Aesthetics: Property maintenance

The average person will buy in a gated community mainly for two reasons: security and investment.

The community can be rest assured that the CHOA will do everything in its ability to protect your investments and encourage a positive growth. However, residents also have a responsibility to maintain and beautify the Estate, as well as their properties on a continuous basis. For quite some time the CHOA has been sending out letters on a bi-weekly basis addressing trailers, gardens

and maintenance such as painting properties. This process is managed by means of a register where residents that ignore these requests ultimately receive penalties.

The CHOA currently sends out an average of 120 letters monthly in this regard with no personal agenda but purely an aim to improve the aesthetics of our Estate. We plan to step up this action and would appreciate every resident’s support in this matter.

Our new recycling initiative kicked off on the 2nd of September, and we had great participation. Our sincere thanks to all our residents taking part in this initiative to save our environment by diverting recyclable martial from landfill.

The City of Tshwane only has 7 landfill sites, and once they

are full the waste needs to be transported further away, which will increase costs, and therefore eventually our taxes.

These statistics were recorded in 2007, which means that Kwaggasrand, Garstkloof and Derdepoort are already closed. If this continues at the alarming rate it is happening at this moment, we will have to move to another planet!

The energy and resources that manufacturers save by manufacturing items from recycled material instead of virgin material is so high, that it can bring prices down, which will be good for the consumer’s pocket. This can only make a tangible difference if we all work together. With the increase of fuel and food prices, we need to look at innovative and creative ways to re-use our resources before we replace them.

Most South Africans were always spoilt with large living spaces. it is the one luxury most of us comment on after staying in the united Kingdom or europe. The sheer numbers of people competing for housing in all forms are increasingly limiting the actual area designated for living spaces.

As there is limited land available for development, erven sizes are decreasing rapidly whilst the price of such erven remains high, if not increasing. Having space and a large erf are becoming a cherished luxury for the rich and the fortunate.

in a formally developed township the boundaries of neighbouring erven are clearly defined. Most neighbours strictly adhere to the building of the boundary wall either solely on their own erf or, by agreement, encroaching equally on each erf. good neighbourliness and law abiding citizens ensure that the boundaries are honoured.

However, good neighbourliness is not always exercised where the neighbour is a golf course.

Property owners increasing their erf by extending the boundary walls of the erf onto land of the golf course itself are an increasing phenomenon.

And if the neighbours on both sides of the property have extended onto the golf course, it will be almost natural for the property owner left behind to also expand his property similarly. These slow increments have a long term result that golf courses are becoming narrower.

it is illegal to expand your property onto land owned by another, for the personal and exclusive use of the expanding property owner, even if it is on land of the golf course.

These “landgrabbers” usually have extensive landscaping in the area and elaborate walls as an attempt to actively hide the illegal claiming of land which is not actually theirs. They also use the building of structures and entertainment areas as a “proof” of legal occupation.

Sadly, some property owners might even be blissfully unaware of the situation as they have

purchased the property with the boundary walls or landscaping in place with no idea of them actually occupying illegally land which does not belong to them. Depending on the wording of the purchase agreement, these innocent purchasers may not even have recourse against the seller for the now inevitable loss and damage.

it is important to note that the owner of the golf course, whether an association or company, has a legally enforceable right against any person, owner or occupier, whom illegally occupies land of the golf course. claiming loss or damage to entertainment areas, landscaping or other structures does not constitute a legal defence to the claim for return of the land.

in enforcing the rights, the golf course will be entitled to claim the actual land back with the boundary wall re-erected on the proper boundary of the illegal occupier’s erf. The cost of the eviction, demolition of the structures and the rubble removal will be for the account of the illegal occupier. And so will the rehabilitation of the edge of the golf course to acceptable golf course standards.

The owners of the golf course might elect to use the structures illegally so erected, should it find it convenient. The improvements will have become the property of the actual land owner by attachment.

in addition to the above, the owner of any property has an obligation towards its bondholder to ensure that the property is duly attended to and legal requirements are met. if the land is illegally occupied, it is in all probability that the structures built on this portion of land illegally occupied are without approved plans from the local municipality, and hence constitute an additional risk for the property owner.

Furthermore, in adherence to the insurance requirements for the property, a pre-requisite on a bond agreement, the proximity to a golf course is noted. Being in closer proximity to flying golf balls not only increases the risk for the insurer on buildings and structures.

The possible effect on personal liability insurance could be financially disastrous for such a property owner. When one of your guests in your entertainment area is struck on the head and it is found that you are in fact illegally occupying the land, it will be the choice of your insurance company whether to accept or repudiate the claim should your guest suffer severe damage. And don’t for one moment think that your friends might not turn on you when they need millions in loss of income due to an injury sustained!

in reading this, some owners whom have knowingly illegally occupied land of the golf course might take offence to be labelled as “illegal occupiers”. But consider the following scenario: would you have tolerated an informal squatter camp to illegally occupy, build their structures and settle on the edge of the golf course tomorrow?

