CONCEPT DESIGN I believe funcƟon denes form and restricƟons create opportuniƟes. The brief outlines a 3 bed, 2 bath home that addresses accessibility needs through a sus- tainable lens incorporaƟng James Hardie products where possible. I began by invesƟgaƟng the 120m 2 footprint in Fremantle and read the Fremantle Special Control Area Provisions for Small Inll Development. This further in- formed my design although the southern walls of the design can be moved to address the 4m 2 setback. I spoke with the council regarding the size of the foot- print versus the size of building and as a consequence have developed a compact soluƟon comprising of approximately 70m 2 ground oor and 50m 2 rst oor. Currently the total oor area is 116m and an addiƟonal 1-2m have been gained through the substanƟal European style window boxes. All the relevant R-code requirements have been considered in this design. Build- ing height, size, privacy, open space, permeability of driveways (etc) will be for- mally addressed in the event that the concept design is accepted. Site con- sideraƟons lead to it being propped on slits rather than dis- turbing the root network any more than necessary. IniƟal orientaƟon was to open the entertaining area to the north . This lead to set back and privacy issue along with creaƟng a sub- stanƟal heat gain from the West. Sheering 50m from the Ground Floor plan and creaƟng a rst oor lead to further adaptaƟons to re- main accessible. A nal manipulaƟon of the angle of the house kept the north facing entertaining area while pro- tecƟng it from the harsh West. Further changes were made to draw the south west breeze through the home. The Final placement allows for site access from the exisƟng driveway or from the East if required. The neighbourhood friendly enter- taining area doubles the size of the home and extends privacy of the living spaces from the street. Water tanks are placed at the low- est point on the block collecƟng from the permeable deck and roof spaces Solar Plan Prevailing winds The JHome. Walking down the hill from the North eastern cor- ner of the site you can see the JHome set back be- yond the shaƩered fence, perched on the edge of an expansive deck. Set at angle just west of North and hug- ging behind the eight meter high Plantanus Tree, half of the building hides, while the other presents a slightly L-shaped double storey home with warm orange walls, bold charred black lines and a pale eucalypt skirt and skillion roof that lazily taper away from sight. A modern Façade that protects and hides the building’s compact simple form and disguises the oversized European windows of the upper oor bedrooms. The roof reaches west and waterfalls into a louvered wall that dives behind the parking spaces hid- den under the ground oor living areas. Set upon columns the insulated truss ooring system is surrounded by light weight walls that are either rendered or clad with Scyon boards and provide contrast to the pale Hardiedeck that addresses the north. As the site slips away from the terraced decks, Limestone boulders and cascading rockery succulents. Vehicles approach the site from the lower North Western corner of the block and park in the carport that has been formed un- der the deck and ground oor living areas. From here the two 20,000L watertanks can seen on the lowest point of the block – along with a space to store a future solar baƩery. A straight stairway adjacent to the car space presents the sheltered main entry to the home. An alternate ramp winds from the opposing car bay and tracks the southern boundary to arrive at the laun- dry door to the rear of the building. The level entry disguises a recessed door grate diverƟng sand and water from the threshold and opens to present a three bed- room, two bathroom home with a exible layout that caters to the present downsized needs of the new owners, while allowing minor future renovaƟons to achieve a PlaƟnum Level accessibility raƟng.
