REPORT BACK1. financials The 8 months operational results are well within the budget with a

surplus of r655 415 however, the capital projects have exceeded the

budget for the year. This is primarily due to:

1.1 The state of the electrical wiring and other unforeseen costs at

the main gate project. This project has been completed and the

overrun amounts to r311 762.

1.2 The painting of the top gate has been brought forward to this

financial year resulting in an overrun of r135 900 for the year.

1.3 income for capital projects are generated from Buy-in levies

generated by sales only. The Board is of the opinion that Buy-in

levies cannot continue to be the only source of income to fund

capital projects.

Our Financial position (Balance sheet) remains very strong with bank

balances at r3 719 939 and levies outstanding amounting to only r45

918. current liabilities amount to r1 769 250.

2. flood Mitigation Project Approval was given for a special levy to fund the upgrade and safety

of our bridges over the river on the estate. The following projects were

funded and completed by the HOA:

2.1 Major upgrade of the bridge between the 5th and 6th hole.

2.3 gabion protection and upgrade of the bridge on the 15th hole. The

SSc financed this bridge.

2.4 gabion protection and upgrade of the bridge on the 16th hole.

2.5 Storm water link between the dam on the mashie course and the

lake.

The pictures below show clearly that our bridges are aesthetically

pleasing and are protected against floods.

3. gardens The Members requested the Board of Directors to replace the love grass

on the humps on the centurion Drive gardens. This has been done and

with the growing season still ahead of us, there should be a marked

improvement of our main garden on the estate.

The end of 2014 is upon us and the Board of Directors are pleased to report back on the following:

The garden at the Main entrance was not at the standard that we set

for ourselves and it was decided to re-design the garden - the result

speaks for itself.

4. Security upgrade The security upgrade approved at the last AgM is progressing well and

the quality of the iP cameras is superb, what a difference in picture

quality. expected completion date at this stage is 25 november and

we expect to have more than 98% complete by that date. There is

sometimes a delay in products because of the demand before the

December holidays, but most of the equipment needed is already

delivered to the estate.

Once completed we will rely a lot more on technology protecting

our estate especially in the golf course, river entry and exit areas. We

will have dual recordings of all our camera systems and the ability to

playback from the estate and Security manager’s offices. Video analytics

technology will raise alarms in the monitor room if movement is

detected in defined areas and we can respond immediately.

let us not forget the quality of service we receive from Bidvest Protea

coin and the people protecting our estate, we are very fortunate to

have about 28 months without a single incident which is the longest

period ever and i personally would like to thank everybody involved in

our estate security for another peaceful year.

We will always need your support as well, especially during the Festive

Season, as such inform us immediately if you notice anything suspicious.

bonus, it makes a big difference to them just to say

thank you for protecting us.

5. conclusion

The Board of Directors wish to thank all owners for paying their levies, including the special levies, on time. Without

your support and contributions, it would not be possible to make the necessary improvements on our estate. These

improvements will support the growth of your property investment value on the estate.

lastly, the Board of Directors wish you a well-deserved December break and please return safely from where ever you

go for the holiday period.

Guard bonusesThe first Advent calendars are at the checkout

counters in the stores and i ask myself how a child

can see this tempting object sitting on the mantle for

a whole month and not be tempted to start opening

the little doors to discover the treat inside. How times

have changed!

coming from a german background, traditions are so

different from english traditions. We had the advent

calendars, but no chocolates treats inside, just lovely

little scenes leading up to christmas eve. They were

put away each year and taken out again the next. i

still remember the feeling of anticipation when my

Mom brought out these calendars because with every

door opened, christmas eve was a day nearer.

As we count down the days to christmas and the

holidays, please remember our guards that have kept

us and our homes safe for the last year. i know that in

the last few weeks, access to the estate has not been

as smooth as we would wish it to be, but our guards

have always tried to help with a smile.

Many of our residents ask why i am appealing for a

donation for our guards. The truth is: our estate has a

strong culture of concern for others and each year we

have been able to bring joy to the lives of our guards

when it counted most.

The token of our appreciation towards the guards

shown by our members goes a long way towards

strengthening our relationship with the security team

and the lack of crime on our estate is a testament to

their dedication.

The donations are totally voluntary and unspecified.

The board of the Homeowners Association will again,

add an amount to our appeal depending entirely upon

performance.

With the Festive Season almost upon us again it is a time to be merry in the company of loved

ones and friends. An entire year has come and gone in the blink of an eye. As i look back over

these past 12 months, i know that it has been about as full a year as i can remember. But

christmas itself still remains a time for reflection and a focus of hope for the future.

Our modern world places such heavy demands on our time and attention that the need to

remember our responsibilities towards others is greater than ever. it is often difficult to

keep this sense of perspective through the ups and downs of everyday life - as this year has

constantly reminded me.

As we prepare to unwind, relax and celebrate, it is important to pause for a moment and reflect

on the year that has passed. This moment of reflection will help us see how far we have come

and what still needs to be done in order to accomplish the objectives we have set for 2015. To

face the future with confidence, we need to draw from lessons of the past.