They will be as illegal as your landscaped garden, koi pond or entertainment area on the same land.

We suggest that all property owners alongside the golf course and other open areas shall diligently ensure that their properties are strictly limited to the legal boundaries thereof. And if it is found that your property does encroach on the golf course, immediately approach the centurion Home Owners Association.

The sooner you enter into a discussion to have the original boundary restored, the less of an embarrassment will the eventual enforcement of the land rights of the golf course be to you and your family. And the lesser the financial implications.

We have all heard these jokes but Diabetes is no laughing matter. According to the International Diabetes Federation (IDF) the estimated number of people with diabetes in South Africa is around 840 000, but other studies say there may be as many as 1.5 million diabetics. More people are dying from Diabetes than from HIV.

What is Diabetes?When we eat something, the food goes to our stomach where it is broken down into glucose molecules and dispersed into our transport system called the bloodstream. In order for these glucose molecules to be used by the cells as energy they need to be let in to the cells. The manner in which they are let in is described as a lock–and-key system. The cell wall is the lock which can only be opened by the key which is insulin.

Insulin is a hormone produced by the beta cells in the organ called the pancreas. If a person has diabetes, either their pancreas does not produce the insulin that they need, or their body cannot use its own insulin effectively. The glucose stays in the bloodstream, while the cells are starving. The high blood glucose levels can lead to serious complications.

Anyone, anywhere, at any age can develop diabetes. The risk factors include:

Age: 90-95%of people with diabetes have type 2 diabetes. This type usually occurs in people over the age of 40 but now also affecting children and adolescent to a greater extend.

Obesity – over 80% of people with type 2 diabetes are obese.

DIABETES– Sr Regina Kotze, Intercare Irene, Southdown Shopping Centre

A family history of diabetes - Research has shown that people are more at risk if there is a family history of diabetes. The closer the relative, the greater your risk of diabetes.

Physical inactivity - The less exercise you do, the greater your chances of developing diabetes.

Impaired glucose tolerance(IGT) – a normal blood Glucose level is usually between 3.9 and 6.0 mmol/L. Impaired glucose tolerance is a level of blood glucose that is higher than normal but not diagnostic of diabetes.

Race/ethnicity – Research has shown that certain ethnic groups are more prone to developing Diabetes.

Diabetes during pregnancy – Woman who have had gestational diabetes or who have given birth to a large baby (>4kg) are at greater risk of developing type 2 diabetes at a later stage in their lives.

Signs and symptoms

• Weightloss

• Dizziness

• Tiredness

• Frequenturination

• Excessivethirst

• Blurredvision

ManagementWe have no cure for diabetes yet, but effective treatment exists. At Intercare we have a multidisciplinary team approach with the Diabetes Nurse educator as coordinator. This has been most effective in managing and reducing the risk of complications. Our patients haveaccesstoappropriatemedication,qualitycareandgood medical advice, and therefore should be able to lead an active and healthy life.

In the August edition of the Interface, Birdrunner discussed the first of five steps to get started with birding, namely “Get the book”. Although CDs and multimedia are not “books” as such, Birdrunner deemed it fit for these additional resources for bird identification to be discussed together with step 1. In the current edition, she will, therefore, briefly discuss a few CDs of bird calls that can also be useful in identifying birds, as well as some useful multimedia options one can use.

Birdrunner plans to discuss step 2 (Get the “tools”), as mentioned in the July Interface, in a future edition of the magazine. Just remember that the Birdrunner does not intend to provide scientific articles about birds – the main aim of these articles is to raise awareness about and create interest in birds and birding (as well as running in some instances).

Bird call cds

Birdrunner would recommend prospective or active birders to buy a CD with recorded bird calls that can frequently be heard in Southern Africa, or at least in one of its regions or habitat types. This can be used as an additional resource to comprehensive field guides and other books about birds or birding and can make it easier to identify a bird that one meets in nature.

■ Bird Calls for Beginners (60 common Southern African birds calls on a CD,

with a book that includes photos, distribution maps, etc.)

An LBJ or a “Little Brown Job” is birding “slang” for a small, brown bird that makes identification a difficult task. Cisticolas, warblers and larks are a few examples of LBJs. There are, for example, more than 25 different larks to be found in the Southern African region, of which most are quite pale in colour. Without information about their calls, identification could provide quite a challenge.

The above are only a few examples of bird calls CDs. It is also a good idea to search the Internet for CDs that can be bought at shops and/or online. Birdrunner and her husband are fond of the The Sappi Guide to South African Bird song Part 1 Beginners, which they ordered from Adventures With Nature (see www.awn.co.za/birdcd/birdcalls.php). On this CD, Monty Brett and Clive Hopcroft discusses and play some common daytime and nocturnal calls, providing some associations with the calls that makes them easier to remember or distinguish.

