment District, Lincoln’s Amtrak Station, the Historic Haymarket District, and the soon-to-be-completed Canopy Street Market grocery store.

BUILDING INFORMATION
The Hudl International Headquarters is a seven-story mixed-use building offering dynamic, Class A space in the heart of Lincoln's West Haymarket District. At a cost of approximately $35 million, the 170,000 square foot structure is one of the largest office buildings constructed in downtown Lincoln in several years. As the primary tenant, Hudl occupies the top four floors of the building, and Nelnet, another leading Nebraska-based company, occupies the second floor. The building was designed to showcase Hudl’s innovative and forward thinking mentality through features such as environmentally friendly heating and cooling from the adjacent District Energy Corporation (DEC) power plant, sun shades, dyson faucets, and a partially enclosed seventh floor offering a company cafeteria, game room, rooftop patio, and green space.
The building utilizes a fourth floor walkway to connect to 700 of the 2600 covered parking stalls that reside within 500 feet of the building site. A courtyard planned to border the north side of the Hudl HQ building will provide a natural gathering area for employees and visitors alike while improving the building’s aesthetic appeal for pedestrians traversing the vibrant Canopy Street.