For us 2014 has been a successful year in many respects, but also one that produced

some daunting moments - from which we have learnt, acted and can now see some of our

achievements such as the refurbished Main entrance with beautiful gardens along centurion

drive, extensive repairs to bridges and the golf course and a superb security record with new

monitoring systems that will enhance the security team`s ability even more.

We have to also continuously remain vigilant about the risks pertinent to our environment and

functions – both existing and emerging – as well as ensure that we have both sufficient and

practical mitigation measures in place in order to cushion the effects of these risks.

i also want to thank all staff who will be working over the festive period and cannot be with

their loved ones. Our thoughts will be with you. For some people, the coming holiday season

will not be a joyous occasion because of personal circumstances or loss. Our thoughts, hearts

and prayers are with you as well. As some of you make the long journey home or to various

destinations, please drive safely.

i take this opportunity to thank all the residents for their contribution forming part of this

community and extend my warm wishes for christmas and new year to all.

There is an unseen risk of owning property in gauteng, a danger hidden well beneath your feet. As about a fifth of the gauteng province is underlain by dolomite, it is a geological phenomenon which affects a very large portion of residents within gauteng. Most of the greater centurion area, sadly the centurion residential and golf estate included, is developed on karst dolomite land.

The Dolomite guideline, issued as a joint publication by the Departments of Public Works and Water Affairs, The university of Pretoria, the counsel for geoscience and VH Water geosciences consulting, describe dolomite as sedimentary rock type, single mineral rocks consisting of the chemical combination of calcium and magnesium carbonate. These rocks dissolve in the presence of water combined with carbon dioxide. As with all natural processes, this is a slow process that happens as part of the weathering process. Where the dissolving process has been ongoing for many millions of years, landforms, erosion features and subsurface solution cavities as well as cave systems form a special environment that is referred to as a “karst”. Where these underground caves or cavities collapse, it is referred to as a sinkhole. A sinkhole can be as small as a few centimetres deep, causing a mere depression on your lawn. Older residents will recollect the deep sinkhole, caused by mining activities, at Blyvooruitzight near carletonville into which the Oosthuizen family, their home and car disappeared into on 4 August 1964. luckily there are no such mining activities underneath the centurion residential estate!

As the chambers in dolomite rock, created over a very large period of time, makes excellent aquifers, the ground water yielded by boreholes and springs from such underground water storage is of excellent quality.

The question is, how you, as resident, in a dolomite area, can limit the risk of a sinkhole knowing of the geological formation of mother earth underneath your property.

The following should be taken note of:

1. Be aware of the karst dolomite and ensure that your architect and engineering teams have duly compensated for such. The gautrain has excellent underground concrete pillars supporting the tracks where it crosses centurion. Don’t be penny wise and pound foolish in the construction of your home or any other buildings on your property, including the boundary walls.

2. This also pertains to any addition to or renovation of your property. ensure with the relevant professional that the additions, renovation or new portion shall be built in the manner prescribed for dolomite development and that your existing property and its foundation can withstand the additional weight or loadbearing.

3. excessive pumping of groundwater lowers the underground water lever, which also increases the risk of sinkholes. The management of ground water levels are important in the stabilising of the ground and safety of buildings. Pumping of groundwater should be carefully monitored especially in periods of drought, regardless of the severity of the drought. even after a dry winter, the ground water level is lower than during the summer rain season. in any event, water, including groundwater, is a scarce commodity which should always be used conservatively and sustainably.

4. leaking water pipelines can hasten the formation of the karst dolomite cavities. extra care should be taken with your own water pipes to ensure that any leakage, regardless of the size, be attended to urgently and immediately. Any leakage of main water supply pipelines should be reported immediately to the centurion estate management and the relevant authority.

5. Be acutely aware of any changes in the level of your garden or sudden cracks appearing in your property. Act immediately to ensure that loss of property or worse, lives, will not occur.

6. Make sure that the dolomite land is noted on both short term insurance policy for both your movable and immovable property.

7. in selling or renting your property, make sure that any prospective purchasers or tenants are aware of the karst dolomite phenomenon.

8. ensure that you have advised your insurance broker of the real risk of dolomite cavities and that the appropriate insurance cover is in place at all times.

Should you be unfortunate to have a sinkhole appearing on your property, we suggest that you do the following immediately:

1. cordon off the area and ensure that pets, children and other people cannot venture near the sinkhole. The edge of the sinkhole can be deceptive and may still be crumbling as part of the “roof” of the cavity. Take thus care to rather cordon off a larger area as precaution.

Once cordoned off, the area should be avoided completely.

2. immediately communicate the appearance of the sinkhole to the centurion estate Management as well as your neighbours, including the golf course if your property is adjacent thereto. remember to alert your short term insurance as well, regardless of whether you will in fact lodge a claim or not. Subsequent damage to the buildings may only appear later or after diligent inspection.

3. if any person or pet has fallen into the sinkhole, alert the emergency personnel and let them, as trained professionals, conduct the rescue. Do not attempt this yourself!

4. Depending on the proximity of the sinkhole to your property or other buildings, including the boundary wall, obtain a professional to do the necessary inspection to ensure that your property and the buildings thereon has not been damaged or is about to be damaged by the sinkhole. causal damage to the change in the geographical structure of the land is not unheard of.

