EXISTING CONDITIONS
HISTORY
• Collection of neighborhoods stitched together by historic roads, rail lines, and waterways
• Established in 1863, Oaklette is considered the oldest existing neighborhood and the only nationally designated historic district within the study area.
• The area’s ‘oldest roads’ remain the backbone of Indian River’s internal roadway network
COMMUNITY CHARACTER
• The area’s diversity of residential neighborhoods promotes a desirable quality of life, but needs appropriate measures to protect them as redevelopment takes place.
• The commercial corridors of Indian River Road and Military Highwaylack a sense of place and physical identity.
• Opportunity to add industrial uses at existing clusters near former Ford Plant and Conference Center area.

EXISTING CONDITIONS
TRANSPORTATION & MOBILITY
• Current arterials serve needs well (Indian River Road, Military Highway, Providence Road, and others)
• Indian River Road is perceived as having excess capacity; “road diet” feasible
• There is a need for more street lighting in residential areas
• There is a need for more and improved access to transit
• There is a need for additional sidewalks, bike facilities and trail connections throughout the area
QUALITY OF LIFE
• Desirable, well-established community.
• Rivers/creeks/streams/wetland areas define the study area and surroundings; need additional public access to water for recreational uses.
• Additional community amenities including a community center.
