IntroductionSaving at the moment is essential but there are two major problems issues to do it on your own:
• Very low return on traditional investment and savings products.• High volatility in financial markets that jeopardizes income expectations.
Recent studies1 indicate that, in Spain, in just five years the real purchasing power of public pensions will fall by 6.3%, reaching a loss of 8.9% in 2025, so it will be absolutely necessary to build a savings plan for the future .
At the moment, the situation for the saver is very complicated, mainly because the yields of traditional savings products do not allow the amounts needed to maintain an acceptable standard of living after retirement.
The latest study of IESE Business School: Yields of pension funds in Spain. 2001 - 2016, indicates that the average yield in the last fifteen years was:
• 15-year government bonds: 5.27%.
• IBEX 35: 5.24%.
• Pension funds: 2.03%.
Although perhaps the most worrying thing of all is that among the 335 pension funds with 15 years of history, only 3 outperformed the IBEX 35 and the 15-year government bonds, while 6 funds had a negative average return.
As you can see, the scenario is worrying and the traditional products of investment and savings are not the solution given the low yields they offer, the high volatility to which they are subject in some cases and, above all, the lack of transparency of many of them.

SAVING OPPORTUNITIES
These are long-term investments designed, studied and analyzed to gradually build a pension plan based on real-estate, at your own pace and always thinking of improving your standard of living by providing a new source of income thanks to rents.
With these opportunities you will be able to put your investment for sale later and while so you can win every month the proportional part of the rent that corresponds to you as well as the revaluation of the property while maintaining your investment in your portfolio.

They are opportunities at 12, 24 or 36 months where the end occurs when the property is sold. In this way, your income from the sale will not de-pend on the supply and demand in the market place.
OPPORTUNITIES FORFIXED-TYPE LOAN
These are medium-term opportunities (24 - 36 months) where a fixed rate loan is given to a real-estate develop-er. In this case they start to generate income from the first month based on the agreed interest that is set with the promoter after the evaluation of the entire project. In fixed rate loans Housers does not need to wait to sell the property, but receives the interest monthly until the developer repays the loan.
They are, above all, opportunities fo-cused on construction of new build property, in order to respond to the demand and the provision of new homes in the center of the big cities.
EQUITY OPPORTUNITIES
Opportunities where you can find properties with or without rental and where the promoter sets a target price of sale. When this is reached, the property is sold. In addition, the esti-mated term for the sale of the asset is defined.

We have created a fully-aligned fee system with our investors.
The fundamental difference with other commissioning systems is that all investment models charge the same to the investor regardless of whether they earn or lose money, but we do not, if you do not have benefits, HOUSERS does not charge you anything.
Housers fees are profit-based and more competitive than other platforms and other financial investment and savings products.
The fees of these products vary between 1 and 3% (for which 1.5% has been selected on average) and is applied to your entire portfolio.
Housers instead presents a more fair and transparent model, the 10% commission is on the profit obtained and not on the portfolio or equity.
Although the percentage seems high the basis for calculating it, it is actually much smaller than in the other products.

The real-estate market during 2015 saw the recovery of a sector that by 2014 was beginning to show signs of recovery.
2016 should be described as the year of consolidation and reactivation of the entire sector, and real-estate investment can probably be described as the best investment option in 2016 while expectations for the coming years are very interesting.
Now is the real-estate moment. The recovery of transactions, positive price growth, the presence of foreign investment, the appetite of professional investors and increasingly consolidated expectations of growth value show that you should not wait any longer.
All this together with a rental market that has acquired a special importance and that is essential for the sanitation of the whole sector.

The number of visas to raise new homes fell from 865,561 units in 2006 to a record of 34,288 in 2013.
According to the Ministry of Development, up to November 2016, 59,129 permits were granted, having already surpassed the 49,695 permits granted throughout 2015, a further indication of the recovery of construction in Spain.
Currently, the stock of new build housing is almost non-existent in Madrid and Catalonia, especially where there is a real need for new property. In the Community of Madrid there are scarcely 10 new houses for sale per 10,000 inhabitants, while in Catalonia only 20 are registered.

2016 has brought with it the largest year-on-year increase in property registered by INE since the year 2007, registering an increase of 13.6%. In absolute terms, 2016 closed with 403,866 trading operations.
The forecast for the next 2017 is that the year finishes with a growth superior to the 12% in volume of transactions, reaching 500,000 properties sold.

MortgagesDuring 2016, a total of 281,328 mortgages were granted for the acquisition of housing, an increase of 14% over the previous year. In this way, the mortgage concession lasts three consecutive years of increases, which indicates that the financing returns to flow again.

The rent will be one of the great markets to take into account in this new cycle. The latest data indicate that the average rental price has been set at the end of 2016 at € 7.48 / m2.
The popular belief in our country that renting is throwing money is passing to history.
Regarding prices, the National Institute of Statistics (INE) reflects a moderate and healthy growth trend. The price of property already adds 11 consecutive quarters rising.
New build property presented a year-on-year increase of 4.3% in the fourth quarter of 2016, while the price of second-hand homes increased by 4.5% compared to the same period of the previous year.
By 2017 it is estimated that the prices will rise between 5-6%.

The purchase of property in SpainForeign investment does not stop growing and accounts for almost 20% of the total real-estate transactions.
The foreign buyer supposes a niche of market to take into account, especially in coastal zones, where it is being one of the pillars of the recovery of the residential market.
All this confirms the good moment that real-estate investment is going through to build a portfolio in comparison to the yields generated by other financial products today.
Taking into account the lack of stock and the increase in demand that currently exists; the forecast for the current price of free housing in our country is 2,046 Euros per square meter for 2025 and 2,212 Euros for 2027.
These figures confirm that the real-estate market is recovering in Spain and will continue the trend in the upcoming years so we are in a unique moment for real-estate investment.