MultiMedia

The Roberts VII Multimedia PC Edition is a computer program with a variety of photographs, sounds, illustrations, maps, bird lists, information about birds and birding spots, etc. The program can even guide you through the process of identifying a bird. Furthermore, you can create your own bird lists using the program, add notes or use many of the other functions via your computer.

There is also a PDA Edition available for personal digital assistants (a type of mobile device). iPhone, iPad and Android editions can also be found.

One can also download applications like the Sasol eBirds of Southern Africa on a BlackBerry, iPhone or another compatible mobile device. When Birdrunner had a look, it cost R239,99 on BlackBerry World (http://appworld.blackberry.com/webstore/content/7029/?lang=en&countrycode=ZA).

Birdrunner and her husband use the Sasol mobile app. It helps them to identify birds especially in the following circumstances:

■ When they do not have their field guide

with them (it is easy to forget one’s book at home or not have capacity to carry it, but a mobile phone is usually close by)

■ When “unplanned” birding takes place (one often unexpectedly finds a bird somewhere)

■ When they want to apply a filter according to the habitat, colour, province, etc. to limit the possibilities in order to make identification easier

■ When they want to hear if the sound made by a bird, corresponds with the call on the cell phone (to confirm its ID).

Some birders use playback of bird calls to attract birds into the open, etc. There are certain do’s and don’ts in this regard. Playback is a controversial issue, which will be left for possible discussion in a future edition of the Interface.

Those lucky enough to be born in in the month of September can claim the vibrant aster as their birthday flower. They provide an abundance of large blooms in summer and early fall. Asters come in a great variety of colours including red, white, orange and various shades of pink and purple, making them one of the most popular flowers for use in floral arrangements.

Asters in History

It's estimated that there are more than 600 different species of these colourful wildflowers. Reminiscent of the daisy, asters can be found in North America, Europe, Asia and South America. Despite its appearance, the aster's large flower is not one single flower, but actual an assortment of many tiny tubular flowers. Ancient Greeks name the aster after the Greek word (astér), meaning star. They often used asters to create wreaths, which they would place on altars.One popular myth attributes the origin of the aster flower to the Greek God Virgo who was saddened by the lack of stars in the sky. Upset, Virgo began to cry. As she cried, lovely aster flowers began to grow on each spot where her tears landed. During the Victorian era, asters became very popular. Victorians were fascinated by fluorography – the language of flowers – and would use the colour, type and arrangement of various flowers to send secret coded messages to one another. Asters conveyed feelings of love, devotion and daintiness.

Colours and Symbolism

Asters are associated with the qualities of faith, wisdom and valour. One of the most often selected colours of asters is purple. The colour purple represents wisdom and devotion, and has long been used to denote royalty. A bouquet featuring a variety of purple hued flowers next time you want to make someone you love feel like a king or queen. White flowers are associated with innocence and perfection. They can also signify a new beginning, making white asters an ideal choice to give to someone celebrating an engagement, graduation or starting a new job.

it seems as though the winter never happened this year… i wonder what the summer holds in store for us! My old friend Jurgen, often used to remark that we “South Africans” don’t appreciate our good weather. He might be right!

Thanks very much to all of you that took part in the inaugural ‘TOiT’S cAPTAinS cHAllenge’. The positive feedback we received was greatly appreciated and as a committee we will strive to improve the event even further as we go along.

you have to be impressed with the newly levelled/ry grass T boxes and it cannot be too long before they will be in use. The work along the 7th is quite

impressive and i think a nice good shower will get the grass back on track in no time. i am sure you have noticed the sand boxes on the par 3’s. Please fill in your divots.

congratulations to our Junior league team! They will play in the final against Silver lakes on 1 September at ccc and on 8 September at Silver lakes. The Mid-Amateur Scratch league are playing their Semi-finals against irene on 7 September at irene and on 14 September at ccc. All the best to you guys… play well!

Jacqui Lulu Tsepe passed away on 31 August 2013 and was buried on 7 September 2013. She died in a car accident less than 2km away from

home, Cornwall Hill Estate.

She is survived by two daughters and her husband, Lebina Tsepe. May her soul rest in peace.