Most importantly, do not be afraid or threatened. Although karst dolomite is a real geographical phenomenon in gauteng and the greater centurion area specifically, it is not a threat or cause to sell and move house. it can be equated with swimming in the ocean where sharks and blue bottles lives – be aware of the dangers, be vigilant and observant. Do enjoy living in the estate. you share the risk with many others, not only in the estate but in gauteng and in many other areas of South Africa.

CApTAIN’s reportMy how this year has flown by. it seems as if i was considering what to say in my christmas edition of the interface just yesterday, and yet here it is again!

2014 Will be remembered as a year where we had unprecedented floods and severe damage to our course. This resulted in a huge drop in the number of rounds that we have managed to put through the course which in itself, adds further challenges to all concerned.

During the year, we had a much improved league performance from our league teams. We managed to win the “river runs Through it” competition and floundered in the Matcovich Trophy although we did manage to win at Silver lakes to redeem some pride. Hokaai Meat came on board to sponsor the monthly captains challenge and continue to be a loyal supporter.

The Pro Shop has seen some changes as well. Jannes and Kelly have added to the centurion family with the birth if their first child and i am all sure you will join me in wishing them all the very best! Hans (Mt edgecombe) and Jean (Studies) have left us and Wian and Joshua have filled that void, and throughout all of these changes, we continue to receive great deals and service from the team, culminating in the hugely successful Sikkels golf Day held recently.

Petrie and his team have had a very challenging year to say the least, and i applaud them

for their continued efforts to try and get our course in the best possible condition for us to enjoy. We are all very appreciative of your efforts Petrie!

To you, the loyal members, i would like to thank you once again for your patience and understanding during the year. i would like to take this time to wish all our members and their families, as well as the staff at centurion country club a very blessed christmas and a prosperous new year. if you are travelling away on leave, travel safely and we will see you in 2015!

We will be resuming the monthly captains challenge in January 2015. until then, please don’t forget to pop in and support Hokaai and don’t forget that they do deliveries into the estate. (Might be handy over the Festive Season)

CApTAIN’s reportLadyWhere has this year gone? it seems crazy, but 2015 is just around the corner. We do however still need to celebrate christmas before bidding farewell to 2014. The question is: How are you going to celebrate christmas? This is the time for giving and spending precious time with our families.

My special christmas wish to all our golfing members, our committee members, the staff of the club, the caddies as well as all the residents of the estate:

”Wherever you find yourself this Festive Season, whether you are going on holiday, staying at home, working, playing golf… whatever you get up to, please stay safe and have a wonderful Christmas and Festive Season.”Back on the golfing news, we had two ladies who participated in the S.A. Mid-Amateur championship at irene country club during the month of november - Kerry-Ann Murgatroyd and Piret Vilborn. gauteng north’s Piret Vilborn claimed a home victory in the c-Division. Our centurion lady closed with 35 points to win the title with 90 points in total. congratulations to Piret. A special big “Thank you” must go out to Joey du Toit who unselfishly volunteered her time to work at irene country club for this 3 day tournament assisting with the scoring.

Our thoughts and prayers have been with our friend and fellow lady golfer, elize Visser after her liver operation which was successful however, the aftercare is very important and elize is back home. We wish her a super speedy recovery to be back on the golf course in no time at all!

By the time this goes to print we would have had our Festival of golfing weekend.

sikkels Golf Day

2014On the weekend of 1 November, Jannes hosted his annual Sikkels Golf Day and Night Golf. What a fun day and night it turned out to be and a huge thanks must go out to everyone who took part in the day. The atmosphere on the patio during prize giving was fantastic. The Pro Shop staff worked really hard and must be thanked for their efforts. A special thanks to all the suppliers for their generous sponsorship of great prizes.

The night golf of course raised much interest and excitement. The course set-up was done the same way as last year however this year the shootout was slightly different. This kept the interest going as those who qualified had to wait and see if they would be victorious.

Congrats to Triston Bryson who won the shoot out and took home a brand new Taylor Made golf bag.

The second last Hokaai Challenge of the year took place on Saturday, 25 October. A big thanks to

everyone for coming out and making this event a monthly success! Also, a big thanks to Hokaai Butchery for

their amazing sponsorship. Top honours were taken by Hamish Mckee; Kayleigh Mckee; Alan Mendes and

Hayley Mendes. Congratulations to all!

The last Hokaai challenge for 2014 will take place on 29 November as part of the club’s Christmas Festival

of Golfing weekend. Be sure not to miss out!

The finals of our APBCO Junior Challenge took place on Saturday, 8 November 2014 with the top 5 qualifying

Juniors participating - Ivan Verster, Janco Fivaz, Michael Sinclair, Kyle Campbell and Edwin Kruger.

This tournament started at the beginning of the year with 33 Juniors entering. It was a nail biting end to the

tournament with 14 year old Edwin Kruger being victorious. A huge thanks must go out to Louis Fivaz, the

generous sponsor of this tournament from APBCO Sure. Edwin went home with a stunning bronze trophy and a

R2 000 cheque in his pocket.