Jacque was a member of Centurion Country Club from June 2009. Her friendliness and smile is sure going to be missed by all who knew her.

i would like to thank everyone from the bottom of my heart who took part in the ladies charity Day on 9 August (Woman's Day). Without your participation this day would not happen. To all the members who gave so generously before the day, we received so many prizes and donations, i can never thank you enough. The event proved to be a huge success. i could never have done it without all your help. i would like to thank Tilla Janssen, my Vice captain, for all her hard work as well as nicola van Heerden, (without your help nicola, this day would certainly not happen). Jannes and the boys in the Pro Shop, Amarille who always does us proud in the catering department, Sue Miles for always giving up her time

to be down at the club by 6h30am to take charge of the registration and raffle table. So as you can see, it is very much a team effort.

i would like to thank the local businesses that supported us, the Fishmonger who donated meal vouchers, Magde Meyer from Apple Property who donated the two golf bags and two travel bags for the prize giving table and to Johann Vorster Attorneys who sponsored a hole and fourball.

unfortunately, the day did start off with our first thunder storm and finished off with a down pour. Fortunately the sun did shine for most of the afternoon field however, this did not stop us crazy golfers from still pitching up to make the best of the day and enjoy ourselves. The day was won by Frik Venter with a score of 40 points. The raffle was won by none other than our ladies vice captain Tilla Janssen - this hamper is going to keep Tilla and her guests happy for many months to come. The "guess how

many balls in the container" (prize donated by Jannes Sik) was won by leen v d Bijl - there were 204 balls in the container, leen won 50 Srixion balls from Jannes.

The day ended with a talk by Marleen van der Walt who is the founder of the charity, Dynamic Woman for children. Marleen gave a presentation as to what she does for the children and families that are less fortunate than ourselves and she finished off with a slide show that touched all our hearts. So much so that after Maarleen's presentation Ken roux decided to take a pot round the dining room and everyone who had already given so generously put their hands in their pockets and another r1 650.00 was raised. Flip Diedericks then very kindly donated the same again. Wow! Marleen was touched by how we all responded. Overall we raised an amount of r37 000.00. This amount is going to be handed over to Dynamic Woman for children at a little function at the club during September. i think

we are all quite happy knowing that the money sure is going to a good cause.

Our early Birds ladies Thursday competition will move back to the morning field as from the first week in September. The early Birds quarterly prize giving and brunch will be taking place on Wednesday, 11 September. Our Spring ladies Open will be taking place on Thursday, 19 September, so ladies please invite all your golfing friends from other clubs to come along and enjoy the day with us.

Vir sommige 'uitlanders' was die ondervinding nie so aangenaam nie! Die Fransman en engelsman het maar lelik hulle neuse opgetrek vir hierdie gedoende!

Fanie en 'n paar ander manne het diep gedelf in die skedel en heerlik gesmul aan die oë en harsings!

Ons pro, Jannes Sik, kon dit net die regkry om een happie te vat nie. Hans was ewe dapper en het baie ordentlik klein happies van hierdie delikatessen geneem!

Dit was 'n aand van eerstes en van baie lag en pret!

Stuttgart!

Congrats Pete -Mercedes-Benz recently held their Mercedes Trophy national Finals on the beautiful island of Mauritius. The regional Finalists from 24 dealerships competed for a spot to represent Mercedes-Benz South Africa at the Mercedes Trophy World Finals in Stuttgart, germany. At the World Finals, the finalists will get a chance to play against 40 other countries competing for the Mercedes Trophy World Final champion Title 2013. The World Finals take place in September.

Peter ray, a resident at the centurion golf estate, played amongst three thousand participants in SA and won the regional Finals at rand Park and then went to Mauritius for the national Finals. The Finalists were privileged to bring along their partners to the event. Peter and evelyne, his partner, were treated to stay at Heritage le Telfair Spa and golf resort for a few days.

Whilst the golfers tried their best against the windy conditions at the Peter Matkovitch designed golf course, the partners were shopping in Port louis or cruising around the island on a catamaran. Flanked by rolling mountains on one side and the blue waters of the lagoon on the other, the Heritage golf course has earned the top spot among the most beautiful golf courses in Mauritius and the indian Ocean region. The 18-hole, par 72 championship course was crafted with the utmost care to incorporate the features of a naturally hilly landscape with small lakes and streams. The course combines the pleasure of the game with exceptional views. The diversity of landscapes makes every single hole unique, offering a challenge for golfers of all levels. With the windy conditions Pete decided a driving iron was his club of choice instead of the driver, as trouble was easy to find off the fairways.

On the final night at the gala dinner the three divisional winners were announced. Pete in the A-Division won his trip to germany on an excellent score of 36 points.

We all know Pete to be an accomplished and respected person in his profession and his individual right. Pete is known to be generous and full of humour, not leaving you short of any entertainment whenever you may see him. As a sportsman he excelled in tennis and golf when he was a teenager and has only gone from strength-to-strength. Pete is always keen for a game of squash or golf (for a buck or two) with fellow residents and enjoys socialising thereafter, he actually finds it quite a necessity to ‘chat about the game’ afterwards. Many know him as a friend who has always been loyal and genuine, and someone you can depend on.

On behalf of us all, we wish you well and don’t hurt the boys too much in germany.
